Architecturally, the project draws from Kew’s historic residential language. Handmade bricks by Krause define the exterior, grounding the buildings within the material palette of the suburb, while interior finishes, stone, timber flooring, and restrained detailing, continue this approach internally. Architect Chris Idle describes the intent as long-term rather than stylistic: “We wanted it to feel timeless.”&nbsp;

This emphasis on durability extends to how the buildings are accessed and secured. Entry is managed through keyless systems, with a double-gated basement incorporating number plate recognition for vehicle access. Each residence is paired with a private lock-up garage accommodating two to three cars, alongside storage, while all entry points are monitored continuously. These measures sit alongside EV readiness and fully electric infrastructure, aligning the project’s operational systems with its long-term design outlook.&nbsp;

The setting remains central to how the development is experienced. High-end Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/abadeen-group">Abadeen</a> has secured approval for one of its latest Mosman projects, one of the first developments approved by Mosman Council under the NSW Government’s Low and Mid-Rise Housing Policy.

The approval represents an important step in delivering well-considered housing next to established village locations on Sydney’s Lower North Shore, in line with the intent of the Low and Mid-Rise zoning framework.

There are currently 13 other sites lodged within Mosman Council under the policy, with <a href="https://www.apartments.com.au/new-apartments/27-29-heydon-street-mosman-nsw-2088">Heydon Street</a> among the first to receive development consent.

Abadeen Founder and Executive Chairman Justin Brown said the project reflects a considered and appropriate response to its planning context.

The Heydon Street approval followed extensive consultation with Mosman Council, with Abadeen working closely with Council throughout the assessment process.

The approved scheme comprises 27 residences, with only four per floor, creating a low-density living environment. The building will include four half-floor penthouses designed to capture views across Middle Harbour, Sydney Harbour and the surrounding district.&nbsp;

The project is expected to appeal to downsizers and owner-occupiers seeking house-like proportions, privacy and local convenience. There will be north-facing Middle Harbour views from the second level upward. It is also just a flat 100-metre walk to Bridgepoint Shopping Centre, which will appeal to owner-occupiers and in particular downsizers.

Two-bedroom residences are expected to be priced from $1.99 million when sales launch later this year.

Development approval has been granted for Crescent, a boutique waterfront project on one of Palm Beach's most coveted and rarely developed streets.

Crescent Palm Beach approved as sales launch

The Albanese and ACT Governments have struck a deal to unlock nearly 5,000 new homes across Canberra, with more than 1,700 earmarked exclusively for first home buyers.

The agreement marks the second formal partnership under the Federal Government’s election commitment to deliver up to 100,000 homes for first home buyers nationally, working alongside state and territory governments and industry.

At the centre of the deal is a $250 million funding injection from the Albanese Government, targeting enabling infrastructure to bring forward new housing supply across a number of key precincts in the ACT.

That includes funding to unlock 75 homes in the Kingston precinct, support new development in Weston Creek, and deliver estate works across the territory that will facilitate more than 500 homes by 2034. Additional investment will go towards relocating powerlines, water infrastructure in Molonglo Valley, and further expansion of the Ginninderry regeneration precinct.

Housing Minister Clare O’Neil said the agreement was about making it easier for first home buyers to enter the market, particularly in a housing environment that continues to challenge affordability.

“We’re determined to make it easier for young people and first home buyers to achieve the dream of owning a home,” O’Neil said.

“We know the housing market is tough, and we want Australians to know that Labor has got your back.”

The announcement builds on more than $800 million already committed to housing in the ACT since 2022, according to Finance Minister and ACT Senator Katy Gallagher, who said the latest funding would help ensure national housing programs are translating into real supply on the ground.

“We’re working closely with the ACT Government to unlock land and invest in the infrastructure needed to get these homes built sooner,” she said.

For the ACT Government, the agreement aligns with its broader target of delivering 30,000 new homes by 2030, with Chief Minister Andrew Barr pointing to the role of coordinated planning and infrastructure investment in accelerating delivery.

“Now, thanks to our agreement with the Albanese Government, this work is about to reach a new level,” Barr said.

The deal sits within the Federal Government’s broader $45 billion housing agenda, which includes initiatives such as the Housing Australia Future Fund, the Help to Buy shared equity scheme, and incentives aimed at increasing construction capacity and reducing barriers to development.

Consolidated Properties Group (CPG) has agreed to acquire the last remaining absolute riverfront development site in Brisbane’s blue-chip Newstead, unveiling plans to develop a landmark inner northern residential project that CPG says will be a signature building for the river city.

