<p>The residential transformation of St Kilda Road is set to continue into with more new apartment plans for the sought-after boulevard.</p>

<p>Wing Tai Asia has lodged plans for a major residential tower at 464-466 St Kilda Road, replacing the former VACC House with an 18-storey mixed-use development designed around a retained heritage podium and a sculpted contemporary tower.</p>

<p>The proposal, prepared under Victoria’s Significant Residential Development with Affordable Housing pathway, would deliver 325 apartments and ground-floor retail across the prominent 4,653 sqm boulevard site in Melbourne’s St Kilda Road North Precinct.</p>

<p>The project centres on the adaptive reuse of the site’s heritage-listed VACC Building, an eight-storey office designed by Bernard Evans that has occupied the address for decades. Planning documents state the development would involve “carefully dismantling and conserving off-site the original metal fabric of the podium visible from St Kilda Road,” before reinstating it as the defining frontage of the new scheme.</p>

<p>Above the restored podium, Wing Tai is proposing a curvilinear residential tower. The scheme includes 172 one-bedroom apartments, 63 two-bedroom apartments, 66 three-bedroom apartments, and 24 four-bedroom apartments, alongside two ground-floor food and beverage tenancies fronting St Kilda Road.</p>

<p>The tower has been designed with substantial articulation and variable setbacks to minimise perceived bulk and maintain view corridors along the boulevard. Urbis, which prepared the planning report, said the design “has been significantly articulated through a curvilinear design” with “an interplay with materials, façade expression and depth” to create visual separation and visual interest.</p>

<p>The proposal also includes 254 basement car spaces, landscaped pedestrian links connecting St Kilda Road and Queens Lane, and a biophilic landscape strategy featuring canopy trees, raised planters, cascading greenery and a glass oculus pool overlooking the eastern frontage.</p>

<p>Planning documents confirm the $270.1 million development will contribute 3 per cent of project costs to the Social Housing Growth Fund as part of the application process.</p>

<p>Wing Tai acquired the St Kilda Road property in 2018 alongside Abacus Property Group for $95.38 million, before later consolidating ownership of the site. The property previously served as the Victorian Automobile Chamber of Commerce headquarters for around 60 years.</p>

<p data-end="345" data-start="110">The transformation of the St Kilda Rd boulevard is already beginning to materialise, with a number of high-profile projects recently completed, launched, or approaching launch as developers continue to back the long-term appeal of the precinct.</p>

<p data-end="689" data-start="347">Among the most notable recent completions is Louise by Samuel Property Group, just off the strip on Queens Lane, the same pocket Hirsch &amp; Faigen recently launched The Queensbury. Mirvac is too on the same street with The Albertine, which is approaching completion.</p>

<p data-end="689" data-start="347">Dexus recently secured approval for its slice of St Kilda Road, while Gurner also has approved plans for the precinct.</p>

Wing Tai unveils 325-apartment St Kilda Road tower on former VACC House site

<p>Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.</p>

<p>The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.</p>

<p>The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.</p>

<p>The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.</p>

<p>SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.</p>

<p>“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.</p>

<p>The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.</p>

<p>“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.</p>

<p>The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.</p>

<p>Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.</p>

<p>The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.</p>

<p>COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.</p>

<p>“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.</p>

<p>The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.</p>

<p>The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.</p>

First look: SP Setia targets St Leonards skyline with 40-storey TOD tower

<p><a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.</p>

<p>The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.</p>

<p>The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.</p>

The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.</p>

<p>SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”</p>

<p>The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.</p>

<p>The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.</p>

<p>A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.</p>

<p>Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.</p>

<p>The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.</p>

<p>Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.</p>

<p>The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.</p>

Ryde, Eastern Suburbs lead Sydney auction clearance rates: CoreLogic RP Data

<p>This week 1,426 auctions were held across the combined capital cities, substantially lower than the 2,304 held last week and the 2,556 held one year ago.</p>
<p>This coming Monday is a public holiday for four out of the eight states and territories, which has been a key factor in the fall in auction volumes. The combined capital city clearance rate softened this week, down from 68.6 percent last week to 66.4 percent this week.</p>
<p>The two largest auction markets, Melbourne and Sydney, saw their preliminary clearance remain above the 70 percent mark, with Sydney at 72 percent and Melbourne at 70.5 percent, while the highest clearance rate was in Canberra where 75 percent of auctions cleared over the weekend. </p>
<p>The capital city weighted average was pulled lower by softer clearance rates in Brisbane (44 percent), Perth (46.7 percent) and Tasmania (33.3 percent). One year ago, the weighted average clearance rate was 77.2 percent, substantially stronger than the current result.</p>

<p>Only 414 <strong>Melbourne</strong> auctions were held this week with a preliminary clearance rate of 70.5 percent. This week’s result shows a slight decrease in the clearance rate for the city, after final results saw Melbourne’s clearance rate at 72.1 percent last week. Over the corresponding week last year, Melbourne’s clearance rate was 78.0 percent across 1,269 auctions. Although the city’s auction activity was quieter this week, there were still sub-regions where auction volumes were relatively high, with Melbourne’s Inner region host to 74 auctions and the West region host to 56 auctions. In terms of clearance rate, North West was the best performer, with 80.6 percent of reported auctions successful this week, followed by Inner South (79.2 percent).</p>

<p><strong>Sydney</strong> was the busiest capital city auction market this week, with 680 auctions held and a preliminary clearance rate of 72.0 percent. On the final numbers for last week, 68.7 percent of Sydney auctions were successful, while one year ago the clearance rate was 83.9 percent, significantly stronger than the current results for the city. The number of homes taken to auction this year is also lower than last year when 926 auctions were held. Sydney’s strongest performing sub-regions this week were Ryde (86.2per cent), Eastern Suburbs (84.5 percent) and Inner West (78.6 percent).</p>

