The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Adriano Zumbo-leased restaurant sold prior to auction for $3.7 million in Melbourne

A major $50-million refurbishment of the existing Toowong Village Shopping Centre has put Toowong back on Brisbane’s retail map with the shopping centre offering 32,895 sqm of shopping space and a new Sherwood Road restaurant precinct. 
The Toowong Village, prior to the transformation, had largely remained in its original condition since the centre opened in 1986. 
Australasian design firm The Buchan Group was appointed by Retail First to provide architectural, interior and graphic design services to the project. This included new finishes throughout the complex, a reconfigured retail plan, new centre entry statements and an external restaurant precinct. 
The reconfigured retail layout had improved sightlines and pedestrian circulation flow, said Buchan Group senior associate Anthony Tai.

Brisbane's Toowong Village shopping centre's $50-million makeover complete

Canberra property sales decrease in three months: CoreLogic RP Data Cityscope

SUPA IGA Doonside, a freestanding supermarket in an established suburb west of Sydney's Blacktown, has sold for $14,750,000 via an expressions of interest campaign.
A private investor bought the property on an initial yield of 6.1 percent, said selling agents Steven Lerche and Pat De Maria of Savills.
“The opportunity to secure a supermarket with both a net lease structure and built in rental growth is a rare prospect and therefore resulted in overwhelming interest from local, interstate and overseas investors," Lerche said.
The property has a gross leasable area of 4,402.3 square metres and is 100 percent leased to a wholly owned subsidiary of ASX-listed Metcash Limited, expiring in 2024 with a 10-year option. There are an additional four internal sub-lease tenancies. 
The centre sits on a site area of 15,300 square metres with on grade parking for about 224 vehicles.
Its location also allows for future redevelopment due to its B2 Local Centre Zoning allowing for a multitude of uses subject to council approval.
The Doonside suburb is 40 km west of Sydney’s CBD.
The centre is close to the junction of the M4 Western Motorway and the M7 Westlink. 
“The infrastructure planned for the Greater Western Sydney Region will result in a windfall for Doonside. With the release of designated development land throughout the North West corridor it will allow for further business and housing to be built for the area surrounding Doonside,” added Lerche.

Private investor snaps up SUPA IGA in Doonside for $14.75 million

Childcare centres are firmly on the radar of off-shore investors, as evident from the sale of a childcare centre in Melbourne's Camberwell to a China-based investor for $6.82 million after more than 70 percent expressions of interest coming from foreign buyers.
The purchaser paid more than $400,000 over the reserve - on a 5.05 per cent yield, the firmest yield yet recorded in the price range. The sale follows a similar result late last year when a China-based investor paid $2.3 million on a 5.1 per cent yield for a childcare centre at Rowville.
Head of Savill’s Childcare Investments team, Julian Heatherich, who brokered the 164-168 Warrigal Road deal with James Lockwood, said childcare centres were now flavour of the month.
"Childcare has really come of age as an asset class in its own right and this sale presents unequivocal evidence. We currently have more interest for child care investment than any other asset class. The property drew well over 100 enquiries with seven out of ten formal offers coming from off-shore,’’ Heatherich said.
Located directly opposite Wattle Park Primary School, the modern, purpose-built centre comprises a 547 square metre floor area and 24 car spaces on a 2,065 square metre site with three street frontages. It was sold subject to a 10 year lease with option for a further 10 years to national operator, Affinity Educational Group, at an annual net rental of $344,986.
Heatherich said strong government support for one of the nation’s most rapidly growing industries was a key driver of the growing demand for chlldcare centre investments with centres selling off-market, off-the-plan, prior to auction and at hotly contested auctions.
He said the Rowville property had also attracted more than 100 enquires.
Heatherich said yields for childcare centres had, until recently been in the 6 to 7 per cent range but were now below 6 per cent.
"This is another example of buyers being prepared to buy on yields under six per cent and with such a strong foreign contingent vying for these centres it’s likely that we will see yields tighten even further over the course of this year.’’
Long term leases and strong government support for one of the nation’s most rapidly growing industries along with a statutory obligation for lessees to fastidiously maintain in the best possible order a facility which houses young children, had been key drivers of the increase in demand in the sector.
The Productivity Commission report into the childcare sector suggested an additional 50,000 long day care places will be needed to accommodate the population growth in children and the subsequent demand for childcare over the next ten years, while an increase in the maximum daily subsidy for childcare, proposed by the Federal Government, has provided further confidence for a market which is already one of the nations’ strongest employment growth sectors,’’ Lockwood said.
The federal government, in the 2015 Budget, announced $3.2 billion of new spending over four years to improve the affordability of childcare for low and middle income earners.
According to the Department of Social Services data, 1.2 million children attended approved child care in the year to September 2014, up 8.1 per cent on the previous year while the number of long day care centres grew to 6601.
"Childcare centres are going to figure prominently in investor portfolio considerations for years to come. We are only seeing the start of that trend now,’’ Lockwood said.

