A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

"By partnering with Capella, globally recognised for its refined approach to luxury hospitality and deep respect for cultural and historical context, we will elevate this project beyond a residential offering into a world-class destination."

Capella Hotel Group President Roland Fasel said Brisbane's emergence as a global city made it the right location for the company's Australian residential debut.

"Brisbane is a city on the cusp of something remarkable, and Capella Residences is our commitment to being part of that story," Fasel said.

"The Capella residential experience is more than luxury. It is about a sense of belonging to a place with deep meaning."

Private appointments have now opened for the project, with a display suite expected to open in late 2026 ahead of the planned 2029 completion.

Lewis Land's latest apartment release within its <a href="https://www.apartments.com.au/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters-qld-4216">Harbour Shores</a> masterplan is targeting one of the Gold Coast's fastest-growing buyer groups, with almost a third of apartments at Solis priced below $1 million.

The seven-storey building at Biggera Waters will comprise 91 apartments, including 24 one-bedroom residences starting from $778,000, a price point Lewis Land says is aimed squarely at first home buyers struggling to enter the Gold Coast market.

"First home buyers have been priced out of many parts of the Gold Coast, and we saw a clear opportunity to address this and play our part in a longer-term housing solution," Long said.

"That's why 24 of the 91 apartments being delivered at Solis have been designed and priced for the city's next generation of homeowners, quality one-bedroom apartments, half of which include an additional multipurpose room to maximise space and flexibility.

"This approach places 30 per cent of apartments in Solis under $1 million, and with close proximity to Harbour Town's future light rail extension connecting residents to the city's major employment and knowledge hubs, it's a win for buyers looking to secure their first property."

Designed by BDA Architecture, Solis will deliver a mix of one, two and three-bedroom apartments, with residences ranging up to 232 sqm. Apartments feature generous balconies and contemporary finishes, while residents will have access to Harbour Shores' lagoon pool, clubhouse, tennis court, gym, yoga studio and sauna.

The focus on first home buyers resonated with purchaser Holly Humphreys, who said she and her boyfriend spent more than a year searching for their first property before shifting their attention from houses to apartments.

"We fell in love with the first house we bid on and got our hopes up, but after repeated knockbacks we learned not to get too attached," Humphreys said.

"We offered at the high end of price guides, but sales kept going even higher. That's where we really struggled and we needed to re-evaluate our budget and our expectations. Standalone houses were off the table, and we pivoted to apartments and townhouses."

Humphreys said it was encouraging to see developers recognising the growing demand from first home buyers.

"There's a growing number of young buyers looking to enter the market earlier because they understand that getting in now can make a real difference as prices continue to rise," she said.

"It's fantastic to see a developer recognise this and then actively take measures to deliver an apartment with us in mind."

Solis is the first development planned within the second stage of the Harbour Shores masterplan, with early works expected to commence in September 2026.

Lewis Land targets first home buyers at latest Harbour Shores release, Solis

Luxury apartment developer Abadeen has recorded $19.25 million in apartment sales across two of its Lower North Shore developments in the lead-up to the end of the financial year, headlined by the sale of a $6.75 million penthouse at <a href="https://www.apartments.com.au/buildings/koyo-crows-nest-5-rodborough-avenue-crows-nest-nsw-2065">KOYO in Crows Nest.</a>

Abadeen Executive Chairman and Founder Justin Brown said buyer activity lifted noticeably in the lead-up to the end of the financial year.

"We saw a clear increase in enquiry levels, inspection numbers and buyer engagement across our completed projects leading into the end of the financial year," Brown said.

"Buyers have become far more decisive over the past six months. The combination of improving confidence, limited supply and the ability to physically inspect completed residences is creating strong competition for premium apartments in the best locations."

