New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Singleton stepped up to save the Icebergs club in the 1990s, when the structure was riddled with concrete cancer.
The Australian reported it has been snapped up by the O'Brien Group, Australia and New Zealand's largest privately owned hospitality, entertainment and leisure company.
They have over 6,500 employees and serve 16 million customers annually. 
The O'Brien Group are perhaps best known for their sporting venues.
They have their name tied to likes of The Gabba and Suncorp Stadium in Brisbane, AAMI Park in Melbourne, The Metricon in the Gold Coast and Eden Park in Auckland.
John Singleton recently opened his own eaterie, Saddles at Mount White, just north of Brooklyn which is being run by husband and wife team Cameron and Hayley Cansdell.
Saddles has reportedly been a “lifelong dream” of John Singleton, a long-time supporter and local of the NSW Central Coast.

Ray White Asia Pacific Director Andrew Jolliffe was handling the Icebergs sales campaign, and suggested when it first listed last year, both domestic and international buyers would show interest.
"Waterfront hospitality offerings are, frankly, so very rare in terms of the inherent barriers to entry for suitable replacements, that they rightfully enjoy the most revered of reputations from sophisticated investor groups and indefatigable loyalty from their respective patron bases" he said.
"What Singo and others did in backing the repurposing of this undeniably iconic property on Australia's most famous beach is truly remarkable, and what the current operator Maurice Terzini and his extraordinary team are doing there seven days a week is, by any measure, world class.

"It's a true living example of community spirit, and if you go there on any given day, you can't help but notice what it means to the community and its members.

Andrew Denman, from the adventure tourism company Experience, has finally sold his redundant Bondi Beach apartment, having upgraded to a $4.55 million Bondi Pacific apartment.
Denman initially listed his apartment in the neighbouring Beach House through The Agency with $4.3 million to $4.6 million hopes earlier this year, but dumped the agents for Sothebys who didn't reveal the sale price.
Denman had <a href="https://www.realestate.com.au/sold/property-apartment-nsw-bondi+beach-128278118" target="_blank">bought it off the plan in 2009</a> for $2.45 million.

Andrew Denman sells in Bondi Beach

Former Nine CEO David Gyngell and wife, reporter Leila McKinnon, are again seeking tenants for their renovated Bondi Beach investment property.
The couple tried to flip the apartment six months after they paid $1,675,000 in April last year, but a buyer failed to emerge after its quick stylish renovation by Gyngell's interior stylist Briony Fitzgerald.
They then secured a $1,450 a week tenant. He might have been sidelined, but South Sydney Rabbitohs star Sam Burgess has had a windfall result on the sale of his Bondi Beach investment.
The <a href="https://www.realestate.com.au/sold/property-apartment-nsw-bondi+beach-127934378" target="_blank">apartment in the Bondi Pacific complex</a> on the beachfront Campbell Parade fetched $3 million after negotiations through his former Souths team mate turned NG Farah estate agent Beau Champion.
Champion said there was strong competitive interest.
"We didn't need to wait till Monday night's auction to accept what was a great offer from an overseas investor."
He had issued a guide of $2.7 million.

It's normally Swans and Roosters heartland, but Burgess's savvy acquisition saw him snap up the apartment off the plan in 2012 during his first stint in red and green. He paid $2,065,000, so reflecting annual price growth of seven percent.
He didn't settle until 2015 when he was back playing rugby union in his native England, shortly after he won the NRL Premiership with the Bunnies.
Burgess and wife Phoebe Hooke were all set to move permanently in to the apartment upon Sam's return to the Redfern club, however a change of heart took them down the coast to Maroubra.
They spent $3.8 million on a four bedroom family home with swimming pool, with their daughter Poppy following soon after.
The two bedroom Bondi apartment then became a rental, offered at $2,500 a week furnished or $1,950 a week unfurnished.
The chic apartment features a prized large outdoor entertaining area with its own lawn.
Gina Rinehart's daughter Ginia is among the celebrity owners in the Bondi Pacific, along with Fitness First founder Tony de Leede and former Foxtel chief Peter Tonagh.
The sale represents good news for Burgess, who has served his two game ban for dangerous contact in the Good Friday win over the Bulldogs on Good Friday.
He watched on on Thursday night as his side beat the Roosters in the first leg of the 2018 Ron Coote Cup.

Bondi Beach home smashes reserve by nearly $3 million

South Sydney Rabbitoh star Sam Burgess has listed his redundant Bondi Beach investment apartment with $2.7 million hopes.
The Bunnies leading man bought off the plan in 2012, spending $2,065,000 on the Bondi Pacific apartment some three years before its completion.
It was secured during his first stint at the Rabbitohs before he moved briefly back to England to play rugby union.
Upon his 2016 return, Burgess and wife Phoebe Hooke moved into the Campbell Parade apartment, but after a short stay, decided for a change of coastal lifestyle.
They relocated to a $3.8 million four bedroom family home with swimming pool in Maroubra.
The two bedroom, second floor Pacific Bondi unit was then leased. It was offered for $2,500 a week furnished or $1,950 a week unfurnished.
Burgess was quick to tweet the listing to his 230,000 followers, suggesting it is a "great spot to live" and he "hopes somebody enjoys it as much as we did."
It's now listed for sale through NG Farah Coogee estate agent Beau Champion for an April 16 auction.
It's another NRL listing from a former team mate.
Champion ought have an easy task in the current Bondi Beach market with Burgess' dress circle apartment featuring a prized large outdoor entertaining area with its own lawn.
Bondi's summer selling season was hot with sales including a one-bedroom Notts Avenue apartment at $2.86 million. There had been a $2.5 million guide for the 62 sqm unit.
Away from the beach, a 140 sqm two-bedroom Boheme, Hall Street apartment fetched $3.51 million, having sold in 2014 at $2.15 million.
Champion is also marketing the Chifley home of another former team mate, Sam's brother George Burgess.
He's asking for offers between $1,725,000 and $1,775,000 for the modern four bedroom home.
Burgess and wife, Joanna, who has studied interior design, welcomed their first child, Boston, last April and are now expecting their second child due in August.
George Burgess, who has been at the Rabbitoh's since 2012 and was a key figure in the 2014 grand final win, bought the house in 2015.
His then neighbour was former team mate Tim Grant.
George Burgess's property acquisitions included the 2016 off the plan buy of a garden apartment in Randwick's Epoque boutique development.
Burgess paid about $2 million for the MHNDU-designed three bedroom apartment in the block of eight.
