New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

Rather than positioning Parramatta as an alternative to Sydney's CBD, Equitifund believes the city has reached a point where it stands on its own merits.

"Parramatta is no longer simply an alternative to Sydney CBD, it's becoming a destination in its own right," Equitifund Executive Chairman Greg Huxley said.

"The Lennox captures that evolution with a level of quality and amenity that's difficult to match at its price point."

Interiors feature engineered timber flooring, stone benchtops, stainless steel appliances and floor-to-ceiling glazing, while generous balconies extend the living spaces outdoors.

Marchese Partners says the project was conceived to balance high-quality apartment living with practical, long-term functionality, pairing larger, efficient floorplans with amenities more commonly associated with five-star hotels.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

Spinal Life Australia is jumping on the apartment development boom in Woolloongabba ahead of the 2023 Summer Olympics.

They're seeking to turn the prime 3,297 sqm site at 109 Logan Road, which is currently home to the Spinal Life Healthy Living Centre, into a 20-level tower with 203 apartments.

The building, designed by BSPN Architecture, will be dominated by two-bedroom apartments (108). There will be just 23 one-bedroom apartments, 71 three-bedroom apartments, and a single four-bedroom apartment on level 20.

The rooftop will feature a recessed wet edge pool, outdoor kitchen, and sunken lounge.

BSPN said in their Urban Content Report that the&nbsp;wider urban context of Woolloongabba presents three contrasting residential building typologies that have a greater contextual influence on the project site.

"These typologies include multi-storey residential developments at 10-15 and 20 storey applications as well as the traditional low density residential housing setting.

"As a reflection of these contrasting typologies and their individual strengths and characteristics, the building response aims to embody and reflect these key characteristics through the exploration of the concept of Congruent Conjunction.

"The design concept of Congruent Conjunction represents the meeting and cross over of these individual elements that intertwine to create a shelter that contributes to developing and strengthening the wider context of South Brisbane.

"Through the use of the concept of Congruent Conjunction, the design response aims to incorporate the key elements of each typology in way that in sympathetic to the urban context."

BSPN said there was an opportunity to embrace, and further enhance, contemporary connection to yards.

"These typologies have traditional connections to green spaces as front and back yards, where its differences mainly lie within its delineation of public accessibility. This is such where front yards are shared with/contributed to the public and the back yard is privately accessible by the dwellers."

The contemporary front yard typology will comprise front yard spaces that are semi-public,&nbsp;contributing to a greener public streetscape, as well as providing spaces and opportunities for community engagement, while the contemporary back yards will be spaces are semi-private backyard spaces focused on the residents. These include the back yard lawn, work from home rooms, the barbecue pavilion, playspace, and wellness lawn.

Architecture firm Myers Ellyett says living in <a href="/developments/brisbane-qld">subtropical Brisbane</a> is an experience of living on a verandah. They say being half indoor, and half out, is a life that embraces living with gardens and greenery.

That was their design inspiration for the newest apartment development plans filed in Brisbane, a 14-level tower on a prime site at 92 Kingsford Smith Drive in <a href="/developments/hamilton-qld-4007">Hamilton</a>.

Veteran developer Barry Morris has reacted to Brisbane's award of the 2032 Summer Olympic Games by once again pivoting plans for his prime Brisbane CBD site.

Having previously planned an apartment tower, and then pivoting to a $250 million commercial tower, Morris Property Group is now seeking to develop a 33-level residential tower at 19 Eagle Terrace.

A striking bureau^proberts-designed development in Brisbane's Paddington is set to test the height limits in the affluent suburb near Suncorp.

The small-scale development at 298 Given Terrace is seeking to push the neighbourhood plan limit by one level, having made amends to the designs following a pre-lodgement council meeting back in late 2021.

<h2>L'Amour to deliver owner-occupier apartments to Albion</h2>

New plans have been filed for an apartment development in <a href="/developments/albion-qld-4010">Brisbane's Albion</a>, seeking to bring some much-needed owner-occupier stock to the inner north-eastern suburb.

