Derby Street by Milieu, at the top end of Collingwood

A rare new apartment development in the Blue Mountains is the latest in a string of State Significant Development Applications submitted through the New South Wales Government's Housing Delivery Authority.

A total of 270 apartments are being proposed for the 1.16-hectare site at <a href="https://www.apartments.com.au/new-apartments/blue-mountains-alpine-retreat-142-150-narrow-neck-road-katoomba-nsw-2780">142–150 Narrow Neck Road in Katoomba</a>, a parcel of land adjoining the former Katoomba Golf Course. The site was acquired for $3.85 million in 2021 by private developer VDM Prime.

The apartments, comprising a mix of serviced apartments, affordable housing, and traditional build-to-sell product, will be spread across eight low-rise buildings, along with a separate building for a new restaurant, arranged around a green spine that leads to a central park.

The Urban Design Report by Atlas Urban says the vision is to create a "contemporary mountain precinct that is responsive to its escarpment landscape, heritage character, and community context."

"The development responds to the current housing supply and affordability challenges identified under the NSW Housing Delivery Authority (HDA), providing a balanced mix of standard, affordable, and short-stay accommodation," the report noted.

"By introducing a variety of dwelling types and tenures, the proposal supports intergenerational living, local workforce retention, and greater housing choice within an area constrained by topography, heritage, and environmental protections."

Of the 270 units proposed, 52 will be serviced apartments. The remainder will comprise 54 studios, 121 one-bedroom units, 39 two-bedroom apartments, and four three- to four-bedroom residences.

The Design Report, by VDM Prime and appointed architect Antoniades Architects, noted that the design seeks to "provide a built form outcome that is highly considered, respectful and contextually fitting, whilst contributing positively to an evolving precinct."

"The site offers three frontages and the opportunity to provide a meaningful interface with the public domain environment. the design has a sympathetic response to streetscape and the green open space that surrounds the site."

The report states that the buildings are broken up to establish an appropriate bulk and scale, emphasised through height and setback strategies and defined through articulation that supports the transition of precinct granularity. It also notes that a central communal open space is established through the site to enhance the social dynamic and access to amenity, including natural ventilation and light to the apartments. The east and west frontages receive solar access during the morning and afternoon, whilst maximising views to the green open space.

The site adjoins the recently completed Yarrabee Katoomba development, comprising 24 duplexes that were completed last year and sold through McGrath Projects.

The relatively new Housing Delivery Authority pathway established by the NSW Government allows developers to submit State Significant Development Applications through a fast-tracked state process, effectively reducing reliance on local council approval pathways and aiming to accelerate housing delivery across New South Wales.

High-end Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/abadeen-group">Abadeen</a> has secured approval for one of its latest Mosman projects, one of the first developments approved by Mosman Council under the NSW Government’s Low and Mid-Rise Housing Policy.

The Heydon Street approval followed extensive consultation with Mosman Council, with Abadeen working closely with Council throughout the assessment process.

The approved scheme comprises 27 residences, with only four per floor, creating a low-density living environment. The building will include four half-floor penthouses designed to capture views across Middle Harbour, Sydney Harbour and the surrounding district.&nbsp;

The project is expected to appeal to downsizers and owner-occupiers seeking house-like proportions, privacy and local convenience. There will be north-facing Middle Harbour views from the second level upward. It is also just a flat 100-metre walk to Bridgepoint Shopping Centre, which will appeal to owner-occupiers and in particular downsizers.

Two-bedroom residences are expected to be priced from $1.99 million when sales launch later this year.

Coles Group has sold its latest Kedron Centre for $34.24 million, setting a new record as the largest freestanding supermarket sale for Queensland.
Savills national director Peter Tyson negotiated the sale to a Melbourne based investor.
The sales tops the $30.25 million sale of the Coles Pacific Pines in 2017. Last year Coles Alderley sold for $30.2 million.
Savills agents Peter Tyson, Ben Parkinson and Steven Lerche fielded enquiry from local, interstate and offshore buying groups.
“The supermarket’s high-exposure location on the outbound side of Gympie Road, within seven kilometres north of the CBD was a valuable drawcard” Peter Tyson said.

Coles tenanted Alderley property offering

Coles Earlwood in south-west Sydney has sold for $28.72 million, selling for well over its reserve by around $5.5 million.
The commercial property at <a href="https://www.commercialrealestate.com.au/property/5-13-clarke-street-earlwood-nsw-2206-2014306264" target="_blank">5-13 Clarke Street</a> was auctioned through Damien Cooley at Cooley Auctions.
There were 49 bids from 14 registered bidders.
Bidding started at $21 million and flew past the $23.1 million reserve.
The offering was a freestanding supermarket leased to Coles and BWS Liquor. 
The Coles spans 2,528 sqm and the BWS 147 sqm and they service over 25,000 people. It has a net income of $1.21 million.
It sits on a 3075 sqm corner parcel.

