New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Rising above the Parramatta River at 12 Phillip Street, The Lennox comprises one, two, three and four-bedroom apartments, appealing to first home buyers, young professionals, families, downsizers and interstate investors seeking a completed apartment in one of Australia's fastest-growing economic centres.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

Prominent Brisbane developer Dibcorp has successfully sold out its soon to be completed Newstead apartment development, Bide Newstead.

Bide Newstead has been one of the most popular projects in Brisbane since being launched a few years ago.&nbsp;

In an impressive feat, LPS Construction completed the build of Bide in just over 18 months during one of the most challenging times in the construction industry in Queensland.

Ideally located across from the Gasworks Precinct, Bide consists of 89 apartments and skyhomes across 15 levels, with only six or seven apartments per floor.

The final apartments to sell were the three-bedroom units which were priced from $1,495,000. The largest three-bedroom apartments were priced from $2.5 million. They have nearly 200 sqm of living space.

Byrne says the construction status is now top of the list of questions to ask when enquiring.

"Their first question is 'is the project under construction, and if not, why?'" Byrne says.

"The second question is 'who is the development team and what have they delivered before?'".

Byrne says these are completely understandable requests in the current climate.

"Buyers have access to a vast amount of information nowadays and are often well educated in&nbsp;<a href="/guides/the-ultimate-off-the-plan-guide-5-property-experts-share-advice-for-buying-a-new-apartment-or-townhome" target="">buying off the plan</a>, so they want full confidence in the project.

"I think these are completely understandable requests and in fact encourage buyers to ask these questions in their search for the right property because if they can be answered with confidence, they should feel comfortable proceeding."

Dibcorp has been developing apartments across Brisbane since being founded in 1996 by&nbsp;Franco Di Bartolomeo.

Azure secure priciest sale in One Earle Lane, Toowong apartment development

Brisbane unit vales continued to grow over September as supply remains incredibly tight in the Queensland capita.

CoreLogic's monthly Hedonic Home Value Index showed another surge in Brisbane unit vales over last month, a further 1.1 per cent. The rolling quarterly gains of 3.7 per cent makes the Brisbane unit market one of the best performing unit markets in the country.

The Brisbane unit median is now&nbsp;$539,169, a rise from the previous months $520,000.

CoreLogic Research Director Tim Lawless said the performance of the housing market in Brisbane reflects the underlying supply dynamic, with advertised supply levels around 40 per cent below the previous five-year average.

"The trend in advertised stock levels is a key influence on housing values," Lawless says.

"The flow of new listings has been on an upwards trajectory since early June, bucking the normal seasonal trend where new listings are typically flat to falling through winter. Over the four weeks ending September 24th, the flow of new capital city listings was 14 per cent higher than at the same time last year and 8.0 per cent above the previous five year average."

Lawless notes however that, while total&nbsp;capital city listings remain below last year and less than the five-year average, there is a clear upswing in available supply.

The <a href="/developments/brisbane-qld">Brisbane off the plan apartment market</a> is firing on all cylinders, still driven by a lack of supply across the city.

The supply constraints was evident in Rider Levett Bucknall's 2023 Crane Index which showed the Queensland capital recorded a net loss in crane numbers over the past six months.

Pikos Group have timed the relaunch of their Kangaroo Point apartment development, Skye Residences, perfectly, at a time where there's little to no premium riverfront apartment projects.

They've secured a number of sales at the luxury two-tower, 68-apartment development on one of the best sites in the whole of Brisbane.

Pikos Group CEO Michelle Wooldridge says the response from the immediate local market has been overwhelming, with Brisbane buyers accounting for $20 million in sales over last month alone.

"Many buyers have viewed more than five residential projects and revisted Skye, realising it cannot be matched for quality of finish and its absolute riverfront location," Wooldridge says.

“People can see the tower crane in place, a full basement completed and that construction of the building is progressing and a reality. While many other projects have been put on hold, Skye is clearly progressing and this certainty has boosted demand.”

Pikos recently completed the excavation of the basement on the River Terrace site, a major milestone in construction. They've appoted Tomkins Commercial to build the project, which will be complete in 2025.

