<a href="https://www.apartments.com.au/developers/sunland-group">Sunland Group</a> has officially lodged plans for its first Gold Coast apartment project since the departure of the Abedian family from the company three years ago, unveiling a new high-rise proposal for a prominent Broadbeach corner site on Old Burleigh Road.

The application was submitted by an entity directed by Tom Jamieson, stepson of longtime Sunland leader Soheil Abedian, and Riaz Rezvanipour, brother-in-law of Sahba Abedian, Soheil’s son.

Sunland acquired the 1,283 sqm site on the corner of Old Burleigh Road and Armrick Avenue for $9.5 million late last year and is now seeking approval for a <a href="https://www.apartments.com.au/new-apartments/99-101-old-burleigh-road-broadbeach-qld-4218">42-storey tower with 81 apartments</a>.

Designed by <a href="https://www.apartments.com.au/architects/contreras-earl-architecture">Contreras Earl Architecture</a>, the proposed tower at 99-101 Old Burleigh Road would deliver a predominantly larger-format apartment mix aimed at the owner-occupier market. Plans include 17 two-bedroom apartments, 55 three-bedroom apartments, and nine four-bedroom residences across 35 residential levels.

The development also incorporates three basement levels, four podium parking levels, two levels of communal recreation facilities, and rooftop plant and equipment. A total of 189 car spaces are proposed, significantly exceeding the 90 spaces required under the planning scheme.

The architecture adopts a sculpted, curvilinear form, with deep wraparound balconies and integrated landscaping intended to soften the tower’s vertical expression. The planning report states the building’s “slender footprint/form provides a complimentary yet varied built form within the local streetscape” and contributes to “a varied, yet ordered skyline.”

Contreras Earl noted in its Architectural Statement that from the early stages, the project addressed a fundamental challenge: how to accommodate the required residential yield while avoiding the conventional model of a tower sitting on a rigid, fully resolved parking podium.

“The most direct response would have been to consolidate parking into a singular, flat podium and extrude a repetitive tower above,” the statement said. “While efficient, this approach would result in a consolidated built form with limited engagement with the surrounding landscape and public realm.”

Instead, the conventional podium model was “deliberately rejected”. The architects described the base of the building as “a landscaped architectural condition where structure, planting and circulation are integrated”.

“Rather than presenting a continuous built mass, the base of the building is articulated through a series of concrete planter elements that organise the podium into a fragmented system,” the statement said. “This approach reduces the perceived bulk of the lower levels while establishing a more permeable interface with the streetscape and adjacent open space.”

The site sits within the High Density Residential Zone and inside the City of Gold Coast’s unrestricted “HX” building height area, where the planning framework anticipates intensified residential development tied to the expanding light rail corridor. The planning report notes the area is undergoing “transition toward more intense development forms” given its proximity to Broadbeach, Surfers Paradise, and high-frequency public transport infrastructure.

Positioned directly opposite Broadbeach Park and within walking distance of Florida Gardens light rail station, the development would sit among a rapidly evolving stretch of Old Burleigh Road that has become one of the Gold Coast’s most active apartment development corridors.

The application joins a growing pipeline of luxury residential projects reshaping Broadbeach, including nearby developments by 5Point Projects, Polycell, and Graya.

The planning report argues the project contributes toward the Gold Coast’s long-term housing targets under the South East Queensland Regional Plan, which forecasts the need for more than 100,000 additional high-rise dwellings across the city by 2046.

First look: Sunland Group returns to Broadbeach new apartment market with new Old Burleigh Road tower plans

The Minns Labor Government has established the new Bays West Delivery Authority to lead the development&nbsp;of the Bays West Precinct and Blackwattle Bay Precinct.&nbsp;

The Authority is charged with creating Sydney’s newest precinct, a thriving, connected, sustainable hub with White Bay Power Station as its cultural heart. Its vision is to build on the area’s natural, cultural and industrial history to shape a vibrant new neighbourhood.

The precinct will deliver up to 8,500 well-located homes, including a minimum of 10 per cent affordable and essential worker homes. Combine new housing with public open space, opening public access to the waterfront for the first time in more than 100 years, while retaining important deep-water facilities to support Sydney’s working harbour.

Located just minutes from the Sydney CBD and connected to a world-class metro, ferry, walking and cycling links, the Bays West precinct will rebalance housing growth towards well-serviced inner-city locations and help tackle the state’s housing crisis.

