Longstanding Gold Coast and Canberra developer <a href="https://www.apartments.com.au/developers/morris-property-group">Morris Property Group</a> is continuing to roll on with its Glitter Strip apartment pipeline, seeking to return to Mermaid Beach with a new 68-apartment development.

Morris, founded by Barry Morris in 1978 and one of the Gold Coast’s most prolific apartment developers over the past two decades, has filed plans for a 12-storey mixed-use building at <a href="https://www.apartments.com.au/new-apartments/36-seabeach-avenue-mermaid-beach-qld-4218">34-36 Seabeach Avenue</a>, on the prized eastern side of the Gold Coast Highway.

The 1,227 sqm site occupies a prominent corner position at Seabeach Avenue and the Gold Coast Highway, opposite the Mermaid Plaza retail and office precinct and around 140 metres walking distance from the future Mermaid Beach South light rail station.

<a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser &amp; Partners</a> has designed the project, which will comprise 68 apartments across a mix of 48 two-bedroom and 20 three-bedroom residences.

The building will rise 12 storeys, reaching a maximum height of 36 metres, with the apartments accounting for a total of 156 bedrooms. The development application also seeks approval for short-term accommodation across the 68 apartments, while two office tenancies are proposed at ground level.

The plans show 108 car spaces across the development, with parking accommodated at ground level and within a three-level basement accessed from Seabeach Avenue.

Resident amenity will be concentrated on level two, where Fraser &amp; Partners has designed a recreation deck with a swimming pool, 90 sqm pool terrace, outdoor barbecue area and gym.

The broader communal offering will also incorporate landscaped spaces, with the planning documents noting the amenity has been designed to provide areas for recreation, social interaction and outdoor living.

The proposal would continue the transformation of the Gold Coast Highway corridor through Mermaid Beach ahead of the arrival of the light rail.

The site is zoned Neighbourhood Centre and sits within the Mermaid Beach/Broadbeach Light Rail Corridor neighbourhood plan. While the prescribed building height is 24 metres, the site is identified within an Urban Neighbourhood context providing for a 50 per cent height uplift to 36 metres.

Planning documents describe the stretch of the Gold Coast Highway between Broadbeach and Nobby Beach as increasingly characterised by medium and high-rise development, with the proposed Morris tower joining projects including Ventura, The Alfred, Oceans and Otto.

The development would mark Morris Property Group's latest investment in Mermaid Beach, where it has already delivered two apartment projects.

Otto, at 1 Bondi Avenue on the western side of the Gold Coast Highway, comprises 70 apartments across nine storeys. The project was completed in 2019 and includes a residents' gym, recreation deck and swimming pool.

Morris also developed Oceans at 46 Ocean Street, a nine-storey, 70-apartment build-to-rent development completed in 2019. Oceans was the group's first build-to-rent project and incorporates commercial space at ground level.

The two existing Morris projects sit further north along the same Gold Coast Highway corridor as the proposed Seabeach Avenue development. Fraser &amp; Partners' planning analysis specifically identifies both Otto and Oceans among the established built-form precedents surrounding the site.

Mermaid Beach represents only part of Morris' considerable Gold Coast footprint.

The family-owned developer has been particularly active in neighbouring Broadbeach, delivering projects including Sierra Grand, Eclipse, Synergy, Qube, Koko, Opus and Malo, while its current pipeline includes Maison and the two-tower Crest development.

Further south, Morris has also developed a string of projects in Burleigh Heads, including Element, Boardwalk and Sandbar, while Essentia expanded its footprint north into Surfers Paradise.

The Seabeach Avenue application has been lodged by PMM Broadbeach Pty Ltd and seeks a development permit for a Material Change of Use for multiple dwellings, short-term accommodation and office uses. Zone Planning Group prepared the planning application, with Fraser &amp; Partners commissioned as architect.

The project comes as the developer continues to expand its Gold Coast pipeline while retaining a significant presence in Canberra. Morris now has more than $2.5 billion of development in its national pipeline and has delivered more than 7,000 homes during its near five-decade history

55 William adds to a growing concentration of Fortis projects in and around Double Bay, a market the developer has become increasingly active in over recent years.

Fortis previously completed the nine-residence Marmont on New South Head Road, while it is currently developing a mixed-use residential and retail project at 12 Cross Street. Its wider Double Bay footprint also extends into commercial and retail development.

The developer's broader Sydney residential pipeline is particularly concentrated across the eastern suburbs, with projects spanning Doub​le Bay, Ro​se Bay, Wo​ollahra, Dar​ling Point, Poi​nt Piper and Eli​zabeth Bay.

At 55 William, Fortis has again turned to MHN Design Union, the architecture practice behind several of its eastern suburbs projects, while London-based 1508 London has been appointed to handle the interiors and Wyer &amp; Co the landscaping.

