Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Display apartments have now been fitted out, allowing prospective buyers to inspect the completed residences by appointment.

Gold Coast City Council has approved Lýon Residences, a 32-level tower that will deliver 178 two and three-bedroom apartments across a prominent corner site at 8-10 Acacia Avenue and 25-27 Oak Avenue.

The approval comes as developers continue to invest in premium lifestyle-driven apartment projects on the Gold Coast, where owner occupiers are increasingly prioritising amenity as much as apartment size and location.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

The precinct will also benefit from its proximity to the Parramatta Road corridor, nearby waterfront parklands and established retail and dining offerings that have made Five Dock one of Sydney's most tightly held Inner West suburbs.

The latest research from Parramatta Cityscope shows commercial property sales have dramatically increased in the past three months, the result of several large sales. 
Sales recorded in the quarter ending September 2015 in Parramatta totalled $492.4 million, an increase from the $85.1 million recorded in the three months to June 2015, and an increase from the $170.2 million recorded to March 2015. 
"This data brings the 12 month total to $940.3 million, an increase from the $772.2 million recorded the same time last year," Citiscope commercial research analyst Meredith Baume said.
Sales included 20 Charles Street, Parramatta, an eight-storey office building with retail areas on the ground floor and parking for 162 cars, which was bought for $31 million.
There was also 91 Phillip Street, Parramatta, a nine-storey building with ground floor showrooms, eight levels of offices and parking for 133 cars, which was sold for $30 million.

Parramatta CBD commercial sales near $1 billion annually

Share market volatility along with strong government support for one of the nation’s most rapidly growing industries is driving increasing demand for childcare centre investments, according to Savills Australia director, Julian Heatherich.
He noted recent deals - sold off-market, off-the-plan, prior to auction and at hotly contested auctions - with yields in Melbourne falling as low as 3.89%.
One China based investor paid $2.3 million on a 5.1% yield for a centre at <a href="https://www.realcommercial.com.au/property-retail-vic-rowville-501701601" target="_blank">2 Bernard Hamilton Way, Rowville</a> in Melbourne’s outer east, sold within six days of the campaign start. 
The purpose built centre sold subject to a ten year lease at $118,110 per annum net with 100% occupancy and an extensive waiting list. 
At an earlier auction a Melbourne based private investor outbid five other potential purchasers for a Thornbury childcare centre with a final bid of $1.83 million on what is believed to be a record low 3.89% yield.
Savills agents Tim McIntosh, said the marketing campaign for the 200 Smith Street property attracted more than 100 enquiries, 20 inspections, then 15 requests for the contract.
The tenant on a 10 year lease was the national operator Guardian Early Learning Group which owns or manages up to 90 centres.
In other sales an emerging childcare investment trust paid $4.35 million, in an off-market deal, for a former Hungry Jacks outlet at Coburg, with plans for a childcare centre conversion.
A local private investor paid $3.25 million for an off-the-plan childcare centre in Vantage Avenue, Clyde North, subject to a pre-lease to childcare centre operator Eclipse Early Education Group on a 10-year term.
Mr Heatherich said the average initial yield of childcare centres in metropolitan Melbourne in 2014 had been around 6.75% and that yields this year had, until recently been in the 6 to 7% range. 
"Small investors have traditionally been buyers of retail strip and residential assets and more recently that list has extended to childcare properties and there are a number of reasons for that including the negative performance of share market investments."

Suburban strata retail shops in secondary locations are losing customers to ground floor retail outlets in high density residential developments, according to Herron Todd White.
Herron Todd White's September Month in Review said these ground floor outlets, mandatory by some council planning controls, has been a concern for some time around areas such as Waterloo, Alexandria and Wolli Creek and is likely to remain as residential development continues to boom.
Retail outlets in western Sydney suburbs Kellyville and Clempton Park are making waves outside the CBD.
"The Ponds in Kellyville opened earlier this year and includes a Woolworths and specialty shops. The centre is 7,000 square metres and caters to the new residential developments in the area. Clemton Park is set to open next year and will be anchored by Coles. These areas are strong residential locations with a need for retail space," the report noted.
"CBD and prime retail locations are going strong with several recent transactions at sub 5% yields.