The Bays West Delivery Authority,&nbsp;an agency of the Department of Planning, Housing and Infrastructure, will report to the NSW Minister for Lands and Property who already has oversight of major precinct renewal projects including at Blackwattle Bay and Barangaroo.

As part of the broader Bays West transformation, the Minns Government recently announced that a proposal from Lendlease to redevelop part of the Bays West Precinct has progressed to Stage 2 of the NSW Government’s unsolicited proposals process.

The Minns Labor Government has also confirmed the Bays West precinct will have a new suburb name. This will be the first major suburb built in close proximity to Sydney’s CBD in decades and will encompass the area currently being referred to as Bays West, including Glebe Island and the White Bay Power Station. Served by a new Metro station just five minutes from the CBD, it will become one of the most populous suburbs in the Inner West and one of Sydney’s premier cultural destinations.

An early works program is taking shape, which&nbsp;includes the first stages of an international design competition.&nbsp;

The aim of the Bays West&nbsp;International&nbsp;Design Competition is to&nbsp;ensure design excellence is embedded in the project from the start. The competition will deliver an&nbsp;urban framework that defines the character, ambition and long-term identity of&nbsp;this&nbsp;former industrial precinct as it transitions to a vibrant, inclusive and sustainable residential&nbsp;neighbourhood.

The competition will be led by the Bays West Delivery Authority in partnership with Government Architect NSW.&nbsp;

It will launch with an invitation for a global Expressions of Interest, before moving to an invitation-only stage that will be assessed by a panel that&nbsp;will provide advice to Cabinet who will select a winner.

Premier of NSW, Chris Minns said the establishment of the new Authority is the first step in transforming the Bays West precinct into a vibrant, livable suburb minutes from the Sydney CBD and two stops from Hunter St Station on the Metro West line.

“The Authority will deliver well-located homes close to the heart of the city and integrate the new precinct with Blackwattle Bay and the new Sydney Fish Market.

“This is a generational opportunity to build a new suburb on the city’s edge and open the harbour foreshore to the public for the first time in a century.”&nbsp;

Minister for Lands and Property Steve Kamper said the new Bays West Delivery Authority established by the Minns Government will turbocharge the development of Sydney’s newest suburb.

“The Authority is working at a record pace to deliver an international design competition, planning pathways and a financial model so that this development benefits Sydney with well-designed homes in a central location, close to public transport, jobs, entertainment and essential services.

“If we want Sydney to stay liveable and affordable, we need to be bold about using underutilised government-owned land to deliver homes for the future while making sure essential working harbour functions can be accommodated.”

Around 400 additional homes could be built at Southwark Grounds on Port Road, lifting total site capacity from 1300 to around 1700 dwellings.

A recently approved code amendment would allow apartment towers of up to 14 storeys in some areas of Renewal SA’s redevelopment of the former West End Brewery.

Renewal SA Acting Chief Executive Shane Wingard said he welcomed the code amendment, with the increase in heights and homes making a positive impact on the supply of high-quality, well-connected housing close to the city.

“By going higher across some parts of Southwark Grounds, we are adding a substantial number of very well-located homes with little impact on project delivery time or planned open space,” Mr Wingard said.

Since the project officially launched in 2025, Mr Wingard said more than 12,000 enquiries had been received about living at Southwark Grounds.

“The very strong early interest we’ve seen since homes were first released in the precinct reinforces our plans to create more housing opportunities,” he said.

The Southwark Grounds code amendment was launched in December last year, with community engagement undertaken over five weeks from January.

It proposed increasing maximum building heights from eight to 14 storeys on the eastern section of Southwark Grounds, and to 12 storeys across the remainder of the site, with minimum building heights ranging from two to four storeys.

The code amendment was implemented through an Early Commencement policy in late January, allowing developers to quickly explore the viability of increased height and housing yield while other planning processes continue.

One of the first developers delivering apartment sites have already finalised redesigns to increase the number of apartments following the code amendment.

Samaras’ development adjacent to the future Colonel Light Park is now planning to deliver 125 apartments across 11 storeys, significantly greater than original plans of around 50 apartments across four storeys.

The developer is also exploring the potential for additional affordable housing outcomes.

Most of the apartments at Southwark Grounds will be delivered within a master-planned precinct on a large parcel of land on the eastern portion of the site, covering around two-thirds of its 8.4 hectares.

Wingard said detailed precinct planning over the coming months may identify further opportunities to increase yield further that could see total apartment numbers at Southwark Grounds, exceed this number.