Coles Earlwood sells for $28.72 million, smashing reserve by $5.5 million

Clayton Coles in Melbourne's south east has sold for $17,115,000, record a new record yield of 2.57 percent.
The previous record was held by Woolworths Middle Brighton which sold for $32 million on a 3.8% yield, and more recently Dan Murphys, Alphington which sold for $22.5 million on a yield of 3.2% via CBRE’s Premium Property Portfolio Auction Platform.
CBRE agents Mark Wizel, Justin Dowers, Kevin Tong and Dylan Kilner negotiated the sale on behalf of the deceased estate, which had been owned by the same family for over 20 years.
It was a local private investor who beat out a host of high profile investors, Asian investors and developers.
Coles Clayton was the first Victorian supermarket offered to the market in 2018.
The property on the corner of Centre Road and Cooke Street has a freestanding, 2850 sqm supermarket which has been trading since 1998.
It was sold subject to an estimated net annual income of $440,552.
CBRE's Mark Wizel said whilst the vendors had every intention of taking the property to auction, the offer was compelling enough for the estate trustee to sell prior.
“Although there was over 15 years of tenure to Coles, the buyer took a longer term view on the opportunity of owning a prominent Commercial 1 Zoned allotment within Metropolitan Melbourne,’’ Mr Wizel said.

Coles Clayton sells for new supermarket record yield

Coles is selling a newly developed supermarket on the Gold Coast.
The  3,717sqm supermarket, 10kms east from Surfers Paradise at Pacific Pines is on a 10,150sqm site and has a 15 year net lease with four 10 year options until 2072.
It is listed for sale through Peter Tyson, Steven Lerche and Pat De Maria of Savills Australia.
Peter Tyson said long term net leases such as this are extremely rare in the marketplace, which coupled with the strategic location within a strong population growth corridor, make the asset very desirable for risk-averse investors.
This is a gilt-edged property,” he said.
“Freestanding Coles Supermarkets are one of the most highly sought after asset classes in the Australian commercial property market.
"The offering is enhanced by a very attractive net lease structure whereby Coles is responsible for all operating expenses – a rare attribute in the Queensland market."
Pat De Maria said recent transactions of freestanding supermarkets over the last 12 months have achieved yields ranging between 3.77 percent and 5.27 percent, with the average yield around 4.5 percent.
“It was also interesting to note, Savills transacted the Coles’ developed and anchored Coburg North Village Shopping Centre featuring 15 specialty shops for $37.98 million at a record yield of 4.9 percent,” he said.

Coles Supermarket Gold Coast set for auction

A Coles-anchored shopping centre at Narromine, near Dubbo in central New South Wales, has recently been snapped up by a private investor for $4.18 million.
The deal illustrates the appeal of performing neighbourhood-style shopping centres in regional locations with investors looking to reap gains from retail. 
Kierath’s Shopping Square at 76 Dandaloo Street features a 2,141 sqm Coles Supermarket on a long-term lease as well as a Liquorland, six specialty tenancies and an ATM.
The fully-leased property sits on a 5,143 sqm site in the commercial hub of Narromine, a 20-minute drive from Dubbo. 
The sale was through Sentinel Property Group, which acquired the shopping centre in 2015 as part of three regional NSW shopping centres in Bathurst, Narromine and Wellington purchased in one line from Charter Hall Retail REIT.
Sentinel managing director Warren Ebert said neighbourhood-style shopping centres in regional locations such as Narromine have been a focus of the company’s growth strategy in recent years.
“We identified this asset class at a time when it was unloved by others but it is now very much back in favour and attracting increased attention from investors,” he said.
“Half of our responsibility to our investors is to buy at the right time, and the other half is to sell at the right time. Given the market demand that is now chasing this style of shopping centre, we felt it was the opportune time to divest our Narromine asset for the benefit of our investors.”
The Narromine shopping centre was an asset of the open-ended pooled Sentinel Countrywide Retail Trust, which also owns shopping centres in Broken Hill, Dubbo, Bathust and Wellington in NSW and Atherton, Townsville and Emerald (x2) in QLD. Sentinel also owns retail assets throughout Australia through both pooled and stand-alone Trusts.
 The Narromine sale was Sentinel’s eighth sold property in the last two years. .
