Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

It's been several years since there's been an opportunity to buy a brand new townhome in Melbourne's coastal suburb of Mordialloc. Even apartment developments in recent times have been few and far between in the area.

An overwhelming majority of economists and financial experts polled for a recent survey believe the Reserve Bank will keep the current cash rate on hold at 2% ahead of its upcoming monthly board meeting.
Only one economist in the finder.com.au Reserve Bank Survey said the cash rate will fall.
78% of respondents don't think the cash rate will move this year and 16% tip the RBA to reduce it by year's end. Only one respondent thinks it will rise by the end of 2015. Some 53% expect the cash rate to start rising in 2016 and 44% believe it will rise past 2016.
Finder.com.au money expert Michelle Hutchison said the survey found that it’s not a matter of ‘if’ the cash rate will rise but, rather, ‘when’. 
However, she warns, there’s no need to panic.
"Buyers who are planning to wait until the property market settles may want to think again," she said.
“Almost three in five experts (59%) said that next mortgage season (September-November 2016) will not necessarily be a better time to buy than this coming mortgage season, but rather is likely to be the same as this season. 
“However, more than one in three experts (11 experts or 34%) expect auction clearance rates to fall, despite mortgage season being traditionally billed as the hottest time to buy and sell.”
According to the survey, the Reserve Bank is still assessing the impact of the latest two rate cuts in February and May and an improving labour market and a lower Australian Dollar are factors that may contribute to the Reserve Bank’s decision to keep rates on hold on Tuesday.

Industry super fund-owned bank ME will increase its basic variable home loan interest rate for new investor borrowers by 0.40% to 4.69% p.a. and its flexible home loan with member package interest rate for new investors by 0.36% to 4.89% p.a.
The changes come into effect 15 September 2015.
Rates across existing investor loans will also rise by 0.41%. 
Fixed rates for new owner occupied borrowers will fall between 0.09% and 0.50% across its 3 to 7 year terms, including its 3-year fixed rate falling 0.09% to 4.19% p.a. 
ME chief executive officer Jamie McPhee said the changes will benefit owner occupied borrowers particularly those seeking to buy their first home. 
 
“APRA introduced new regulatory measures to reinforce sound residential lending practices last December, including actions to restrict investor lending growth to no more than 10% p.a.
“The decision to increase investment rates was a difficult one, but after careful consideration we believe that combined with rate cuts across selected owner occupied home loans it strikes the right balance across our portfolio.”

Australian banks are believed to have followed the same path of the global banking giants leading to the Global Financial Crisis (GFC) of 2008. In order to avoid borrowers from losing their homes, the Banking and Finance Consumer's Support Association (BFCSA) urges a Royal Commission to be put in place.
"Our members have uncovered fraud, forgery and other criminal behaviour by bankers here in Australia.  
"BFCSA have found and reported the manipulation of valuations (in every case), Loan to Valuation ratios hyped up to 140% creating toxic lending activity by 17 members of an easily identifiable banking cartel. 
"Bankers deliberately approved large quantities of unverified, unaffordable mortgage loans to low income families and pensioners. Bankers ignored any known risks and failed to observe the fact that despite owning a home and debt free, the intended victim will lose everything. 
"Our nation’s elite of the banking sector suggest to regulators and parliament: 'most loans settle within 5 years'. These are 'intended 30 year interest-only loans. Customers believe they have 30 years where this system of buffer loans will work according to banker advice and strategies. The loans do not amicably 'settle'."
"People coming to BFCSA for help is proof enough of what is really taking place. Widespread bank bullying is an issue for another Inquiry." Denise Brailey, a criminologist specialising in white collar crime, wrote in the submission to the House of Representatives Standing Committee on Economics Inquiry into Home Ownership, on behalf of BFCSA.
"The Banking and Finance Consumer Support Association is in fact the only known consumer group operating collectively and gathering data relating to mortgage lending and home ownership from a ‘grass roots’ perspective. Our members have evidence in their files (and ours) that show alarming patterns of bad bank lending practices. 
"BFCSA notes that 100% of all cases we have examined are infected with fraud. All loans uncovered are approved, despite the banks being cognisant of the true income as to centrelink payments etc. These loans were unaffordable from inception.  
"Only a cartel could engineer such a structure, strategy and policies in order to engage in unsafe practices from an economic point of view. Control fraud activities such as those warned against by Prof William K Black, cannot continue to be ignored as occurred in the USA and other nation states. 
"It is the banking cartel members in 2005 who boasted a $100 billion market in targeting 'ARIP’s'. Not only did this announcement expose an undesirable intention but rather is a key indicator that double the stated quota was reached. 
"We did not escape the GFC, but we did allow bankers to continue to sell unaffordable loans to vulnerable citizens. The borrowers were not buyers. They were hunted down in their homes. There is no integrity in the banking files we have uncovered. 
"A Royal Commissioner is desperately needed in Australia to ensure the 17 identifiable bankers are questioned with authority and compelled to answer tough but important questions. 
"We survey members from time to time and we can see alarming patterns emerge, along with key indicators of a crimogenic environment across all states and territories in Australia."
In the submission BFCSA also recommends:

