A rare new development in Surry Hills is aiming to replace a cluster of underutilised commercial buildings with a contemporary eight mixed-use building just 300 metres from Central Station.&nbsp;

The $27.5 million project is being led by ISL Property Investments Management and will include 35 apartments, some earmarked for affordable housing, alongside street-level retail and basement parking.

The development spans multiple lots between <a href="https://www.apartments.com.au/new-apartments/98-106-kippax-street-surry-hills-nsw-2010">Kippax, Sophia, and Waterloo Streets</a> and will involve substantial demolition of the existing structures on the 780 sqm site.

According to the Urban Design Report prepared by <a href="https://www.apartments.com.au/architects/dko-architecture">DKO</a>, the design has been shaped to reflect the area’s gritty industrial past while contributing to its evolving identity as a high-density urban hub.

“The proposed development is designed to integrate sensitively and intelligently with its immediate surroundings and evolving urban context,” DKO stated. “It mediates between the existing built environment and the area’s future trajectory, ensuring a thoughtful transition”.

The project includes 35 one, two, three-bedroom apartments across the upper levels, with 15 per cent of the total floor area allocated to affordable housing.&nbsp;The dwelling mix is designed to cater to a range of household types, with layouts strategically oriented to maximise solar access and cross ventilation, DKO notes.

Architecturally, the building is anchored by a podium that reinforces the streetscape while referencing the area’s industrial brick fabric. Above this, a lighter tower form is chamfered to reduce visual bulk and improve solar access to the public domain.&nbsp;

“The tower mass is elevated above the podium, visibly distinct yet firmly anchored at the bookend corner of Kippax and Waterloo Streets,” DKO wrote.

The development is also aiming high on sustainability. Features include rooftop photovoltaics, water-efficient landscaping with local species, and a commitment to all-electric infrastructure.&nbsp;

The project is lodged under the Housing SEPP and seeks approval from the City of Sydney. There have been very few new apartment developments in Surry Hills in recent years. Some of the most notable has been redevelopments of former commercial buildings, as opposed to demolishing buildings.

That's the plan for national developer Time &amp; Place, which has recently submitted their State Significant Development Application for Marlborough House, the redevelopment of the original&nbsp;David Jones department store warehouse and factory building&nbsp;on Marlborough Street. The development will have around 150 warehouse-style apartments.

Sunset Boulevard was a small, relatively unknown riverfront street on the Nerang River in Surfers Paradise around 18 months ago. However, the street is now set to become a thriving residential hub after the Gold Coast City Council approved several new developments that are poised to transform the character of the area.

The latest development approval on the river is for a 29-level tower by the Sydney-based P&amp;N Sleiman Group. The development, at <a href="https://www.apartments.com.au/new-apartments/52-sunset-boulevard-surfers-paradise-qld-4217">52 Sunset Boulevard</a>, will be its first in the Gold Coast.

The developer, which only filed the plans in April, is approved for 62&nbsp;two-, three-, and four-bedroom apartments, as well as two double-level penthouses with their own&nbsp;private rooftop terraces and plunge pools.

Residents will also have access to communal amenity on level three, including a gym, lounge, barbecue facilities, and an infinity-edge pool.

Also now approved is YHY Group's tower which is crowned by what would be the largest penthouse ever produced on the Gold Coast.

YHY Group, also Sydney-based, is approved for a 33-level building with 74 apartments, across a triple site incorporating&nbsp;56, 58 and 60 Sunset Boulevard.&nbsp;The ninth level will feature a kids play area with an adjoining creche, a lap pool that runs along the edge of the building, a recovery space with a sauna and steam room, a yoga room, a gym, golf simulator, and a wellness spa with a treatment room and a massage room.

Above is another swimming pool, this one with&nbsp;an integrated pool bar and spa which has been oriented to offer gun-barrel views to the Surfers skyline. On the same level is a lounge, a bookable lounge with a kitchen, and a business centre.&nbsp;The ground level is set to feature&nbsp;a grand entry lobby, a cigar room, a cellar, library, study, bar and multiple entertaining areas.

The "Ultra Penthouse" is one of the largest ever pitched on the Gold Coast at 1,449 sqm of internal living space.

The first developer to identify Sunset Boulevard was Roy Skaf's Macquarie York. He has approval for a more boutique, 17-level tower on the river, facing Chevron Island's famous Home of The Arts (HOTA) building. There will be a mix of 43 two-, three-, and four-bedroom apartments.