Affordable homes at Southwark Grounds will also see a net increase, with Renewal SA maintaining its commitment to a minimum of 20 per cent affordable housing across the development.

Civil works have begun across the site, with construction under way on the first new roads surrounding a townhouse precinct in the south‑west corner of Southwark Grounds. This includes Renewal SA’s 17 Founder’s Row homes, which are on track for completion by Christmas.

“We expect to have people living at Southwark Grounds by the end of the year, so delivering roads and public spaces for those residents is among our highest priorities.”

Construction of 40 townhouses off Anderson Street, known as West Village and being delivered by Contour, is forecast to begin in mid‑2026. Kolabb’s Anderson Lane development will follow shortly after, delivering a further 26 townhouses.

Southwark Grounds is a state government‑led urban renewal project now set to deliver around 1,700 homes over the next decade.

Homes will be supported by a supermarket, a range of retail and hospitality offerings anchored by a revitalised Walkerville Brew Tower, a childcare centre, car parking and well‑connected public spaces.

400 new homes planned for Adelaide's former West End Brewery site

Brisbane developer&nbsp;<a href="https://www.apartments.com.au/developers/cavcorp">Cavcorp</a> has lodged plans for a new mixed-use residential development at <a href="https://www.apartments.com.au/new-apartments/55-wyandra-street-teneriffe-qld-4005">55 Wyandra Street</a>, Teneriffe, anchored by an 85-metre public laneway designed to reconnect the suburb’s riverfront with the Gasworks precinct.

The buildings, known as Teneriffe House and Teneriffe Lane, would replace the existing Queensland Cotton head office site with a 15-storey residential tower transitioning to eight storeys toward Helen Street. The project has been designed by Plazibat Architects and lodged as a code assessable development application for 93 apartments across a 3,401 sqm mixed-use site within the Newstead and Teneriffe Waterfront neighbourhood plan.

Central to the scheme is the transformation of an existing service easement into a publicly accessible cross-block connection linking Wyandra and Helen Streets. Cavcorp says the new laneway will act as both a pedestrian shortcut and a landscaped civic space between the Teneriffe Riverwalk, ferry terminal, and Gasworks precinct.

“The revised proposal delivers a legacy public-realm cross-block link, permanently secured for community use, transforming an existing private easement into a safe, high-quality pedestrian connection between the Teneriffe heritage riverwalk and the Gasworks–Long Island precinct,” the planning report states.

The laneway will sit beneath a large subtropical loggia integrated into the podium levels of the development. The design incorporates deep landscaping, water gardens, lobby spaces, business lounges, and ground-floor apartments to create what Cavcorp describes as a climate-responsive “urban verandah.”

The tower itself has been designed as a slender form with recessed floorplates and curved translucent corners inspired by contemporary Japanese architecture. The building height aligns with the Commercial Road precinct controls, which permit towers up to 15 storeys within proximity to Longland Street.

The project will comprise a mix of larger-format apartments aimed at owner-occupiers, downsizers, and families. The proposed apartment mix includes 11 loggia apartments across the lower levels, 50 four-bedroom Sky-Terrace apartments from levels three to seven, and 32 Sky-Pool Homes occupying the upper tower levels. The Sky-Pool Homes will feature private thermal plunge pools integrated into oversized balconies.

According to the application, the apartments are intended to reinterpret the scale and character of Teneriffe’s woolstore conversions and Queensland homes within a vertical residential format.

“The sky-pool homes build on Cavcorp’s previous projects and introduce a distinct apartment typology to Teneriffe, informed by both local and international precedent and responding to an identified market demand for enhanced safety, space and amenity,” the planning submission notes.

A major focus of the proposal is its five-level wellness and lifestyle offering, extending from the basement through to the rooftop.

Amenities proposed include a rooftop Swim &amp; Racquet Club with a 25-metre Olympic lap pool and tennis court, coworking spaces and libraries, golf simulators, wine storage, concierge facilities, business lounges, pet wash areas, and rooftop longevity-focused wellness spaces with spas, outdoor fitness zones, and landscaped terraces.

All parking will be concealed within basement levels accessed from Wyandra and Helen Streets. Cavcorp says the deep-basement engineering approach allows the entire ground plane to prioritise landscaping, pedestrian movement, and active frontage rather than vehicle infrastructure.

The development continues Cavcorp’s concentration in Newstead and Teneriffe, where the Brisbane developer has delivered a number of apartment projects including Lucent, Le Bain, and Luminare, as well as the Long Island Wellness Precinct nearby. Several of those projects have received national design and architecture awards, including recognition under Brisbane’s “Buildings that Breathe” program.