The unknown developer, originating from China, is wanting to push the building height past what's permissible on the 809 sqm site at 417 Sandgate Road, acquired last year for $1,932,500.

<h2>Windsor's Lutwyche Road set for two apartment towers</h2>

A two-tower apartment development in Brisbane's Windsor has been filed by local developer Ronnie Tarabay.

He's submitted plans for two 13-level buildings designed by Ellivo Architects at 193 Lutwyche Road which will home 212 apartments, 281 resident parking spaces, and 45 visitor spaces.

The plans, submitted by DRJ Investments on a 2,569 sqm block spanning 4 Higgs Street and 11 Sandgate Road, are for two 17-level buildings homing 199-apartments, rooftop recreation, and an activated ground plane.

Development application wrap: What happened in Brisbane's off the plan apartment development market in July

The recent hikes in interest rates has kept everyone guessing month on month.

Ryan Middlemas, Managing Director at <a href="/developments/brisbane-qld">Brisbane-based</a> Carrick Developments, says property buyers had become used to having many properties on the market and cheap and easy finance available. &nbsp;As interest rates rose rapidly and many vendors held properties off the market, both of those factors changed. The quick succession of rate rises was "like a game of musical chairs." as buyers were forced to rapidly adjust their expectations.

"When the music stops, you end up on whatever chair you end up on," Middlemas says.

While many prospective purchasers have seen their serviceability and budgets decrease since the RBA started hiking rates over 12 months ago, Middlemas says ultimately, people still want to buy property.

"People have still made the decision to buy, and while they now can't necessarily afford what they could 12 months ago, their circumstances and appetite to buy generally hasn't changed.

"Buyers maybe take a few months to adjust their expectations. Initially they're saying to themselves 'I could have previously afforded X and I don’t want to compromise, but after a few months, they just accept the new normal and get on with it."

Middlemas says they're seeing a different cohort of buyers because of the rate rises.

"It's almost the opposite of a bracket creep," Middlemas says.

"While many developers feared there would no longer be buyers for their product, from our point of view, it's just a different cohort of people who will be the buyers. They were maybe looking at buying a house 12 months ago, but now their budget only extends to an apartment. They've had to change their expectations. Although it is a different buyer than it might have been previously, the raw number of buyers is relatively unchanged."

Carrick Developments will begin construction on their Indooroopilly project Natura in August 2023. Securing a builder for the project at a workable price had its challenges given conditions in the South East Queensland construction industry.

"It's been a long road like a lot of projects in Brisbane," Middlemas said, noting the dynamic shift in trying to find a builder.

"The construction industry is still operating well beyond capacity. &nbsp;Larger builders are typically not accepting new work, and in any case you have to query how much exposure they still have behind the scenes to unprofitable projects priced prior to the big spike in construction cost, though we are probably past the worst of it.&nbsp;Some smaller builders are stepping into the mid-tier space."

He said previously a developer would have been able to shop around for a builder, creating a shortlist of three then going through a tender process to select one.

"Builders typically refuse to participate in tenders now," Middlemas says.

"If they're not the only one looking at it, they're not going to bother. So now instead of going to three you have to go to one, and if that one doesn't work out, you have to start the whole process again with the next builder."

Middlemas has appointed Cule Constructions to build Natura, following a successful collaboration at Carrick’s Bellevue Clayfield project.

Carrick has hit its pre sales milestones at the project of 35 apartments, and Middlemas expects that when construction has commenced, the remaining apartments will be quickly snapped up.

"What we’re seeing is that few projects are getting more than a quarter or so into their build without being sold out," Middlemas says.

"Whatever you've got left when the cranes go up is going to fly out of the door in a couple of months, as buyers then have the confidence that the project is definitely happening."

Carrick is working on amalgamating a site in Labrador on the Gold Coast for a higher density project in the near future, and will shortly submit a development application for 62 apartments in Brisbane’s Upper Mount Gravatt.

"Brisbane will produce roughly half the number of apartments per year in the next two years as it did in the years prior to Covid. The supply of new apartments will get worse before it gets better."