<li>Every customer must receive a Loan Application Form (“LAF”) copy at the point of signing. That a second copy of the LAF will also be sent to the customer after the approval. This should minimise the fraud and forgery. </li>
<li>Credit Card applications must also be copied and given to the customer. </li>

Royal commission urged for banking industry

The non-bank lender Homeloans has dropped owner occupied interest rates.
The cut, by up to 30 basis points, sees a reduced rate for the Homeloans FlexiChoice prime loan available for owner occupier loans from just 4.19% (comparison rate 4.54%). 
Homeloans also announced that it will waive establishment fees on standard loan applications, with legal and settlement fees and the cost of one valuation being covered by the non-bank, Ray Hair, Homeloans’ general manager of sales told Brokernews.com.au.

The global share market correction continued over the last week as worries intensified regarding emerging countries, their currency rout and the impact on global growth along with the ongoing fall in commodity prices. Even Greece and tensions between North and South Korea got a look in. 
Messy profit results also didn’t help Australian shares. For the week US shares fell 5.8%, Eurozone shares lost 6.7%, Japanese shares fell 5.3%, Australian shares fell 2.7% and Chinese shares lost 11.5%. Reflecting investor nervousness, oil and metal prices remained under pressure and bonds benefitted from safe haven demand. Emerging market currencies fell further and weak Chinese economic data put renewed pressure on the $A. 
From their highs earlier this year US shares have now lost 7.5%, Japanese shares are down 7%, Australian shares are down 13%, Eurozone shares are down 14%, Asian shares have lost 20% and Chinese shares are down 32%. With US shares only having just broken down technically they likely have more short term catch up ahead. 
Is this 1997-98 all over again? 
The past week has seen a further intensification of concerns regarding the emerging world with a range of general and country specific factors coming together including the ongoing plunge in commodity prices, more falls in emerging market currencies (with Vietnam devaluing and Kazakhstan abandoning its currency fix) as China's 3% devaluation continues to reverberate, the bombing in Thailand, a reference by the Fed to global weakness presumably mainly in emerging countries and worries about China with the explosion in Tianjin not helping.
 Fears of a re-run of the 1997-98 Asian-emerging market crisis are building again. Such fears are of course not new - we saw similar worries early last year with talk of the fragile five - and emerging market (EM) currencies have been plunging since 2011 (now down 36% on average) and their share markets underperforming over the same period. The EM world is arguably much stronger than it was is 1997-98 with stronger current account balances, higher foreign exchange reserves and mostly floating as opposed to fixed exchange rates (which mean they don't have to be defended from speculative attacks). However, some of the emerging world is suffering from a return to populist policies and a reversal of economic reforms so the EM crisis could go on for a while yet. 
What may be needed to end the negative feedback feeding through global currency and share markets at the moment though is a policy easing. This came in 1998 with Fed monetary easing. While it’s now looking unlikely the Fed will tighten in September, a circuit breaker policy easing this time around ideally needs to come from China – so keep an eye out for further Chinese stimulus measures. Expect China to cut its benchmark interest rate below 4% from 4.85% currently and step up fiscal stimulus.