The six-level building will comprise a combination of two and three-bedroom apartments, including a garden residence, full-floor apartments, a sub-penthouse and penthouse. Each residence will have secure basement parking and private outdoor space.

A rooftop terrace for all residents, along with select apartments, enjoys views across Double Bay Harbour and toward the Sydney skyline.

Ceiling heights will reach up to three metres&nbsp;in select residences, while the kitchens will feature natural stone and integrated Gaggenau appliances.

The boutique nature of the project reflects the type of stock Fortis has increasingly targeted across Sydney's eastern suburbs, where larger apartments and smaller buildings are being pitched primarily toward local owner-occupiers and downsizers.

Fortis Group General Manager Ed Eve said the developer continues to see demand from buyers wanting to remain in the eastern suburbs but move into newer, lower-maintenance housing.

“We're seeing continued demand from local owner-occupiers and downsizers looking for high-quality homes that allow them to remain in the eastern suburbs, close to the lifestyle and community they know,” Eve said.

55 William is also one of the early projects to respond directly to the NSW Government's Low and Mid-Rise Housing reforms. Fortis had previously secured approval for just two townhouses on the 599 sqm site before revising the scheme to eight apartments following the planning changes.

Situated one street back from Double Bay's water's edge, the project enjoys an enviable harbourside setting within walking distance of Double Bay Village and the ferry wharf.

Fortis has increasingly made the eastern suburbs a major focus of its Sydney pipeline. Beyond Double Bay, it recently completed the 14-residence Piper in Point Piper and has projects underway or planned across Rose Bay, Woollahra and Darling Point.

Fortis continues eastern suburbs push with 55 William launch

UAE-based developer Arada has unveiled plans for a $2 billion twin-tower apartment development in Broadbeach, marking its first move into Queensland as it continues its rapid expansion across Australia.

Arada will develop 952 apartments across two towers on a prominent site opposite the Gold Coast Convention and Exhibition Centre, with the project targeted for completion ahead of the Brisbane 2032 Olympic and Paralympic Games.

The project represents Arada's largest commitment to the Australian market since arriving in the country in 2024 and significantly expands a local pipeline that has now grown to eight projects and more than 5,000 homes.

It will also be the first major Queensland project delivered by Roberts Co since the tier-one contractor was acquired by Arada Group in 2025.

Plus Studio has designed the Broadbeach development, which will comprise one, two and three-bedroom apartments across two towers connected by a landscaped podium.

A significant resident amenity offering will include lagoon and lap pools, a gym, sauna and steam room, alongside a mist room, infrared room and salt scrub facilities. Communal terraces, private dining areas, a library, residents' lounge and work-from-home spaces are also planned. Around 1,200 sqm of retail and hospitality space will occupy the ground floor.

The site puts Arada in one of the Gold Coast's most active apartment markets, directly opposite the convention centre and within walking distance of Pacific Fair, The Star Gold Coast and Broadbeach's dining and retail precinct.

It also has immediate access to the Gold Coast light rail network and sits just a few blocks from the beach.

Arada Group Chief Executive Ahmed Alkhoshaibi said Broadbeach represented an opportunity for the developer to expand beyond its initial NSW pipeline.

“Broadbeach is a world-class address that gives us the canvas to create a community of exceptional design and lifestyle quality that genuinely enriches the daily lives of the people who call it home,” Alkhoshaibi said.

“This is our first development outside New South Wales, and it reflects our growing ambition to grow in key urban markets around the country.”

Alkhoshaibi said bringing Roberts Co into the project would give Arada greater control over the development and construction process.

“Delivering this project through Roberts Co, our own tier-one construction business, means we can bring the quality, pace and accountability that our buyers expect.”

The move into Broadbeach comes as Arada accelerates its Australian expansion following its entry into the market two years ago. The developer has assembled a pipeline of eight projects comprising more than 5,000 homes, while the acquisition of Roberts Co last year gave the group its own Australian construction capability.

Globally, Arada has a development portfolio valued at $50 billion comprising more than 55,000 homes across the UAE, United Kingdom and Australia.

The Gold Coast is emerging as the next major market for the developer, with strong population growth and infrastructure spending ahead of the 2032 Games continuing to underpin significant apartment development across the coastal strip.

Arada plots $2 billion Broadbeach towers in major Queensland move

Sydney’s downsizer market is changing, with a growing cohort of buyers prioritising the right home over simply finding a smaller one.

Coronation Property Head of Sales Cam Porter says the traditional idea of downsizing does not necessarily reflect what many buyers are now looking for, particularly those moving from established family homes across Sydney.

Instead, he says they are increasingly becoming “right-sizers”, seeking lower-maintenance homes without sacrificing the space, amenity or quality they have become accustomed to.

“We are increasingly seeing buyers who are not motivated by the idea of simply moving into a smaller property,” Porter says.