Childcare centre in Melbourne sells for $6.82 million

A Sydney-based investor has snapped up a Murrumbateman service station and convenience retail centre for $4.1 million to benefit from the higher returns on offer in Canberra and surrounding markets.
Murrumbateman is in Southern Tablelands of New South Wales, nearly 40 kilometres from Canberra.
The Caltex-branded petrol station and Friendly Grocer is located at <a href="https://www.realcommercial.com.au/property-retail-nsw-murrumbateman-501764962" target="_blank">2-22 East Street</a>, fronting the Barton Highway.
The 2,716 sqm retail investment was brought to the market by a local vendor -- a prominent local builder. The vendor previously operated the service station before selling the business to the current independent operator.
The property was sold with leases to blue-chip tenant Friendly Grocer (owner by IGA), along with local business Murrumbateman Butcher. The tenancies offer a weighted average lease expiry (WALE) of about 7.48 years and produce a net income of $324,600 per annum.
 CBRE’s Mark Nicholls brokered the sale.
“The main road positioning with exposure to approximately 12,000 cars per day appealed to a range of buyers," he said.
The site features a mix of grocery, convenience and petrol retailing - with parking, six covered pumps, office and storage areas. It is the only major grocer in the catchment.

Service station near Canberra snapped up by Sydney buyer for $4.1 million

Seven retail spaces on the first two levels of developer Greenland's new residential development Omnia, in Sydney's Potts Point, are on the market.
Greenland sold the<a href="https://www.omniapottspoint.com.au/" target="_blank"> first four retail spaces</a> to investors at an average price of $30,000 per square metre and has secured Woolworths to occupy this adjoining tenancies, comprising 405 sqm of floor space.
The remaining seven spaces range between 57sqm and 223 sqm.
Greenland Australia managing director Sherwood Luo said based on the success of the launch of apartments in Omnia, Greenland was confident of a similar response from the retail market.
“Omnia’s first two levels of retail space offer a unique opportunity for investors to buy within a prestigious brand new development which will be home to a high-net-worth, lifestyle-oriented residential community of some 250 residents,” Luo said.
Greenland sold 70 percent of the residential apartments at Omnia, at 226 Victoria Street, on the first day of the sales launch, including an $11 million penthouse. The development comprises 135 apartments and eight retail spaces.
“Due to the premium offering of the apartments which are designed by Durbach Block Jaggers with interiors by SJB Interiors, we’re expecting interest from retailers such as premium hair and beauty salons, gourmet delicatessens or grocers, cheese and wine bars, art dealers, homewares and designer fashion stores," said Luo.
Greenland Australia is a subsidiary of Shanghai-headquartered Greenland Group. Its current projects include Greenland Centre Sydney in the Sydney CBD which will be the city's tallest tower at 235 metres.
Other projects include Omnia in Potts Point, Lucent in North Sydney and Leichhardt Green in Leichhardt.

Seven retail spaces at residential project Omnia in Sydney's Potts Point up for sale

A recent commercial auction by Raine &amp; Horne in Sydney's Dee Why drew strong interest, with properties selling above the reserve price.
A former Mitre 10 showroom in North Manly sold above the reserve for $3.93 million at the in-rooms auction.
The freestanding warehouse at 390-392 Pittwater Road, North Manly was sold under the hammer to a local business owner. 
The warehouse and showroom have an area of 722 square metres, as well as an additional mezzanine of 307 sqm.
Its exposure to busy Pittwater Road was a big attraction to the owner-occupiers and investors who lined up to bid for it at the auction.
A fully-tenanted, 840 square metre GLA freehold retail building at 20 Howard Avenue in Dee Why was the top draw, (above) selling for $8 million, well above the vendor’s reserve.
“This is a stunning result that illustrates the enthusiasm for doing business in Dee Why,” said selling agent Vincent West of Raine &amp; Horne Commercial Northern Beaches.
The property was snapped up by a private investor, who noted the income potential from the five long-term tenants, added West. 
The Dee Why commercial precinct is undergoing a facelift, with more momentum coming from the introduction of the Town Centre Master Plan.
“This landmark building is within a growing retail and commercial precinct, which will continue to benefit from the Dee Why’s transformation, and its close proximity to high profile residential developments, beautiful beaches and public transport,” said West.
A boutique warehouse at 2/11 Green Street, Brookvale, was also auctioned off for $651,000 to Nine Yards Coffee, an operation involved in coffee roasting.
The 158 square metre warehouse includes 65 sqm of office space, 30 sqm mezzanine, and two car spaces.
"It fronts busy Green Street just up from Warringah Mall,” said West.

Under the hammer and over reserve – commercial auction underpins confidence in Sydney's Northern Beaches

Over the week ending 26 February 2016, 66 commercial auctions were reported, rising sharply from 14 over the previous week signifying that the traditionally quiet period for commercial auctions has come to an end.
Last week, the clearance rate was 47.6 percent, compared to 50 percent the previous week. At the same time last year, 85 commercial auctions were reported with a success rate of 62.4 percent.
The most recent four week period shows a total of 88 auction results with 42 sales. Of these 42 sales, 31 have been reported with a sale price, totalling just over $95 million.
