Construction to commence at Napier 235 in Fitzroy as Romano appoints builder

A rare new development in Surry Hills is aiming to replace a cluster of underutilised commercial buildings with a contemporary eight mixed-use building just 300 metres from Central Station.&nbsp;

The $27.5 million project is being led by ISL Property Investments Management and will include 35 apartments, some earmarked for affordable housing, alongside street-level retail and basement parking.

The development spans multiple lots between <a href="https://www.apartments.com.au/new-apartments/98-106-kippax-street-surry-hills-nsw-2010">Kippax, Sophia, and Waterloo Streets</a> and will involve substantial demolition of the existing structures on the 780 sqm site.

According to the Urban Design Report prepared by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO</a>, the design has been shaped to reflect the area’s gritty industrial past while contributing to its evolving identity as a high-density urban hub.

“The proposed development is designed to integrate sensitively and intelligently with its immediate surroundings and evolving urban context,” DKO stated. “It mediates between the existing built environment and the area’s future trajectory, ensuring a thoughtful transition”.

The project is lodged under the Housing SEPP and seeks approval from the City of Sydney. There have been very few new apartment developments in Surry Hills in recent years. Some of the most notable has been redevelopments of former commercial buildings, as opposed to demolishing buildings.

That's the plan for national developer Time &amp; Place, which has recently submitted their State Significant Development Application for Marlborough House, the redevelopment of the original&nbsp;David Jones department store warehouse and factory building&nbsp;on Marlborough Street. “Initially, we looked at places like <a href="/developments/broadbeach-qld-4218">Broadbeach</a> and <a href="/developments/main-beach-qld-4217">Main Beach</a>, but we didn’t feel the need to be right on the beach,” says David, whose home overlooks Balmoral Beach in Mosman. “What really appealed to us was the size of the properties and the type of community we could become part of.”

Antoinette, a seasoned interior designer, was particularly excited about the possibilities the new space presented. The couple has built and designed several homes together in Sydney, and Antoinette knew exactly what to look for when it came to both the layout and finishes of their new home.&nbsp;

“NPA Projects took us through the specifications, and Plus Architecture and BDA designed a floorplan that suited our needs perfectly,” David says. “The multi-generational layouts, private lift, and high-end appliances really sold us on the place.”

The central amenities at <a href="/new-townhouses/capri-villas-81-salerno-street-isle-of-capri">Capri</a> were also key to their decision.&nbsp;

“The smaller downsizer buildings in Sydney didn’t offer the level of amenities we wanted. We wanted a real sense of community, where we could interact with neighbours and see familiar faces at the pool, rather than constantly encountering short-term renters and holidaymakers.”

David said nowadays, you really have to do your research.&nbsp;

“Buildings from the 70s through to the 2000s were built to last, and there wasn’t much to worry about when it came to researching the developers behind them. But now, buyers have to be more diligent. You really need to understand who is behind a project before committing,” he says.

Adding to the confidence of the developer was the build partner, Greyburn, who has delivered a string of projects up and down the Gold Coast for over 20 years.

Gold Coast builder developer <a href="/builders/alroe-constructions">Alroe</a> has announced the official launch of its boutique apartment development The Finn, situated in the coveted Mermaid Beach enclave.&nbsp;

Sherpa Property Group is set to serve up three luxury house and land packages on the site of an underutilised tennis court in the heart of the Gold Coast, following its approval from Gold Coast City Council.

Freedom Vantage is located on a 915 sqm site at 45 Labrador Street, one row back from the dress circle Marine Parade.

The architecturally designed homes, built by Yellowfin, take influence from Sherpa's success of <a href="/buildings/freedom-rainbow-bay-199-203-boundary-street-coolangatta">Freedom Rainbow Bay</a>, 16 freestanding homes in the popular southern Gold Coast pocket. Local developer 21 Property Group is approaching construction completion at Burleigh Beach Houses, a luxury collection of just six villas just two streets back from the beach.

Only two of the six townhouses remain, the final two to&nbsp;

Greyburn poured the initial concrete slabs for the villas this week, a major milestone in the build of the 48 villas that make up the 1.12-hectare gated community being delivered by&nbsp;<a href="/developers/monaco-property-group">Monaco Property Group</a>.

Over the next six weeks, work will focus on developing the internal roads and constructing the external walls of the villas which are part of the first&nbsp;major residential project on the <a href="/developments/isle-of-capri-qld-4217">Isle of Capri</a> in over 30 years.
