<p>The residential transformation of St Kilda Road is set to continue into with more new apartment plans for the sought-after boulevard.</p>

<p>Wing Tai Asia has lodged plans for a major residential tower at 464-466 St Kilda Road, replacing the former VACC House with an 18-storey mixed-use development designed around a retained heritage podium and a sculpted contemporary tower.</p>

<p>The proposal, prepared under Victoria’s Significant Residential Development with Affordable Housing pathway, would deliver 325 apartments and ground-floor retail across the prominent 4,653 sqm boulevard site in Melbourne’s St Kilda Road North Precinct.</p>

<p>The project centres on the adaptive reuse of the site’s heritage-listed VACC Building, an eight-storey office designed by Bernard Evans that has occupied the address for decades. Planning documents state the development would involve “carefully dismantling and conserving off-site the original metal fabric of the podium visible from St Kilda Road,” before reinstating it as the defining frontage of the new scheme.</p>

<p>Above the restored podium, Wing Tai is proposing a curvilinear residential tower. The scheme includes 172 one-bedroom apartments, 63 two-bedroom apartments, 66 three-bedroom apartments, and 24 four-bedroom apartments, alongside two ground-floor food and beverage tenancies fronting St Kilda Road.</p>

<p>The tower has been designed with substantial articulation and variable setbacks to minimise perceived bulk and maintain view corridors along the boulevard. Urbis, which prepared the planning report, said the design “has been significantly articulated through a curvilinear design” with “an interplay with materials, façade expression and depth” to create visual separation and visual interest.</p>

<p>The proposal also includes 254 basement car spaces, landscaped pedestrian links connecting St Kilda Road and Queens Lane, and a biophilic landscape strategy featuring canopy trees, raised planters, cascading greenery and a glass oculus pool overlooking the eastern frontage.</p>

<p>Planning documents confirm the $270.1 million development will contribute 3 per cent of project costs to the Social Housing Growth Fund as part of the application process.</p>

<p>Wing Tai acquired the St Kilda Road property in 2018 alongside Abacus Property Group for $95.38 million, before later consolidating ownership of the site. The property previously served as the Victorian Automobile Chamber of Commerce headquarters for around 60 years.</p>

<p data-end="345" data-start="110">The transformation of the St Kilda Rd boulevard is already beginning to materialise, with a number of high-profile projects recently completed, launched, or approaching launch as developers continue to back the long-term appeal of the precinct.</p>

<p data-end="689" data-start="347">Among the most notable recent completions is Louise by Samuel Property Group, just off the strip on Queens Lane, the same pocket Hirsch &amp; Faigen recently launched The Queensbury. Mirvac is too on the same street with The Albertine, which is approaching completion.</p>

<p data-end="689" data-start="347">Dexus recently secured approval for its slice of St Kilda Road, while Gurner also has approved plans for the precinct.</p>

Wing Tai unveils 325-apartment St Kilda Road tower on former VACC House site

<p>Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.</p>

<p>The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.</p>

<p>The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.</p>

<p>The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.</p>

<p>SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.</p>

<p>“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.</p>

<p>The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.</p>

<p>“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.</p>

<p>The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.</p>

<p>Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.</p>

<p>The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.</p>

<p>COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.</p>

<p>“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.</p>

<p>The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.</p>

<p>The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.</p>

<p>Last week Stockland filed plans just down the road. They want to build a <a href="https://www.apartments.com.au/new-apartments/601-pacific-highway-st-leonards-nsw-2065">52-storey tower on Pacific Highway</a>.</p>

First look: SP Setia targets St Leonards skyline with 40-storey TOD tower

<p><a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.</p>

<p>The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.</p>

<p>The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.</p>

<p>SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”</p>

<p>The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.</p>

<p>The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.</p>

<p>A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.</p>

<p>Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.</p>

<p>The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.</p>

<p>Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.</p>

<p>The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.</p>

Gold Coast clearance rate at 50 percent: CoreLogic RP Data

Outer East Melbourne posts 79.6 percent clearance rate: CoreLogic RP Data

<p><span>Despite the higher than expected clearance rates over the early phase of the new year auction market, auction volumes are yet to reach the same levels seen last year.  </span></p>
<p><span>After the weighted capital city average auction clearance rate was tracking in the high 50 percent range throughout December last year, auction results have shown a higher than expected bounce, with the clearance rate holding higher than 70 percent over the past three weeks. The preliminary clearance rate of 72.3 percent has moved higher compared to last week (71.8 percent). </span></p>
<p><span>This week’s preliminary clearance rate is lower relative to last year’s results of 77.3 percent. This week, 2,215 capital city auctions took place, compared to 1,400 last week and 2,372 one year ago. Over the next few weeks it is expected that auction activity will continue to ramp up which will further test the resilience of auction markets on higher volumes.</span></p>

