One of the most significant beachfront projects ever proposed for the small suburb of Miami on the Gold Coast, has taken a major step forward.&nbsp;Monaco Property Group has secured approval for <a href="https://www.apartments.com.au/new-apartments/nalu-miami-122-marine-parade-qld-4220">NALU</a>, a $500 million development comprising just 45 ultra-luxury residences on the iconic former Nobby’s Outlook site.

Acquired by <a href="https://www.apartments.com.au/developers/monaco-property-group">Monaco Property Group</a> in 2024 for $70 million, the rare 7,238 sqm Marine Parade parcel boasts more than 80 metres of uninterrupted ocean frontage.

With approvals now secured, Monaco Property Group will move NALU into its delivery phase. The project has been designed by&nbsp;<a href="https://www.apartments.com.au/architects/bda-architecture">BDA Architecture</a>, who collaborated with&nbsp;<a href="https://www.apartments.com.au/landscape-architect/ldg-landscape-architecture">LDG Landscape Architecture</a> and <a href="https://www.apartments.com.au/interior-designers/tom-mark-henry">Tom Mark Henry Interiors</a>&nbsp;to create the low-rise building, its landscaping, and interiors.

Residences will range from 237 sqm layouts to beachfront homes exceeding 1,400 sqm.

At the heart of the project is a 2,200 sqm lifestyle precinct with a bathhouse, fitness centre and resort-style pool, elevated by a concierge service.

Jonathan Grasso, Co-Founder of Monaco Property Group, said the council approval marks an exciting milestone for NALU, which will launch in Q1 2026.

Originally developed in the 1970s as Nobby’s Outlook and later refurbished in 2019 as Nalu, the property has long held a place in the local community’s coastal identity. Monaco Property Group approved for $500 million NALU apartments on Miami beach

The most elevated residential tower in Palm Beach, <a href="https://www.apartments.com.au/new-apartments/corallo-palm-beach-5-palm-beach-avenue-palm-beach-qld-4221">Corallo</a>, has officially launched this week, however only a handful of buyers will have an opportunity to buy in to the 17-storey project.

Higgins said Palm Beach remained a hotly contested suburb for home buyers, with prices doubling in the past five years.

$200 million Corallo Palm Beach launches with limited apartment release

In a move that aligns with NSW's accelerated planning incentives for affordable housing, developer&nbsp;<a href="https://www.apartments.com.au/developers/the-one-collection">One Collection</a> has revised its Hills District apartment plans, and taken it to the NSW Government, to secure approval.

The developer, which is currently delivering Horizon Hurstville, is seeking to add 80 more apartments to its <a href="https://www.apartments.com.au/new-apartments/the-one-castle-hill-16-dawes-avenue-nsw-2154">Castle Hill development</a> near Castle Towers. They already have approval for 280 apartments across eight six-storey buildings.

Now on the desks of the NSW Department of Planning is 360 apartments, 48 of which will be dedicated to affordable housing.&nbsp;Affordable housing is to be “fully integrated within the building and visually indistinguishable,” according to the planning submission.

The 15,697 sqm block, an amalgamation of 16 sites, spans across Dawes Avenue, Hughes Avenue, and Camdan Crescent, sits 550m from Hills Showground Metro Station.&nbsp;

"The existing context is quickly changing from free-standing homes into residential flat buildings in line with the Hills Showground Precinct planning framework," Place Studio noted.

They said the design was informed by the site's unique condition of having three street frontages and was developed to to respond sensitively to iots surrounding context.

"The design adopted a conventional perpendicular alignment to the primary street frontage. The massing of the development was carefully modulated to align with the evolving character of the neighbourhood. The design ensured that the scale was not excessive or out of context, but instead contributed to a cohesive urban form consistent with emerging developments in the area."

The apartment mix will be 46 one-beds, 168 two-bed apartments, and 146 three-bedroom units, with 631 parking spaces proposed.

Along the street frontages, the building heights are four storeys with a 7.5 metre setback, and eight storeys with an 11.5 metre setback. It should cost about $150 million to build.

One Collection works hand-in-hand with the respected development and construction firm Masscon, which has built a reputation for leveraging its expertise in the built environment to take on developments others can't. The subsidiary of Australian builders, Tribeca, will construct a collection of just four pavilion residences, with the project tipped to attract attention from buyers looking for a low-maintenance home that offers privacy.&nbsp;

Located in Elmsdale at 56 Kangaloon Road in Bowral, each of the pavilions will comprise three-bedrooms, three-bathrooms and a double garage, with considered landscaped gardens in their surrounds.&nbsp;

Having sold his city home to Hamish and Zoe Blake, Peter O’Connell the co-founder of telecomms giant Amaysim Australia, has spent big in the Southern Highlands.

