Apartment buildings are increasingly being designed around how people actually live day to day, not just how they want a building to look.

For buyers, that shift is showing up in practical inclusions that respond to changing habits. Work-from-home spaces, EV charging, wellness amenities, secure bike storage and parcel management are becoming part of the broader apartment conversation, reflecting a move toward buildings that reduce friction in everyday life.

Online shopping has become one of the clearest examples of that change.

Australians spent a record $82.6 billion online in 2025, with nearly one in four retail dollars now spent online. That has made parcel delivery a regular part of apartment living, rather than an occasional inconvenience.

For apartment residents, however, the delivery process can be less straightforward than it is for detached homes. Parcels may be left in lobbies, redirected to Post Offices, missed entirely, or placed under the responsibility of building managers and concierge teams.

That is why secure parcel infrastructure is increasingly being considered alongside more familiar apartment amenities.

Australia Post Parcel Lockers offer one way to address the issue. When a parcel arrives, residents receive a notification through the AusPost app or SMS, then collect it using a QR code or one-time PIN. The parcel is kept secure, accessible and removed from common areas.

The broader Parcel Locker network now includes more than 1,500 locations across Australia, positioned at Post Offices, shopping centres, supermarkets, transport hubs and other accessible locations.

For new apartment projects, the relevance is clear. A building’s amenity offering is no longer only about lifestyle spaces, but also about convenience, security and functionality.

As buyer expectations evolve, secure parcel delivery is becoming part of the same design conversation as flexible working, sustainable transport and resident wellbeing.

It is one less thing for residents to worry about, and another example of apartment design adapting to the way Australians now live.

While school holidays and trips to Europe tend to define the winter property market, there's been no cold snap at <a href="https://www.apartments.com.au/new-apartments/the-walden-north-sydney-177-walker-street-north-sydney-nsw-2060">The Walden</a> in North Sydney.

Developer-builder&nbsp;<a href="https://www.apartments.com.au/developers/aland">ALAND</a> sold more than $35 million worth of apartments throughout June, including a $6.8 million apartment that now ranks among the highest apartment sales ever recorded in North Sydney.

SRM Residential agent Ben Stewart said buyer demand throughout June reflected a mix of improving market confidence and longer-term thinking from owner-occupiers.

"We're seeing strong demand from owner-occupiers who are taking a longer-term view," Stewart said.

"Many recognise the opportunity to secure an apartment in an iconic building and premium location while values remain attractive. They may initially lease the property, but the intention is to eventually move in themselves, rather than purchasing purely as an investment."

The State Significant Development Application would transform the 1.7-hectare site at <a href="https://www.apartments.com.au/new-apartments/19a-evans-avenue-eastlakes-nsw-2018">19A Evans Avenue</a> into one of Sydney's largest urban renewal projects, delivering 736 apartments above a new shopping centre anchored by Woolworths, alongside specialty retail, dining, commercial space and new public open spaces.

The public exhibition marks the next chapter for the project after <a href="https://www.apartments.com.au/developers/conquest">Conquest</a> acquired the stalled Stage Two development from Crown Group, who completed the first stage across the road prior to their voluntary liquidation.

At ground level, the shopping centre has been designed as the suburb's new meeting place, anchored by a full-line Woolworths and complemented by a curated mix of fresh food retailers, cafés, restaurants, health services and everyday convenience shopping. Generous pedestrian links and landscaped public spaces will connect the retail precinct through to Jack Mundey Reserve, creating a more walkable and connected neighbourhood.

DKO said the design had been shaped by the site's landscape setting and surrounding open space.

The landscape strategy extends across the podium and rooftops, incorporating communal gardens, children's play areas, lawns, community gardens, family gathering spaces and extensive tree planting. New landscaped links will also strengthen the connection between the precinct and Jack Mundey Reserve, while publicly accessible open spaces have been integrated throughout the development.

The proposal builds on Conquest's broader placemaking strategy for the site. Through an ongoing partnership, local artist Joe Rashbrook has been appointed Urban Art Curator, working alongside young residents to transform the project's site hoardings into a public art gallery that allows the community to engage with the redevelopment before construction is complete.

Abadeen has lodged a State Significant Development Application (SSDA) for one of Mosman's largest apartment developments in recent years, seeking approval to transform the former Honeysuckle Garden and Midas site on Military Road into a 100-apartment mixed-use development.

The SSDA, lodged with investment partner Phoenix Property Investors, proposes around $230 million worth of new housing on the prominent <a href="https://www.apartments.com.au/new-apartments/494-516-military-road-mosman-nsw-2088">494-516 Military Road</a> site.

The proposal comes as Mosman Council continues to progress its recently endorsed Masterplan, which identifies the precinct for increased housing density while maintaining the suburb's established character.