“They are right-sizers. They want a home that is easier to manage and better connected, but they still expect generosity, quality and a floorplan that supports the way they live.”

It is a subtle but important distinction in a market where apartment developers are increasingly targeting established owner-occupiers.

For many of these buyers, moving from a house to an apartment is not driven by a desire to dramatically reduce their living space. Instead, the appeal is in removing some of the maintenance associated with a larger home while retaining generous living areas, storage and enough flexibility to accommodate family and friends.

Coronation’s sales team is seeing buyers place particular importance on natural light, practical storage and additional rooms that can be used as guest bedrooms, home offices or secondary living spaces.

Kitchens and dining areas are also playing an increasingly important role, particularly for buyers who regularly entertain or have children and grandchildren visit.

“These buyers still want their home to feel generous,” Porter says.

“They may want less maintenance, but they are not looking for less life.”

The challenge for the broader housing market is providing enough of the right stock to encourage that move.

While much of the discussion around Sydney’s housing shortage has centred on the number of homes being delivered, Porter says the diversity of those homes is equally important.

Older homeowners can remain in large family houses for longer when they cannot find an appropriate alternative in the neighbourhoods where they have built their lives.

“The decision is rarely as simple as wanting fewer bedrooms,” Porter says.

“People are weighing up their connection to a neighbourhood, the space they need for family, the quality of the home and whether it will continue to work for them over the long term.”

It also has implications beyond the downsizer market. Providing suitable apartments for smaller households can free up established houses for families who need the additional bedrooms and land, creating greater movement through the housing market.

It is a buyer Coronation is targeting at <a href="https://www.apartments.com.au/new-apartments/lillian-erskineville-9-metters-street-erskineville-nsw-2043">Lillian</a>, its new collection of apartments, terraces and penthouses at Erskineville Village.

Designed by Silvester Fuller, Lillian has been shaped around larger living spaces, natural light and flexible floorplans, alongside landscaped areas, wellness amenity and communal spaces for residents.

The development will form part of Coronation’s broader Erskineville Village precinct, which will combine new homes with green space, retail, hospitality and new pedestrian connections.

A new apartment tower has been pitched for a "key part of the Fortitude Valley which has not to date received as much attention and opportunity as other parts of the <a href="/developments/fortitude-valley-qld-4006">Fortitude Valley</a> area."

The plans now with the <a href="/developments/brisbane-qld">Brisbane</a> City Council are for a 28-level tower on a 2,270 sqm site across&nbsp;286-300 St Pauls Terrace, bordering <a href="/developments/spring-hill-qld-4000">Spring Hill</a>.

Mewing Planning Consultants noted in their Town Planning Assessment that the Fortitude Valley and Spring Hill locality is currently undergoing a substantial transformation and revitalisation as a result of new residential and commercial developments.

"The site is ideally positioned to contribute to the creation of a vibrant, mixed-use precinct in Fortitude Valley that offers a diversity of residential living opportunities and local retail services, and positively contributes to the visual amenity and character of the area."

Designed by&nbsp;McFarland Architects, the tower is set to comprise 164 one, two, three and four-bedroom apartments. The 1,152 sqm of communal space incorporates a gym on the podium level and a rooftop with a swimming pool, spa, rec rec room, barbecue facilities, and various seating areas.

Just 14 one-bed apartments have been pitched. They'll feature alongside 48 two-beds, 62 three-beds, and 40 four-bedroom apartments.

Mewing said the residential breakdown delivers a diversity of housing product to cater for different life stages, needs, and living&nbsp;arrangements.

"It provides housing in a needed location, which is well located to provide housing supply."

All units have been afforded with substantially sized and functional private open space areas that are directly accessible from the main living area of the units and primarily overlook Warry Street, St Pauls Terrace, or Kennigo Street.

The building, 300m from the Fortitude Valley Train Station, will be anchored by three retail tenancies and will provide a total of 157 car parking spaces in the three basement levels. 205 bicycle spaces in a secure storage room will share the podium level with the gym.

The plans were submitted by Luxe Property Investments, an entity directed by Tony Jo.

Mewing added that the proposed scale of the tower is coherent with, and a lesser number of levels than, the existing and emerging building height context of St Pauls Terrace that establishes higher density mixed-use development (up to 30 levels), consistent with the overall outcomes of the Spring Hill Neighbourhood Plan Code, which seeks development to provide a height transition to the Principal Centre Zoned land on the opposite side of St Pauls Terrace.

First look: Rare new apartment tower pitched for Fortitude Valley

Plans have been finalized for a towering green apartment building by Koichi Takada in Brisbane.

The development, at <a href="/new-apartments/25-mary-street-brisbane">25 Mary Street</a>, is to be developed by&nbsp;<a href="/developers/ks-property">KS Property</a>&nbsp;and will be one of the Queensland capital's tallest towers at 264 metres, only behind&nbsp;the Brisbane Sky Tower and The One Residences by Shayher Group.

