Developers and apartment buyers have a narrowing window of opportunity before Brisbane's Olympic infrastructure pipeline begins competing directly with residential construction, pushing up costs, tightening labour supply and making new projects increasingly difficult to deliver.

While Brisbane's apartment market continues to benefit from strong population growth and limited housing supply, industry research suggests the years leading up to 2027 could prove to be the most important period for developers looking to secure builders and buyers hoping to purchase before the next wave of price increases.

A new Colliers report, Brisbane 2032 Olympic and Paralympic Games: Creating Solutions, highlights the scale of the challenge. While thousands of new homes are planned across South East Queensland, the Brisbane Olympic Athletes Village alone will deliver more than 10,500 beds during the Games before being converted into around 1,750 to 2,000 apartments. Equivalent to almost two years of typical inner-city apartment supply, the project will also absorb a significant share of the construction workforce and building materials.

The broader construction pipeline paints an even clearer picture.

Construction Skills Queensland's Horizon 2032 report forecasts Queensland's annual construction pipeline will average $69 billion over the coming years before peaking at $75 billion in 2027-28. Demand for construction workers is expected to increase by 17 per cent to almost 150,000 people, with the industry facing an annual shortfall of around 19,000 workers that could blow out to as many as 35,000 during the peak construction period.

The Olympic venues, athletes village and supporting infrastructure will account for billions of dollars worth of work across South East Queensland through to 2032, creating intense competition for labour at a time when Australia's residential construction sector is already under pressure.

Colliers Queensland Residential Director Andrew Scriven said the convergence of these projects is creating a clear window of opportunity for both developers and buyers.

"From 2027 onwards, the market will shift dramatically," Scriven said.

"Labour will increasingly be locked into government-led infrastructure and Olympic projects, which means private residential developments will face higher costs and tighter margins. The developers who move now are the ones most likely to get projects off the ground."

Scriven said the same dynamic would also affect buyers, with fewer apartment projects expected to launch once construction capacity tightens.

"If you're looking to change your lifestyle over the next five years, now is your window of opportunity to buy."

Developers are already positioning themselves ahead of that window.

Following the success of Monarch at Toowong, Consolidated Properties is preparing to launch two new Brisbane apartment projects in the second half of 2026. They include <a href="https://www.apartments.com.au/new-apartments/gloriette-30-bedivere-street-yeerongpilly-qld-4105">Gloriette</a> at Yeerongpilly Green, a 25-storey tower within one of Brisbane's key Olympic precincts, and <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a recently approved 25-storey riverfront development at 47 Skyring Terrace in Newstead.

Hutchinson Builders will deliver both projects, with early works already underway at Yeerongpilly and Newstead expected to commence later this year.

The timing comes as Brisbane's fundamentals continue to strengthen, with strong interstate migration, population growth and vacancy rates remaining below 1.5 per cent.

Colliers Queensland researcher Pragya Sharma said Greater Brisbane is forecast to require around 40,000 new apartments between 2021 and 2031.

"There's a real mismatch emerging between when housing is needed and when it will be feasible to build," Sharma said.

"As a result, the period leading up to 2027 presents a key window of opportunity for developers to secure approvals, funding and construction capacity, while buyers will have greater choice before supply constraints intensify."

Inter-generational living drives demand for COMO’s dual key apartments as housing pressures reshape buyer priorities 

Builder-developer&nbsp;<a href="https://www.apartments.com.au/developers/ceerose">Ceerose</a> has doubled down on its Leichhardt ambitions, lodging its second State Significant Development Application (SSDA) in the suburb in the last six months.

Their newest proposal seeks to transform a former industrial precinct into a new residential community centred around the adaptive reuse of one of the site's heritage warehouse buildings.

The new project, on a 6,930 sqm block at&nbsp;<a href="https://www.apartments.com.au/new-apartments/40-76-william-street-leichhardt-nsw-2040">40–76 William Street</a>, will bring more than 200 apartments to a suburb that has seen little to no new supply in recent years. It follows Ceerose's late 2025 SSDA for a mixed-use apartment project on nearby Parramatta Road, signalling the developer's growing investment in Sydney's Inner West.

Ceerose Founder Edward Doueihi told Apartments.com.au the developer’s long-standing presence in Leichhardt and the Inner West had given it a strong understanding of how the area has evolved and where its future opportunities lie.

“Ceerose has had a long-standing presence in Leichhardt and the Inner West, giving us a unique understanding of the area’s evolution and future potential,” Doueihi said.

“Having delivered projects throughout the region, we have witnessed the suburb’s transformation first-hand and understand the opportunities for its continued growth.”

Doueihi said that understanding also informed the planning process, with a comprehensive Stakeholder Engagement Outcomes Report prepared before the application was lodged.

The report identified the key issues and concerns raised by neighbouring residents and other stakeholders, allowing those matters to be considered and incorporated into the design where appropriate.

