<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Bays West Delivery Authority established to "turbocharge" Sydney’s newest suburb

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

ASIC’s surveillance program that looks to identify illegal phoenix operators has now been widened to look at the building and construction sector’s use of false statutory declarations.
Commissioner Greg Tanzer said that there had been feedback from small businesses, industry bodies and government agencies that false statutory declarations have been used to claim payments for work.
Tanzer said that there are concerns that some officers of larger companies are falsely declaring that they have paid small businesses contracted to work on commercial and residential projects, when this is untrue.
This will see a focus from ASIC on eight major commercial and residential developments that are currently under construction across the country.
“Falsely declaring that you've paid a contractor has serious flow-on effects in the building and construction industry. Many contractors are small business operators who have operating expenses and debts to pay. When they are not paid for work undertaken it puts their businesses, livelihoods and creditors at risk,” he said. “While false statutory declarations and fraud matters are matters for other regulatory and enforcement agencies, company officers who knowingly make a false statement regarding payments to creditors may find themselves facing criminal or civil action by ASIC,” Tanzer explained.
Administrative action may also be taken against company officers who engage in misconduct, under the Corporations Act. This has seen 60 directors banned in the past year over misconduct involving phoenix activity.

Melbourne-based development company R.Corporation has acquired a 7,620 square metre former textiles factory site in West Brunswick.
The site, at 8 Olive York Way, West Brunswick, has been vacant since 2000 and is six kilometres from the CBD.
The amenity, direct aspect to transport and Citylink, and the characteristics of the neighbourhood, were noted as reasons for the acquisition, particularly as the latest Census 2011 notes that 30% of Brunswick West residents catch public transport, primarily the tram system.

This new site is adjacent to 1.4 acres of parkland, which are subject to a $300,000 upgrade by council.

The former Mooroolbark Primary School site is being turned into a property development of 79 residences by developer Three Pillars.
It will be known as the <a href="https://threepillars.com.au/portfolio-type/mooroolbark/" target="_blank">Central Ave Mooroolbark</a> estate and will bring life to a site that has been vacant since the school’s closing and subsequent demolition in 2004.
On the corner of Manchester Road and Lincoln Road, Three Pillars purchased the land in 2012 with the new houses to be built by Edgepoint Homes.
The first two stages are nearly sold out, with Stage Three released earlier this month.
Remaining allotments include double- and triple-storey townhouses. They vary up to four bedrooms, but all have two-bedrooms with off-street parking.
From $370,000 to $440,000, they vary from 133 square metres to 188 square metres, looking to attract both homebuyers and investors.
Three Pillars’ director Ben Thomas said that families, first home buyers and downsizers are among the interested buyers.
“We are already seeing confirmation of its universal appeal in our sales results, which reveal that 30&amp; of our buyers are first-home buyers, 40% are second and third home buyers and 30% are investors,” said Thomas.
Three Pillars purchased the site from the Department of Education for $4.6 million.

The entire development, totaling $100 million, will be complete in late-2016. It also marks the tallest tower receiving approval in the City of South Perth in 45 years.

Country Garden are the developers behind <a href="/expert-insights/buying/strong-off-the-plan-sales-at-country-gardens-ryde-garden-project">North Ryde development Ryde Garden</a> that saw 296 sales in six hours of its launch. This was their first Australian development site, which they purchased in late-2013 for $73 million.
They're a high-end focused developer, and Ryde Garden was notable for being part of one of the biggest urban renewal projects in the history of the state.

<li>Wanda Group and Ridong Group</li>
</ul>
The chairman of Dalian Wanda Group is Wang Jianlin – the richest man in China, and recently decided to buy into a Surfers Paradise hotel development site in a joint venture of the $1 billion project.
Known as the Jewel development, it includes 1.13 hectares, set to span three-towers and covers 110 metres of beachfront.
We’ve put Ridong Group in the same entry as Wanda Group as they listed the Broadbeach opportunity seeking equity partners.
Sydney has also reportedly been on the Wanda radar, and for the meantime <a href="/news/chinas-richest-man-wang-jianlin-close-to-buying-into-surfers-paradise-development-site">we’re likely to hear a lot more about Jewel, with construction to start in 2015</a> and scheduled to be completed in 2018.

<li>Greenland Group</li>
</ul>
Launching a new North Sydney development called Lucent late next month. With a display suite opening this weekend, they’re also behind what is set to be Sydney’s tallest residential tower Greenland Centre.