The 71-level building by the&nbsp;renowned Japanese architect will home 527 one, two, three, and four-bedroom apartments and over 4,000 sqm of communal recreational space.

The design of the tower is inspired by natural forms, with the building's height evoking the image of a tree trunk rising into the sky, while the recreational levels are conceptualised as "nests" scattered throughout the structure.

The podium and ground-level design also reflect the building's overall organic aesthetic, featuring cascading plants, green walls, and tactile materials that enhance the pedestrian experience.&nbsp;

The lobby will provide a generously proportioned, open space for residents and offer opportunities for passive surveillance of the street.

The tower will sit on a 2,736 sqm site that spans 25 Mary Street and 98 and 98A Margaret Street, just two streets away from the Brisbane City Botanic Gardens and a short distance from Queens Wharf Brisbane.&nbsp;

Units in Brisbane are on track to grow in value by over 20 per cent over 2024.

Last month, with data commissioned by property data analytics firm CoreLogic, Urban reported&nbsp;that Brisbane's unit market hadn't been this strong since 1988.

After CoreLogic's latest monthly update, it looks set to surpass the 16 per cent gains from 1988.

The August index from CoreLogic showed no slowing down for units, with values jumping another 1.7 per cent to now be 13.9 per cent up over the calendar year.

Based on the rolling quarter gains of five per cent, Brisbane should record a 20 per cent gain in the unit market in 2024, a remarkable turn of events that has seen it leapfrog Melbourne to become the second most expensive capital city unit market in the country.

The Brisbane median unit value is now $40,000 higher than Melbourne, despite only overtaking the Victorian capital earlier this year.

The unit market outstripped growth in the house market in August (+0.9 per cent) , a trend which is being seen across every capital city. Brisbane's median house value is now $966,000, up 8.5 per cent year to date.

Brisbane’s ongoing undersupply of new apartments and the city’s appeal as a lifestyle destination are major drivers of this surge, particularly as the city gears up for the 2032 Olympics.&nbsp;

Supply constraints remain a challenge, with increased construction costs and a shortage of available construction companies slowing the pace of new developments in market.&nbsp;

<h2>What happened in Brisbane’s off the plan apartment market in August?</h2>

There were just two new <a href="/developments/brisbane-qld">Brisbane</a> apartment developments to hit Urban in August, two developments which cater for very different buyers.

The first images were unveiled for the $1.5 billion&nbsp;<a href="/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe">Teneriffe Banks</a>, a suburb-shaping development on Skyring Terrace on the Brisbane River.

Teneriffe Banks&nbsp;by&nbsp;<a href="/developers/kokoda-property">Kokoda Property</a>&nbsp;will feature around 200 luxury apartments in the five-building development that will also incorporate&nbsp;Brisbane’s first Kimpton Hotel and a host of high-end amenities, including a rooftop bar with panoramic city views, an infinity pool, and extensive wellness facilities.&nbsp;

The only other development is Amado Windsor, by the family-run Carbone Developments.

Amado comprises just 30 large-scale apartments across a six-level building in the inner-north suburb.&nbsp;

Targeting the owner-occupier, Amado is a mix of two and three-bedroom apartments, and two large penthouses spread across the top level with the communal rooftop that offers unrivalled panoramic views of Brisbane City.&nbsp;

Another significant development is set to prevail once the national developer&nbsp;<a href="/developers/traders-in-purple">Traders in Purple</a>&nbsp;works out what it wants to do with the $63.5 million West End site they just bought from the now defunct Crown Group.

Traders Director George Geagea said the size and location of the&nbsp;West End&nbsp;site presented a rare opportunity to create a remarkable lifestyle-focused destination just 4km from the Brisbane CBD.&nbsp;

“This is a spectacular site, one of the largest on the Brisbane riverfront to come to market in recent years,” Geagea said.&nbsp;

“We have long wanted to make our mark in Brisbane’s inner-city but we were prepared to wait until the right site came along."

Traders will be reducing the number of apartments, down from the approved 440.

City Beat September: 2024 to mark Brisbane's biggest unit boom in four decades

Paddington's Given Terrace, the main high street in the popular Brisbane suburb, is set to be transformed with Core Property Partners and P&amp;MV Constructions teaming up to deliver a new mixed-use precinct.

The proposed development of the 2,830 sqm site at 208-220 Given Terrace seeks to retain and restore the village feel of the character retail strip, alongside the introduction of 12 luxury apartments, 31 short-stay accommodation suites and an activated laneway.

Speaking on behalf of P&amp;MV Constructions, Nick Vidakovic said the proposal presented a once-in-a-generation opportunity to reinvigorate the prominent high street and attract more visitors back to Paddington’s retail heart.