He said the delivery of additional housing would also play an important role in supporting the revitalisation of Norton Street and the Italian Forum.

“By increasing the local residential population, the development is expected to strengthen demand for local businesses, encourage further investment, and help restore the vibrancy that made the precinct a thriving destination in the early 2000s.”

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the redevelopment would involve the demolition of four existing industrial buildings while retaining and adaptively reusing the site's most significant warehouse. The retained structure would anchor a new residential precinct comprising five interconnected buildings arranged around a large central landscaped courtyard, with heights stepping from five storeys along the surrounding residential streets to 11 storeys at the William Street corner.

According to the Architecture Design Report by Woods Bagot, the proposal "seeks to create a residential village centred around a generous green heart while celebrating the site's industrial heritage through the adaptive reuse of the existing warehouse building."

The development would comprise 203 apartments, with 188 proposed as build-to-sell residences, alongside 15 affordable housing apartments.

Rather than treating the retained warehouse as a standalone heritage object, Woods Bagot has sought to weave the site's industrial history throughout the masterplan. The proposal retains the north and west facades of the landmark corner warehouse, while new buildings reinterpret the site's brick-and-steel industrial language through their material palette and architectural expression.

The design is organised around what Woods Bagot describes as a "green heart", a landscaped communal open space that reinstates the leafy character removed when the site became an industrial storage facility. A new pedestrian laneway running through the site would improve permeability between William, North and Francis streets, linking residents through landscaped public spaces while activating the ground plane.

Residents would have access to communal gardens and shared recreation areas distributed throughout the development. Sustainability has also been prioritised, with the project targeting an average 7.9-star NatHERS rating. Proposed initiatives include rooftop solar generation, rainwater harvesting, passive solar design, naturally ventilated lobbies, extensive cross-ventilation and the reuse of existing building fabric to reduce embodied carbon.

The adaptive reuse strategy became a defining feature of the application after heritage investigations found only one of the site's industrial buildings could feasibly be retained. The Heritage Impact Statement concludes that preserving the key warehouse façades while referencing the site's industrial character throughout the new development provides an appropriate balance between renewal and conservation.

"Retention and adaptation of the site buildings has been explored but found not to be feasible except for the tallest building, whose street facades will be retained," the heritage report states.

"The proposed building will interpret the brick and steel character of the subject site, including reuse of some components and construction of a large 'sawtooth' structure in the proposed open space."

The William Street site is located around 300 metres from Leichhardt North Light Rail station and a short walk to Norton Street's retail, dining and hospitality precinct. The surrounding area has increasingly become a focus for urban renewal given its proximity to public transport and the Parramatta Road corridor.

Originally from Massachusetts, Altman moved to LA 13 years ago earning US$7.50 in the mail room before creating his fortune.

The pop queen graced the porch of <a href="https://www.realestate.com.au/property-house-vic-brunswick-121803930" target="_blank">20 Beith Street</a> dressed in a leotard, fur coat and heels in the 2013 music video.
The video was shot during her Australia leg of 'The Mrs Carter Show World Tour' and was the only scene which was shot outside of Houston.
Nelson Alexander agent Luke Sacco highlighted the homes use in the music video in the advert, suggesting the buyer would fall 'crazy in love' with the property.
He also admitted the two bedroom Edwardian house isn't flawless and said it needs to be completely renovated.

The first open for inspection for the house is scheduled to take place on Saturday afternoon and Luke is hoping the Beyoncé connection will create interest.

Actor Richard Roxburgh, star of Rake, and his wife, the SBS TV celebrity chef Silvia Colloca have reportedly bought at Newport for $3 million.
But they are yet to sell <a href="/news/actor-richard-roxburgh-lists-bilgola-home-for-sunday-auction">their five bedroom Bilgola Plateau home</a>. It now comes priced at $1.9 million plus.
Their northern beaches modern beach-style retreat was pulled from recent scheduled auction by James Baker at Raine and Horne Palm Beach.
With views over Pittwater,<a href="https://www.realestate.com.au/property-house-nsw-bilgola-121101482" target="_blank"> the modern two level home on Lower Plateau Road </a>was initially marketed to fetch around $2 million. The couple added a deck off the master bedroom since paying $1.62 million in 2009.
They are planning on staying on the northern beaches having bought on the cliff at Newport, Fairfax Media advised.