Greece worries back again, but maybe not really. 
With Greece’s third bailout program now in place, Greek PM Tsipras has called a new election, likely for September 20. Such a move was expected. With the bailout locked in Tsipras wants to take advantage of his popularity and purge Syriza of far left MPs who didn’t support the bailout. Most recent polls indicate he remains popular and that Syriza would be the first placed party with a comfortable margin. While it would likely need to form a coalition with other centre left parties it would be committed to the bailout. Alternatively the main opposition party is committed to the bailout anyway. So expect some more noise regarding Greece, but it’s unlikely to be a major threat. 
The Australian June half profit reporting season is now almost two thirds done and overall the results have been a little disappointing. 43% of results have beaten expectations and 60% have seen their profits rise from a year ago which is okay, but it’s well down on what we have been seeing in the last few reporting seasons. Resources companies have remained under pressure, industrial profit margins have been weaker than expected and the banks have been mixed and guidance for the current financial year has been a bit downbeat. 
As a result profits now look to have fallen by around 2% over the last financial year and expectations for the current financial year have been downgraded to around 2%. However, it’s not all doom and gloom. Profits are still growing outside the resources sector by around 7% with companies exposed to housing and NSW and Victoria generally doing well, the lower $A should provide and dividends are continuing to rise solidly. So there is a bit of light at the end of the tunnel.

Major global economic events and implications 
US economic data was consistent with okay, but hardly booming growth. While the NAHB home builder's conditions index, housing starts and existing home sales all rose, a fall in the Markit manufacturing PMI for August and mixed regional business surveys indicate overall growth is not particularly strong. Meanwhile, CPI inflation in July was weaker than expected. 
Fed backing away from a September hike. While the minutes from the Fed's last meeting recognised progress in terms of the labour market and economic activity there was a degree of wariness regarding downside risks to inflation and global economic weakness. In fact since the July meeting the downside risks to inflation have increased with further falls in commodity prices, still weak wages growth and increasing risks regarding China and emerging countries. I think the probability of a September hike is now less than 40% and it will likely slide further if the emerging market related turmoil intensifies.

Eurozone business conditions PMIs impressed in August, coming in better than expected with the composite index rising to a strong 54.1 reading which is around a 4 year high and points to improved growth in the current quarter. 
Japanese June quarter GDP contracted but growth is likely to return in the current quarter. A further improvement in the August manufacturing conditions PMI to 51.9 also points up. 
Chinese economic data was contradictory. While property prices rose again in July and the MNI business sentiment survey rose strongly in August, the closely watched Caixin manufacturing PMI fell to its lowest since March 2009. The latter likely reflects the difficult conditions in small and medium businesses and the need for further monetary easing. 
Australian economic events and implications 
The minutes from the RBA’s last meeting provided nothing new. Citing more positive economic data of late and lower unemployment than forecast the RBA looks to be in no hurry to ease. However, since then commodity prices have weakened further &amp; uncertainty about the emerging world has increased. My view remains that the RBA will still have to cut again. 
What to watch over the next week? 
US economic data releases over the week ahead are expected to be positive. Expect to see further gains in home prices (Monday), a bounce back in both new home sales (Tuesday) and pending home sales (Thursday), a stronger reading for August consumer confidence (Tuesday), a further modest trend gain in underlying durable goods orders (Wednesday) and an upwards revision to June quarter GDP growth to around 3% annualised. Meanwhile, the core consumption deflator for July (Friday) is expected to show that inflation remains low at 1.3% year on year. 
In the Eurozone, economic confidence indexes (Friday) will be watched to see if the solid levels of July have been sustained. 
Japanese economic data for July (Friday) is expected to show continued strength in the labour market and an improvement in household spending but inflation remaining too low. 
In Australia the focus will be on business investment. June quarter construction data (Wednesday) is likely to show a 2% decline with a rise in residential building being offset by the ongoing downturn in mining construction. June quarter capex (Thursday) is also likely to show a 2% decline with plans for the current financial year likely to show ongoing softness. All of which is likely to reinforce the case for a further interest rate cut and decline in the value of the $A. 
The June half Australian profit reporting season will wrap up with around 80 major companies reporting including Lend Lease, BHP, Worley Parsons, Origin and Woolworths. 
Outlook for markets 
Share markets are likely to see a further correction in the next few months. We are still in a seasonally weak period of the year for shares, uncertainties regarding China and the emerging world are likely to intensify in the short term posing risks for global growth and the US share market has only really just joined in the correction. Worries regarding a Fed rate hike in the run up to its September meeting are certainly not helping. 
But beyond the near term, the cyclical bull market in shares is likely to resume: valuations against bonds are good and are now getting even better as bond yields fall and share market earnings yields rise; monetary conditions are set to remain easy with the latest global growth scare likely to drive further global monetary easing and see the Fed delay raising rates yet again; this in turn should help see the global economic recovery continue; and finally investor sentiment is deteriorating rapidly into the sort of pessimism that provides great buying opportunities. 
As such, despite the current significant setback share markets are likely to remain in a broad rising trend. Given this I am reluctant to ditch my year-end target of 6000 for the ASX 200.
Low - and getting even lower - bond yields point to soft medium term returns from bonds.
The broad trend in the $A remains down as the Fed is still likely to raise rates sometime in the next six months despite ongoing delays whereas there is a good chance the RBA will cut rates again and the trend in commodity prices remains down. Our view remains that it is heading into the $US0.60s.