Wooldridge says buyers were attracted to the views on offer and apartment sizes, with all luxury residences featuring uninterrupted views of the Brisbane City skyline, South Bank, the Botanic Gardens and the Brisbane River.

“We are finding that buyers require a visual demonstration of value which Skye offers in abundance including a strong recognition of, and appreciation for, generous use of natural stone throughout the residence, premium Vzug appliances and Parisi tapware, master king sized suites with upgraded built-in wardrobes, and ensuites with baths

At the other end of the market, longstanding Brisbane developer Azure has continued its success in Brisbane's northern corridor, doubling down on what sales manager Allyce Kluger says is a niche market to be developing in.

"We're one of few developers creating design-led and amenity rich townhouses in the northern corridor," Kluger says, adding that the northern hub has "everything a buyer would need."

"The northern corridor has grown in popularity, with good schools, transport and retail. Our projects are more price pointed than a house, while families have also been attracted to a lock up and leave, low maintenance lifestyle which a house doesn't tend to offer," Kluger said.

Azure have been developing in the northern corridor for a number of years. They've already sold two thirds of their yet to be launched 76-townhouse development Willow in North Lakes, and they're soon to launch Elwood by Azure, another 68 townhouses in Mango Hill bordering a nature reserve.

They're currently construction their sold out Munro by Azure in Bundamba.

Kluger said Azure's biggest marketing tool is to point prospective buyers&nbsp;in the direction of their previously completed projects nearby to show what it would be like living in an Azure community.

"We have 25 year caretaking agreements in every community we develop to ensure we deliver on the promise and our properties remain special forever. We are also a builder developer and can therefore give buyers confidence in the final price, having a deep understanding of the true construction costs.”

Next year Azure will launch their Casuarina project at 6 Grand Parade which will have 91 "subtropical" apartments and terraces.

National developer Kokoda Property have revealed what they intend on doing with their mega-site in Brisbane's Tenerrife.

Kokoda, who have previously completed apartment developments Chester &amp; Ella in Newstead and The Ambrose in Milton, has lodged plans for three towers on the 17,612 sqm site at 17-27 Skyring Terrace site, one of the last undeveloped riverfront sites in Brisbane.

The former Riverside Industrial Sands site, which Kokoda paid over $100 million for earlier this year, will home a total of 380 residences, with the towers ranging from 12 to 30 levels.

There will be&nbsp;a 9,149 sqm hotel, a large plaza, extended riverwalk and laneways throughout with lively public spaces, complemented by 15 office tenancies totalling 2,400sqm and 2,800 sqm of retail, cafes, and restaurants.

Kokoda Property Founder and Managing Director, Mark Stevens, said that the project aims to provide enhanced design and landscaping that speaks to Brisbane's subtropical biophilic surroundings and Woolstore design intent while providing large, open public spaces.

“Kokoda Property is passionate about providing riverfront amenity on this site and we are committed to creating a contemporary, welcoming place that extends Teneriffe’s culture to the riverfront,” Stevens said.

The project is a collaboration between Kokoda's longtime design partners Cottee Parker Architects, who have designed Chester &amp; Ella and Kokoda's newest Milton tower Ruby Ruby, Carr, and Urbis Town Planning and Landscaping. Leaning into the cultural fabric of Teneriffe, the development will create a much sought-after address for residents and the community.

"Unique to the proposal is the ground plane public plaza, which will unlock 8,902 sqm of public open space, comprising 50 per cent of the site, to residents and visitors of Teneriffe," Urbis said.&nbsp;

The development will be delivered in stages.&nbsp;The first stage will include shorter buildings on Skyring Terrace and Commercial Road (Tower 3 &amp; 4), followed by stage two (Tower 2), and ultimately stages three and four (Tower 1).

Tower 1, the tallest of the towers, is set to have 114 one, two, three and four-bedroom apartments, including a handful of sub-penthouses and penthouses. Tower 1 will also home a 160-room hotel.&nbsp;

Tower 2 will comprise 159 apartments and Tower 3 will have around 100 apartments with some loft-style residences.