“We believe by transforming this part of Paddington into a precinct, rather than a destination, will improve foot traffic not only on Given Terrace, but also on Latrobe Terrace,” Vidakovic said.

“A new laneway connecting the precinct to the neighbouring childcare centre has been designed as a civic space that includes a timeline of the area’s history, dating back to 1881.

“Hopefully this will kick off a broader rejuvenation of the area, which will benefit all local businesses in and around the Terraces.”

Core Property Development Manager Bikram Kaler said a focal point of the proposal is the restoration of the commercial character retail strip to accommodate artisan providores, restaurants and cafes.

“Given Terrace is the original heart of Brisbane’s high fashion and café culture, however in recent years it has lost some of that lustre,’’ Kaler said.

“The proposed development seeks to preserve Paddington’s character and reinvest in the prominent retail strip so that it attracts more food and fashion lovers to the high street.

“The introduction of a five-storey boutique residential building, set back from the character facade, will deliver 12 three-bedroom apartments with extensive greenery, rooftop amenities, and unobstructed views over the Brisbane CBD, Paddington Hill, and Red Hill’s landmark St Brigid’s Church.

“A second four-storey building will comprise 31 short-stay heritage suites, recognising the site’s close proximity to Suncorp Stadium and key Olympic precincts.”

The buildings will be connected by an activated laneway showcasing the suburb’s history and community pioneers dating back to the 1880s. It will be named “Hanlon Lane” in homage to Michael Edward “Ned” Hanlon, the former Queensland Premier (1946-52).

Designed by David Hansford of acclaimed local DAH Architecture, the project draws inspiration from the suburb’s unique ‘tin and timber’ homes and Brisbane’s contemporary sub-tropical lifestyle.

Kaler said the mixed-use precinct will have a front row seat to the 2032 Olympics.

“Paddington is well connected to the city’s top sporting and entertainment sites, with the transition of Given Terrace to Caxton Street providing seamless pedestrian access to Suncorp Stadium, The Barracks, and the proposed Brisbane Live precinct at Roma Street,” he said.

“Enhancing the existing retail spaces and providing a mix of residential and short stay accommodation will encourage increased visitation, create new jobs and deliver a positive economic impact for the suburb in the lead up to the 2032 Olympics and beyond.”

First look: Paddington's Given Terrace set for luxury makeover

The Carbone family has been developing new apartments across inner-city Brisbane for the best part of two decades.

Their latest development might be their best one yet.

Brisbane-based developer ARDO Property Group has submitted a proposal for a new luxury apartment development in Balmoral, a suburb traditionally dominated by single-house dwellings.&nbsp;

<a href="/developments/balmoral-qld-4171">Balmoral</a>, known for its tree-lined streets and park-centric lifestyle, has seen limited apartment development in years gone by, with fewer than 500 units currently in the affluent suburb.

ARDO's project aims to integrate with the existing neighbourhood, contributing positively to the local real estate market while catering to the growing demand for upscale residential options.

First look: ARDO Property plot luxury apartments in Balmoral

Brisbane's apartment and townhouse market hasn't seen a boom like it is currently witnessing for nearly four decades.

It was 1988 the last time the Brisbane unit market was performing better than it is so far in 2024.

Data gathered by Urban from property data analytics firm, CoreLogic, showed that, following a 1.8 per cent jump in unit values in July, Brisbane's unit market is now 12.8 per cent up over 2024 to August.

Units have already grown at a higher rate than the whole of 2023 (12.5 per cent), and in another two months will surpass the boom in 2021 (14.3 per cent).

Back in 1988, growth over the first seven months of the year was 16 per cent.

The 2024 boom has seen the median value of units across Brisbane soar from $561,000 to $638,000, surpassing&nbsp;<a href="/developments/melbourne-vic" target="">Melbourne</a>&nbsp;and Canberra to become the second most expensive capital city unit market in the country.

At the current trajectory, Brisbane units are primed for over 20 per cent growth in 2024, which would take the median unit value to nearly $700,000.

The boom in the unit market has been a lack of supply across the whole city. Brisbane is one of the most undersupplied markets in the country compared with the demand flooding into the Queensland capital, partly driven by the Brisbane 2032 Olympics, partly by the lifestyle benefits of South East Queensland that have been highlighted to the rest of the country since the onset of the pandemic.&nbsp;

The last few years have proved difficult for developers to get new apartment buildings out of the ground, with the majority of builders workbooks full as the government seeks to pour billions into infrastructure upgrades. That, paired with increased labour and material costs, has slowed down supply considerably.

There are some green shoots emerging, however, with construction costs stabilising and developers working toward a new normal.&nbsp;The supply of new apartments is looking a little healthier the deeper we get into 2024, with several major developments coming to market either later this year or early next.