Uncertainty in the macroeconomic environment still persists. Greece’s bail out and the volatility of the Chinese sharemarket are still ongoing points of concern. The higher volatility is leading many to continue to invest in the property market. 
Both the ANZ and Commonwealth banks have increased interest rates for property investors by 0.29%, which might be an early headwind to the Spring market. 
Melbourne's auction clearance rate dropped to its lowest point in three months. The adjustment in investment rates for investors may have been the contributing factor. Despite the clearance rate dropping, some of the results were still pushing to new heights. According to Secret Agent’s rolling quarters, both houses and townhouses gained further price increases for another quarter. 
Melbourne's median house price surpassed $700,000 for the first time, with Sydney now exceeding the $1,000,000 mark. 
Winter auction listings are 20% higher than they were back in 2014. This is a reflection of the confidence in the current market by sellers. There has been a lower than average number of listings for high quality property above the $1,500,000 mark. As a result, these quality offerings in inner Melbourne have received large premiums recently, with demand outperforming supply. This should ease a little as we approach Spring and a higher volume of quality homes come onto the market. 
The suburbs currently booming according to Secret Agent's scorecard data are Abbotsford, Brunswick, Brunswick East, Northcote and South Yarra. It is interesting to note that suburbs performing the best are those that offer the most value for money and are within close proximity to the CBD. The exception to this is property in South Yarra.

There was no surprise at the Reserve Bank meeting this month, with a decision of no change to the cash rate pointing to a continued period of content within the property market.
Experts, however are divided on whether the cash rate’s next movement will be up or down, and while no-one can be certain as to monetary policy, it’s pivotal that Aussies are certain they’re accessing the best <a href="https://www.finder.com.au/home-loans" target="_blank">home loan deal</a> on the market for their situation. Property investors have enjoyed a remarkable period of generational lows for interest rates, Melbourne buyers advocate Richard Wakelin says.
"One that will not remain indefinitely," he told The Australian Financial Review.
He suggests the recent move to raise rates was delivered with plenty of guidance from regulators that investor growth must slow to avoid trouble later on.
"Yet some participants' sense of entitlement is so ingrained that even a small and well-explained tweak up in rates causes apoplexy.
"I'm not uncomfortable that rates are now higher for investors than for home buyers. 
"Traditionally, it was always the case that investors paid more than home owners because, all things being equal, an investor is the higher risk. 
"If you're in financial trouble you'll make more of an effort to hang on to the family home than your investment property."
Richard Wakelin says one of the biggest risks in a property market sitting atop strong sustained capital growth "was a loss of discernment."
"Good judgment is put to one side and every property looks like a winner.
"A rising tide lifts all boats, and all that. It is a time when we see the brazen spruikers and con artists emerge, pushing up prices for junk assets.
"It only takes a mild softening in the wider market for the value of these peripheral properties to collapse, causing financial havoc for many families."