The City of Sydney has approved plans for <a href="https://www.apartments.com.au/developers/billbergia">Billbergia Group</a> and Metrics Credit Partners’ $3.5 billion Castlereagh Place project in the heart of the Sydney CBD

The towers will be among the tallest in <a href="https://www.apartments.com.au/developments/sydney-nsw-2000">Sydney</a>'s CBD, with more floors than any other residential tower in the city.&nbsp;

The 6,000 sqm site was acquired by the joint venture partners in 2024. It is the largest amalgamated land parcel in the Sydney CBD and comprises eight individual sites fronting Castlereagh, Pitt and Liverpool Streets.&nbsp;

With activated laneways supported by strong hospitality offerings, Castlereagh Place is tipped to become a vibrant new dining destination in the heart of Sydney’s CBD.

Buyer demand across the country is shifting to units as housing affordability continues to put a strain on budgets.

Research by property data analytics company CoreLogic shows worsening affordability, particularly in capital city markets where house prices have soared.

CoreLogic Economist Kaytlin Ezzy says demand is now tilting towards unit and apartment living due to affordability concerns, particularly in capital cities.

"House values surged nearly 40 per cent since March 2020, while unit values rose 17.9 per cent, indicating the widening gap between house and unit values," Ezzy says.

Hobart is the only capital that saw stronger value growth in houses (0.8 per cent) compared to units (0.6 per cent) over the three months to April.

"Given the worsening affordability environment and the growing possibility that interest rates could be higher for longer, it's unsurprising that demand has skewed towards the more affordable unit sector," Ezzy added.

Over the three months to April, lower quartile dwelling values rose three per cent, more than twice the pace of upper quartile values (1.1 per cent), with growth conditions continuing to be skewed toward the more affordable section of the market.&nbsp;

Apartment and townhouse value growth surges ahead of houses amid tightening affordability: CoreLogic

Brisbane's unit growth over April was so strong that it doubled the growth in its house market, which in itself was the third best performing capital city house market in the country.

CoreLogic's Home Value Index showed unit values in the Queensland capital jumped another 1.6 per cent, compared to the 0.8 per cent growth in houses.

It was a fourth straight month of one per cent plus gains in the unit market, which is now up 6.2 per cent over&nbsp;2024, the second best performing capital city unit market only behind Perth (8.2 per cent).

The median value for units in Brisbane has now risen over $600,000 for the first time and is closing the gap on Melbourne's median unit value ($613,000).

The biggest news in the off the plan apartment market in Brisbane came from the riverfront where the two-level penthouse atop <a href="/new-apartments/sorano-house-kangaroo-point-12-hamilton-street-kangaroo-point">Sorano House</a>&nbsp;in&nbsp;<a href="/developments/kangaroo-point-qld-4169">Kangaroo Point</a>&nbsp;sold for $14 million, setting a price per square metre record

The sale, to a local, reflected an internal price per sqm of over $45,000, bettering the former record at&nbsp;<a href="/new-apartments/moray-house-65-moray-street-new-farm">Moray House</a>&nbsp;by&nbsp;<a href="/developers/spyre-group">Spyre Group</a>&nbsp;in&nbsp;<a href="/new-apartments/new-farm-qld-4005">New Farm</a>, which set the record at $35,000 per sqm late last year.

The Gold Coast-based architecture firm&nbsp;<a href="/architects/contreras-earl-architecture">Contreras Earl Architecture</a>&nbsp;is continuing to add its striking design eye to Brisbane.

Having submitted&nbsp;<a href="/news/qld/first-look-architectural-apartments-set-for-st-lucia">plans for Vista in St Lucia late last year</a>&nbsp;for five striking apartments,&nbsp;Contreras Earl Architecture has put together a design for Victa's next project in the neighbouring&nbsp;<a href="/new-apartments/taringa-qld-4068">Taringa</a>.

The project, dubbed La Flor at 128-130 Swann Road will replace two single-level houses on 1,042 sqm.

Another interesting development application came in from the Melbourbe-based&nbsp;diversified investment group and property developer <a href="/developers/salter-brothers">Salter Brothers</a>.

Salter Brothers, who own and operate a handful of retreats across the Gold Coast and outer Brisbane through their Spicers Retreats brand which they acquired in late 2022, is seeking&nbsp;to demolish the Mercure Brisbane Garden City Hotel in&nbsp;<a href="/new-apartments/upper-mount-gravatt-qld-4122">Upper Mount Gravatt</a>&nbsp;and develop a new 17-level apartment building at 18 Macgregor Street.