"While the riverwalk attracts pedestrians and cyclists, we have an opportunity to create something in and of the neighbourhood—that speaks to the history, quality, and sensitivities of the local area, for a modern global audience," Cottee Parker noted in their design statement.&nbsp;

Towers 1 and 2 will be connected by a sky bridge on level 14, offering access to a VIP lounge in Tower 2, exclusively for hotel guests. Additional hotel amenities on this level include a 350 sqm day spa, a 437 sqm restaurant and bar, and a 179 sqm Brisbane River-facing pool and deck. Meeting rooms, three ballrooms, and a 556 sqm outdoor terrace lawn with another lounge on level 5 further enhance the hotel's offerings.

Residents will also benefit from rooftop communal decks on each of the towers, including a&nbsp;podium level pool deck on Tower 1. Tower 2 offers additional amenities on level 2, such as a karaoke room, dining/meeting rooms, a sports games lounge, a residential lounge, gym, a cinema room, a multi-sports simulator, barbecues, and a play space room. Tower 3 features a rooftop lap pool, hot spa, cabanas, sun lounges, an outdoor cinema lawn, barbecues, and a sunset lounge.&nbsp;

To further enrich the neighbourhood, the development plans include a small amount of office space on the ground, levels one, two, three and four, as well as loft-style and terrace housing facing Skyring Terrace.

The podium's design places great emphasis on the balance between the hardness of construction materials and the softness of landscaping. Greenery defines its character, softening its edges and connecting residents and the wider community to the natural riverfront environment.

The proposal also includes the construction of a new lane, 'Wool Lane,' off Skyring Terrace, connecting a newly created plaza at the end of Commercial Road to Skyring Terrace near Gasworks. The new riverside public plaza will span approximately 9,023 sqm, providing a view of a new 220-metre riverwalk extension.

This extension, a 'missing link' between existing sections of the Riverwalk, has long been an unfulfilled dream, which could soon come to fruition with Kokoda's development.&nbsp;

While neighbouring areas like Newstead, New Farm, and Fortitude Valley have seen a surge in their lifestyle economies, attracting patrons to their trendy establishments, modern Teneriffe stands out for its unique character. Kokoda propose $1.5 billion, triple-tower riverside development in Teneriffe

Brisbane developer Dibcorp, who are putting the finishing touches to their popular Newstead apartment development Bide, have their eyes set on their next project.

Dibcorp, led by founder Franco Di Bartolomeo, are seeking to redevelop the Spring Hill Hotel at 100 Leichhardt Street into an 18-level mixed-use tower with 126 apartments above&nbsp;commercial and retail spaces.

DKO have put together the plans which will see the Spring Hill Hotel, which has seen better days and was on the brink of disrepair, undergo restoration while integrating it as an integral part of a contemporary residential tower.

DKO said in their submission to the Brisbane City Council the main design focus is to strike an appropriate scale for the site, situated on the border of the CBD, effectively mediating between the height and density of the city and the Spring Hill neighborhood. The project also aims to ensure that the Spring Hill Hotel's historical significance is not only preserved but celebrated.

"The heritage façade is proposed to be retained along with its use as a hospitality venue," the design team said.

"Internally, layouts are intended to be reinstated as much as possible, combining structural rework and contemporary redesign to allow for a modern hospitality venue."

The tower is set to comprise 126 apartments, with a mix of two and three-bedroom floorplans.&nbsp;The ground floor will feature commercial and retail spaces, including options for hospitality establishments, ensuring the site remains a vibrant and inviting place for the community to engage with.

Two distinct communal areas are proposed within the project. One sits on the roof level of the hotel, offering recreational decks and expansive landscapes. Flexible rooms will cater to wellness and co-working needs during the day, transforming into leasable social spaces after hours. The rooftop communal area takes full advantage of the site's views, providing spaces for relaxation and community interaction.

To accommodate residents and visitors, the project includes 158 bicycle parking spaces and 158 car parking spaces across six levels. These options are in addition to the robust public transportation infrastructure already available in Spring Hill.