Cavcorp unveils wellness-focused Teneriffe House and Teneriffe Lane apartment buildings

Focus Group Investments has lodged plans for a new apartment development at <a href="https://www.apartments.com.au/new-apartments/64-70-hanover-street-fitzroy-vic-3065">64–70 Hanover Street</a> in Fitzroy, seeking to utilise the Victorian Government’s recently introduced Great Design Fast Track pathway to accelerate approvals for the project.

The proposal is among the latest developments to emerge through the state-led initiative, which was established to fast-track well-designed residential projects in activity centres and transport-connected inner-city locations. The pathway allows qualifying developments that meet elevated design and housing benchmarks to bypass traditional council planning timeframes and instead be assessed directly by the Department of Transport and Planning.

Designed by SJB, the development will comprise a mix of apartments above activated lower levels, with a strong focus on architectural articulation, landscaping, and communal amenity. The design response seeks to balance the industrial character of Richmond’s former warehouse precincts with a more contemporary residential form.

Proposed are 63 new dwellings, a wide ranging mix of studio, one-, two-, and three-bedroom apartments, and townhouses and duplexes. They will be spread across a part-three, part-eight storey building.

The Planning and Urban Context Report by Tract says the development is of an "exemplary architectural standard" and has been carefully crafted by SJB Architects.

"Dwellings&nbsp;will benefit from excellent access to natural light, cross-ventilation opportunities and extensive communal space," the report noted.

The architectural material highlights the project’s integration of landscaped elements and communal spaces throughout the building. The proposal also incorporates sustainability initiatives aligned with the Victorian Government’s push for higher-performing apartment developments under the fast-track program.

The Great Design Fast Track was unveiled by the Victorian Government in 2024 as part of a broader housing supply strategy aimed at accelerating the delivery of new homes. Projects assessed through the pathway must demonstrate high-quality architecture, sustainability outcomes, and housing diversity while being located close to public transport and existing infrastructure.

Focus Group, founder and led by Paul De Lutiis, is increasingly active across Melbourne’s inner suburbs, targeting well-connected urban renewal locations suited to medium and higher-density residential development. The Fitzroy proposal continues that strategy, leveraging the area’s strong transport links, established retail amenity, and proximity to the CBD.

Fitzroy has been one of the most popular spots for developers and buyers in recent years. The likes of PACE Development Group, SMA Projects, Crema Group and Chapter Group, currently selling projects in the suburb.

South East Queensland’s housing market is set to buckle under the pressure of a 52 per cent increase in annual dwellings needed to accommodate an estimated population boom of two million new residents by 2046.

That's the stark reality facing the growing region of Queensland, according to the latest RPM SEQ Market Update.

The report, which zeroes in on the South East Queensland Regional Plan’s estimates that 863,600 new dwellings are needed by 2046 – or approximately 34,500 homes a year – to meet the estimated population growth, concludes that the recently released Draft SEQ Regional Plan by the state government does not provide the framework to meet this target.

The RPM report notes that South East Queensland historically averages around 22,778 residential lot registrations per year and, of that number, units made up 40 per cent, adding that if the region is to meet the housing demand target, a substantial 52 per cent increase in the production of new dwellings is needed.

While the SEQ Regional Plan has intensified its focus on building up rather than out, RPM’s Queensland Managing Director Clinton Trezise says high-density infill projects within the urban footprint are struggling to stack up as an affordable option due to a blowout in construction costs.

“Historically, Queensland has not been able to achieve the level of construction needed to meet the future demand for housing,” Trezise said,

“The closest we have ever come is 33,821 new dwellings built in the 2017 financial year when Brisbane was experiencing an apartment boom. With the cost pressures on high-rise apartments not going away any time soon, going up rather than out is not going to provide the needed supply and certainly not affordable supply of new dwellings.”

“This massive shortage of supply has fed into significantly higher prices for vacant land over the past financial year, with the median settled land price across the region surging 12 per cent to $340,000,” said Mr Trezise.

Logan emerged as the dominant land provider in the market, accounting for one-third of all settled sales last financial year with the 1,323 sales recorded surpassing all other local government areas.&nbsp;

Ipswich accounted for 15 per cent of sales, followed by Brisbane (12 per cent), Sunshine Coast and Moreton Bay (at 11 per cent each).&nbsp;

The Gold Coast, with limited land supply, represented only 3 per cent of the total land sales for the year.

