A prominent eastern gateway site to Bondi Junction could soon host a new eight-storey apartment project combining market and affordable housing, under new plans lodged with Waverley Council.

The proposal covers a 1,631 sqm amalgamated site across five properties at 2–6 Bondi Road and 75–77 Old South Head Road, including the corner of Ben Eden Street.&nbsp;

According to the Design Verification Statement by <a href="https://www.apartments.com.au/architects/tony-owen-partners">Tony Owen Partners</a>, the development will deliver a total of 56 apartments, incorporating 10 affordable dwellings. The project takes advantage of the NSW Government’s Housing SEPP, which provides a 30 per cent uplift in height and floor space ratio in exchange for the inclusion of affordable housing.

The design also responds to the site’s transitional context, on the periphery of the high-rise Bondi Junction commercial core and adjoining the lower-scale Bellevue Hill precinct.&nbsp;

“The siting, scale, bulk, and massing of the proposed development is consistent with that anticipated for the area,” the statement reads, with the building’s height capped at 28.6 metres in line with the LEP controls including bonuses.

Launceston's Kinross House hits the market with boutique hotel conversion potential

South Launceston experienced the biggest stock decrease in Tasmania over the past year according to Investar.
Investar suggests stock for sale has decreased by 66 percent, from 59 houses this time last year to its current 20 offerings. 
One three bedroom house currently on the market is an Eastbourne Street offering which is priced at $339,000.

The property valuation firm says that Launceston has a steady rental vacancy trend along with a stable rental rate trend.

However Launceston’s industrial sales is declining despite the market rising, the firm says.
Launceston’s economic situation is flat with significant value difference between quality properties with national tenants and comparable properties with local tenants.

Oversupply of industrial properties in Launceston: HTW

Launceston’s established residential suburb of Newstead is worth keeping an eye on this year, according to HTW’s February 2017 update.
It is located approximately three and a half kilometres from Launceston’s centre and the valuation firm says it is popular with families due to its proximity to the city and its facilities.
The median sale price based on recent sales in this suburb was $325,000.
“For a touch above the median price at $340,000, you could expect to purchase an older style, 140 square metre house on just under 600 square metres of land,” the report says.
The Devonport region is the largest population centre in Tasmania’s north-west and is located approximately 100 kilometres north-west of Launceston.
“The median price of recent sales was $227,000, for which you could expect to buy an older style, 150 square metre house in Devonport on a block just under 800 square metres,” says HTW.
A two bedroom house at <a href="https://www.realestate.com.au/property-house-tas-newstead-124669878" target="_blank">20 Olive Street</a>, Newstead (above) has been listed for between $299,000 to $329,000.
Similarly a three bedroom house at <a href="https://www.realestate.com.au/property-house-tas-newstead-124658554" target="_blank">3 Wentworth Street</a>, Newstead (below) has been listed for over $349,000.
