New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Jason Donovan secures Bondi apartment sale

Former Carlton &amp; United Breweries boss Ari Mervis has bought a block of flats on Bondi’s Ben Buckler, paying $9.09 million for a modernised art deco block of five units on the dress circle Ramsgate Avenue.
The 1930s block was renovated by architect Brian Meyerson of MHN Design Union with interiors by Jo Lawless.
Ray White secured the sale in conjunction with Phillips Pantzer Donnelley agent Alexander Phillips.
The five apartments comprise two-bedroom garden apartments, two-bedroom middle level units and a three-bedroom penthouse.
The block isn’t far from Mervis’s penthouse-style apartment in the Pacific Bondi on Campbell Parade, which he bought for $3,897,000 in 2016, and where he lives with wife Jo-anne.
Buying whole Bondi Beach apartment blocks has been a trend this year.
Marnie Lewis-Millar and her husband Bruce Millar, managing director of real estate consultancy group Millar Financial, have spent $8.65 million on a North Bondi block of 12 units.
And film director turned property developer Rebel Penfold Russell has her new project, having spent $4.8 million on a block of four apartments, also on Ramsgate Avenue.

Australian Interior Design Award winner at Bondi Beach sold

Sommelier Chris Morrison, group wine director at QT Hotels &amp; Resort, and his wife, the food, hospitality and travel brand expert Jeanine Bribosia, have bought in Bondi for $3.8 million.
The three-level 1920s Bondi corner home (pictured), which underwent a full-scale renovation two years ago, failed to find a buyer last summer when it had a guide of $3.5-$3.7 million.
It was relisted to take advantage of the stronger market by restaurateur Marco Ambrosino, who runs Number 10 William in Paddington, and his wife Pina.
It has four bedrooms, three bathrooms and a courtyard garden on its 235 square metre Birrell Street parcel.

Jeremy Clinton of Raine &amp; Horne Double Bay secured the sale of the monochrome home, which drew 58,000 online views in 10 days.
Bribosia and Morrison are moving from Bellevue Hill, where they sold their 220 square metre duplex ahead of its scheduled November auction.
The three-bedroom unit had come with $2 million hopes.
The upper-level duplex, in a block of two, cost $1.31 million in 2013.
Morrison, who spent six years leading the wine team at Guillaume at Bennelong, published his first book in 2017.

Osher Gunsberg sells at Bondi Beach

The Bondi Beach investment apartment of former Australian cricket captain Michael Clarke ­has been listed for sale with $8 million hopes.
There were suggestions “Pup” Clarke was preparing to list the Cadigal apartment earlier this year, after he was seen welcoming LJ Hooker ­father-son agent duo Bill and David Malouf into the Campbell Parade complex.
Clarke, currently commentating on the Ashes in ­England, bought the 200 square metre, three-bedroom apartment for $6 million in 2009 from his mate and accountant Anthony Bell, which would mean an $8 million price would reflect a sub-3% annual price growth over the decade.

Bell had paid $3.2 million in 2005 on the building’s completion.
After briefly living there with then-fiancee Lara Bingle, the apartment became an investment in 2011. The couple had separated in early 2010.
Clarke, who now lives in an $8.5 million Vaucluse home with interior designer wife Kyly and their two children, saw his rental return deteriorate over the past eight years.
CoreLogic’s tracking of the asking rental price showed it had been offered at $3750 a week earlier this year.

In 2017 Clarke offloaded Roundhill, the family’s little used Southern Highlands retreat in Berrima for $4.75 million.
It came with its own cricket oval. He retains a townhouse at the Trinity Point project on Lake Macquarie.