The RPM report has found land prices have grown rapidly in regional areas due to supply constraints, defying the market headwinds from higher interest rates.

Trezise said supply issues were proving to be counter-productive in enhancing affordability in regional areas of South East Queensland.

“The government and councils need to facilitate more land for greenfield developments if the affordability issue is to be addressed,” he said.

“Unfortunately, this is at odds with the latest SEQ Regional Plan which has increased the emphasis on high-density infill developments throughout the region.”

The Draft 2023 SEQ Regional Plan has shifted its dwelling growth ratio from 60/40 in 2017 (60 per cent in infill areas and 40 per cent in greenfield areas) to 70/30 in 2023.&nbsp;

“While there is merit in this strategy to leverage off existing urban infrastructure, especially in Brisbane with the level of public infrastructure being provided for the Olympic Games, this should not be a one-size-fits-all approach,” said Mr Trezise.

The 70/30 ratio mirrors the urban development policies of Sydney and Melbourne, but according to the RPM Report this approach will fail to address the short-term and medium-term supply issues faced by the South East Queensland region.

“Land is not getting developed fast enough by the current SEQ Regional Plan with complex approval processes, land constraints and lack of needed infrastructure meaning seemingly developable land cannot be unlocked to facilitate supply or simply supply cannot be developed fast enough,” said Mr Trezise.

“The reality is that adequate affordable supply is not going to come from apartments because of the cost constraints to build and affordability to buy are impacting the sector.

“While the ‘build up rather than out’ approach aims to maximise existing infrastructure for new housing, historically, the heavy lifting for new housing supply in South East Queensland traditionally has been done by greenfield land developments.

“South East Queensland currently needs to increase the output of dwellings by 52 per cent to meet demand. The only way to meet this demand quickly, and to address affordability, is to release more land.”&nbsp;

Trezise said more greenfield developments with smaller lot sizes can deliver a diversity of product, such as townhouse and terrace homes on smaller land sizes in the low to mid-$500,000 range.

“The clear message from the data in this report is that affordable housing is becoming less affordable because of restrictions on supply,” he said.

“The current lack of infrastructure in place to keep up with demand means we currently lack the horsepower required to increase land production to the extent that is needed. The state government needs to step in and open up more land for housing while looking at the infrastructure requirements to ensure it can be developed.”

Kokoda prepare launch of Ruby Ruby, Milton apartment development after green light

Prominent Brisbane developer Dibcorp has successfully sold out its soon to be completed Newstead apartment development, Bide Newstead.

Bide Newstead has been one of the most popular projects in Brisbane since being launched a few years ago.&nbsp;

In an impressive feat, LPS Construction completed the build of Bide in just over 18 months during one of the most challenging times in the construction industry in Queensland.

Ideally located across from the Gasworks Precinct, Bide consists of 89 apartments and skyhomes across 15 levels, with only six or seven apartments per floor.

The final apartments to sell were the three-bedroom units which were priced from $1,495,000. The largest three-bedroom apartments were priced from $2.5 million. They have nearly 200 sqm of living space.

The project also features 650 sqm of amenities across two levels, including BBQ facilities, private cabanas, landscaped areas, and seating.

Keenan &amp; Byrne sold the last of the apartments. Fraser Byrne said the enquiry was significant during the construction phase of the project.

Byrne says the construction status is now top of the list of questions to ask when enquiring.

"Their first question is 'is the project under construction, and if not, why?'" Byrne says.

"The second question is 'who is the development team and what have they delivered before?'".

Byrne says these are completely understandable requests in the current climate.

"Buyers have access to a vast amount of information nowadays and are often well educated in&nbsp;<a href="/guides/the-ultimate-off-the-plan-guide-5-property-experts-share-advice-for-buying-a-new-apartment-or-townhome" target="">buying off the plan</a>, so they want full confidence in the project.

Azure secure priciest sale in One Earle Lane, Toowong apartment development

Brisbane unit vales continued to grow over September as supply remains incredibly tight in the Queensland capita.

CoreLogic's monthly Hedonic Home Value Index showed another surge in Brisbane unit vales over last month, a further 1.1 per cent. The rolling quarterly gains of 3.7 per cent makes the Brisbane unit market one of the best performing unit markets in the country.

The Brisbane unit median is now&nbsp;$539,169, a rise from the previous months $520,000.

CoreLogic Research Director Tim Lawless said the performance of the housing market in Brisbane reflects the underlying supply dynamic, with advertised supply levels around 40 per cent below the previous five-year average.