CPG has paid $64.5 million for the 9,368 sqm site at 47 Skyring Terrace in an off-market deal from&nbsp;Mirvac. The site is situated just 1.5 kilometres from the CBD and within walking distance to some of Brisbane’s best-known dining and retail destinations, including Gasworks and James Street.

The site features 47 metres of direct river frontage within one of the city’s most tightly held precincts. Zoned for Mixed Use, it has potential for up to 42,000sqm total floor space and a maximum building height of 25 storeys under the Brisbane City Plan.

The acquisition follows the success of CPG’s $450 million absolute riverfront Monarch Residences apartment project currently nearing completion and sellout at Toowong in Brisbane’s inner west.

CPG CEO and Chairman Don O’Rorke says the Newstead site offers an equally rare opportunity to deliver a super-premium luxury residential apartment building in a prime inner-city location.

“Sites like this are as rare as it gets,” O’Rorke said.

“We thought Monarch might be a one-off, but at Newstead we’ve been fortunate to have the opportunity to create another iconic residential address right in the heart of the city on the Brisbane River – this will be something elevated in every sense, something truly special.”

CPG plans to lodge a development application (DA) later this year with multi-award-winning architects, Woods Bagot, who are already working on concept plans.

CPG Head of Residential, James MacGinley, says the development will include a mix of boutique riverfront villas and 2- and 3-bedroom apartments with spectacular north-east views up the river towards Hamilton Hill.

“This large riverfront site with a perfect north-east aspect is an architect’s dream. It is peerless and there is no better development site in Brisbane. We plan to do it justice and deliver a signature building for the city," MacGinley said.

Transacted off-market by Colliers Queensland Residential Directors Brendan Hogan and Troy Linnane, the purchase sees CPG again teaming up with its construction partner on Monarch Residences, Hutchinson Builders, to deliver the apartments. Colliers Queensland Residential Director Brendan Hogan said demand for prestige development opportunities in Brisbane was outpacing supply.

“Opportunities like this simply don’t come up anymore. This is the last of its kind on the Newstead waterfront and arguably the best-located residential site in the city,” Brendan Hogan said.

“We’re seeing exceptional demand in the premium apartment market, with ‘off-the-plan’ riverfront apartments achieving prices over $35,000/m2 of net (internal) saleable area.

“The surge in apartment prices is largely driven by the demand from owner-occupiers who are seeking premium and larger apartment stock, which has accounted for the majority of sales in the market over the past two years,” Brendan Hogan added.

The site acquisition reflects broader supply-side pressure in Brisbane’s residential pipeline.

Population forecasts show Brisbane will grow by more than 500,000 people during the next decade - faster than both Sydney and Melbourne - and inner-Brisbane is expected to face a shortfall of over 14,000 new apartments in the next four years alone, according to SQM Research.

“We know Brisbane is the nation’s fastest-growing city with unlimited potential and we’re building for that future,” O’Rorke added.

Consolidated Properties buys riverfront Newstead site from Mirvac

National developer Fortis has submitted a development application for a major residential project on New F​arm’s dress circle Bowen Terrace.

Designed by DKO Architecture, the proposal includes 74 apartments and four standalone houses, replacing the former Palm Lodge aged care facility on a prime 5,727 sqm site at 424 Bowen Terrace.

The seven-level apartment building will front Moreton Street, while the four individual homes will face Bowen Terrace, positioned to maximise views and enhance the streetscape.

In its submission to Brisbane City Council, DK​O stated that the project aims to “create a high-quality residential development which celebrates its location, maximises amenity for future residents, and makes a meaningful contribution to the surrounding community.”

“The architecture draws inspiration from Brisbane’s subtropical character and traditional Queensland housing, incorporating elements such as verandahs, bay windows, deep balconies, and vertical greenery. The apartment building is configured around a U-shaped layout that frames a north-facing courtyard featuring a swimming pool, spa, and wellness zones.”

A Heritage Assessment was undertaken due to the site's proximity to the heritage-listed Fingal House at 3 Moreton Street. The broader heritage context includes several properties along Moreton Street and Bowen Terrace that fall within Brisbane’s Heritage Overlay.

In its Heritage Impact Statement, Urbis noted that “the proposed works are not considered to have a detrimental impact on the adjoining Local Heritage Place.”

The report stated that the proposed building massing, material palette, and setbacks have been carefully designed to reflect and respect the surrounding architectural character.

The application follows three rounds of pre-lodgement consultation with Brisbane City Council and early engagement with local residents, including two letterbox drops and nine meetings with neighbours. Community feedback led to several design refinements, including increased setbacks, additional deep planting, and noise mitigation through improved waste collection strategies.