The proposal not only promises to revitalise a historic landmark but also contributes to the transition of building height from Spring Hill into the City Centre Expansion area, ensuring a seamless blend of old and new in this prime inner-city location.

Dibcorp set to redevelop former Spring Hill Hotel into apartment development

South East Queensland developer Aria have completed construction at their sold-out Kangaroo Point apartment development, Riviére.

The 12-level, Bates Smart-designed development homes 122 two, three and four-bedroom apartments, as well as a suite of state of the art amenities.

A number of the apartments were bought by investors, who on average are seeing rental yields of 6.45 per cent. Some apartments are being resold at $800,000 more than their initial off the plan price.

As part of its commitment to delivering extraordinary designs, Aria Property engaged in a design competition with four of Australia's top architects for the project. Renowned architectural firm Bates Smart emerged as the winner, presenting a design that pays homage to the majestic Kangaroo Point Cliffs' angular shapes.&nbsp;

The striking&nbsp;façade steps in and out, which allows it to maximise views of the city and river. The exterior features custom bricks imported from Valencia, Spain, creating a mix of matte and gloss finishes that shimmer in the light.

Aria Property Development Director Brent Liddell attributed the success of the partnership to Bates Smart’s and Aria’s mutual inspiration.&nbsp;

“Our vision was to create a geometric façade that strategically accentuated volume and space. Bates Smart’s understanding of our brief resulted in a visually captivating masterpiece that elevates the skyline of Brisbane,” Liddell said.

Inside the apartments have incorporated&nbsp;breezeblocks, timber soffits, and open corridors, allowing for natural airflow and ventilation. There's luxury finishes like terrazzo stone bench-tops, timber-lined balcony finishes, and Miele European appliances in the kitchens.

“The features and finishes in Riviére are unlike anything seen before in residential living," Liddell added.

"The 'liveability factor' achieved through open corridors, oversized units, and exceptional rooftop amenities is truly phenomenal."&nbsp;

The Riviére project encountered challenges when the original builder faced liquidation at level three. Aria then took over the build themselves.

Aria have developed a partnership with Cleanaway which makes&nbsp;Riviére Australia's first multi-composting residential project, fostering eco-conscious living.&nbsp;The project also features 65kW solar panels on the rooftop, complemented by nine Tesla battery walls to store renewable energy.

It was 2020 when longstanding Brisbane developer Pikos Group snapped up one of the best sites in Brisbane for its next residential project.

The 2,230 sqm site, atop the Kangaroo Point cliffs on the corner of River Terrace and Main Street, was picked up from international hotels group Banyan Tree.

Pikos went about making amends to what was already proposed. They brought in Conrad Gargett to create two 13-level buildings joined by a sky bridge.

The site is unrepeatable because of its corner position at the top of River Terrace. Nothing can be built in front of it, given its prime spot opposite Kangaroo Point Cliffs Park, while anything built next door or further down the street will unlikely impact any view lines looking down the river.

Delta Australia, who developed Brisbane's Riparian Plaza skyscraper nearly two decades ago, are looking to their next game-changing project.

They've submitted plans for striking mixed-use development at 26 Cairns Street, Kangaroo Point, taking full advantage of its 4,964 sqm waterfront location on the site of the historic Evans Deakins Dry Dock area.

Delta acquired the site in mid-2019. They said they were attracted primarily by the unique and challenging opportunity it offers to create a defining development for Kangaroo Point and the city of Brisbane

They are planning a tower with 232 apartments, stacked high so there can be extensive ground place activation.

Scott Collins from Delta Australia said Kangaroo Point will play a "pivotal role" shaping the future of Brisbane.

Delta has called on both Architectus and Singapore-based architecture firm WOHA to work in collaboration on the design of the project. The pair worked together to create 443 Queen Street, Brisbane's newest landmark.

Architectus has been involved in some of the best-loved urban spaces in Brisbane like the Gallery of Modern Art, while WOHA, led by Aussie architect Richard Hassell, predominantly design projects in Singapore, but have lent their expertise to a new premium project in Perth's Applecross.

“When I met Scott in Singapore, I was really impressed by his passion to set new standards with this development," Hassell said.