The new North Sydney development will include 211 apartments, from studios to three-bedroom residences. Pricing is as yet unavailable, other than studios – which will start from $528,000. The state-owned Shanghai based group is positioned 87th among the top 500 China enterprises since 1992, and has construction projects in 65 cities in 24 provinces of China.
Their aim is reportedly to enter the Fortune 200 list by 2015.

<li>Harman Global Holdings</li>
</ul>
This Chinese-backed group has made the list for being one of the few to offer house and land packages, with a particular focus on the north-west suburbs of Sydney, the Hills District.
An $80 million Castle Hill development and a $5 million Kellyville site have both been purchased for house and land packages.
The Australian Financial Review reports that the majority of the purchasers into these house and land estates are Chinese.
They also recently spent $33 million purchasing the Kooindah Waters Residential Golf and Spa Resort on the Central Coast, which is set to remain operating, including a hotel and house and land offerings.

<li>Bridgehill Group</li>
</ul>
Notably more quiet with their developments, Bridgehill Group hasn’t been any less successful. With their Milsons Point, Arthur Street apartment development – which began construction in December – it was an office block that they have been converting into apartments.
More recently, they spent more than $90 million for an ex-council depot in Zetland. The intention is to built a $500 million apartment development.
They were previously the developers of Azure and Monaco at Rhodes, and are notable for the currently selling Esprit by Bridgehill in Mascot.

<li>Starryland Australia</li>
</ul>
Fuxing Huiyu Real Estate Co Ltd, the 23rd largest publicly-listed company in China, is making waves. Their first Australian foray has been the much-publicised $550 million spend across 11 apartment towers in <a href="/expert-insights/buying/chinese-developer-taking-550-million-step-into-sydney-with-11-towers-in-parramatta">Sydney’s Parramatta through newly created Starryland Australia</a>.
Promenade Parramatta, their creation, saw the land for the development bought in September last year by Starryland after their June 2013 formation. They are, however, Melbourne-based.

<li>Ausbao</li>
</ul>
Recently dipping their toes into the residential market, Ausbao is looking to redevelop a Sydney CBD office building into apartments at 286 Sussex Street. In June this year they lodged a development application for a 26-storey creation on the site.
The company, a subsidiary of Beijing Capital Development Holdings, are known for Chinatown’s The Quay, a mixed-use development with 270 apartments. The site had been long dormant due to the effects of the GFC.
Honourable mentions go to Marine Parade Holdings, a wholly owned subsidiary of Chinese-based Sunbano Group, for their $85 million Coolangatta development Sanbano Coolangatta, which their marketeers where calling the <a href="/expert-insights/buying/chinese-developer-creates-the-palazzo-versace-of-the-southern-gold-coast">"Palazzo Versace of the southern Gold Coast".</a>
Hengyi, an affiliate of Shandong HYI, also narrowly missed our top eight – recently bringing Light House and The William to market, although remaining quiet about their future plans.

The eight Chinese property developers to watch emerging across Australia

The Barangaroo Delivery Authority has short-listed five Australian property companies to develop the two hectares of Sydney’s Central Barangaroo site. 
Mirvac Group, Grocon, Frasers Property Australia, Cbus Property and Lend Lease have been short-listed from 16 parties, according to a statement from the BDA. 
Central Barangaroo will be a mixed-use area between the financial quarter of Barangaroo South and Headland Park at its northern end.
There are the three development parcels.
The formal development bid process will now commence and the shortlisted companies will have options to submit bids that combine two or more parcels of land over two hectares of the five-hectare site.
“Central Barangaroo will be an active and diverse mixed-use area located between the financial quarter of Barangaroo South and the natural beauty of the Headland Park,” ­Barangaroo Delivery Authority chief executive John Tabart said.
Construction at Central Barangaroo is expected to start in mid-2016 and be completed in 2021.

Developers line up for Central Barangaroo

In Sydney’s lower north shore, Crows Nest’s Aster Tower is currently constructing a sales office with opportunities to buy coming next month.
Including 50 one, two and three bedroom apartments, and two bedroom double storey townhouses, all properties at Aster Tower will include basement parking, storage, lift access and alfresco entertainment areas.
One-bedroom apartments will be available from $647,000, while two-bedroom and three-bedroom apartments will be sold from $995,000 and $1,190,000 respectively through CPM Realty.
The development includes interiors from SJB and was designed by Town Own Partners architectural firm.
With the development located at 139 West Street, the corresponding sales office and display will be on the car wash site on the Pacific Highway at St Leonards.
CPM Realty’s Sam Elbanna said that it is located near impressive venues and amenities.
“Take a short stroll and you’ll find some of the city’s most sought after cafes and bars that come with these types of areas. The recent expansion to Royal North Shore hospital has also made this location extremely popular with investors,” he said.
Elbanna said that it will appeal to single occupants, couples and investors.