This week, Inner Melbourne (234), Inner South Melbourne (157) and Inner East Melbourne (146) were the busiest sub-regions across the city, however the best performing region in terms of clearance rate was the Outer East, where 54 auctions were reported with a clearance rate of 79.6 percent. Last week a clearance rate of 75 percent was reported and one year ago it was significantly lower at 53.3 percent, however Adelaide’s clearance rate tends to move more than cities with larger auction volumes on a week on week basis.</span></p>

<p>Despite the higher than expected clearance rates over the early phase of the new year auction market, auction volumes are yet to reach the same levels seen last year.  After the weighted capital city average auction clearance rate was tracking in the high 50 per cent range throughout December last year, auction results have shown a higher than expected bounce, with the clearance rate holding higher than 70 per cent over the past three weeks.  The preliminary clearance rate of 72.3 per cent has moved higher compared to last week (71.8 per cent). This week’s preliminary clearance rate is lower relative to last year’s results of 77.3 per cent. This week, 2,215 capital city auctions took place, compared to 1,400 last week and 2,372 one year ago. Over the next few weeks it is expected that auction activity will continue to ramp up which will further test the resilience of auction markets on higher volumes.</p>

<p>Preliminary results show 46.2 percent of <strong>Perth</strong> auctions sold this week, with 13 reported results so far. In comparison, last week the clearance rate was 31.6 percent, while one year ago 46.4 percent of Perth auctions were successful.</p>
<p>This week auction volumes almost doubled in <strong>Canberra</strong>, with 104 homes taken to auction, compared to 59 last week. Despite the rise in auction activity, Canberra’s preliminary clearance rate has remained steady at 71.2 percent over the past two weeks. Canberra’s auction market has started 2016 in a relatively strong position, with four consecutive weeks of clearance rates above the 70 per cent mark, similar to what we saw one year ago.</p>
<p>There were 10 auctions across <strong>Tasmania</strong> this week. Based on preliminary results, five of the six reported auctions were successful.</p>

Combined capital city clearance rate edges slightly higher to 72.3 percent: Shana Miller

<p><span style="line-height: 1.3em;">A nondescript $5.71 million Kew home topped the nation's weekend auction results with most of the six bidders planning to bulldoze the five bedroom, two storey brick home. </span><span style="line-height: 1.3em;">It was built in the 1950s for the family of renowned expat Australian violinist Neville Taweel.</span></p>
<p><span class="x_x_InfoComponentTextContent">Just kms away from pricey 78 Sackville Street, a Brunswick offering was the nation's cheapest result.</span></p>
<p><span class="x_x_InfoComponentTextContent">It was the rather plain $216,000 one bedroom, single storey townhouse at 16/6 Garnet Street. Something of a pass the parcel seems to be going on it as had sold only two years ago at $229,500 and even higher at $240,000 in boomtime 2010, being a $240 a week rental in the meantime.</span></p>
<p><span class="x_x_InfoComponentTextContent">So all the attention fell on a contemporary Hawthorn East offering that was briefly the backdrop on the reality show, The Real Housewives of Melbourne as the rental home of Jackie Gillies, the wife of Silverchair drummer, Ben Gillies. </span></p>

<p>A $488,000 sale of a two bedroom fibro at Bradbury, near Campbelltown, was the cheapest result with 15 Bland Street selling to an investor.</p>

