One of the most significant beachfront projects ever proposed for the small suburb of Miami on the Gold Coast, has taken a major step forward.&nbsp;Monaco Property Group has secured approval for <a href="https://www.apartments.com.au/new-apartments/nalu-miami-122-marine-parade-qld-4220">NALU</a>, a $500 million development comprising just 45 ultra-luxury residences on the iconic former Nobby’s Outlook site.

Acquired by <a href="https://www.apartments.com.au/developers/monaco-property-group">Monaco Property Group</a> in 2024 for $70 million, the rare 7,238 sqm Marine Parade parcel boasts more than 80 metres of uninterrupted ocean frontage.

With approvals now secured, Monaco Property Group will move NALU into its delivery phase. The project has been designed by&nbsp;<a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, who collaborated with&nbsp;<a href="https://www.apartments.com.au/landscape-architect/ldg-landscape-architecture">LDG Landscape Architecture</a> and <a href="https://www.apartments.com.au/interior-designers/tom-mark-henry">Tom Mark Henry Interiors</a>&nbsp;to create the low-rise building, its landscaping, and interiors.

Residences will range from 237 sqm layouts to beachfront homes exceeding 1,400 sqm.

At the heart of the project is a 2,200 sqm lifestyle precinct with a bathhouse, fitness centre and resort-style pool, elevated by a concierge service.

Jonathan Grasso, Co-Founder of Monaco Property Group, said the council approval marks an exciting milestone for NALU, which will launch in Q1 2026.

Originally developed in the 1970s as Nobby’s Outlook and later refurbished in 2019 as Nalu, the property has long held a place in the local community’s coastal identity. The most elevated residential tower in Palm Beach, <a href="https://www.apartments.com.au/new-apartments/corallo-palm-beach-5-palm-beach-avenue-palm-beach-qld-4221">Corallo</a>, has officially launched this week, however only a handful of buyers will have an opportunity to buy in to the 17-storey project.

The $200 million mixed-use project includes ground floor dining and retail and is considered so valuable its developer, <a href="https://www.apartments.com.au/developers/changfa-group">Changfa Group</a>, will be staging its release of one-, two- and three-bedroom apartments and penthouses to the market.

Higgins said Palm Beach remained a hotly contested suburb for home buyers, with prices doubling in the past five years.

$200 million Corallo Palm Beach launches with limited apartment release

In a move that aligns with NSW's accelerated planning incentives for affordable housing, developer&nbsp;<a href="https://www.apartments.com.au/developers/the-one-collection">One Collection</a> has revised its Hills District apartment plans, and taken it to the NSW Government, to secure approval.

The developer, which is currently delivering Horizon Hurstville, is seeking to add 80 more apartments to its <a href="https://www.apartments.com.au/new-apartments/the-one-castle-hill-16-dawes-avenue-nsw-2154">Castle Hill development</a> near Castle Towers. They already have approval for 280 apartments across eight six-storey buildings.

Now on the desks of the NSW Department of Planning is 360 apartments, 48 of which will be dedicated to affordable housing.&nbsp;Affordable housing is to be “fully integrated within the building and visually indistinguishable,” according to the planning submission.

The 15,697 sqm block, an amalgamation of 16 sites, spans across Dawes Avenue, Hughes Avenue, and Camdan Crescent, sits 550m from Hills Showground Metro Station.&nbsp;

"The existing context is quickly changing from free-standing homes into residential flat buildings in line with the Hills Showground Precinct planning framework," Place Studio noted.

They said the design was informed by the site's unique condition of having three street frontages and was developed to to respond sensitively to iots surrounding context.

"The design adopted a conventional perpendicular alignment to the primary street frontage. The massing of the development was carefully modulated to align with the evolving character of the neighbourhood. The design ensured that the scale was not excessive or out of context, but instead contributed to a cohesive urban form consistent with emerging developments in the area."

The apartment mix will be 46 one-beds, 168 two-bed apartments, and 146 three-bedroom units, with 631 parking spaces proposed.

