Core Developments to deliver rare new apartment living to Gungahlin’s growing town centre

Prominent builder-developer Core Developments has taken the reins on a prime town centre site to deliver one of Gungahlin’s most centrally located new apartment buildings in years.

Led by Ryan and Martine Cappello, Core Developments was keen to take over a project on Ernest Cavanagh Street, not only because of its location within the growing town centre but also due to the fact that Gungahlin, in Canberra’s north, is significantly undersupplied with new apartments, with just 13 per cent of dwellings being apartments.

The new development, Raya, will feature 166 one, two, and three-bedroom apartments, designed by Stewart Architecture.

“Raya’s form seamlessly integrates with its amenity-rich surroundings, offering both privacy and sanctuary for residents while maintaining a strong connection to the vibrancy of the local community,” said Jonathon Phillips of Stewart Architecture.

Each apartment includes a private outdoor space, with balconies ranging from eight square metres to over 50 square metres in select configurations.

An expansive rooftop terrace will form part of the building’s solar-powered communal areas, with the system helping offset electricity use across shared spaces. The rooftop is designed as a welcoming setting for residents to host gatherings with family, friends, and guests.

One of the most attractive propositions for buyers is Raya’s location.

Future residents will be within five minutes of the town centre, home to three major shopping centres: Marketplace Gungahlin (which was recently extended), Gungahlin Village, and Gungahlin Square. These three centres collectively bring over 100 retailers, dining options, and hospitality venues, all just a stone’s throw from Raya.

The Gungahlin light rail stop is just one street away from Raya. It’s the start of the line, and a short 24-minute trip to Alinga Street in the Canberra city centre.

Prospective homebuyers can secure an apartment at Raya with just a 5% deposit, and settle the remaining balance upon completion, which is slated for early 2027.