"The trend in advertised stock levels is a key influence on housing values," Lawless says.

"The flow of new listings has been on an upwards trajectory since early June, bucking the normal seasonal trend where new listings are typically flat to falling through winter. Over the four weeks ending September 24th, the flow of new capital city listings was 14 per cent higher than at the same time last year and 8.0 per cent above the previous five year average."

Lawless notes however that, while total&nbsp;capital city listings remain below last year and less than the five-year average, there is a clear upswing in available supply.

<h2>What's happening in the Brisbane off the plan apartment market?</h2>

The <a href="/developments/brisbane-qld">Brisbane off the plan apartment market</a> is firing on all cylinders, still driven by a lack of supply across the city.

The supply constraints was evident in Rider Levett Bucknall's 2023 Crane Index which showed the Queensland capital recorded a net loss in crane numbers over the past six months.

Pikos Group have timed the relaunch of their Kangaroo Point apartment development, Skye Residences, perfectly, at a time where there's little to no premium riverfront apartment projects.

They've secured a number of sales at the luxury two-tower, 68-apartment development on one of the best sites in the whole of Brisbane.

Pikos Group CEO Michelle Wooldridge says the response from the immediate local market has been overwhelming, with Brisbane buyers accounting for $20 million in sales over last month alone.

"Many buyers have viewed more than five residential projects and revisted Skye, realising it cannot be matched for quality of finish and its absolute riverfront location," Wooldridge says.

“People can see the tower crane in place, a full basement completed and that construction of the building is progressing and a reality. While many other projects have been put on hold, Skye is clearly progressing and this certainty has boosted demand.”

Pikos recently completed the excavation of the basement on the River Terrace site, a major milestone in construction. They've appoted Tomkins Commercial to build the project, which will be complete in 2025.

Wooldridge says buyers were attracted to the views on offer and apartment sizes, with all luxury residences featuring uninterrupted views of the Brisbane City skyline, South Bank, the Botanic Gardens and the Brisbane River.

“We are finding that buyers require a visual demonstration of value which Skye offers in abundance including a strong recognition of, and appreciation for, generous use of natural stone throughout the residence, premium Vzug appliances and Parisi tapware, master king sized suites with upgraded built-in wardrobes, and ensuites with baths

At the other end of the market, longstanding Brisbane developer Azure has continued its success in Brisbane's northern corridor, doubling down on what sales manager Allyce Kluger says is a niche market to be developing in.

"We're one of few developers creating design-led and amenity rich townhouses in the northern corridor," Kluger says, adding that the northern hub has "everything a buyer would need."

"The northern corridor has grown in popularity, with good schools, transport and retail. Our projects are more price pointed than a house, while families have also been attracted to a lock up and leave, low maintenance lifestyle which a house doesn't tend to offer," Kluger said.

Azure have been developing in the northern corridor for a number of years. They've already sold two thirds of their yet to be launched 76-townhouse development Willow in North Lakes, and they're soon to launch Elwood by Azure, another 68 townhouses in Mango Hill bordering a nature reserve.

They're currently construction their sold out Munro by Azure in Bundamba.

Kluger said Azure's biggest marketing tool is to point prospective buyers&nbsp;in the direction of their previously completed projects nearby to show what it would be like living in an Azure community.

"We have 25 year caretaking agreements in every community we develop to ensure we deliver on the promise and our properties remain special forever. We are also a builder developer and can therefore give buyers confidence in the final price, having a deep understanding of the true construction costs.”

Next year Azure will launch their Casuarina project at 6 Grand Parade which will have 91 "subtropical" apartments and terraces.

National developer Kokoda Property have revealed what they intend on doing with their mega-site in Brisbane's Tenerrife.

Kokoda, who have previously completed apartment developments Chester &amp; Ella in Newstead and The Ambrose in Milton, has lodged plans for three towers on the 17,612 sqm site at 17-27 Skyring Terrace site, one of the last undeveloped riverfront sites in Brisbane.

The former Riverside Industrial Sands site, which Kokoda paid over $100 million for earlier this year, will home a total of 380 residences, with the towers ranging from 12 to 30 levels.

There will be&nbsp;a 9,149 sqm hotel, a large plaza, extended riverwalk and laneways throughout with lively public spaces, complemented by 15 office tenancies totalling 2,400sqm and 2,800 sqm of retail, cafes, and restaurants.