"He was quite familiar with our work and was completely in agreement on our five ratios for high amenity, inner city developments. As we have worked on this project, the problem was always - how can we get this public space to work, rather than questioning whether it was necessary.”

The proposal is for 232 apartments, a mix of&nbsp;40 one-bedroom apartments, 112 two-beds, 72 three-beds, and eight four-bed apartments. 458 parking spaces will be provided across the basement levels.

"The desire is for Kangaroo Point to be better after the project’s completion. More connected, with more recreation and dining options, more nature, more water, more trees and flowers, more birds, more fish, more places to cycle or walk the dog, or bring the kids down to the river."

They said a key word is regenerative.

"This development will regenerate nature and biodiversity, regenerate community and social interaction, regenerate environmental services."

The rooftop will home extensive resident amenity, with a main&nbsp;pool, plunge pool, and kids pool, flanked by day beds and outdoor seating areas, a playground, and barbecue facilities. There's also a room for a kids club, a steam room and sauna, a gym with movement studio and changing rooms, a business centre and library with an event terrace and boardroom, and a "party penthouse" with kitchen, dining and seating areas. The rooftop is set in extensive landscaping by RPS.

There had been approval on the site by the former owner for two towers, one 17 levels the other 13. They were to home 311 apartments and some retail and commercial.

It's been a busy week at Sarazin HQ.

The developer, who had already made a name for themselves in Woolloongabba well before the announcement of the Brisbane 2032 Summer Olympics, has sought to develop a further 1,300 apartments in what will be the heart of the Olympic precinct.

Having <a href="/news/qld/first-look-sarazin-scale-up-nuage-woolloongabba-apartment-plans">submitted plans to increase the height limit and density</a> for their two-tower Wellington Road development Nuage earlier this week (from 368 to 582), Sarazin has filed a fresh application for their recently acquired site on the other side of the street.

They're seeking to build three towers on the 7,148 sqm site, bringing another 787 apartments to the critically undersupplied Brisbane market.&nbsp;

The Queensland State Government says 8,500 new dwellings across South East Queensland need to be built ever year until 2045 to keep up with population forecasts.

Sarazin's new project, dubbed Hampton Yards, will be undertaken across three stages. Part of one of the stages will see&nbsp;Sarazin contribute to park upgrades within the park dedication area and the existing Watt Park, which will be renamed Whirling Water Park.

Tower B will be the tallest of the towers proposed at 40 levels, a similar height to the recently filed plans for the tallest tower in <a href="/news/qld/first-look-exclusive-belmonde-plot-over-1-000-build-to-rent-units-in-gabba-heart-precinct">Belmonde and Sun Luxe Group's build to rent proposal, Gabba Heart</a>.

Tower B will have 330 of the 787 apartments, while the 30-level Tower A will have 302 and the smaller 18-level Tower C will have 155. Each tower will have communal rooftop facilities in the shape of infinity pools, gyms, private dining areas, barbecue and outdoor dining spaces, and even a pickle ball court.

The buildings will rise from podiums which will have commercial spaces and retail spaces at street level. They will sit above&nbsp;seven basement levels of parking which will accomodate 852 parking spaces.&nbsp;

Wild Studio has handled all of the landscaping, and the designs of the new park.&nbsp;

Group CSA led the architecture of Hampton Yards, noting in their submissions that the three towers have been arranged to capture surrounding views.

"The residential towers have been orientated to respond to the existing context such that the taller towers are proposed along Wellington Road, with the tallest tower located at the intersection of Logan Road and Wellington Road, neighbouring the newly proposed public park," their report read in response to the Buildings that Breathe guidelines which were implemented across new developments in Brisbane's LGA in 2020.

Group CSA said access to natural light from the north has been prioritized to residential apartments, with living rooms and bedrooms positioned closer to the façades and bathrooms and kitchens more internally located.

The had previously been approval back in 2017 for three towers with 419 apartments. Saunders Havill Group said in their Town Planning Report that Sarazin's submission is a significantly improved building design compared with the existing approval, with a much clearer podium/tower form and three distinct towers with individual identities.

They said the design attract downsizing and encourage ageing in place.