A property purchase is going to be the biggest investment of your life. You might as well get it right.
For the newbie to the property market, it pays off in the long-term to do your research. Yes, you need to fall in love at first sight with your property, but you also need to be smart with your investment, as it will be the building block of your future wealth creation. 
The novice purchaser has to arm themselves with a set of questions and not just react emotionally to the property.
First, do your homework on the developer. Does the developer have a track record of delivering quality product and on time? No one wants long delays and what happens to the interest accrued on your deposit if there is? Do you get to keep the interest your deposit earns over the construction period? 
A walk around the neighbourhood will yield a surprising amount of information to you. You will be able to discover linkages to schools, universities, public transport systems and hidden cafes, gymnasiums and food stores. Amenities such as these will not only greatly enhance your quality of life but also your property's future value.
Importantly, different projects will measure the area of their apartments in different ways. It is worthwhile to ask whether the area stated on the plan includes external areas such as balconies and winter gardens. The area you will be purchasing should not include external areas. The dollar per square metre metric is a handy one for comparing projects but should not be used in isolation.
If you are looking at the property as an investment, what is the projected rental yield for the property? Seek an opinion on rental value from an agent who specialises in the leasing of apartments in the area you are considering.
Also ask some specific building-related questions. Due diligence upfront will save expense in the long-term. Carefully examine the quality of the finishes, appliances and other fixtures. These will vary significantly from project to project and the differences may not be reflected in the price thus eroding value. 
Also housekeeping. Do the exhaust fans vent externally? A must especially in summer time when cooking odours carry more. 
And often a matter of contention, how is the rubbish/recycling dealt with? Are there chutes accessible on every floor? Are their dual chutes? 
But perhaps the most important consideration is, has the development been approved? Many developments go to market first, to make the sales, then lodge their planning application. This means that the design, configuration and other aspects of the building may vary from what you purchased. The planning approval process is unpredictable and can be lengthy. VCAT hearings and objections may delay the start of construction and, in some cases, the development may not be approved.

Due diligence upfront will save expense in the long-term

The $30 million Mowbray East Brisbane mixed-use development from QM Properties has sold out all 56 one and two bedroom apartments.
The development is currently six months ahead of building completion, on the corner of Lytton Road and Manilla Street.
The ground floor commercial space is understood to be seeing strong interest.
QM Properties’ development manager Glenn Rix said that they have now acquired a site just 50 metres from this development, at 54-58 Manilla Street, spanning 1,214 square metres.
“Recent research reports confirm sales activity is strong and the sell-out of Mowbray and this recent acquisition reaffirms our belief that East Brisbane has all the qualities purchasers are looking for,” said Rix. 
“We attribute Mowbray’s success to its quality architectural design and a starting price of $339,000, combined with proximity to the CBD, multiple public transport options and lifestyle amenity.”
He said that the shifting demographic, with an increasing numbers of Gen Y buyers and middle-aged downsizers, are lifting the appeal of this area and other city fringe locations.
“The new mixed-use development will be similarly placed, providing an ideal market entry to the 4169 postcode and tapping into buyer desire for well-designed one and two bedroom apartments near employment and education hubs,” said Rix.
“We are currently finalising our plans for DA submission and hope to launch the project in early 2015, for completion by 2016.”

Rose Manor, a new luxury townhouse development in Liverpool, Sydney now only has just two remaining for sale, after two weeks of sales.
It is a small townhouse development, with nine offerings. The remaining are both three bedrooms. 
There were five 2 bedrooms and four 3 bedrooms. The two bedrooms started at $429,000 and the three bedrooms start from $544,000.

The $200 million <a href="https://lucentnorthsydney.com.au/" target="_blank">Lucent</a> development from Greenland Holding Group, marketed by CBRE, includes one, two and three bedroom apartments are available from $528,000, many of which have parking.
It has city and harbour views and has interiors from architectural firm Turner Studio.
Facilities include a rooftop infinity pool, a rooftop garden and an outdoor barbecue area. It also has a fully equipped gym and deck.
In April, Greenland <a href="/expert-insights/buying/greenland-centre-launches-second-sales-stage">launched the second sales stage of their Greenland Centre development</a> after all 300 apartments offered in the first sales release have been sold.