Kokoda propose $1.5 billion, triple-tower riverside development in Teneriffe

Brisbane developer Dibcorp, who are putting the finishing touches to their popular Newstead apartment development Bide, have their eyes set on their next project.

Dibcorp, led by founder Franco Di Bartolomeo, are seeking to redevelop the Spring Hill Hotel at 100 Leichhardt Street into an 18-level mixed-use tower with 126 apartments above&nbsp;commercial and retail spaces.

DKO have put together the plans which will see the Spring Hill Hotel, which has seen better days and was on the brink of disrepair, undergo restoration while integrating it as an integral part of a contemporary residential tower.

DKO said in their submission to the Brisbane City Council the main design focus is to strike an appropriate scale for the site, situated on the border of the CBD, effectively mediating between the height and density of the city and the Spring Hill neighborhood. The project also aims to ensure that the Spring Hill Hotel's historical significance is not only preserved but celebrated.

"The heritage façade is proposed to be retained along with its use as a hospitality venue," the design team said.

"Internally, layouts are intended to be reinstated as much as possible, combining structural rework and contemporary redesign to allow for a modern hospitality venue."

The tower is set to comprise 126 apartments, with a mix of two and three-bedroom floorplans.&nbsp;The ground floor will feature commercial and retail spaces, including options for hospitality establishments, ensuring the site remains a vibrant and inviting place for the community to engage with.

To accommodate residents and visitors, the project includes 158 bicycle parking spaces and 158 car parking spaces across six levels. These options are in addition to the robust public transportation infrastructure already available in Spring Hill.

The proposal not only promises to revitalise a historic landmark but also contributes to the transition of building height from Spring Hill into the City Centre Expansion area, ensuring a seamless blend of old and new in this prime inner-city location.

South East Queensland developer Aria have completed construction at their sold-out Kangaroo Point apartment development, Riviére.

The 12-level, Bates Smart-designed development homes 122 two, three and four-bedroom apartments, as well as a suite of state of the art amenities.

A number of the apartments were bought by investors, who on average are seeing rental yields of 6.45 per cent. Some apartments are being resold at $800,000 more than their initial off the plan price.

As part of its commitment to delivering extraordinary designs, Aria Property engaged in a design competition with four of Australia's top architects for the project. Renowned architectural firm Bates Smart emerged as the winner, presenting a design that pays homage to the majestic Kangaroo Point Cliffs' angular shapes.&nbsp;

The striking&nbsp;façade steps in and out, which allows it to maximise views of the city and river. The exterior features custom bricks imported from Valencia, Spain, creating a mix of matte and gloss finishes that shimmer in the light.

Aria Property Development Director Brent Liddell attributed the success of the partnership to Bates Smart’s and Aria’s mutual inspiration.&nbsp;

“Our vision was to create a geometric façade that strategically accentuated volume and space. Bates Smart’s understanding of our brief resulted in a visually captivating masterpiece that elevates the skyline of Brisbane,” Liddell said.

Inside the apartments have incorporated&nbsp;breezeblocks, timber soffits, and open corridors, allowing for natural airflow and ventilation. There's luxury finishes like terrazzo stone bench-tops, timber-lined balcony finishes, and Miele European appliances in the kitchens.

“The features and finishes in Riviére are unlike anything seen before in residential living," Liddell added.

"The 'liveability factor' achieved through open corridors, oversized units, and exceptional rooftop amenities is truly phenomenal."&nbsp;

The Riviére project encountered challenges when the original builder faced liquidation at level three. Aria then took over the build themselves.

Aria have developed a partnership with Cleanaway which makes&nbsp;Riviére Australia's first multi-composting residential project, fostering eco-conscious living.&nbsp;The project also features 65kW solar panels on the rooftop, complemented by nine Tesla battery walls to store renewable energy.

“By incorporating sustainable practices into our developments, we can make a positive impact on the environment and enhance the well-being of our residents," Liddell said.

Two beehives on the ground floor also produce approximately 80kg of honey annually, while native Australian plant species across 1,860m2 of landscaping contribute to the project's green ethos.

It was 2020 when longstanding Brisbane developer Pikos Group snapped up one of the best sites in Brisbane for its next residential project.

The 2,230 sqm site, atop the Kangaroo Point cliffs on the corner of River Terrace and Main Street, was picked up from international hotels group Banyan Tree.

Pikos went about making amends to what was already proposed. They brought in Conrad Gargett to create two 13-level buildings joined by a sky bridge.