The New Farm proposal follows Fortis’ entry into the Brisbane residential market with River House at Kangaroo Point, currently under construction. The developer also controls a prime Newstead site earmarked for 65 apartments.

Fortis is the development arm of real estate investment group Pallas Group and has a substantial pipeline of projects in Sydney’s Eastern Suburbs, as well as in Richmond and St Kilda in Melbourne.

The first Queensland budget under the Crisafulli Government places a strong emphasis on housing, with several major policies aimed at shifting from short-term fixes to long-term structural reform.

Treasurer David Janetzki described the housing package as part of a “fresh start,” focused on restoring affordability, boosting supply, and promoting economic security through increased home ownership.

Among the headline initiatives is the $165 million “Boost to Buy” scheme, a shared equity program that will provide up to 30 per cent equity for new homes (and 25 per cent for existing homes) valued up to $1 million. The scheme is open to households earning up to $225,000 and is designed to reduce the deposit burden for first home buyers. Registrations of interest open from 1 July 2025.

This initiative complements the extension of the $30,000 First Home Owner Grant until June 2026, applicable to new builds, and comes alongside the abolition of stamp duty for first home buyers purchasing a new home.

REIQ CEO Antonia Mercorella said broadening the ‘Boost to Buy’ scheme was a smart, timely step to match market conditions and help more Queenslanders take their first step into home ownership.

“We called for expanded access to shared equity because we know high deposit hurdles are keeping aspiring buyers from getting onto the property ladder,” Mercorella said.

“With suitable income eligibility thresholds of $225,000 for couples and $150,000 for singles and a statewide property value cap of $1&nbsp;million, the scheme reflects modern property prices across Queensland and makes it the most attractive in the nation."

In Greater Brisbane, the annual median house price is $895,000, and in the Brisbane LGA it's $1.21 million. Even for units, annual median unit prices are $770,000 and $735,000 for the Gold Coast and Sunshine Coast respectively.

“The generous cap ensures the scheme is relevant in all corners of our state including high-demand areas like Brisbane, the Gold Coast, and Sunshine Coast, where the median house price now sits above $1 million. Without this adjustment, the scheme risked being out of touch with the reality faced by many first home buyers today.

“With limited placements and a strict focus on first home buyers, this is a measured and proportionate support mechanism. It represents a small share of overall market activity, is unlikely to distort demand, and may assist in rebalancing housing pressure by helping some renters transition into ownership."

Property Investment Professionals of Australia (PIPA) Chair Nicola McDougall praised the package as a market-aware and practical approach.

“Helping Queenslanders achieve property ownership was front and centre in the 2025–26 State Budget,” McDougall said.

“The Boost to Buy scheme and enhanced grants are pragmatic and market-aligned initiatives. The property price and income thresholds are more in line with market and economic realities, clearly indicating that the Queensland Government is serious about addressing the housing crisis and helping more young people achieve property ownership.”

Beyond direct buyer support, the Budget commits $2 billion to the Residential Activation Fund, with $1 billion allocated in the first year. This fund is aimed at fast-tracking trunk infrastructure, like water, power, and transport connections, for shovel-ready housing developments in both infill and greenfield areas.

The government has also earmarked $5.6 billion for new social and community housing, with a target of 53,500 new homes by 2044, and is investing $31.3 million in 13 new Regional Plans to support projected population growth and urban planning coordination.

McDougall highlighted the importance of long-term investor participation in underpinning Queensland’s rental housing supply.

“PIPA welcomes the opportunity to discuss policies that will not only encourage more property investors into the market but also motivate them to stay for the long-term,” she said.

“Removing stamp duty disparities between owner-occupiers and investors, and updating land tax thresholds to match today’s values, would be simple but powerful next steps.”

Their latest vision is in the multi-residential space, with a bold new mixed-use development planned for 63-71 Racecourse Road — a prominent 3,614 sqm site that also incorporates 12 Balowrie Street.

“Designed as both a civic anchor and a place of connection, the project reimagines the traditional high street through a contemporary Queensland vernacular — delivering a vibrant, village-like environment that draws from architecture, landscape, and community.”

The development occupies an entire street block at the intersection of Racecourse Road and Kent Street, establishing a strong civic presence while echoing the area’s architectural heritage. Drawing from the timber Queenslanders that populate Hamilton’s hillsides and the masonry buildings at either end of the high street, the design combines broad verandahs, green trellises, and finely crafted stone plinths to create a subtropical character unique to the precinct.