Designed by DKO Architecture, the development would comprise 100 apartments above ground-floor retail, with a rooftop wellness precinct including a gym, sauna, entertaining areas and landscaped communal spaces.

Rather than pushing to the full 12-storey height identified in Council's Masterplan, the proposal ranges between five and nine storeys, stepping down towards Hale Road. A tenth level would accommodate resident amenities rather than additional apartments.

The project has been designed to appeal to a broad range of buyers, from first home buyers and young professionals through to families and local downsizers looking to remain on the Lower North Shore.

DKO drew heavily on the site's natural and cultural history, undertaking a Connecting with Country process with local Aboriginal Elders to inform the architectural and landscape design.

Senior Associate Matthew Ritchard said the design sought to create a building that responded to both the site's landscape and its cultural significance.

"The architectural language of the project is a deep expression of Connecting with Country, where the materiality and colour palette serve as a bridge between the site's geological history and its future as a residential sanctuary."

The proposal also retains the site's established blue gum tree as the centrepiece of the communal landscaped gardens, while introducing activated retail fronting Military Road to strengthen the connection between Mosman and Cremorne villages.

If approved, the project would deliver 100 new homes within walking distance of shops, public transport, schools and local amenities, adding to the limited pipeline of new apartments on the Lower North Shore.

The wave of apartment proposals sweeping through Mosman shows no signs of slowing, with another major residential development lodged through the NSW Government's State Significant Development pathway.

Developer First Quadrant Properties, which recently completed Willoughby Grounds and has several projects in planning across the North Shore, has unveiled plans for <a href="https://www.apartments.com.au/new-apartments/cove-on-ourimbah-40-56-ourimbah-road-mosman-nsw-2088">Cove on Ourimbah</a>, a 63-apartment development on Ourimbah Road, adding to the growing pipeline of projects reshaping one of Sydney's most tightly held harbour suburbs.

The proposal would consolidate nine properties at 40-56 Ourimbah Road into a part eight, part nine-storey apartment building, continuing the momentum created by the NSW Government's accelerated planning pathways that have seen several significant developments emerge across Mosman over the past 12 months.

Designed by Doroch Architects, the project would deliver 63 apartments, resident wellness facilities including a gym, pool and sauna, landscaped communal spaces and basement parking, while using recessed upper levels, generous setbacks and extensive planting to reduce the perceived scale of the building.

Doroch Architects said the building had been designed to reinforce Mosman's established character.

"The building's aesthetic is grounded in the existing residential character of Ourimbah Road and the broader Mosman context," the architect noted in the planning documents submitted to the NSW Government.

The design adopts a contemporary material palette of natural stone, textured concrete and brown concave metal cladding, complemented by integrated planters and deep balconies. The podium incorporates softened curved concrete forms, while increased setbacks have been provided adjacent to the heritage-listed property at 60 Ourimbah Road to create a more sympathetic transition.

The site sits around 330 metres from Mosman Town Centre, placing it within the NSW Government's Low and Mid-Rise Housing policy area, where increased residential density is being encouraged close to shops, transport and services.

The proposal follows a string of major apartment projects lodged or declared State Significant in Mosman in recent months, including Abadeen's 100-apartment Honeysuckle Garden redevelopment on Military Road and several other developments across Awaba Street, Redan Street and Muston Street from the likes of Time &amp; Place, HELM and Prosker Property.

The valuation firm Herron Todd White have noted a significant rise in values in rural property in country New South Wales with strong correlations between what the rural market late 1990s and 2008.
In their May report, HTW said they are seeing sales volumes beginning to decrease and this is a function of the lack of available stock, creating stronger competition for any properties available, driving very strong growth in values. 
"This is a replication of the market in 2006 to 2008 when once sales volumes slowed, the market strengthened considerably in a short time and then peaked," HTW said.
"While the actual peak varied slightly from area to area in New South Wales, generally speaking, late 2008 was near the peak of most markets.
"As mentioned we see the same situation developing in the current market and feel that the current pace of underlying land value strengthening is unsustainable over the medium term.
"We would expect that by the end of 2017 to early 2018 we may start to see some signs from the market that potential investors in agriculture are struggling to see returns that would justify their participation.
"Markets predominantly operate on confidence as well as hard returns.
"When people have confidence that the future looks positive and that their production will be able to be profitably marketed, we see purse strings loosen and expansionary activity undertaken."