Despite strong price increases for commercial property in this cycle, Australian assets are still provoking significant investor interest — especially prime real estate generating stable income streams for the medium to long-term. 
Yields for commercial property remain attractive compared with investments in Australian residential real estate, offshore commercial property and other asset classes. 
With investor interest predicted to remain strong through the balance of 2015, prices are set to rise even higher. As a result, yields are on track to hit and surpass previous peaks, riding a fresh wave of purchases, particularly by international investors. 
Commercial property transactions are forecast to jump to around $10 billion in the second half of 2015, rounding out the calendar year with a total of close to $20 billion.

While this is lower than the $30 billion turnover in 2014, it is still well above long-term average annual turnover, and indicates continued growth across all sectors. 
That growth looks set to be supported by a continuation of low interest rates and affordable debt. 
Given these conditions, the volume and number of transactions is likely to span a wide range of prices, asset quality, sectors and markets, opening up new opportunities for investment at many levels of the property industry. 
At this late stage of the current cycle, it would be advisable for investors to adopt a medium-term view. However, it is not too late to invest in commercial property in the short term and see prices rise. 
Another strategy that may be used at this point in the cycle is to redevelop or re-position a property with unrealised potential — although the outcome will depend on the attractiveness of the location and occupational demand.

A substantial block of vacant land within the Coolum Beach industrial estate on the Sunshine Coast has been sold at auction by Ray White Commercial Noosa &amp; Sunshine Coast North. 
The 2,010 sqm site at <a href="https://www.realcommercial.com.au/property-land+development-qld-coolum+beach-501541195" target="_blank">72-74 Link Crescent, Coolum Beach</a>, was sold to a local businessman for $296,000.
Ray White Commercial Noosa and Sunshine Coast agent Tracey Ryan secured the price on behalf of a deceased estate.
Ms Ryan said there were 10 registered bidders at the auction following strong interest in the marketing campaign for the block, which was fully fenced and included hardstand.
“All bidders were local including several who already owned sites in the estate,” she said.
"Bidding came down to a battle between two buyers bidding in $1,000 increments before the property was sold under the hammer for $296,000.”
Ms Ryan said the Coolum Industrial Estate is a rapidly expanding precinct comprising 147 lots, including small to medium core industrial sites plus the new state government large format blocks.

Commercial property sales in Chatswood, north of Sydney's CBD, have risen over the past three months with 30 sales recorded for the most recent quarter for a total value of $75.4 million, according to CoreLogic RP Data.
CoreLogic RP Data's latest Cityscope recorded 23 sales to June 2015 for a total value of $39.4 million bringing the 12-month total to $358.3 million, down from the $610.3 million sold over the same time last year.

Chatswood commercial sales top $75 million in quarter: CoreLogic RP Data

AMP Capital has bought back the corner building it developed in 1931 to house its Melbourne operations.
The <a href="https://www.realcommercial.com.au/property-offices-vic-melbourne-501595553" target="_blank">425 Collins Street</a> building was acquired for $39 million from the Indonesian-based Halim family.
The sale reflects a passing yield of 5.07% and a building rate of $7,250 per square metre. 
Negotiations for the 10-level office and retail building were handled by CBRE’s Kiran Pillai, Mark Wizel and Josh Rutman.
The property has been acquired by AMP’s Wholesale Australian Property Fund, which recently exchanged on the Stud Park Shopping centre in Rowville for $154 million.
The 425 Collins Street campaign had generated interest from Chinese and Singaporean hoteliers looking at a future conversion of the asset.
“Over $3 billion worth of office, retail and residential development is either planned or underway in Melbourne’s mid-town and Cbus’s proposed $1 billion redevelopment of 447 Collins Street is directly opposite", said Josh Rutman.
Designed by Bates, Smart and McCutcheon, the heritage-listed 425 Collins Street has a lettable area of 5,350 square metre.

AMP Capital buys back heritage-listed Collins Street address

An educator has paid $13 million for a Collingwood office building inside the Foy &amp; Gibson complex at 150 Oxford Street.
The four level property totals <a href="https://www.realcommercial.com.au/property-land+development-vic-collingwood-501652433" target="_blank">3336 square metres of office space </a>over two levels with a lower level warehouse and 86 car spaces over the remaining two levels.
Savills agent Clinton Baxter, who brokered the deal with Colliers’ Peter Bremner and Ted Dwyer said significant interest had come from developers desperately seeking residential development opportunities in Collingwood given the demand for inner-city apartments.
