New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

The project will sit in a quiet pocket of South Brisbane between South Bank and West End, close to the restaurants, cultural attractions and riverfront amenity that have driven the suburb's continued transformation.

Dalcott is targeting buyers looking for more space and amenity than has traditionally been offered in the inner-city apartment market, particularly downsizers and professionals wanting to remain close to the city.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

A grand art deco apartment in the landmark 1920s Berkeley Court block at Bondi Beach, once a renowned illegal gambling den, has been listed for sale.
The restaurant was the home to the so-called 'Berkeley Club' during the Second World War, where officially people could play cards and order a sandwich.
However, unofficially, customers could place large bets on horse races and it was considered one of the most popular illegal betting houses in the eastern suburbs.
Crime author Vic Darminian penned a description of the 'Berkeley Club'.
“The room had been set up in a similar style to the lounge at the Bondi Hotel, with comfortable contemporary furniture, a service bar near the kitchen, and a long bench-style table at the back of the room which could easily accommodate three booking clerks," he said.
"A blackboard extended the length of the table on the wall behind it where details for race meetings Australia-wide could be displayed.
"A bank of phones in one corner completed the set up.”
It was ran by bookmaker Jack 'Mo' Reynolds and employed gunman Kevin Gore to 'look after the card games'.
In 1965 Reynolds was fined for having a revolver in his possession and told the arresting police that he had found it at the Berkeley Club and “it went off and wounded me in the chest”. 
Built by the Reynolds family, Berkeley Court operated as luxury holiday flats during the late 1920s and 1930s.
The Gerakiteys family, who transformed the restaurant into three apartments 51 years ago, have listed the three bedroom apartment for the first time.
The 94 square metre apartment is the largest residence in the recently refurbished period building.

His three bedroom, three bathroom apartment has been on and off the market since early 2015. Its recent marketing campaign spanned 450 days.
The apartment fetched $3.8 million after initially wanting $4 million.
De Leede's nearby Bondi Pacific beach pad is a fourth floor, 220 sqm apartment with two bedrooms, three bathrooms and a curved balcony.

Veteran TV presenter Mike Willesee senior has listed his Bondi Beach garden apartment investment.
He has around $2 million hopes for the two bedroom, two bathroom unit that cost him $1,575,000 in 2011 in the post-GFC market.
In 2014 it had been a rental at $1,450 a week.
The apartment spans over 220 square metres of indoor and outdoor living space and features a combination of exposed concrete, stone and timber.
Laing+Simmons agent Danny Doff has set a March 21 auction date.
Willesee, who came to prominence in 1967 as a report for the ABC, was most famous for hosting A Current Affair.

The iconic Bondi Backpackers at Bondi Beach has sold for around $18 million to the Millet family, the family behind the international Wake Up! hostel chain.
It was originally passed in at its Ray White Double Bay auction for $17.8 million.
Comprising 52 rooms and accommodating 138 guests, the landmark property at <a href="https://www.realcommercial.com.au/property-hotel+leisure-nsw-bondi+beach-502144966" target="_blank">108-110 Campbell Parade</a> offers 12 metre frontage and just a road separates it from Bondi Beach.
It offers single rooms to six person dorms.
The ground floor retail tenancies are currently occupied by the Bavarian Bier Cafe and Backpacker World Travel. It brings in $1,364,989 per annum.
Ray White Double Bay’s Craig Pontey said the property’s location was just one of a handful of urban locations that are instantly recognised by international visitors.
“The total income from the property is currently in the order of $1,364,989 per annum, and as an ideal owner-operator business, I believe that there’s considerable potential to increase income,” Pontey told news.com.au.
“There have been a number of recent sales in the immediate area, including the $19.12 million result for 124 Campbell Pde, and this level of interest is further enhanced by the amount of development at Bondi Beach and that includes the $38 million major upgrading of Bondi Pavilion by Waverley Council.”

Photographer Mark Morffew has sold his ultra bright designer pad overlooking Bondi Beach, securing a stellar $4.5 million.
It's been billed as a record price for a beachside two bedder.
Accessed through an expensive private front courtyard, the two bedroom, two bathroom apartment comes with interiors by Lawless &amp; Meyerson.
The walls are lined with photographic works.
The living and dining areas flow onto an ocean-facing terrace.
The master bedroom offers terrace access and the second bedroom opens to a rear entertaining courtyard.
Morffew paid $2.9 million for <a href="https://www.realestate.com.au/sold/property-apartment-nsw-bondi+beach-123870394" target="_blank">the 94 square metre Notts Avenue apartment</a> in May last year.
Belle Property Double Bay agent Albert Sassoon secured the price auction sale. 
One of the blocks most recent sales came in May when other two bedroom apartments sold for $3.8 million and at $4.2 million. 
The Pacific Terraces development was undertaken in the early 1980s by veteran developer Bill Shipton with financing from the late Kerry Packer.

The new investment platform BRICKX is offering property investment at the iconic Bondi Beach for as little as $100.
They have paid $1.35 million for the <a href="https://www.brickx.com/properties" target="_blank">two bedroom apartment on Ramsgate Avenue</a> and are offering Bricks at $96 each. Investor numbers are now near 190.

It was <a href="https://www.realestate.com.au/sold/property-apartment-nsw-bondi+beach-123708830" target="_blank">sold last month</a> through Raine &amp; Horne agents Dion Markovics and Christophe Serrao.
The estimated net rental yield is 1.59 percent and there were 38 investors on its initial morning offering.

“Bondi Beach has had strong capital growth over the last five years (CoreLogic) and like the rest of our properties, has been selected on a results-driven mandate,” Mr Millet added. 
“BRICKX may suit anyone who feels frustrated at being locked out of the housing market including younger people saving for their first home or investors keen to expand their existing portfolio in a more affordable, accessible and diversified way.”
BRICKX divides individual properties into 10,000 bricks, allowing each individual to invest as much or as little as they please.
Publicly launched in September, it offers investors the opportunity to earn capital returns and monthly net rental income in proportion to the number of Bricks owned.