Laffing Waters, the former Pittwater retreat of knockabout Australian actor Chips Rafferty, set on a 2,538-square-metre block at Lovett Bay north of Sydney, has been sold. 
The <a href="https://uniqueestates.com.au/listings/residential_sale-322747-lovett-bay/" target="_blank">deep waterfront bushland property</a>, which is accessible only by water, has been sold by the Dunn family after 28 years of ownership, and four years of seeking a buyer.
It is a vastly different home than the rustic one Rafferty, otherwise known as John Goffage, and his wife, Ellen, had in the late 1940s. The rugged movie star of The Overlanders, a tale about the hardships of Australian outback life, had paid £1,205 for the land and built the home amid the waterfront towering gums.
The Dunn family purchased the first of their two Sturdee Place holdings, now with beach and jetty, in the late 1980s for $550,000. 
Much changed but the backyard still has Chip's leftover beer bottles! Raffety’s own display wall of beer bottles, some bearing the date 1952. Around $3.55 million was being sought by Deborah Cullen at Unique Estates for the four bedroom offering.
The buyers from the inner west were getting their boat licence last week.

Model and actress Liz Hurley has sold her redundant Midland home for £9 million, according to the UK press. 
The six bedroom Ampney Knowle (pictured above), near Cirencester, Gloucestershire had been listed so she could concentrate on decorating and furnishing Donnington Hall at Ledbury, Herefordshire.
The larger 13 bedroom Donnington Hall property was bought in 2012 with her ex, former Australian cricketer Shane Warne, with his half share interest bought out last October.
“It’s no secret that I bought Donnington Hall with my former fiancé and it was a tough decision to choose which house to keep as I love them both," Liz told the The Sunday Times Home supplement after her 2014 decision to list Ampney Knowle.
The swimwear designer bought stone-built Ampney Knowle for £3.3 million in 2003. Its sale was <a href="https://www.mirror.co.uk/3am/celebrity-news/liz-hurley-sells-farm-bought-6182230" target="_blank">reported by the weekend Mirror</a>, albeit with an inaccurate headline.
It is set in 450 acres of Cotswolds countryside, has six bedrooms, a guest annexe, cottages in the grounds and outbuildings.
She had initially asked £6 million just for the house and guest cottage but there were no takers, so she then offered all the farmland at Ampney Knowle near Cirencester, Glos.

Model Liz Hurley sells Ampney Knowle to keep Donnington Hall

My Kitchen Rules judge and co-host Manu Feildel has bought a Maroubra semi for $1.9 million.
Manu Feildel and wife Clarissa Weerasena won't be far from co-host Pete Evans and his fiancee Nicole Robinson, who are undertaking renovations to the Malabar residence they bought in 2013 for $1.44 million.
Manu Feildel bought the five bedroom 1930s semi off market through Shane Vincent at Belle, who sold it previously in 2008 when at NG Farah.
It last traded pre-renovation (pictured above) in 2008 at $691,000 when sold to John and Christine Nettle of Nettle Constructions whose newly renovated home had two potential buyers placing offers with the property quickly sold prior to auction.
The renovation (pictured below from Google streetview) turned it from a two bedroom into a five bedroom home.

Manu buys in Maroubra for $1.9 million

Kerry Stokes, the 16th richest person in Australia, and Peter Murray have purchased Woodlana Station, one of Kangaroo Island’s finest large scale farming properties for $4.7 million.
Their operations on Kangaroo Island and the Fleurieu Peninsula now exceed 10,000ha. 
Colliers International’s Jesse Manuel, Tim Altschwager and Nick Dean secured the sale of the 2,823 ha landholding located at Cassini on Kangaroo Island’s central north coast.
Carrying in excess of 500 Angus beef breeders plus progeny and bulls and around 6,000 Merino and Merino cross ewes plus lambs and weaners, agent Jesse Manuel said the property attracted interest from a diverse range of buyers including Mid North and Eyre Peninsula farmers seeking higher rainfall country, as well as some of the larger beef and wool producers on Kangaroo Island.
Also in the running were city-based investors and Asian investors, predominantly Chinese who are attracted to the Kangaroo Island brand.
“Chinese investors in particular have made several investments on the island in recent times in the food and beverage, tourism and farming sectors. For clean food production, the remote location has significant benefits from a branding perspective,” Mr Manuel said.
There was demand from some of South Australia’s substantial graziers and pastoralists given values can be as much as 30% lower than values in similar rainfall regions on the mainland, such as Limestone Coast.
Woodlana is located 25km west of Kingscote, with main access to the property from Springs Road, which runs off North Coast Road. It last traded at around $6 million in 2009.
The business duo also jointly own a number of other properties including 4050ha on Kangaroo Island stocked with 2500 Riverleas-blood Angus cattle.
They own Balquhidder Station, at Parawa on the Fleurieu Peninsula, which was bought in 2007 in a $20 million walk in-walk out deal.
The 3064-hectare property is run by Kerry Stokes' long-time business partner Peter Murray. Balquhidder sources bulls from Shorthorn Stud Weebollabolla, near Moree in New South Wales, where the Munro family has been breeding Shorthorns since the 1850s.
Peter Murray has been a client for more than five decades.
Buyers for Balquhidder cattle have come from SA, Victoria and Bowral in the NSW Southern Highlands.