The rise of Milton: What's driving off the plan apartments buyers to the inner-Brisbane suburb

Brisbane's Toowong is set for a new $1 billion town centre after a prime development site was snapped up for $53 million.

The 9,000 sqm development site, on the corner of Sherwood Road and High Street, was slated to home Aviary <a href="/developments/toowong-qld-4066">Toowong</a>, but the current construction crisis in Queensland meant State Development Corporation and partner RW Capital offloaded the site, to a <a href="/developments/brisbane-qld">Brisbane</a> investment company.

They intend on undertaking a joint venture with the adjoining site owner to&nbsp;integrate the two properties and create a $1 billion retail, office, and residential development over a combined 1.3 hectares.

The proposed new <a href="/developments/toowong-qld-4066">Toowong</a> Town Centre will not only create a new town centre in the heart of <a href="/developments/toowong-qld-4066">Toowong</a>, but will add significant community benefits to the precinct and the western corridor.

Ross McKinnon, MD of State Development Corporation, said the sale of the land enables RW Capital to deliver a return to its investors after many months of uncertainty.

"We are delighted that the purchaser will look to develop the property,” McKinnon said.

“Since launching the development in 2020, we have received overwhelming support from council, local residents and retail tenants, and we have no doubt that once built, the project will provide fantastic amenity to the <a href="/developments/toowong-qld-4066">Toowong</a> community."

Christian Sandstrom of Knight Frank originally sold the site to State Development Corporation and introduced the new purchaser in the recent sale.

“This property is in a prime site in the heart of Toowong, and will follow other recent developments including the Monarch development on the old ABC site and Mosaic developments on Sylvan Road and Archer Street.”

The sale was completed in conjunction with Ian Heatherington from Ray White.

Site sale paves the way for $1 billion Toowong Town Centre

Fabcot, the development arm of Woolworths Supermarkets, has been given the green light for their expanded version of the group's <a href="/new-apartments/brisbane-qld">inner city Brisbane development</a>.

The amended proposal included adding seven storeys and constructing more than 70 apartments adjacent to the existing development in <a href="/new-apartments/kangaroo-point-qld-4169">Kangaroo Point</a>.&nbsp;

The initial approval for a 10-storey residential tower with 53 apartments, three levels of parking, and a supermarket was granted in December of 2021. After acquiring an additional 149 sqm lot at 14 Prospect Street in January 2021, Fabcot sought to modify the existing approval to accommodate the new purchase and create a larger and more extensive development.

Fabcot's land package now spans a total of 3,197 sqm with frontages along Ferry, Prospect, and Deakin Streets, with part of the land reserved for potential future road widening.

The revised plan are for a 17-storey building with 130 apartments, a considerable increase from the originally approved 53 apartments. There will be seven one-bedroom apartments, 75 two-bedrooms, 44 three-bedrooms, and four four-bedroom apartments.

Amenities for the development will comprise a rooftop pool, gym, and outdoor barbecue space with seating. Around 2,600 sqm of space has been allocated for commercial use, allowing for a larger supermarket than initially proposed. The supermarket will now resemble a full-line store, catering to the needs of the Kangaroo Point community while adhering to a similar building footprint.

The development will take place in two stages.

The first stage encompasses four basement levels (one more than originally approved), ground-level retail and commercial space, and rooftop services such as plant rooms and the condenser deck. The second stage will involve floors one to 15, along with the rooftop area, which will feature a garden, pool, barbecue area, and indoor gym.

Urbis explained that the staged development will allow the supermarket to open ahead of the completion of the residential apartments above, ensuring a timely and efficient progression of the project.

While CoreLogic's monthly Hedonic Home Value Index showed a softening in growth across most capital city property markets, <a href="/developments/brisbane-qld">Brisbane</a> continued to surge.

Brisbane unit values rose 1.7 per cent over July, the largest increase across both house and unit markets in any capital city. It's the best performing unit market over the quarter, with 3.8 per cent gains well ahead of Perth's 3.3 per cent gains and Sydney's three per cent growth.