The debut project will rise on a 5,356 sqm site ideally located a five-minute walk from Garden City Westfield, one of Brisbane's largest shopping centres.

Brisbane is crying out for new supply in the off the plan apartment market.

Confidence in the Queensland capital is at an all-time high, and there's no suggestion of a slowdown in demand.

Assisting in the growth in the unit market is the lack of new projects. There's not been a release of a new apartment development, certainly nothing close to a tower development, in months.

Developers have been active however over April, which bodes well for Brisbane's future supply.

Of course, these projects won't be realised for several years, with the approval phase, marketing, and then the build generally making the lifespan of a new development between four to five years, depending on density and the speediness of the approval process.

We've wrapped up the top five apartment developments that were submitted to the Brisbane City Council in April.

<h2>Address: 18 Macgregor Street, Upper Mount Gravatt</h2>

<h3>Developer: Salter Brothers</h3>

One of the most interesting apartment developments submitted in Brisbane in April was in <a href="/developments/upper-mount-gravatt-qld-4122">Upper Mount Gravatt</a>, where&nbsp;diversified investment group and property developer <a href="/developers/salter-brothers">Salter Brothers</a>&nbsp;has sought to create their first project in Brisbane.

The Tim Forrester-led developer is seeking to add a further four levels to the previous 29-level tower by&nbsp;<a href="/architects/rothelowman" target="">Rothelowman</a>, which were approved in August after a&nbsp;change application in June last year.

The documents suggest the new design will improve the facade, providing a "greater visual relief to the built form and significantly increasing the project’s ‘Green Factor’."

Even rarer than a submission at the moment is the approval of a new tower.

Brisbane developer&nbsp;<a href="/news/qld/pikos-property-group-changes-to-kangaroo-point-maroochydore-employment-hub-of-the-sunshine-coast">Pikos Group</a>&nbsp;is backing up its recently launched Skye Residences in Kangaroo Point with another project in the affluent suburb.

They've been given the green light for Gaia, two 15-level buildings at&nbsp;<a href="/new-apartments/gaia-kangaroo-point-108-lambert-street-kangaroo-point">108 Lambert Street</a>&nbsp;which will home 215 apartments as well as creating a full acre of inner-city parklands in the process.

The River Tower includes a mix of three and four-bedroom apartments, some with a multi-purpose room, while the City Tower will have two and three-bedroom apartments with an additional multi-purpose room.

The top five new apartment developments planned across Brisbane in April

The burgeoning Stones Corner in Brisbane, on the fringe of the Woolloongabba Olympic precinct, is set for a new apartment development with the recent approval of a two-tower project just off Hanlon Park.

Peter Gartshore from the family-ran Idec Group is behind the plans on the 3,846 sqm site at <a href="/new-apartments/73-85-cleveland-street-stones-corner">73-85 Cleveland Street</a>, which will feature a striking skybridge connecting the two recreational rooftops designed by NMDS Architecture.

The development will have 226 apartments, split into 79 one-bedroom apartments, 83 two-bedders, 62 three-bedroom units, and only two four-bedroom apartments.

The skybridge will connect the two rooftop recreation areas that total 1273 sqm, allowing residents from both towers to access the full range of recreational facilities that include&nbsp;a pool, spa, terrace area, gym, sauna, showers, change rooms, alfresco and indoor dining areas, a theatre, community garden, and a dedicated dog walking area.

The submitted town planning report highlights the strategic importance of the proposed site in&nbsp;<a href="/developments/stones-corner-qld-4120">Stones Corner</a>, stating that it falls within a growth node on a selected transport corridor identified under the City Plan. It emphasises that areas within these nodes offer opportunities for more intense urban forms that cater to the needs of the local community.

The report emphasises the housing crisis in the southeast Queensland region, with low rental and housing stock levels, and states that the project will provide 226 additional housing opportunities near centres, community services, and transport options.