Saunders Havill noted four other developments in the area which sought to push past the 20-level height limit set for the area.

"The proposals seek to realise the opportunity Woolloongabba and surrounds provides to deliver and support exceptionally located development that is accessed by high frequency public transport, lifestyle amenity and proximity to centres and employment opportunities."

Currently on the Sarazin site is the two-level Gabba Collision Repair Centre and a double storey office/showroom development.&nbsp;

First look: Sarazin goes again in Olympics precinct, file plans for Hampton Yards

Sarazin is continuing its push to change the face of Woolloongabba ahead of the 2032 Brisbane Summer Olympics.

Following on from Silk One, their completed and sold out Stanley Street tower looking down into The Gabba from its rooftop, Sarazin has updated its plans for their&nbsp;two-tower development, Nuage, just two streets away.

They've submitted fresh plans for the 4,057 sqm site across 6-18 Wellington Road and 25 Nile Street. They're now seeking to create tower 37 and 27-level towers, which will home 582 apartments.&nbsp;Previously they sought side by side 20-level towers with 368 apartments. That application was approved in October 2022.

The original plans sought to stay in line with the Woolloongabba Centre Neighbourhood Plan height limit of 20 levels, however a number of developers are now seeking to go higher in light of the Olympic nod, as well as the forecasted population boom highlighted in the recently published Draft Shaping SEQ Report 2023.

The Town Planning Report by Saunders Havill Group highlighted Station Square, the $1.2 billion, five-tower Trenert development, which will be up to 40 storeys, and the <a href="/news/qld/first-look-exclusive-belmonde-plot-over-1-000-build-to-rent-units-in-gabba-heart-precinct">recently filed Gabba Heart build to rent plans</a> for 41 levels. They also called out the 30-level Trilogy development by Arden Group, Silk Three, also by Sarazin, which will rise up to 32 levels, and Canopy by Aria which will reach 30 levels.&nbsp;

Saunders Havill also cited Brisbane City Council's support of increased&nbsp;development height for other areas that are located further away from the city centre, where located close to public transport nodes such as Buranda (25 storeys) and Toowong (up to 30 storeys).

"The uplift in housing/building height at this location supports the function of the core precinct where the greatest intensity development is to occur," Saunders Havill suggested of Woolloongabba.

"The addition of dwellings to the approved towers is an opportunity to unlock the potential of Woolloongabba to contribute solutions to the dire housing shortage currently impacting upon – and projected to continue to cripple – Brisbane’s residential supply if left unabated."

They said the proposed&nbsp;additional height heavily aligns with the neighbourhood plan and the Core Precinct overall outcomes for Woolloongabba.

"The Planning Scheme clearly articulates the desire to incorporate high densities and mixed-use development in this location."

They said residents of the proposed&nbsp;230 additional dwellings of Nuage will be able to move freely through the city with the nearby Cross River Rail and Brisbane Metro stations being less than 500m away, therefore the&nbsp;proposed change in dwelling numbers will not place significant additional demand on the surrounding road network and will reduce daily reliance on private vehicles.

Part of the new plans will also incorporate a private and public rooftop observatory to be operated&nbsp;in partnership with the University of Queensland and Big Questions Institute to advance the knowledge-based, scientific and public interest realm of inner Brisbane. That will sit on the top of the taller tower.

There's not been too much change in the design by HAL Architects, who suggested&nbsp;in their Architectural Design Statement submitted to the Brisbane City Council that Nuage, French for cloud, is a living, breathing, architectural statement.

"Nuage's cloud-like form combines the integral concepts of light, air and a strong architectural intent to enhance the subtropical experience within the building and create an iconic landmark.

"The flowing organic forms of the residential towers improve the subtropical opportunities of the building by offering a greater external surface for light, ventilation and views. These forms create an iconic visual form to Brisbane's ever-changing skyline."

The Nuage towers will sit above a five-level podium and an arcade precinct with commercial spaces, which will home a mix of restaurants, cafes, retail spaces, or offices.

Sarazin is currently selling Murcia Residences, within the Woolloongabba area but on the border of East Brisbane.
