<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

Featuring one and two bedroom apartments, and three bedroom terraces with two bathrooms, <a href="https://www.leichardtgreen.com.au" target="_blank">Leichhardt Green</a> is marketed through CBRE as “like nothing else” in the area, with their first time offered emails now distributed.
The display suite for the Bates Smart-designed properties is yet to be opened.
The landscaping is from McGregor Coxall, who have included balcony planter boxes for top street facing apartments and extensive gardens for the development.
Artist impressions include an in-ground swimming pool.
The 22 George Street project has also been marketed on <a href="https://www.myfun.com/au-cn/apartment-leichhardt-117872575" target="_blank">REA Group’s Chinese portal My Fun</a>.
The George Street site covers 1.01 hectares and was called a “once in a lifetime” opportunity when sold through Colliers International. It came with an indicative architectural scheme of 244 apartments covering five buildings of three to eight storeys in height.
The DCP allowed for 21,780 square metres of building area including 1,400 square metres of mixed-use space.

Greenland offers Leichhardt Green for the first time

Blue Star Group is using a new bespoke augmented reality marketing campaign to market Caxton Property Group’s Chapman Green development in Sydney’s Beecroft.
On <a href="https://chapmangreen.com.au" target="_blank">1-5 Chapman Avenue, Beecroft</a>, the new development offers one, two and three bedroom apartments 200 metres from Beecroft train station. Penthouse apartments with views to the city are also available.
However, buyers now have the ability to experience the upcoming apartments in a new way through a Chapman 4D application, which can be downloaded on iTunes and Google Play.
Blue Star Interactive head David Francis said that the communications future is all about 4D and immersive technology. 
“As the only Australian company that offers an end-to-end augmented reality production solution, Blue Star Group is excited to be pioneering this technology in the property space,” he said.
“3D has long been claimed as a cinematic tool where viewing is enhanced through eyewear that slightly offsets your depth perception. 4D is another level, unbounded by screens. Using mobile devices - and wearables in the near future - 4D literally turns the world into a stage.”
Francis said that they see this technology becoming a key component of marketing plans for Australia’s leading developers and property marketers, and is a powerful tool for informing remote or overseas buyers as they can see the full model from their own location.
It also, however, provides insights into how users behave – including which apartments are being looked at, how long they looked at it for and their geolocation, that build records to inform marketing efforts. 
Property Observer downloaded the free app and decided to give it a spin. The premise sees property buyers pointing their tablet at brochures, press advertisements and marketing collateral around the project. This is then supposed to bring you into a virtual world where specific apartments can be viewed interactively with sound effects and views.
The app is a collaboration between Blue Star Group, McGrath Real Estate and Caxton Property Group. It’s 83.1 megabytes and requires IOS 6.0 or later.
From the office, we <a href="https://www.bluestarinteractive.com.au/CHAPMAN_SAMPLE.pdf%20" target="_blank">downloaded the Chapman Green sample brochure</a>, which was very quickly recognized by the application, with the iPad held landscape. You are then asked to be patient as the virtual world loads, and are given a marketing video of the project to watch in the meantime. Unfortunately, the application crashed as the app tried to load the virtual world and continued to do so. Checking for latest software updates, reducing the amount stored on the device and uninstalling the app and re-installing, this yielded no better result.
Property Observer is keen to know if anyone else has had more luck.