<a href="/developers/kokoda-property" target="">Kokoda Property</a> recently unveiled <a href="/new-apartments/teneriffe-banks-17-27-skyring-terrace-teneriffe-qld-4005">Teneriffe Banks</a>, on the riverfront Skyring Terrace, which will deliver five buildings as part of the $1.5 billion masterplan. There will be 200 luxury apartments as part of the development, as well as&nbsp;Brisbane’s first Kimpton Hotel, a 200-plus-seat signature restaurant and bar, spa with multiple treatment rooms, a fitness centre, large-scale multi-purpose meeting and event spaces, as well as an open-air Garden Terrace complete with infinity pool, and a rooftop bar with Brisbane city views.&nbsp;

Kokoda has sold over 80 per cent of the apartments in its nearby Milton development, Ruby Ruby, one of the only tower developments to launch in the whole of Brisbane in 2024.

Developer Sarazin had the one before that. They recently appointed Hutchies to build <a href="/new-apartments/murcia-residences-east-brisbane-9-overend-street-east-brisbane">Murcia Residences</a> and in July broke ground at the Overend Street site just 150 metres from The Gabba.

Sekisui House Australia is selling the final apartments in the penultimate stage of its $1 billion West Village community in West End. The Opulent Release features the four and five bedroom apartments atop towers UNO and DUO, which make up the <a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">Allere Collection</a>.

Only one tower remains in West Village. <a href="/news/qld/first-look-exclusive-sekisuis-plans-for-west-village-final-tower-callista-on-park">Callista on Park</a> is expected to launch next year and will home <a href="/new-apartments/callista-on-park-west-end-49-mollison-street-west-end">just over 70 three and four-bedroom apartments</a>.

Family-run developer Gardner Vaughan is consistently delivering apartments to the undersupplied market.

They'll finish both&nbsp;<a href="/new-apartments/estilo-on-the-park-chermside-81-kittyhawk-drive-chermside">Estilo on the Park</a> in <a href="/developments/chermside-qld-4032">Chermside</a>&nbsp;and <a href="/new-apartments/stonebrook-stones-corner-10-flora-street-stones-corner">Stonebrook</a> in <a href="/new-apartments/stones-corner-qld-4120">Stones Corner</a>&nbsp;in early 2025.

They have more supply coming, in <a href="/developments/nundah-qld-4012">Nundah</a>, where they have the mixed-use precinct <a href="/new-apartments/danby-lane-nundah-village-5-danby-lane-nundah">DANBY LN</a>, 84 apartments above extensive retail.

There's plenty of activity in the affluent <a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a> where <a href="/developers/pikos-group">Pikos</a> is preparing to launch its second development in the riverside suburb. Having secured a string of sales at the relaunch of its River Terrace development <a href="/new-apartments/skye-residences-kangaroo-point-8-river-terrace-kangaroo-point">Skye Residences</a>, Pikos is soon to launch <a href="/new-apartments/gaia-kangaroo-point-108-lambert-street-kangaroo-point">Gaia</a>, just 650 metres away.

Gaia will feature just over 200 two, three and four-bedroom apartments across two 15-level buildings at 108 Lambert Street, one of the best streets in Kangaroo Point.

The development site, unrepeatable in today's expensive land market, will carve out a whole acre dedicated to a community park.

Gaia residents will also have exclusive access to wellness&nbsp;amenities including a riverside pool and pool terrace, with hot and cold plunge pools, set amongst the landscaped gardens, as well as an indoor/outdoor gym, BBQ and outdoor dining, rooftop dining and garden workshop, yoga lawn and outdoor cinema, private dining room, and work-from-home lounge.&nbsp;

Kenlynn is also preparing to launch its Kangaroo Point development <a href="/new-apartments/130lambert">130Lambert</a>, named after its location just a few doors down from Gaia.

130Lambert, designed by Ellivo Architects, will comprise just 36 apartments with a rooftop pool and fitness zone.

Developer builder Mosaic Property also has a couple of projects in the cross hairs in Kangaroo Point, one on Linton Street, one row back from The Gabba.

The inner-city suburb of&nbsp;Spring Hill is also set for a refresh to its new apartment supply.

<a href="/developers/cbus-property" target="">Cbus Property</a>&nbsp;has just launched <a href="/news/qld/cbus-property-propose-sustainable-rothelowman-designed-brisbane-apartment-development">185 Wharf Street</a>, which has been some nine years in the making.

Cbus secured the prime 1,835 sqm site back in 2015. In 2022 they filed plans for a 30-level <a href="/architects/rothelowman" target="">Rothelowman</a>-designed tower with 125 two, three and four-bedroom apartments.

The all-electric building features a 1,000 sqm sub-tropical garden on level two, featuring a 20-metre open-air swimming pool, spa and sauna, gym, private dining space, lounge and landscaped open gardens with barbeque and children’s play areas.