<p>Sydney ranked as the strongest mainland capital city over the past week with a 77 per cent success rate.</p>
<p>The scarcity of early February listings has seen the clearance rate bounce off the canvas, well up on being<span> in the 50s last December.</span></p>
<p>Next strongest mainland capital over the past week was Melbourne at 73 per cent. Melbourne sales yesterday included Helikon, the ornate 1890s Albert Park home of retired r<span class="x_InfoComponentTextPrimitive">adio medico personality Dr Paul Nisselle – broadcaster on 3LO from the early 1980s - which fetched $2.72 million.</span></p>
<p><span class="x_InfoComponentTextPrimitive">It last traded at $1.89 million in 2009.</span></p>
<p><span>But </span><span>Michael Wipfli, the current day Nova FM breakfast presenter, couldn't sell his Armadale home (above) which was passed in at $1.8 million. It last traded at $1.48 million in 2010, when listed with $1.25 million to $1.35 million hopes.</span></p>
<p>It had been listed through Jellis Craig agent Simon Dale with price expectations above $1.7 million, and now listed at $1.95 million.</p>
<p>Last week auction volumes almost doubled in Canberra, with 104 homes taken to auction. Despite the rise in auction activity, Canberra’s preliminary clearance rate has remained steady at 71, now with four consecutive weeks of clearance rates above the 70 per cent mark, similar to early 2015.</p>
<p>The overall national clearance rate of 72 per cent compared to last year’s results of 77 per cent, with Brisbane's results especially dragging the national figure down. </p>
<p>But only Adelaide's 70 percent clearance rate was above the same level last year.</p>
<p class="x_x_InfoComponentTextLineBreak">There are 1200 plus auctions scheduled for next weekend in Melbourne, suggesting an interesting few weeks as auction stock levels face the traditional pre-Easter escalation. Sydney sees 1000 plus weeks coming up.</p>

More than 1,000 auctions expected for week ending Feb 21: REIV

<p><span>Auctioneer Damien Cooley will launch the Cooley Auction Centre CBD next Thursday.</span></p>
<p><span>The centre will be a venue to trade commercial, industrial, retail, rural, hotel, investment, or residential property in Sydney CBD, said a media release.</span></p>
<p><span>The auction room is located on level 5 of One Margaret Street Sydney building. It will be the premier location to auction real estate.</span></p>

Hawthorn Edwardian home takes top price: REIV

<p><span>The preliminary auction clearance rate once again surprised on the upside, rising to 72.3 per cent this week, compared to 70.1 per cent last week and 74.0 per cent over the same week one year ago.  </span></p>
<p><span>Sydney has shown a remarkable bounce in clearance rates over the past few weeks, recording a 78.6 per cent preliminary clearance rate last week, compared with clearances that were tracking in the high 50 percent range during December last year. </span></p>
<p><span>So far this week, CoreLogic RP Data has captured a total of 1,020 auction results with 1,331 having been scheduled across the nation’s capitals. Auction volumes are higher than they were last week when 916 residential homes were taken to auction, however they are still tracking below the volume recorded over the relative week last year (1,541).</span></p>

This week, the strongest performing Melbourne sub-region was the Inner East, with a clearance rate of 81.4 per cent across 52 auctions. Following on from this, Inner South, West and Mornington Peninsula all recorded a clearance rate above the 75 per cent mark.</span></p>

Last week, Sydney’s clearance rate was lower at 75.0 per cent; auction volumes were also lower, with just 313 homes taken to auction over the period. Conditions across Sydney were relatively different one year ago, 662 auctions were held and 83.3 per cent were successful. Across the individual sub-regions of the city, North Sydney and Hornsby (92.5 per cent), City and Inner South (89.1 per cent) and Eastern Suburbs (88.3 per cent) were the strongest performers, while the weakest performing sub-region was South West, with a clearance rate of 52.9 per cent.</span></p>

<p><strong>Brisbane’s</strong><span> preliminary clearance rate was 53.3 per cent this week, compared to 54.0 per cent last week and 49.5 per cent one year ago. The city was host to 110 auctions, similar to last week when 111 were held. In comparison, 38.5 per cent of the reported </span><strong>Gold Coast</strong><span> auctions were successful this week, with 26 results reported so far.</span></p>

<p><span>Across </span><strong>Adelaide</strong><span>, the preliminary auction clearance rate for this week is 81.4 per cent, up from 70.5 per cent last week and higher than one year ago (69.0 per cent). This week 87 residential homes across Adelaide were taken to auction, bringing the year to date number of auctions across the city to 348, compared to 352 last year.</span></p>