The 4D age of property hunting: Chapman Green, Beecroft

With plans for a three-level penthouse to top off the proposed Crown Sydney hotel and casino at Barangaroo, Sydney might soon join New York, London and Hong Kong in the $100 million penthouse club.
The proposed Crown penthouse would occupy the top three levels of the 69 storey complex, possibly appealing to local or international billionaires keen to capture what could be Sydney’s ultimate address.
But while this penthouse comes with an impressive price tag, it’s not that much of a rarity and surprisingly global buyers are well catered for in this heady price bracket. 
A penthouse in the very ritzy London suburb of Knightsbridge <a href="https://www.theguardian.com/uk/2011/apr/16/knightsbridge-flat-sold-for-136m" target="_blank">sold recently for about AU$255 million</a> – in London’s red-hot property market the unfurnished penthouse of 1,500 square metres has views towards Hyde Park and Harrods department store.
Meanwhile, <a href="https://www.bloomberg.com/news/2014-06-02/nyc-woolworth-tower-condo-priced-at-record-110-million" target="_blank">in New York there’s a US$100 million penthouse</a> in a re-vamp of the top levels of the famous Woolworth Building. The seven-level home has captured the imagination of New Yorkers occupying the landmark tower’s top floors with three bedrooms, a double-height great room, a private elevator, and a library in the observation deck. To be marketed as “The Pinnacle”, the asking price equates to what looks like a modest US$11,700 per square foot.
The penthouse is one of 34 apartments in the Woolworth Building’s re-vamp with a total anticipated gross of US$444 million. Apart from the US$110 million penthouse, there are three other apartments with US$20 – $28 million plus price tags. One other at US$15 million and five apartments at what looks like a modest US$5 million.
“The Pinnacle” will span 9,400 square feet with just under 500 square feet of outdoor space and the US$110 million price will be a record for Downtown New York and one of the priciest listings ever to hit the city.
If you are feeling a little left out of the $100 million club, then it’s comforting to know that prices will start at just US$3.9 million for a 1,290-square-foot toe hold on the 44th floor of this iconic building. Speculating about Crown’s possible plans for the more modest apartments in it’s Barangaroo building, Sydney might well eclipse these prices – and so admit mere mortals.

Sydney may be about to join the $100 million penthouse club

The new project from Salta Properties, Essence, in South Yarra will be launched to the public this weekend.
The site at 35 Wilson Street, South Yarra is located close to the famous Chapel Street retail strip. It will include a public thoroughfare parallel to the private lobby that will connect Wilson Street and Garden Lane.

Designed by <a href="https://www.rothelowman.com.au/" target="_blank">Rothelowman</a>, the development will contain a total 92 one and two bedroom apartments across eight floors. Prices start from $379,000, with construction set to begin later this year.
Sam Tarascio, managing director of Salta Properties, said that the company was focussed on providing a sustainable contribution to the area which captured the style of the area.

“As developers, it is important to create urban buildings that can strengthen and enrich people’s lives. Essence is a timeless and unique addition to the neighbourhood,” said Tarascio.
Speaking at a launch gala last night, Tarascio said that design features, such as moving the study into the bedroom and a floating kitchen bench, were designed to maximise space inside the units, while other building utilities will be hidden inside the walls.

Salta Properties' Essence, South Yarra to be launched this weekend

Civil construction has begun on the sixth stage release of the $50 million My Home and the River estate in Queensland's Logan Village.
So far, the project has made about $25 million in sales, with most sales from locals who live within 30 kilometres of the Logan Village township. Three lots from the previous release are still unsold.
According to project co-developer and sales manager Geoff Kerkow, six contracts for lots in project's sixth stage have been issued.

The My Home and the River estate project is located 41 kilometres south east of the Brisbane CBD, and about 16 minutes from Logan Central.

The home sites in the Stage 6 release are situated opposite established park lands and walking trails, with prices starting at $249,000 for an 840 square metre block.
My Home and the River was launched in 2011 by a local syndicate. Upon completion, the project will have 272 homes adjoining 30 hectares parkland.
Logan Village, one kilometre from the estate, is serviced by a Bendigo Bank branch, a Woolworths supermarket and a range of cafes, with medical and professional services. In 2011, Logan Village had a population of 3,586 people.