Along the street frontages, the building heights are four storeys with a 7.5 metre setback, and eight storeys with an 11.5 metre setback. It should cost about $150 million to build.

Hollywood actor Rebel Wilson has been caught up in tougher leasing conditions facing many landlords across the over supplied Sydney rental market.

She had had to drop her asking rental on her recently settled off the plan&nbsp;<a href="https://www.realestate.com.au/property-apartment-nsw-gladesville-425226834" target="_blank">Gladesville investment apartment.</a>

The two bedroom garden Bella apartment that features a private courtyard with small lawn was put up for rent asking $660 a week last December.

Wilson will now take $595 a week. She had sought a $625 a week tenant in January but one didn't emerge.&nbsp;

The number of vacant properties for rent in <a href="/new-apartments/sydney-nsw-2000">Sydney</a> jumped 40% from 15,775 last January to 22,426 this year, according to recent SQM data.

Wilson bought the apartment in 2015 off the plan, paying $740,000, so the <a href="/developments?title=jordan+street">Jordan Street</a> garden apartment would likely reflect a 4% rental yield.

The median two bedroom rental is $480 a week.

Realestate.com.au estimate the rental yield for two bedroom units was 3.5% based on 296 property rentals and 112 property sales over the last 12 months.

Wilson calls Birchgrove home when she visits.

Her last trip back over Christmas saw her busy on her property plays.

Wilson was committed to renovating her harbourside home.

She has owned the 1900s freestanding Victorian since 2014 when she paid $3.76 million for the three bedroom home.

It underwent a $900,000 renovation.

She also settled on a Balmain investment apartment in the Parkes Residence, a conversion of a historic mansion.

The New York-inspired terrace homes, which took three years to complete, sit on the fringe of Punch Park.

But the international actor Isla Fisher retains the Sydney apartment she bought when she was just 20 playing troubled teen Shannon Reed in Home &amp; Away.
She's long gone from Summer Bay, and Sydney, preferring to reside these days in California.
"Juggling a family in LA isn’t easy,' the Australian actress told Marie Claire Australia.
Her Woollahra apartment appeared on the rental market this month, likely to yield some $650 a week for the wife of actor Sacha Baron Cohen.
They married in 2010 and have three children.
The couple calls the Hollywood Hills, as far away from the paparazzi and tourists as possible, their home sanctuary.
It was 2010 when they moved into their English country-style manor in Laurel Canyon, an affluent suburb where George Clooney and Paris Hilton also have a home.
They bought the seven bedroom, seven bathroom home with gym, theatre and pool having grown tired of seeing tourists parked outside their former home closer to town.
The Woollahra property attracts no attention.
Bought by Fisher for $171,500 in 1995, the star of Arrested Development stands as one of the longest owners in the 1930s Wiltshire Towers block.
The two bedroom apartment has been recently renovated, with a new kitchen and bathroom with tub.
Laing + Simmons Woollahra agent Jasmin Markham is marketing the Wallis Street rental property.  
The last two bedroom, one bathroom apartment without a car space in the block fetched $875,000.
Fisher told Marie Claire Australia earlier this year she has "a secret fantasy" of moving to Byron Bay, which would see her follow in the celebrity footsteps of Thor star Chris Hemsworth.
"I have this secret fantasy of slowing down, moving to Byron Bay, getting off the grid and sitting on the sand with a Vegemite sandwich," she said.
Fisher had representatives set to inspect the Broken Head property recently rented by Bourne Identity star Matt Damon.
Fisher and Baron Cohen are expected to holiday in Australia over the Christmas period.
She recently appeared in the recent Tourism Australia promotion, Dundee - The Son of a Legend Returns Home. 
Fisher joined the Summer Bay cast after her role on the short-lived Nine soap Paradise Beach.