At ground level, laneway-style retail pods inspired by European villages are nestled beneath the concrete undercroft, forming a lushly landscaped market environment, bureau^proberts says. Pedestrian paths wind through the site to a green central courtyard — the heart of the development and a key public-facing element.

“As a catalytic project for Racecourse Road, The Gallery is more than a building — it is a place of activation, engagement, and renewal,” bureau^proberts added.

“Through a design-led approach that fuses subtropical architecture with lush greenery and artisanal retail, it sets a new benchmark for high-quality, community-oriented development in Hamilton.”

Brisbane’s supercharged unit market continues to run at breakneck speed.

After consistent growth in March and April (+0.6 per cent and +0.7 per cent respectively), values surged by 1.1 per cent in May—comparable to the boomtime growth seen last year, according to the latest Home Value Index by Cotality (formerly CoreLogic).

The May spike, the highest monthly increase across all capital city unit markets, pushed the median unit value beyond the $700,000 mark to a new record high of $709,000.

Unit values are now up nearly 12 per cent over the past 12 months.

Property markets nationwide continue to grow in value, largely driven by the two interest rate cuts implemented so far in 2025, with expectations of further cuts later this year.

Cotality Research Director Tim Lawless said the recent May rate cut is likely to further accelerate momentum in the coming months.

May was a busier month in Brisbane’s off the plan apartment market, with major players reaffirming their commitment to the city’s inner ring, particularly West End and Newstead.

It was revealed national developer Traders in Purple secured a second development site in West End, hot on the heels of securing approval for <a href="/new-apartments/rivara-west-end-117-victoria-street-west-end">Rivara</a>, on their other West End site that was recently acquired from Crown Group.

The new site, at&nbsp;<a href="/new-apartments/281-montague-road-west-end-281-297-montague-road-qld-4101">281-297 Montague Road</a>, spans 10,628 sqm and already has approval for two towers up to 20 levels. Traders will revise the design to introduce a broader housing mix.

Traders In Purple Director George Geagea said the acquisition underlined the firm’s confidence in West End as a vibrant, high-growth precinct.

“We see an opportunity for long-term placemaking,” Geagea said, highlighting plans to improve public access and walkability, including a handover of 600 sqm to Brisbane City Council for upgrades to the West End Football Club’s home ground.

Another developer growing their portfolio in South East Queensland is Pyco, who lodged plans for a new 11-level tower in South Brisbane at 37-39 Browning Street.

Designed by Gatehouse Architects, the proposal includes 65 apartments, the majority of which are three-bedrooms tailored for the owner-occupier market.

The team is planning an 18-level tower at <a href="/new-apartments/16-22-maud-street-newstead">16-22 Maud Street</a>, a 2,428 sqm site that Williams told Urban they had been working on securing for some time.

On the decision to double down in two of South East Queensland's most sought-after suburbs, Williams said the reasons are straightforward.

On the ground, a landscaped garden lobby with street-facing seating will link to a retail tenancy and corner plaza, encouraging street-level vibrancy and creating a new social node for Maud Street.

The design inspiration for the new building came from the heritage-listed former Goldsworthy and Perkins Boot Factory, located next door.

"The design pays homage to the suburb’s industrial history and responds to its context by referencing those iconic archways and tactile brick materiality," Plus Architecture noted in the planning application.

The old boot factory is owned by Super Amart billionaire John Van Lieshout’s development company, Unison Projects. They’re planning 45 apartments across a 12-level tower, with the former boot factory—a two-level brick building dating back to the late 1880s—set for partial demolition.

Last month, BPG filed plans for a new 71-apartment building in Palm Beach—a return to Palmie for the developer, who completed Sable on Palm Beach, just a few doors down from the new site, in 2019.

National property group Traders In Purple has topped up its pipeline of luxury inner Brisbane development projects with the off-market acquisition of a second prime site at West End with a project value exceeding $850 million.

The acquisition of the 10,628 sqm site at 281-297 Montague Road comes after the group last week received DA approval for the <a href="/new-apartments/rivara-west-end-117-victoria-street-west-end">riverfront Rivara project</a> at 117 Victoria St, West End, a site it settled in August last year.

Traders In Purple is <a href="/news/qld/first-look-exclusive-traders-in-purple-plan-large-apartments-on-west-end-megasite">preparing for a launch of Rivara</a> mid this year, and is already fielding inquiry from prospective purchasers seeking a luxury riverfront lifestyle.

The newly acquired Montague Road site has an existing approval for two towers up to 20 storeys. Traders In Purple is preparing a new application which will include provision for a more diverse mix of apartments, to broaden the appeal to a wider demographic of buyers drawn to Brisbane’s most dynamic neighbourhood.