The development will prioritise green spaces and landscaping. The landscaping design by Wild Studio includes vertical green walls extending the full height of the building, feature trees at the main entrance on Cleveland Street, raised garden beds, and planter boxes with climbing and cascading plants.

The integration of greenery aims to create a vertical, subtropical micro-climate that enhances the building's appearance, provides cooling to residents, and contributes to the overall streetscape.

The development will include three basement levels with space for 330 cars. While the area is well-serviced by public transport, alternative transportation options will also be provided to residents. A car share system will enable those without vehicles to access ten electric vehicles, and there will be ample bicycle parking spaces, 283 in total, supported by an on-site bicycle workshop.

New apartment development approved for Stones Corner

Latent Defects Insurance (LDI), is changing the game for off the plan apartment buyers in Australia.

This insurance product provides off-the-plan apartment buyers with a 10-year warranty on their new apartment and the building it's situated in. The cover is purchased by the property developer/builder (pre-construction) and is designed to protect owners against any immediate or future problems with the structural components of their new property, from leaks to cracks and everything in between.

Some of Sydney’s biggest and most respected developers have embraced the new insurance. The likes of Deicorp, Kanebridge, <a href="/developers/abadeen-group">Abadeen</a>, Coronation Property and Urban Property Group have rolled out the insurance across some, if not all of the projects they’re currently undertaking.&nbsp;

Sydney-based Resilience Insurance, the first insurer to launch LDI in Australia, is now taking the product national, and is having conversations with developers in Melbourne, Brisbane, the Gold Coast and Perth.&nbsp;

<h2>How does Latent Defects Insurance work?</h2>

Resilience Insurance CEO Corey Nugent says the insurance, which has been around for about seven decades across the globe, benefits both the purchaser and the developer.

“Ultimately what we’re trying to do is build better buildings the consumers can have trust in, but more importantly improve the post completion and settlement process, so that when buyers take possession, they have full insurance protection, from day one, for 10 years” Nugent says.

“The insurance protects the buyer from any structural defects in the building, and developers who have taken Resilience LDI have reported an uptick in both sales volumes and sale values compared to competing developments that don’t have Resilience LDI.”

While giving confidence to the consumer at the end of the build, Resilience LDI is actually in place throughout the build process. Rather than it solely being used as a rectification product, the insurance kicks in to fix issues when they arise, rather than down the track following completion. Of course the insurance protects owners at that stage too, however the ideal scenario is any problems that come up during the building get fixed well before settlement.

Resilience has a string of expert partners who are onsite even before construction has started to ensure even the ground the development is being built on is structurally sound.

<h2>What does LDI mean for off the plan apartment buyers?</h2>

A survey undertaken by MatterFact, Apartments.com.au’s data product, shows the biggest thing holding back prospective purchasers from buying an off the plan apartment is the trust and faith they have in the developer, followed closely by the concern the build won’t be of good quality. It was a common consensus on the survey conducted from state to state, where delivery was much more of an issue raised compared to budgets, approvals or price of the apartment.

“LDI is about to change the game in the off the plan apartment market,” Apartments.com.au CEO Mike Bird says, adding that the insurance will be a huge boost to helping solve Australia’s housing crisis.

“With the large imbalance of supply and demand in Australia, there has to be a move to off the plan apartments, but to get there, consumers need to be more confident in delivery.

“Unfortunately the industry has been tarnished by a small number of developers who haven’t acted on behalf of the consumer in the last five years or so. Developers who have Resilience LDI are telling consumers that they’re in a partnership with them, and they will deliver the quality that they promised. If they don’t, then the insurance protects the purchaser, without all the trials and tribulations of litigations and long, drawn out court cases which often cost thousands of dollars as well as significant upheaval whether it be mental or physical.

<h2>How does Latent Defects Insurance impact the developer?</h2>

Data collected by MatterFact also showed 60 per cent of off the plan apartment seekers would pay over 1.5 per cent of the apartment price for it to have LDI cover, which typically outweighs how much it costs a developer to purchase Resilience LDI.&nbsp;

Nugent says there have been instances already where developers have reported prices with a four to five per cent increase due to them having LDI, compared to similar projects in the same area.