Houses in <a href="/developments/brisbane-qld">Brisbane</a> also jumped 1.4 per cent in July, the joint-best performing housing market along with Adelaide.

The <a href="/developments/brisbane-qld">Brisbane</a> unit median is now $520,000, having been $489,000 at the start of 2023.

<h2>What's happening in the Brisbane off the plan apartment market?</h2>

There are very few new projects in market in <a href="/developments/brisbane-qld">Brisbane</a> still, which is seeing sales continue across pretty much every project.

While listings of house and units in the established space have been rising, they're still trending well below where they were last year and the previous five-year average.

Lloyd Dunn, project director at&nbsp;<a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">Sekisui House Australia's West Village</a>, says there are a number of reasons why Brisbane's upswing will continue.

"As developers, we anticipate sustained price growth in the medium to long term due to increasing demand from local purchasers and migrating purchasers, further construction price increase and limited supply of off the plan apartments," Dunn says.

"Long term, we feel that creating a thriving community at the heart of a development will always be essential to selling off the plan apartments. If there is no sense of place or neighbourhood, it can be a harder sell."

Sales have been moving at a fast pace at their<a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end"> West End development</a> for some time. They've transacted $186 million in the last year, with their latest release, <a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">The Allere Collection</a>, now 85 per cent sold.

Dunn says they see a continued shift toward larger apartments, incorporating more flexible spaces to accomodate remote work and changing lifestyle needs.

Purchasers are currently seeking out more environmentally friendly developments that provide plenty of green space, sustainability initiatives, and connections to nature that create a biophilic response. Sekisui House Australia integrates the Japanese philosophy of ‘Satoyama’ into their developments and offers spaces to connect people with ‘ribbons of green’.

On the RBA rate hikes impacting buyer sentiment and lending capacity, Dunn says that whilst&nbsp;not all buyers are directly impacted by rate rises, the fact that they need to sell to people who are impacted impacts the value of their original asset.

Luxury home builder turned apartment developer Graya has seen the short supply of luxury apartments help drive sales at their <a href="/developments/brisbane-qld">inner-ring Brisbane projects</a>.

Associate Director Shaun Mets says there's been a substantial&nbsp;shift in what buyers are willing to pay, and new precedents are being set.

"Demand is not slowing for quality product in blue chip locations with limited new product set for delivery," Mets says.

Graya has seen strong demand from the affluent downsizer and empty nester market.

"Our downsizer market, who are not necessarily highly leveraged with debt and taking advantage of the current cash rate, are not afraid to overcapitalise for the right property," Mets says.

"This audience segment understands that buildings like our most recent multi-residential projects, Canvas, Chalk and York are incredibly difficult to replicate due to the industry wide construction crisis and land prices making projects not commercially viable.

"Our buyers want certainty around construction timeframes and an opportunity to make customisations to their residence through the sales process."

Mets says the absolute necessities for buyers are privacy, adequate security, an absolute minimum of 150 sqm internally, progressive technology features, and secure car accommodation.

City Beat August 2023: Brisbane units the best performing market in the country

A two-tower apartment development in <a href="/developments/windsor-qld-4030">Brisbane's Windsor</a> has been filed by local developer Ronnie Tarabay.

He's submitted plans for two 13-level buildings designed by Ellivo Architects at <a href="/new-apartments/193-lutwyche-road-windsor">193 Lutwyche Road</a> which will home 212 apartments, 281 resident parking spaces, and 45 visitor spaces.

Tarabay, who runs developer Bekaa Group, is set to keep some of the origins of the site. A two-storey luxury car showroom along the Lutwyche Road frontage will remain.

The 4,213 corner sqm site, next to the Brisbane Opal Museum and opposite Rosemount Hospital, was previously a Denmac car yard. It's currently operating as a car showroom Dutton One.

The site was bought late last year, with approval for two aged care and retirement towers with 177 units.

Tarabay, has submitted a new application for&nbsp;118 one-bed units, more than half the building, 85 two-bedroom apartments, and nine three-bedders.

Crowning one of the building's is a lap pool with day beds, a spa and sauna set privately in landscaping, a barbecue terrace, and an indoor dining room.