The site offers city and river views, and overlooks sports fields and Davies Park, where Brisbane’s popular West End Markets are held each Saturday.

Traders In Purple Director George Geagea said the acquisition of a second West End development site reflected the company’s confidence in the location, close to the city, river and lively West End neighbourhood.

“The more we looked at West End as we worked on the Rivara project, the more we liked its fundamentals,” said Geagea.

“It has a great energy and character, and with proximity to the CBD and the Brisbane River, it ticks a lot of boxes for different buyer groups – young professional couples and singles, families and downsizers.”

Geagea said the urban renewal of West End’s former commercial and industrial sites presented an opportunity for considered placemaking that benefited the wider community.

“Creating beautifully designed and quality built homes is only one part of our responsibility as developers,” said Geagea.

“West End is in a transitional period and the public domain is critical, particularly in a location that is such an integral part of the community.

Developer Pyco is continuing to expand its presence across South East Queensland, with a growing portfolio of residential projects spanning from the Gold Coast to Brisbane.

Currently delivering three developments across the region, <a href="/developers/pyco-group">Pyco</a> has now lodged plans for its next Brisbane project—an 11-level residential tower in the heart of South Brisbane.

The proposal covers a 1,836 sqm site at <a href="/new-apartments/39-41-browning-street-south-brisbane">37 and 39 Browning Street</a> and has been designed by Gatehouse Architects. In line with Pyco’s broader South East Queensland strategy, the project is geared toward the owner-occupier market.

The development will comprise 65 apartments, including 53 three-bedroom residences, 12 of which feature an additional multi-purpose room. The remaining residences include 11 two-bedroom apartments and a single one-bedroom apartment.

The rooftop has been designed as a wellness-focused retreat, featuring a lawn, swimming pool, spa, steam room, sauna, and barbecue facilities. The building’s two penthouses will enjoy private rooftop spaces with lap pools, roof terraces, and dedicated barbecue areas.

In their town planning report, Mewing Planning Consultants noted that the site offers a range of contextual advantages that make it ideal for a residential development. They highlighted the project’s ability to support urban consolidation and the efficient use of land in a well-connected inner-city location.

"The focus for the development is the delivery of a residential housing product that allows households and families to live in an inner-city, well-located area in close proximity of key employment nodes, education facilities, public transport, mixed-use centres and public open space.

Gatehouse Architects said in their design statement that the multi-residential project thoughtfully responds to the evolving urban character of Browning Street.

"The proposal echoes the spirit of early developments like Watson Terrace (built in 1888), by contributing to the growth and diversification of the local population. Just as Watson Terrace played a role in the area’s early gentrification, this development continues that trajectory—delivering contemporary housing that addresses the evolving needs of South Brisbane’s expanding community."

The building's sculptural façade and restrained material palette create a sense of clarity and refinement. White textured render, expansive glazing, light-toned brickwork, and white aluminium battens will define the exterior.

The residential levels will sit above a 40 sqm ground-floor retail space, adding to the street activation. A neighbouring building of similar scale was approved at 41 Browning Street in December.

Brisbane's ever-consistent unit market continues to live up to its reputation.

Unit values grew by 0.5 per cent in April, according to the Home Value Index by Cotality (formerly CoreLogic), making it the best-performing capital city unit market behind only Perth (0.6 per cent).

The April gains follow 0.7 per cent growth in both February and March.

The median unit value now sits at $698,000 and is likely to break the $700,000 mark in May for the first time in history.

Increased demand from interstate migration and a lack of new supply have combined to drive up unit values in Brisbane in recent years. And with the 2032 Brisbane Olympics still seven years away, there’s still plenty of growth potential in the Queensland capital.

April also saw&nbsp;<a href="/developers/shayher-group">Shayher Group</a>, the developer behind the multi-stage redevelopment of the Bulimba Barracks site, file news plans in&nbsp;<a href="/developments/indooroopilly-qld-4068" target="">Indooroopilly</a>.

They've sought to develop two low-rise buildings, Parkview and Riverview, at 34 Jacaranda Place, next door to their completed Long Pocket townhouse development.

The two buildings will home a combined 76 two and three-bedroom apartments. Each building will have rooftop amenities, with Riverview offering an infinity pool, and Parkview featuring a yoga lawn and lounge area.

The site has already received general support from Brisbane City Council, with only minor design refinements suggested to reduce building bulk.

The median unit value now sits at $698,000 and is likely to break the $700,000 mark in May for the first time in history.