Franco Di Bartolomeo's <a href="/developers/dibcorp-properties">Dibcorp</a> will also be taking its redevelopment of the Spring Hill Hotel to market in the coming months.

Dibcorp, which sold out Bide Newstead before its completion last year, will be creating an 18-level mixed-use tower <a href="/news/qld/dibcorp-set-to-redevelop-former-spring-hill-hotel-into-apartment-development">above the former Spring Hill Hotel</a> that has fallen into disrepair in recent years.

Above the hotel, and new retail and commercial spaces, will be 126 two and three-bedroom apartments.&nbsp;Jeremy Gilmore at 360 Property will be handling the sales at <a href="/new-apartments/one-hundred-spring-hill">100 Leichhardt Street</a>.

An injection of supply is also expected at the start of 2025, around the same time most markets are expected interest rates to start coming down.

<a href="/developers/shayher-group">Shayher</a>&nbsp;is expected to launch the first stage of its 20-hectare mixed-use precinct, <a href="/new-apartments/bulimba-barracks-stage-1-167-apollo-road-bulimba">Bulimba Barracks</a>. Urban <a href="/news/qld/first-look-exclusive-shayher-group-file-for-first-stage-of-bulimba-barracks">revealed the plans</a> for the first stage when they hit council desks in May.&nbsp;

Shayher is first focusing on a 6,382 sqm block fronting Apollo Road in the northwest corner of the site. They're planning two low-rise apartment buildings with 69 apartments, separated by a laneway from the fabrication workshop which will be restored.

Harry Triguboff's <a href="/developers/meriton">Meriton</a>&nbsp;has plans in the city centre for nearly 800 apartments at <a href="/new-apartments/204-alice-street-brisbane">204 Alice Street</a>, a tower which will replace the old Gardens Apartments building directly across the road from the City Botanic Gardens.

The $1.3 billion development on a 5,485 sqm site will also include a childcare centre, retail and food and beverage spaces, and communal open space facilities like swimming pools, an outdoor gym and play space on the level five podium level, before it gives way to the main tower structure.

Then there's the proposed 71-level tower at&nbsp;<a href="/new-apartments/25-mary-street-brisbane">25 Mary Street</a>, which would be <a href="/news/qld/inside-koichi-takadas-designs-for-one-of-brisbanes-tallest-apartment-towers">one of the tallest in Brisbane</a>. Plans by James and John Kaias's KS Property are for a <a href="/architects/koichi-takada-architects">Koichi Takada</a>-designed tower with 571 apartments.

Salter Brothers, the owners of Spicers Retreat, will be making its apartment debut in Brisbane with a <a href="/news/qld/first-look-exclusive-salter-brothers-plot-new-brisbane-apartments">new 17-level development in Upper Mt Gravatt</a>,&nbsp;while the likes of <a href="/developers/fortis">Fortis</a> and <a href="/developers/forme">Forme</a> have more boutique developments on the table in <a href="/developments/newstead-qld-4006">Newstead</a> and <a href="/developments/teneriffe-qld-4005">Teneriffe</a>.

Owner-occupiers looking for a new apartment in Brisbane's inner suburbs have taken to Chermside's Estilo on the Park, the newest development by the family run developer builder, Gardner Vaughan Group.

The new development on Kittyhawk Drive,&nbsp;flanked by the expansive 73-hectare Seventh Brigade Park and one of the largest Westfield shopping centres in the southern hemisphere, was a hit with first home buyers earlier this year, who made up over half of the enquiry on Apartments.com.au. They were drawn to the apartments that offered over 100 sqm on title, with two bedrooms and two bathrooms.

Over 95 per cent of enquiry has come from owner-occupiers. More recently that demographic has shifted to the rightsizers and downsizers who have identified the three and four-bedroom apartments that range in size from 182 sqm to 280 sqm.

<a href="/new-apartments/estilo-on-the-park-chermside-81-kittyhawk-drive-chermside">Estilo on the Park</a>&nbsp;comprises three towers. Lujosa and Belleza are both sold out, while Esencia, which homes 50 of the 122 apartments in the three-building project, was released to the market at the start of 2024.

Each apartment in Esencia features open-plan living spaces extending to large entertainer's balconies.

The kitchens are fitted with integrated European appliances and stone benchtops, while the large master suites feature walk-in wardrobes and en suites with double vanities, imported tiles and designer tapware.

In a conscious effort to cater to the work-from-home trend, some apartments have a private study space or a home office.

Apartments at Esencia will sit above four commercial and retail tenancies, likely to home a cafe.

Residents will also have access to a rooftop terrace with indoor and outdoor dining, in addition to several relaxation zones, a central outdoor pool, and landscaped gardens.

Owner occupiers seek larger apartments, target Chermside's Estilo on the Park

The small riverside suburb of Highgate Hill often gets overshadowed by its more popular neighbour West End.