<p>25 per cent of <strong>Perth’s</strong> auctions were successful this week, compared to 35.3 per cent last week and 46.7 per cent one year ago. 45 auctions were held across the city.</p>
<p>In <strong>Canberra</strong>, a total of 58 homes were taken to auction this week, down from 71 last week and higher than one year ago when 49 homes were auctioned. Canberra’s preliminary clearance rate this week is 73.3 per cent, remaining steady compared to both last week (71.4 per cent) and one year ago (72.3 per cent).</p>
<p>There have been 18 <strong>Tasmanian</strong> auctions reported to CoreLogic RP Data this week. Of the reported results, 10 have been sold.</p>

<p><span>But dig a bit deeper into the ever shifting sands of Melbourne property and not every price is heading skyward.</span></p>
<p><span>The cheapest weekend Melbourne auction result represented a significant loss for the vendor.</span></p>
<p><span>The inner Melbourne studio apartment fetched $170,000, above the $155,000 pre-auction price guidance, but less than the $282,000 sale in 2011.</span></p>
<p><span>The Malaysian based investor vendor had been securing around $288 a week in rental, plus NRAS concessions.</span></p>
<p><span>In an unexpected early 2016 auction results twist, CoreLogic RP Data calculated Melbourne’s auction clearance rate has slipped below Sydney’s for the first time since mid-September last year. </span></p>

<p><span>No surprise Sydney topped the nation's weekend auction prices when $3.63 million was paid in Lindfield on its upper north shore. The 2010 Harvey Little-renovated four bedroom brick Lindfield home traded at $3.18 million two years ago, reflecting a nice six percent annual price gain.</span></p>

<p><span style="line-height: 1.3em;">A $3.175 million Unley Park, Adelaide sale also easily exceeded Melbourne's top sale of $2.625 million in Hawthorn. The 1910 Edwardian Hawthorn home, that last sold in 1988 at $331,000, helped Melbourne's inner east as the strongest performing Melbourne sub-region with a formidable 81 per cent clearance rate across 52 auctions.</span></p>
<p><span>"There really is bugger all quality stock on offer right now," Melbourne buyer's agent Mal James suggested.</span></p>
<p><span>Not entirely the case as My Super Nanny childcare entrepreneur Stephanie Wakefield's Hampton property fetched $1.66 million on Saturday.</span></p>
<p><span>The fashionably styled home was listed with initial $1.5 million plus hopes, which were then revised up to $1.6 million plus.</span></p>
<p><span>In Sydney many buyers seemingly aren't waiting for the auction.</span></p>
<p><span>Australian test cricket vice captain David Warner and his wife Candice secured a bullish $7 million plus sale of their South Coogee home three weeks ahead of its intended auction.</span></p>
<p><span>The sale was easily above the $6.25 million paid two years ago by the couple who listed following their $4 million purchase of a oceanfront building block in Maroubra. </span></p>
<p><span>After a shocking January kickoff, Sydney's Saturday auction clearance rate remained above 70 percent for the second successive weekend, suggesting the earlybirds vendors will do fine while stock levels stay low.</span></p>
<p><span>Volumes are set to ramp up shortly ahead of the earlier than usual Easter break.</span></p>
<p><span>But currently new listings in Sydney are at their lowest level for this time of year since 2012, according to CoreLogic RP Data.</span></p>
<p><span>Big differences are emerging though across the regions as North Sydney and Hornsby are sitting on a 92 per cent success rate while the South West secured just 52 per cent over the week to February 14. </span></p>
<p><span>CoreLogic RP Data notes Sydney had shown a "remarkable bounce" in clearance rates, recording a 78 per cent preliminary clearance rate over the last week, compared with clearances that were tracking in the high 50 per cent range last December.  </span></p>

<p><span>The national preliminary auction clearance rate once again surprised on the upside, rising to 72 per cent this week, compared to 70 per cent last week and 74 per cent over the same week one year ago.</span></p>
<p><span>The 1330 national auction volumes are higher than they were last week's 916 residential homes were taken to auction, however they are still tracking below the 1540 volume recorded over the same week last February. </span></p>