Rural property values rise in country NSW: HTW

Poor rainfall in far western Queensland is an issue for many graziers with many predicting if decent falls are not received in May, then it is possible many may need to reduce stock numbers by selling or alternatively looking for off-farm agistment according to Herron Todd White.
In HTW's latest rural report, the analyst firm state producers in western Queensland have not been able to catch a break this year post that exceptional 2016 wet winter season.
HTW said the expectation of receiving some rainfall on the back of cyclone Debbie for landholders west of Roma has ended up being a non-event.
"This has been disappointing given the falls of between 50 and 140 millimetres recorded between Roma and the Great Dividing Range," HTW said. 
"Very little follow up summer rainfall was received and any benefit of the winter season was short lived with the prolonged hot summer days burning off the herbage. The reality now is that if decent falls are not received in May, then it’s likely graziers may need to reduce stock numbers by selling or alternatively looking for off-farm agistment.
"Many in cattle jobs are predicting yard numbers will increase in May which may result in a short term softening in the return per head.
The Bureau of Metrology’s climate outlook statement issued on 30 March 2017 largely indicates that the chance of above median rainfall for April to June 2017 for Western Queensland is only 30 percent to 35 percent.
With the season not necessarily showing too many positives, it is considered that the market for western Queensland has not recovered to the same extent as that of country further east. We are seeing the same holdings now marketed for extended periods.
"Some larger holdings such as Noorama Station, a 104,937 hectare holding 110 kilometres south-east of Cunnamulla in the salad bowl region has only just been put to the market under an offers to purchase campaign by Elders.
"Properties such as this will provide a good gauge of the corporate appetite for larger scale grazing country which to date has been mostly scrub type country.
"Any evidence that we are seeing stronger values are generally for better quality country or very well developed holdings. Marginal type country is still finding it difficult to achieve interest to get over the line and achieve a sale.
"The comparison to country further to the east has broadly reflected an increase in the median value of between 10 percent and 30 percent over the past 12 to 18 months."

From learning a wide range of agri-sector business practices to practical experience on-farm, a previous recipient of the Agribusiness Australia Tertiary Education Scholarship is amazed at the opportunities that it has provided.
Molly Ashby, who is in half way through her Degree in Veterinary Science at Charles Sturt University, is grateful to Agribusiness Australia for assisting her financially over the last three years.
She said it has allowed her to focus on her studies and to maximise other opportunities, like travelling further abroad to learn about the sector that she is so passionate about.
“I have been able to get a fantastic insight into the agri-sector from a range of perspectives. I’ve spent a total of 12 weeks working in different businesses (beef, chicken, pig, sheep and dairy) - learning management practices and marketing as well as practical experience on-farm.
“It’s great to first learn the theory in class and then get out to really experience and appreciate it,” Molly said.
Outside of her Uni studies, Molly is also maximising her opportunities at University like working with a like-minded team, setting up a mental health based program for Veterinary students.
Not one to stand still, Molly is also on the organising committee for the 2018 Australian Veterinary Association student conference.
Each year Agribusiness Australia encourages final year high school students, like Molly to undertake studies in agriculture to ensure that the sector, worth more than $500 billion to the Australian economy, continues to prosper.
Agribusiness Australia, Chief Executive Officer, Tim Burrow, said with Agribusiness being such a critical pillar of the national’s economy it was a privilege as an association to support a student into the exciting sector.
Each year a recipient is selected from a different State or Territory, with the successful recipient receiving $1000 per year for three consecutive years of study, with continuous enrolment in a university related degree.
This year, the scholarship which opens in May, will be available to eligible students based in Western Australia.

A total of 18,074 residential houses and agricultural properties transacted across the regional areas of Queensland over the 12 months to November 2016, according to Landmark Harcourts’ latest Benchmark Report (<a href="https://content.landmarkharcourts.com.au/Content/Benchmark-Property-Data-Report" target="_blank">bit.ly/LHBenchmark</a>).
This represents a fall in sales volume when compared to the previous year, down -8.4% or 1,651 fewer transactions.
The 18,074 sales are made up of 16,454 residential properties and 1,620 agricultural properties and they account for $7.2 billion worth of sales over the last 12 months, down -8.1% from one year ago.

The 1,620 agricultural properties accounted for just 9% of the total transactions across regional Queensland this year, and of these sales, 14.2% were on less than 40 hectares, 35.7% between 40 to 100 hectares.
35.6% were on lots between 100 to 1,000 hectares and 14.4% were on land greater than 1,000 hectares in size.

Queensland rural sales volume falls by 8%: Harcourts

Regional South Australia had 6,550 residential house and agricultural sales over the year to November 2016, around the same as in 2015, according to Landmark Harcourts’ latest Benchmark Report (<a href="https://content.landmarkharcourts.com.au/Content/Benchmark-Property-Data-Report" target="_blank">bit.ly/LHBenchmark</a>).
The value of these sales fell slightly, down -0.9 percent to $2.3 billion over the same period.
Looking at how many of these sales were for residential properties, they accounted for 74.5 percent of all sales and 58.8 percent of the total value of sales.

Agricultural property sales accounted for 25.5 percent of all transactions across regional South Australia, with 1,669 transactions over the 12 months to November 2016, increasing by 0.7 percent, or 11 sales, when compared to the 12 months to November 2015.
“If we look at land sizes, just over half of these sales were on lots of less than 40 hectares (53.7 percent), followed by 100 to 1,000 hectares (28.0 percent) and 40 to 100 hectares (15.2 percent),” the report stated.