The resident amenity is located on level two and will feature a swimming pool, fire pit area, barbecue space, day beds, gym with a sauna and steam room, work from home space with desks and a boardroom.

Core Developments to deliver rare new apartment living to Gungahlin’s growing town centre

As one of Canberra’s most prolific developers, Geocon has had a front-row seat to the evolving dynamics of the ACT’s apartment market — and according to Andrew Clark, General Manager of Development, the capital is only now beginning to realise its potential.

“Canberra’s really just coming of age,” Clark says. “We’re seeing consistent growth, and the fundamentals are incredibly strong — population is forecast to increase by around 9,500 people a year for the next five years, a highly educated buyer pool, and a government steadily investing in infrastructure.”

Geocon currently has two major projects in the planning stage. One is in Woden, where the Phillip Swimming and Ice Skating Centre site will be transformed into a three-stage development. The first stage, currently under review under the ACT’s updated Territory Plan, includes a new 25-metre indoor pool and splash park, along with 285 apartments — one of the first large-scale projects to move through the new framework.

“This is really a benchmark for how civic infrastructure and residential development can co-exist,” Clark says. “It’s a strong statement about what modern infill can look like in Canberra.”

Geocon’s other main focus is in Braddon, where the developer recently acquired a 10,663 sqm site on Northbourne Avenue. The site is slated for around 558 apartments and is still in early DA stages.

This project joins a growing list of higher-density developments pushing closer to public transport corridors — a clear priority under recent ACT Government strategies.

For Clark, the shift to infill and higher-density living isn’t just a planning directive, but a market inevitability.

“We’re seeing a widening gap in housing affordability between freestanding homes and units. For many first-home buyers and investors, units remain the more realistic entry point, especially as the cost of land and detached housing continues to climb, due to limited supply. That shift is having a real impact on buyer behaviour, particularly for families who still value the long-term benefits of owning land but are being priced out. It’s no surprise the market has been pushed toward more multi-unit developments — and frankly, it makes sense.” he says.

Clark also points to the environmental and infrastructure benefits.

“Infill helps us put more people closer to public transport and activity centres. That reduces car reliance and supports investment in things like light rail, which in turn drives more growth.”

Clark notes that while apartment living is more established in cities like Sydney, Melbourne, Brisbane and the Gold Coast, Canberrans are starting to embrace the shift.

Investor interest has been growing in recent months, particularly from Sydney, with vacancy rates in Canberra sitting at just 1.5 per cent.

“There’s a good level of investor confidence in Canberra, and that hasn’t really changed. It’s a secure, stable place to invest — and that’s attractive when you're looking long term,” Clark says. “We’ve got solid relationships with agents across the country. And even though our core marketing is local, we know how to tap into that national interest.”

Looking ahead, Clark sees continued pressure on supply, particularly as the ACT’s population forecasts and housing targets outpace the current development pipeline.

“The government has acknowledged that urban infill is a critical part of the future land release programme, and their legislative changes reflect that. But even with that, we’re not really keeping up with demand. There’s still a lot of upside here.”

With the University of New South Wales recently lodging plans for a new Canberra campus, and light rail expansion progressing, Clark is optimistic about the region’s trajectory.

“The university sector has grown significantly, and that growth flows through the broader economy. At the same time, Canberra’s strong public sector presence underpins a wide range of private sector activity. That solid economic base gives the city a level of stability and insulation that many other cities simply don’t have.”

Ultimately, Clark sees Canberra continuing to evolve into a unit-driven market — not just for investors and students, but for professionals and downsizers who now see apartments as a viable long-term option.

“People are rethinking the quarter-acre dream,” he says. “It’s taken time — and there’s still work to do in appealing to families — but we’re seeing that shift.”

And as the city continues to grow, so too will the scale and ambition of its projects. “We’re ready for that next chapter. Canberra’s not a ‘maybe’ market anymore — it’s a market with a future.”

Belconnen's growing town centre is set to continue to evolve with plans filed to turn a temporary car park into more apartments.

The new plans are for the penultimate, and final stages of the Linq precinct,&nbsp;which is being delivered by&nbsp;NDH Property Group, a joint venture between KDN and Evri Group.

Stage 2B will add a further 151 apartments, across two 13-level towers on the 6,601 sqm site at <a href="/new-apartments/103-eastern-valley-way-belconnen-act-2617">103 Eastern Valley Way</a>. The car park currently provides temporary surface parking for nearby commercial and residential developments within the Belconnen Town Centre.

Stage three will be a further 300 apartments.