While there’s been a handful of progressive new tools to try and build confidence in the off the plan industry, such as the iCIRT-rating system and KMPG’s Building Trustworthy Indicator, no one has gone as far as Resilience LDI in terms of actual protection for an off the plan apartment buyer.

NSW Building Commissioner David Chandler recently lauded the introduction of LDI, suggesting it will improve the design and construction of apartment buildings in NSW.

“These reforms have come about due to the united commitment of government and industry to transform the NSW construction sector,” Chandler said.

“NSW is now in the position of being a national leader in offering an insurance product of this type for Class 2 buildings because of the three years of conscious effort and commitment by Government and industry to the journey we have been on under Construct NSW.

“We’re looking to clean up the market and bring an end to expensive litigation against developers who have deep pockets or subsequently vanish into thin air.”

The design emphasises natural light, cross ventilation, and practical living considerations, including private bedrooms, generous kitchens, and flexible living spaces.&nbsp;

Aria set for new South Brisbane apartment tower after council nod

Brisbane developer Skyhold has settled on its prime Balmoral site where it will soon be launching a new $150 million apartment development.

Skyhold's Zhen Chen bought <a href="/new-apartments/91-lytton-road-balmoral">91 Lytton Road, Balmoral</a>, a 23,265 sqm site, for $27.5 million three years ago, with settlement just occurring.

Last year Skyhold <a href="/news/qld/fender-katsalidis-designed-plans-lodged-for-balmoral-apartment-development">submitted plans to the Brisbane City Council</a> for four medium-density buildings that were recently approved. There will be&nbsp;mix of two and three-bedroom apartments and penthouses, as well as 14 townhouses.

“<a href="/developers/skyhold">Skyhold</a> is excited to be launching our next signature project within the upmarket <a href="/new-apartments/bulimba-qld-4171">Bulimba</a>/<a href="/new-apartments/balmoral-qld-4171">Balmoral</a> catchment," Zhen Chen said.

"Opportunities of this scale within the inner city are almost non-existent and our vision for the site aligns with this once-in-a-generation opportunity.

“Our vision, designed by internationally celebrated architect Fender Katsalidis responds to current market demands, resulting in generous private open space alongside intergenerational communal recreation opportunities. The development offers housing diversity for housing entrants as well as 
right-sizers within the area."

Knight Frank's Blake Goddard, who sold the site, said it was sought after during the sales campaign.

“During the campaign we had strong interest in the property, with over 120 enquiries from a range of buyers attracted to the uniquely large parcel of land with multiple favourable development outcomes," Goddard said.

“The site lies within one of Brisbane’s most popular and prestigious residential locations, <a href="/new-apartments/balmoral-qld-4171">Balmoral</a>, a suburb that has ideal neighbourhood amenity and close proximity to the Brisbane River, less than four kilometres from the CBD.

“A residential development on the site will benefit from the strong demand to live in the area and the high surrounding residential dwelling price."

Fender Katsilidis, who designed the project, said in the Urban Context Report as part of the project submission that their vision is to repurpose an under-utilised site into a vibrant, medium-density residential precinct optimising its existing natural landscape and bring greenery across the precinct and into the residences spread across the site.

A new residential development is in the works for Brisbane's&nbsp;<a href="/new-apartments/chermside-qld-4032">Chermside</a>.

A private Sydney developer has lodged plans for a new 12-level apartment building at 8-12 Playfield Street, a 1890 sqm site on the fringe of Westfield Chermside.

There a currently a handful of houses on the four-site amalgamation that will make way for the new project.

The project includes parking for 151 vehicles spread across three basement levels, 135 spaces allocated for residents and 16 for visitors.

Designed by <a href="/architects/ana-architects">Angelo Nicolosi &amp; Associates Architects</a>, the proposed apartment building includes an attractive pedestrian access point connecting directly to the proposed footpath on Playfield Street.&nbsp;