Having shot to fame in 2002 as the shy school girl Nina Tucker in Neighbours, she signed onto Sony Music at 15 and released her debut album, Innocent Eyes, in 2003 which topped the ARIA Albums Chart for an all-time record of 29 consecutive weeks.
The songbird hasn't owned in her name in Sydney since 2014, but has been spotted seeking her next acquisition for almost the past year. 
She checked out a $3 million freestanding home with pool on the lower north shore late last year, but it has been mostly apartments attracting her attention.
She was most recently seen at the Hampton, a 1920s apartment complex in Potts Point. 
She was papped with the talent agent Joe Dadic and her mother Lea, who still own the Hills district family home that was bought for $60,000 in the early 1980s.

She has signalled her interest was somewhere "quiet and charming yet still close enough to the city to feel the buzz."
"Location is on the top of my list, somewhere with access to amenities such as cafes and restaurants especially for my morning coffee," she said.
Despite no permanent place yet to call home, she recently engaged the Warriewood property styling company, Furnish and Finish to style her modern Sydney apartment.
It is a bespoke colour scheme including splashes of bright neutrals, soft pinks and earthy tones, bringing a lift to the living spaces that had Delta’s essential piano and musical instruments. 
“I really wanted a space that felt like home but had no clue where to even start," she confessed.
"Now I have a home that’s comfy, cosy and elegant and provides the perfect place to come home to whenever I am back in Sydney.” Delta said.
The Sydney-born star, who has twice mentored winners over the past seven years as a coach on the TV show The Voice Australia, previously owned at Woolloomooloo Finger Wharf.
She sold the apartment for $1.7 million in 2014, just before the recent boom really took off, having paid $1.41 million in boom time 2003. 
The two bedroom 170 square metre loft apartment, which came with expansive water views, has recently traded again for $2.65 million.
She then wanted USD$3.6 million for her five bedroom Mediterranean style home in Los Angeles which she bought on leaving Australia.
It sold USD$3.4 million having paid $3.1 million in 2010.
It was marketed as a "unique celebrity owned, gated estate perched high in the Hollywood Hills offering gracious living and gorgeous panoramic views".
She has 450,000 followers on Instagram.

Delta Goodrem still on the hunt for a Sydney bolthole

The Byron Bay hinterland estate that hosted Margot Robbie's 2016 wedding to British film director Tom Ackerley, has been listed for sale.

It was also where Brisbane-born actress Jacinda Barrett married Suits star Gabriel 'Harvey' Macht in 2004.

The property, dubbed Coorabella, has been owned by Love &amp; Hatred luxury jewellery founder Giovanni D'Ercole for the last 25 years.

He has recently traded in the hinterland for the beach, spending $4.3 million on the Brownell Drive dress circle near Wategos.

Coorabella is a private 23 hectare estate surrounded by lush rainforest and green valleys, 13 kilometres inland from Byron in Coorabell, where Natalie Imbruglia has her Australia base.

James Maloney buys in Panther heartland

The former Miss Universe Australia Rachael Finch and her dancer husband Michael Miziner have settled a dispute over the business operating out of a commercial site the pair own in Alexandria.
It began in April last year when the current lease holders wanted to sell their business to a new owner.
The Daily Telegraph reported the parties reached a confidential settlement last week before a scheduled hearing of the NSW Civil and Administrative Tribunal (NCAT).
McEvoy Food Company Pty Ltd decide to sell their small cafe business they were running out of the McEvoy Street, Alexandria premises to WoW Music Pty Ltd, an online store selling CDs and DVDs via Ebay and through direct orders.
They originally were set to run the music store out of the Alexandria premises but then decided to run a “commercial kitchen with retail shop”.
Finch and Miziner however refused to consent to the change of lease and the matter was taken to the NCAT for resolution.
Court documents reveal the former Miss Universe and her husband were concerned WoW Music would not be as financially successful as their current tenants as the new applicant had no retail cafe experience.
Finch told The Daily Telegraph through her publicist that the pair had happily settled.
“Yes, we were just trying to protect investment. The matter was settled outside of the tribunal by the two parties,” Finch said.
In December last year though NCAT ruled in favour of allowing the change of lease and found that Finch and her husband were not entitled to withhold consent.