He’s emerged as the $4.25 million buyer of the Bowral cottage transformed by the serial renovator Jenny Rose-Innes.

Rose-Innes, who wrote Australian Designers at Home, and the more recent bestseller, British Designers at Home, had paid $1,275,000 in 2015, having found the neg­lected cottage on an evening walk with dogs, Miss Penny the schitzu and Fergus the schnauzer.

Marketed as a Connecticut-style home, the weatherboard-style residence has three bedrooms and three bathrooms. 

Late last year O’Connell sold his longtime Vaucluse home to the comedian Hamish Blake and his business owner wife, and ironically the Bowral-born Zoe Foster-Blake, for $8,925,000. The couple have moved back to Sydney from Melbourne due to Foster-Blake’s booming skincare business Go-To.

Most property investors are out there chasing the big growth. Many of them end up disappointed citizens, especially those who chase it in the wrong places, like resources-influenced regional centres.
Very few places sustain that big growth for more than short periods.
There’s a lot to be said for a less popular but much safer and often more profitable policy: chasing consistency.
In our quarterly survey of sales activity around Australia, a report we call The Price Predictor Index, we have a prominent spot for the consistent markets. I tend to think of them as The Stayers of residential real estate.
They sit in the middle of the market, between the growth locations and the declining ones. These Consistency markets record steady rates of sale, quarter after quarter, year after year.
These locations, above all else, represent safety for investors. They are usually not boom markets, but have the valuable quality of solidity and consistency. And markets with this high level of even performance usually produce solid price growth over time.
Bowral in the Southern Highlands of NSW is one of those wonderfully consistent markets. It tends to sell between 100 and 110 homes every quarter, regardless of what’s happening in the wider market or the general economy.
In the past 12 months its median house price has risen 14% to $710,000 – and over the longer-term it has averaged 7% per year for the past decade.
The Sydney suburb of Sutherland has a modest median price, by Sydney standards, of $780,000 but it is good performer on price growth, on the back on a steady sales performance.
Over the past three years it has recorded between 78 and 88 sales virtually every quarter. No dramatic peaks and troughs, just good steady performance. Its median has grown 13% in the past year and it has averaged 9% per year over the past decade, which means values doubling in eight years.
The Brisbane suburb of Bulimba is another of those stayers – selling a similar number of properties quarter after quarter, year after year. Its median price has grown an average of 7% per year over 10 years, including 9% in the past 12 months, and its median is now above a million dollars.
These case studies – and there are many more like them - show that Consistency markets can produce good price growth and, in particular, steady long-term capital growth rates.
And they can be found anywhere, including in city markets that are generally in decline.
Perth is towards the bottom of the pile in terms of capital city markets. In the new Autumn edition of The Price Predictor Index, we can now identify only four suburbs with any kind of forward momentum in the entire Perth metropolitan area. But one Perth suburb has grabbed our nomination as the most consistent market in the nation.
Middle-market Willeton has sold between 80 and 87 homes per quarter in 10 of the past 11 quarters (with one quarter recording 100 sales). In the past six quarters, sales have been 83, 84, 83, 86, 87 and 81. Willeton is in the Canning LGA in the southern suburbs of Perth and currently has a median house price of $755,000.
While Perth prices generally are going backwards, three years after that market peaked, Willeton’s median price grew 3.4% in the past 12 months and has grown an average 7% per year over the past three years. Its long-term performance is 8.5% per year, which means values doubling in 8-9 years.
It’s a good example of how The Stayers perform, even when surrounded by a broader market in decline.

Art adviser Justin Miller has sold his historic Bowral weekender, Kowana, which had $3.75 million hopes.
The 1870s cottage, with about 200 sqm of internal space, sits on an elevated 7955 sqm just outside the town. There are Canadian redwood walls and New Zealand kauri pine floors at the cottage, which was built for Randolph Nott, the architect who became a Macquarie Street politician and building society pioneer.
Set in the historic Notts Hill precinct, its English-style garden dates back to the 1930s when planted by Altona James, wife of the one-time Point Piper domiciled judge Augustus James.
It was retained by the family until 1962 when sold by Bruce Ryrie and his wife, Altona.
The house traded at $265,000 in 1987 and then sold for $660,000 in 1997 by international record producer Mark Opitz and his wife Vanessa, who hosted visitors including Helena Christensen and Michael Hutchence.
There were $40,000 worth of renovations approved in 2016 after it was bought by the art doyen (pictured) for $1.75m in 2015.
Miller advises private and corporate collectors on the purchase and sale of their 19th and 20th century art. He has almost 30 years’ experience in the fine art auction industry and is best known for his 11 years as chairman of Sotheby’s Australia from 1999 to 2010.
Kowana, which was sold by local agent Michael Cawthorn, is close to Kevin Ryan’s luxury 17-hectare retirement village site, Waterbrook Bowral.