The site is unrepeatable because of its corner position at the top of River Terrace. Nothing can be built in front of it, given its prime spot opposite Kangaroo Point Cliffs Park, while anything built next door or further down the street will unlikely impact any view lines looking down the river.

No building can get closer to the steps down to Kangaroo Point Cliffs Park than Skye Residences. The easy access opens up the opportunity for future residents to be less than a minute from a walk along The Cliffs Boardwalk or a picnic on the grass looking across the river to the Botanic Gardens.

A short bus ride away is Captain Burke Park, which too offers picturesque views of&nbsp;the Brisbane River and the iconic Story Bridge.

Skye Residences may also suit the family buyer, given the size of the apartments, the 1,000 sqm rooftop amenity in the form of an infinity pool and leisure precinct, and the project's proximity to schools.&nbsp;

St. Joseph's Primary School, one of the oldest and highest ranked Catholic Primary Schools in the state,&nbsp;is 700 metres away, while Brisbane State High School, Anglican Church Grammar School, St. Laurence's College and Shafston International College are all nearby.

Skye Residences: The Kangaroo Point clifftop location offering the best of Brisbane

Delta Australia, who developed Brisbane's Riparian Plaza skyscraper nearly two decades ago, are looking to their next game-changing project.

They've submitted plans for striking mixed-use development at 26 Cairns Street, Kangaroo Point, taking full advantage of its 4,964 sqm waterfront location on the site of the historic Evans Deakins Dry Dock area.

Delta acquired the site in mid-2019. They said they were attracted primarily by the unique and challenging opportunity it offers to create a defining development for Kangaroo Point and the city of Brisbane

They are planning a tower with 232 apartments, stacked high so there can be extensive ground place activation.

Scott Collins from Delta Australia said Kangaroo Point will play a "pivotal role" shaping the future of Brisbane.

"Not only does Kangaroo Point possess a special place in Brisbane’s history, it also assumes a pivotal role in shaping the future of Brisbane’s dynamic inner city communities and their landscapes; both built and natural forms.

"Within this dynamic, we take very seriously the responsibility and leadership that is incumbent upon us to procure a progressive and leading development, balancing the interests of stakeholders and advancing the design aspirations of others in collaboration with the City.”

Delta has called on both Architectus and Singapore-based architecture firm WOHA to work in collaboration on the design of the project. The pair worked together to create 443 Queen Street, Brisbane's newest landmark.

Architectus has been involved in some of the best-loved urban spaces in Brisbane like the Gallery of Modern Art, while WOHA, led by Aussie architect Richard Hassell, predominantly design projects in Singapore, but have lent their expertise to a new premium project in Perth's Applecross.

“When I met Scott in Singapore, I was really impressed by his passion to set new standards with this development," Hassell said.

"He was quite familiar with our work and was completely in agreement on our five ratios for high amenity, inner city developments. As we have worked on this project, the problem was always - how can we get this public space to work, rather than questioning whether it was necessary.”

The proposal is for 232 apartments, a mix of&nbsp;40 one-bedroom apartments, 112 two-beds, 72 three-beds, and eight four-bed apartments. 458 parking spaces will be provided across the basement levels.

"This development is both an exemplary outcome of these policy documents, and a unique solution inspired by its special site."

"The development marks this superb waterfront location with a green, elegant tower that is distinctive without being ostentatious. The design emphasizes civic generosity, community and sustainability through its extensive greenery, generous public spaces and vertical village concept."

They said their vision was for a next generation, sustainable, subtropical tower.

"The team have worked from first principles to imagine a subtropical, sustainable, community-oriented project that would be an asset to the neighbourhood and the city.

"The desire is for Kangaroo Point to be better after the project’s completion. More connected, with more recreation and dining options, more nature, more water, more trees and flowers, more birds, more fish, more places to cycle or walk the dog, or bring the kids down to the river."

They said a key word is regenerative.

"This development will regenerate nature and biodiversity, regenerate community and social interaction, regenerate environmental services."

The rooftop will home extensive resident amenity, with a main&nbsp;pool, plunge pool, and kids pool, flanked by day beds and outdoor seating areas, a playground, and barbecue facilities. There's also a room for a kids club, a steam room and sauna, a gym with movement studio and changing rooms, a business centre and library with an event terrace and boardroom, and a "party penthouse" with kitchen, dining and seating areas. The rooftop is set in extensive landscaping by RPS.

There had been approval on the site by the former owner for two towers, one 17 levels the other 13. They were to home 311 apartments and some retail and commercial.