Greenland, the newly arrived Chinese property giant have been embarrassed by accidental marketing that suggests they are yet to know Sydney like the back of their hand.
<a href="https://lucentnorthsydney.com.au/Location/" target="_blank">The map selling the location of their Lucent, North Sydney project</a> (pictured above) being marketed by CBRE was skewiff, until the errors were highlighted by Property Observer.

The $200 million Lucent development from Greenland Holding Group includes one, two and three bedroom apartments priced from $528,000.
The sales spiel says Lucent is perfectly placed to make the most of Sydney's world-famous lifestyle. 
In March last year, I wrote the arrival of the Chinese-based Greenland to Australian shores was an <a href="/news/nsw/chinese-breathing-competitive-life-into-sydney-high-rise-scene">auspicious occasion</a> with their plans for building Sydney's tallest residential highrise on the former Water Board site in the CBD.
As they reach for the sky, perhaps they need a better compass at ground level.

Greenland's embarrassingly skewiff Sydney sales map

Wharf's Entrance will be the latest residential project marking Mirvac's westward journey along the southern bank of the Yarra River.
Due to begin construction in 2015, the four-hectare Wharf's Entrance site will comprise 246 residences, anchored by Forge, a 30 level apartment tower.
In addition to Forge's 228 apartments, seven Cargo home offices will be on offer, along with 11 Wharfside Residences - up market riverfront homes.
Wharf's Entrance is the fourth chapter of Mirvac's decade-long southside story, which began with the five tower Marina Precinct. Then came the Park Precinct, with the Yarra Point and Array towers, the second of which is still under construction, followed by the 82-home River Precinct.
“Wharf’s Entrance is the final piece of the puzzle at Yarra’s Edge and will cement the precinct as Melbourne’s premier waterfront living community,” said group executive residential for Mirvac, John Carfi.
“What we have created over the past 15 years is a neighbourhood of 2,500 people that values great design and embraces a lifestyle by the water, much like the world’s greatest cities do,” he said.
“We expect that as Wharf’s Entrance is the final offering in this community, demand for the final stage will be high.”

Mirvac's mark on the Yarra. 
In total, the seven towers and River Precinct homes make up 1,244 residences, with 2,500 residents. When Wharf's Entrance is completed, there will be 1,490 Mirvac residences on the Yarra.
Delivering a community the size of a substantial regional town is a responsibility Mirvac design director Michael Wiener takes seriously. With Wharf's Edge, he worked to expand the diversity of apartments on offer, with standard small one bedroom apartments sharing a tower with larger "warehouse style" studio residences.
Following heavy public criticism of Melbourne's <a href="/expert-insights/buying/new-melbourne-suburbs-come-with-big-promises-but-will-the-infrastructure-eventuate">"soulless" Docklands precinct</a>, Mirvac is tasked with creating residences that interact with the public and respond to the city's culture. To this end, Weiner has worked with materials that speak to Wharf's Entrance history, including recycled timber "totems" on the exterior. The lobby will feature a nod to the project's geography, with a fish tank populated with native "pre-contact" Yarra fish and flora.
The Forge tower will have winter gardens scattered over the northern city-facing side, with the smaller south facing apartments all including winter gardens. The apartments range in size from 50 square metres to 150 square metres.
Wharf's Entrance will also include a communal recreation facility at the base of the Forge tower, with a pool, gym and cafe open to the public. The Wharf's Landing sound garden will allow children to play with chimes, gongs and bells.
The Wharfside Residences, with four-bedrooms across four levels, range from 332 square metres to 493 square metres, including the balcony. They also include personal lifts.
Cargo Home, their home office design, will cover three levels with either three or four bedrooms and will range from 275 square metres to 354 square metres.
Carfi said the company was "thinking from a pedestrian perspective".
"When you think about Melbourne, you think about livability and 'walkability'," he said.
Mirvac will begin marketing Wharf's Entrance residences next month, with a schedule that includes so-called "tower hoppers" (repeat buyers), local buyers and offshore buyers, who represent about 30% of the Yarra's Edge customer base.