The value of agricultural transactions increased to $934.2 million, up 1.7 percent over the year to November 2016.

Properties on land ranging from 100 to 1,000 hectares accounted for 43.9 percent of the total value of sales, while lots on less than 40 hectares made up 33.9 percent of the total value.
Lots between 40 to 100 hectares accounted for 13.4% of total value, while lots greater than 1,000 accounted for 8.8 percent.

South Australian rural sales greater than 1,000 hectares accounts for just 3 percent of activity

There were 29,833 residential houses and agricultural properties sold throughout regional Victoria over the year to November 2016, according to Landmark Harcourts’ latest Benchmark Report (<a href="https://content.landmarkharcourts.com.au/Content/Benchmark-Property-Data-Report" target="_blank">bit.ly/LHBenchmark</a>).
This is down 11.3 percent when compared to the same period last year, meaning there were 3,373 fewer sales over the year.
The total value of the 29,833 transactions was recorded at $11.3 billion, down 8.8 percent from $12.3 billion from November 2015.

The total number of residential house transactions across regional Victoria accounted for 73.5 percent of all transactions and 67.3 percent of the total value of sales over the year.
Regional Victoria recorded 7,898 agricultural property sales over the past year amounting to $3.7 billion worth of transactions.
This represents a 19.8 percent fall in sales volumes and a 17.5 percent fall in the total value of transactions.

Looking at the land size of the 7,898 agricultural sales, 78.8 percent were on lots less than 40 hectares, 12.2 percent were on lots between 40 and 100 hectares.
Some 8.8 percent were on 100-1,000 hectares and 0.2 percent of the sales were for lots greater than 1,000 hectares.

Of the $3.7 billion in agricultural sales over the year to November 2016, the total value of transactions was spread across various lot sizes with lots on less than 40 hectares accounting for 64.1 percent.
Meanwhile 15.0 percent were on lots ranging from 40 to 100 hectares, 18.5 percent on lots ranging between 100 to 1,000 hectares and 2.4 percent on lots greater than 1,000 hectares.

Victorian rural farm sales activity in decline

Across the regional areas of Tasmania, a total of 6,074 residential house and agricultural properties sold over the year to November 2016, according to Landmark Harcourts’ latest Benchmark Report (<a href="https://content.landmarkharcourts.com.au/Content/Benchmark-Property-Data-Report" target="_blank">bit.ly/LHBenchmark</a>).
This represents a fall of 3.5 percent, meaning there were 222 fewer sales when compared to one year ago, while the total value of sales fell 4.5 percent to $1.7 billion over the 12 months to November 2016.

Looking at land size, the majority of sales were on less than 40 hectares, with transactions in this category accounting for 93.3% of all agricultural sales.
The remaining sales were split between 40 to 100 hectares (4.3%), 100 to 1,000 hectares (2.4%) and greater than 1,000 hectares (0.1%).

The total value of the 1,647 agricultural sales that transacted over the year to November 2016 was worth $553.9 million, -7.3% lower than over the 12 months to November 2015.
Broken down in to land sizes, 82.4% of the total value of sales was for properties less than 40 hectares, followed by 40 to 100 hectares (9.0%) and 100 to 1,000 hectares (8.5%).

Farms account for 27 percent of Tasmania's regional market sales

Outside of Perth there were 8,007 residential house and agricultural sales over the year to November 2016, only 3 more sales than the 12 months to November 2015, according to Landmark Harcourts’ latest Benchmark Report (<a href="https://content.landmarkharcourts.com.au/Content/Benchmark-Property-Data-Report" target="_blank">bit.ly/LHBenchmark</a>).
While the number of sales remains virtually unchanged over the year; the value of these sales fell -1.4% to $3.7 billion over the year.

In terms of the number of sales, 69.7% of all sales were residential properties, while in value terms, residential properties accounted for 55.2% of the total value of sales across regional Western Australia.
Compared to one year ago there were -5.5% fewer agricultural sales across regional Western Australia over the year to November 2016.

Western Australia's wheat belt rural sales market remains active

Over the 12 months to November 2016, a total of 49,623 residential houses and agricultural properties were sold across regional New South Wales, according to Landmark Harcourts’ latest Benchmark Report (<a href="https://content.landmarkharcourts.com.au/Content/Benchmark-Property-Data-Report" target="_blank">bit.ly/LHBenchmark</a>).
The volume of properties transacting was down -6.8 percent compared with this time last year while the total value of sales fell -2.2 percent to $24.6 billion over the same period.
Over the year to November 2016, residential house sales accounted for 75.9 percent of transactions and 67.8 percent of the value of all sales.