But the newest plans submitted to Brisbane City Council are for a rare multi-residential apartment development just a few rows off Vulture Street which divides the two suburbs.

The new development, Westbourne Residences,&nbsp;is being pitched by Riccardo and Mark Berlese, the latter of whom is the&nbsp;COO ​and Company Secretary&nbsp;at Sarina Russo Group. They're proposing 47 new apartments across a three-to-four-level building at <a href="/new-apartments/13-19-westbourne-street-highgate-hill">13-19 Westbourne Street</a>, 800 metres from South Bank Station.

It will offer something for everyone, with 10 one-bedroom apartments, 34 two-beds, and three three-bedroom apartments.

Designed by <a href="/architects/nettletontribe">Nettletontribe</a>, Westbourne Residences "aims to reflect and respect the rich historical context of Highgate Hill," the documents submitted to the Brisbane City Council suggest.

The building's façade will feature red brick, a nod to the area's heritage architecture, while the hit-and-miss brick detailing is intended to complement the timber and tin character of the neighbourhood.&nbsp;

The design features a building envelope divided into two distinct forms, incorporating landscaped arrival spaces and circulation around garden balconies.

The communal space is located on the rooftop and will feature a&nbsp;swimming pool with a deck, adjoining barbecue facilities and breakout area, and a gym.

The site is just 400 metres from Brisbane State High School and within walking distance of several amenities including The Collective Markets, West Village Shopping Precinct, and South Bank Parklands.

The last apartment development pitched for <a href="/new-apartments/highgate-hill-qld-4101">Highgate Hill</a> was by Sabi Property, led by Bluebird Founder Riye Arai-Coupe. McNab is now believed to be developing the Dudley Street site.

Rare new apartments pitched for Highgate Hill

National property and construction group <a href="/developers/traders-in-purple">Traders In Purple</a> is set to make its inner-city Brisbane development debut.

Traders In Purple, who has predominantly focussed its efforts in the Moreton Bay region, has spent $63.5 million on a 1.25-hectare riverfront site in West End, a site that had belonged to Crown Group until its recent&nbsp;provisional liquidation.

The acquisition adds to Traders’ burgeoning $4 billion portfolio of projects under construction or in planning across NSW, Queensland and Tasmania.&nbsp;

The <a href="/new-apartments/117-victoria-street-west-end">117 Victoria Street, West End</a> site&nbsp;fronts the riverfront bike path and proposed second West End Ferry Terminal.

<a href="/developers/traders-in-purple">Traders In Purple</a> Director George Geagea said the size and location of the <a href="/developments/west-end-qld-4101">West End</a> site presented a rare opportunity to create a remarkable lifestyle-focused destination just 4km from the Brisbane CBD.&nbsp;

“This is a spectacular site, one of the largest on the Brisbane riverfront to come to market in recent years,” Geagea said.&nbsp;

“We have long wanted to make our mark in Brisbane’s inner-city but we were prepared to wait until the right &nbsp;site came along.

The site, which currently has DA approval for four towers from when Crown Group had been planning West End by Crown Group, will be revised by Traders In Purple and the number of apartments significantly reduced. Crown had been planning over 440 apartments.

Traders In Purple Co-Director Charles Daoud says the new design and reduction in apartment numbers is to better suit the West End community.&nbsp;

“Our new design will match the resilient owner-occupier downsizer market and executive buyers and families seeking high-quality details and amenities in larger, well-located apartments and homes,” said Daoud.&nbsp;

“It’s a demographic that Traders In Purple knows well, through years of successful development on the &nbsp;Moreton Bay Peninsula with many purchasers having come from Brisbane, Sydney and Melbourne.&nbsp;

“The next few months will be spent engaging with architects, landscape designers and urban planners to determine the best design outcome for this unrepeatable location.&nbsp;

“It’s important that we offer a diverse apartment mix and also meet the demands of those who will be drawn &nbsp;to this incredible location so close to the city, the river and the lively West End lifestyle.&nbsp;

“We will engage with the local community to ensure they are well aware of our plans and how we seek to complement and add value to the West End community.”&nbsp;

Traders In Purple’s current Queensland projects include <a href="/new-apartments/marin-scarborough-77-85-landsborough-avenue-scarborough">Marin</a>, a $94 million luxury development under construction on the <a href="/developments/scarborough-qld-4020">Scarborough</a> waterfront; <a href="/new-apartments/orilla-woody-point">Orilla</a>, a $71 million boutique ultra-luxury development on the water’s edge at <a href="/developments/woody-point-qld-4019">Woody Point</a>, also under construction; and recently launched <a href="/new-apartments/tydal-woody-point">Tydal</a>, with 175 apartments and an end value of $211 million on the former Filmer’s Palace Hotel site at Woody Point.