Ellivo noted in their Urban Design Report that the scale and form&nbsp;of the site provides the opportunity for two towers.

"The podium and tower are articulated as the buildings respond to their context," the report noted.

"City views are enhanced, privacy is allowed for and solar orientation is considered. The identity of the project is created."

They suggest residents will have access to a large amount of outdoor public amenity and numerous sporting precincts.

One of the towers faces Lutwyche Road, the other facing Lyons Terrace. Both have been designed to have a naturally ventilated corridor, ventilated through a break in the facade.

The Town Planning Report by Place Design Group said the site provides a great opportunity for <a href="/developments/brisbane-qld">Brisbane</a>, as a growing World City, to advocate housing quality in medium and high-density apartment living in Brisbane’s inner northern ring.

"Furthermore, due to the much-needed housing supply, the proposal will deliver an alternate housing product (of an appropriate scale) <a href="/developments/windsor-qld-4030">in a location</a> with great access to jobs, services, amenities, public transport, critical care infrastructure, community infrastructure and key transport corridors providing a suitable housing product for key workers in the vicinity," the Report read.

Bekka Group was founded in 2001 and has created a number of residential buildings all across <a href="/developments/brisbane-qld">Brisbane</a>.

A strategic 40-year campaign to acquire an entire unit block in Kangaroo Point has come to fruition this week as one of the suburb’s last undeveloped sites with city skyline views comes to market.

The 797 sqm riverfront block at 4 MacDonald St is being marketed by JLL, who suggest the site to suit a five or six-level apartment block with one or two apartments per floor and skyhomes on the upper levels.

<a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a> is one of Brisbane's most tightly held suburbs for apartments, and one of the most expensive.

ARIA is <a href="/news/qld/aria-seek-to-make-kangaroo-point-cliffside-tower-canopy-house-by-aria-larger">developing Canopy House</a>, a higher density tower on Leopard Street, while Fortis are preparing <a href="/news/qld/exclusive-first-look-fortis-propose-full-floor-apartments-at-first-brisbane-apartment-development">their first Brisbane development</a>, 14 full floor apartments at 44 O'Connell Street.&nbsp;

A new development, Sorano House, is set to launch on Hamilton Street, just a handful of full floor residences starting from 350 sqm.

JLL's&nbsp;Tim Jones, who is marketing the MacDonald Street site with Harry Borger, say the campaign comes at an incredible time of growth for the market.

“The <a href="/news/qld/city-beat-july-2023-brisbane-has-come-of-age-as-apartment-demand-booms">luxury apartment market in Brisbane shows no signs of slowing down</a>, with benchmark results on price and rate per square metre seemingly being challenged each month,” Jones said.

“In 2023 alone there have been four penthouse apartment sales in excess of $10 million - the highest of those being a $16.52 million sale in New Farm - with three of the top four having river frontage.

“Of the top 10 historic apartment sales in Brisbane, eight of those have changed hands since 2022, with three located in Kangaroo Point, highlighting the strength of the apartment market generally and more specifically for river-fronting projects," Jones added.

In terms of <a href="/news/qld/city-beat-july-2023-brisbane-has-come-of-age-as-apartment-demand-booms">growth in the luxury apartment sector</a>, Jones said the downsizing of movement was being reflected in benchmark prices.

“In the current market, we’re seeing results for apartment sales nipping at the heels of house sales,” he said.

“Owners of houses in these luxury areas are embracing the opportunity to move into house-sized apartments, 
with river views, where there have no maintenance and can simply lock up and leave.”

The site vendor first bought an apartment in the current block of six back in 1981, suggesting "it was a different area back then."

“I was fascinated by the peninsular appearance of the area; the way it felt like an island with the Story Bridge across to the Valley, isolated, and yet so close to everything, and then a little council boat to ferry you across the river every 15 minutes,” the vendor said.

“Only a few older houses, neglected wharves and a rundown jazz club. The views were special and I enjoyed watching the boats on the river.”

The vendor secured the sixth and final unit in 2022.
