Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

The buyers were attracted by its size, high ceilings, northerly aspect and the fact there are no shared walls with other apartments.
“Between 70 to 80 square metres is normal in the Bondi area, this one is 114 square metres,” Ric Serrao, the Raine &amp; Horne Double Bay selling agent said.

With Gyngell bidding in shorts and tee shirt, there were five bidders on the day, the first time the first floor apartment had traded in four generations.
The apartment had been passed down through the Goldberg family who had built the block of flats in 1938.

Gyngell and McKinnon are based at Dover Heights, which McKinnon thinks of it as "north North Bondi."
The couple, who married at Byron Bay in 2006, spend much of their time too in the Byron Bay district where they have substantial property investments.
Gyngell, the son of the late former Channel Nine boss, Bruce Gyngell and interior designer mother, Ann, had business links to Bondi going back to the late 1980s when he was selling beachwear and surfing equipment.

Former Channel Nine boss David Gyngell finishes North Bondi reno

A freehold building on Sydney’s Bondi Beach is set to go under the hammer on August 17, making it the third iconic site on the famous beachfront to go to the market in the last 12 months. 
The <a href="https://www.domain.com.au/property-profile/134-138-campbell-parade-bondi-beach-nsw-2026" target="_blank">134-138 Campbell Parade</a> property earns a net income of more than $500,000 per annum.
Listing agent Miron Solomons of Colliers International, who is marketing the property along with and Matt Pontey, said they were expecting this to be the “biggest auction of the year – there will be some serious heavy hitters present”. 
Market chatter suggests price expectations of about $20 million.
This sale comes to market following two highly successful campaigns of neighbouring assets; Bates Milk Bar at 124 Campbell Parade in September 2016, and 128-132 Campbell Parade in May this year, with the latter breaking the Australian record for the highest price paid per metre for land, according to a media release from Colliers.
The 1951 Bates Milk Bar, one of Bondi Beach's most iconic retail premises, sold for $19.12 million last year to developers of the Pacific Bondi, Rebel Property Group's Allen Linz, Capit.el Group's Eduard Litver along with Gil Baron.
The milk bar was known for its choc-malt milkshakes until its closure in 2001.
“It’s a once in a lifetime opportunity – three buildings in this location, on the Bondi beach front with uninterrupted views – coming to market within 12 months is unheard of. These assets are typically held by local families for 50-60 years each,” added Solomons.
There are also two retail tenancies currently within the building. The current ground floor tenants are Ben and Jerry’s and Ezymart in addition to eight residential units above, said Pontey, adding that they were expecting keen interest from developers and investors due to the flexible mixed use zoning.
“These are solid, diverse income streams with significant development potential that are attracting international interest.”
Solomons says the interest in the past two Bondi sites indicates there is still plenty of appetite for Sydney’s top end ‘trophy’ market.
“Any talk in the media of a downturn in the market has not jilted the momentum for the last two campaigns – we aren’t seeing any negative effects in the trophy, high-end of the market.”

The Hall Street apartment purchase comes a month after she sold her Ben Buckler home for $10.3 million, a North Bondi record.
The luxury three bedroom, three bathroom TOGA-built penthouse has never been lived in, with the block having been completed five years ago.
It had previously been marketed by CBRE in 2014 as arguably one of the most spectacular penthouses in Sydney.

Ginia Rinehart, daughter and heiress of Australia's richest woman Gina Rinehart, is still eyeing a home on Sydney's eastern seaboard.
Ginia and her husband Simon Robinson, who have been renting in Bondi, reputedly expressed limited interest on the suburb record breaking North Bondi home of philanthropist Tanya Carnegie that sold last week, according to the local paper.
The <a href="https://www.realestate.com.au/sold/property-house-nsw-north+bondi-125116274" target="_blank">Ed Lippman-designed</a> home, that was built as two residences, sold for $10.35 million to Rose Bay's Unger family last week.
The couple's eastern suburbs home search dates back to 2015 when they reputedly missed out on the Bronte trophy home Wave House.
The Walter Barda designed beach house that was completed in early 2014 sold for $15.65 million.
More than $13 million had been tipped.
It was the home that was rented by former judge on The Voice Ricky Martin.

Heiress Ginia Rinehart still seeking eastern suburbs home

They're more often spotted on Sydney's northern beaches, but expect more Instagram images from the coastal east from half of the modelling power duo, the Stenmark twins.
Jordan has bought himself an apartment, spending $1.13 million in Bondi.
The purchase follows brother Zac who spent $965,000 on a two bedroom apartment in Manly. 
When Zac then left the family home, Jordan indicated that he too would soon depart the family nest in Mosman, but his acquisition has come 18 months later.
The updated dual level Bondi apartment is located on the top floor of the block.
It has two bedrooms, plus study, so Zac can stay over.
It appears the beach loving boys have the same home loan lenders with the mortgage on last month's acquisition also with Greater Bank.
At the time of Zac's buy, Jordan told Confidential that the first place he’d rest his head outside the family home had some specific requirements.
“I need to find something that’s got everything I need — beach, cafes, gym, a running track. I’ve gotta be near Louis, (his younger brother) so we can train,” he suggested.
Of course Jordan's girlfriend of three years, Asha is often seen on Tamarama Beach.
The twins, who turned 25 last month, are hitting the European modelling scene during May while hope their international schedule will allow them to return for another series of the reality show Australia’s Next Top Model.
It is not officially known if Jordan is moving out of Mosman or whether he will be a rentvestor for a period. 
The apartment he has bought - with glass doors from the living and dining space open to an entertainer's balcony at Bondi - previously traded at $640,000 in 2007.
Zac's was half way between Many beach and the wharf in the early 80's block cost $965,000.
The Manly purchase came four years after the pair were discovered in 2011.
The chiselled twins were working in a cafe before a friend suggested they would make more money modelling.
The pair didn't realise what was to come, as they were immediately signed on by the Vivien agency at just 19 years of age and flown to Miami to shoot 60 pages for L'official Homme the following week.
The whirlwind never stopped.
After the shoot they were on a plane to London to meet with American fashion designer Tom Ford.

Phillips Pantzer Donnelley agent Mary Cronin had initial $1.3 million price guide before 56 groups inspected the property with 16 contracts issued.
It sold after 16 days on the market.
Elliott, who is one of Australia's leading film directors and screenwriters, paid $886,000 for the two bedroom unit. 
Set in a revived Art Deco block of six, the apartment sits just 100 metres from the famous beach.
Elliott is best-known for 1994 movie The Adventures of Priscilla, Queen of the Desert which won a number of awards.
He also directed a segment in Rio I Love You called I Think I'm In Love featuring Home and Away star Ryan Kwanten.
The film is based on the true story of how Stephan met husband Wil Bevoley during the publicity tour for Priscilla. The couple are set to travel overseas.