<p>This week 44.0 percent of <strong>Brisbane</strong> auctions were successful based on preliminary results. There were 151 auctions held in the city, up from 133 last week and 132 at the same time last year. Last week Brisbane’s clearance rate was 50.9 percent, while one year ago it was 47.0 percent. Further south, on the <strong>Gold</strong> <strong>Coast</strong> 34 auctions were held this week. Preliminary results show 16 auction outcomes having been reported with a clearance rate of 50.0 percent.</p>

<p><strong>Adelaide’s</strong> preliminary results show 54.2 percent of auctions were successful this week, compared to 65.9 per cent last week and 66.7 percent one year ago. The number of auctions across the city fell to 93 this week, compared to 99 over the previous week.</p>

<p>There were 35 <strong>Perth</strong> auctions held this week. Perth’s clearance rate shows a higher level of volatility due to the small proportion of homes being sold via the auction method.  Over the year to date, Perth’s clearance rate has been recorded as low as 21.7 percent the week before last and as high as 46.7 percent this week, across just 15 results. Prior to this week, the highest result for the city was recorded over the final week of January when  44 percent of the 25 reported auctions were successful.</p>
<p><strong>Canberra</strong> has recorded another strong result this week with a preliminary clearance rate of 75.0 percent. The number of homes auctioned across the city this week was significantly lower than last week, falling from 88 to 34. At the same time last year 68.8 percent of the 71 auctions were sold.</p>
<p>There were 12 <strong>Tasmanian</strong> auction results reported this week and based on these preliminary results, 4 have sold.</p>

<p><span>In its first residential project in Sydney, Poly Horizon had over $165 million in sales transacted by midday Saturday.</span></p>
<p><span>A three bedroom premium apartment with sweeping views of the Sydney CBD and North Sydney skyline for $1.52 million was the highest sale of day. </span></p>
<p><span>Poly’s marketing director Philip Best said the large majority of the purchasers in Poly Horizon were local buyers and owner occupiers.</span></p>
<p><span>“Poly Horizon also attracted a number of savvy investors who were looking to secure an apartment at comparatively competitive prices that provided strong long-term growth prospects.”</span></p>

Poly Horizon at Epping secures 82 percent sales success

<p><span>It was Sydney's time in the auction spotlight as the busiest capital city auction market, given Melbourne's holiday long weekend distraction.</span></p>
<p><span>There was a jump back to an above 70 percent clearance rate for Sydney to boot. </span></p>
<p><span>An original condition Curl Curl fibre cottage (above), which was set to take a starring role in the 2004 film Eucalyptus, captured the enthusiastic spirit when sold at $1.933 million at its onsite auction.</span></p>
<p><span>The 1940's house missed its chance in the spotlight given the cancellation of the film adaption of the Murray Bail book, but its Ray White agents secured $213,000 above reserve.</span></p>
<p>Some 11 registered bidders sought the rare offering as the <a href="https://raywhitefreshwater.com.au/nsw/curl-curl/1429265/" target="_blank">40 Bennett Street property</a> had last traded for £3,500 in 1953.</p>
<p><span>Sitting on 700 sqm of level land, the original cottage has three bedrooms and a sunroom, all a short walk to the beach. </span></p>

<p><span>The combined capital city clearance rate softened this week, down from 68 percent last week to 66 percent, pulled lower by softer clearance rates in Brisbane (44 per cent), Perth (46.7 per cent) and Tasmania (33.3 per cent).</span></p>
<p><span>CoreLogic RP Data noted one year ago, the weighted average clearance rate was 77 per cent.</span></p>
<p><span>The nation's top auction sale was a triplex Drummoyne development site on Sydney Harbour that fetched $11 million.</span></p>
<p><span>It was downsizers who completed at Cremorne Point for a three-bedroom triplex garden apartment that fetched $4,065,000 in the highest Sydney single abode price.</span></p>
<p><span>The auction saw 10 parties raise their bidding cards after the $3.1 million opening bid. There had been a $3 million to $3.3 million auction price guide.</span></p>
<p><span>Melbourne's priciest sale was a $3.35 million Preston development site, while 46a Kinkora Road, Hawthorn was the dearest house sale at $2.83 million, at well above reserve.</span></p>
<p><span>The renovated four bedroom, two storey 1986 home had sold at $2,071,000 in March two years ago, with just a minor refurbishment inbetween sales.</span></p>
<p><span>A Victorian era Hawthorn home at 5 Yarra Street was passed in on a $4.4 million vendor bid, after the one buyer bid at $4.35 million. It had sold in spring 2014 at $4.36 million, suggesting little if any price growth.</span></p>
<p><span>Only 414 Melbourne auctions were held with the 70 percent successrate, a slight decrease on the 72 percent last week. Melbourne’s North West was the best performer, with 80 percent of reported auctions successful followed by the Inner South at 79 per cent.</span></p>
<p><span>A three bedroom home at Melton West was the nation's weekend's cheapest sale at $261,000, narrowly edging out a $262,500 sale in Loganholme, set mid-way between Brisbane and the Gold Coast. The basic two bedroom Queenslander had last sold in 1986 for $41,500.</span></p>

North East Melbourne, which held a clearance rate of 75.2 percent: CoreLogic RP Data

<p>A clearance rate of 74 percent was recorded this weekend compared to 76 percent last weekend and 70 percent this weekend last year, according to the REIV.</p>
<p>There were 1018 auctions reported to the REIV, with 754 selling and 264 being passed in, 138 of those on a vendor bid.</p>
<p>The overall clearance rate in the year to date for 2016 is 75 percent, up one per cent on the same period in 2015.</p>

<p>This week, 1,179 Melbourne auctions are being tracked, compared to 1,347 last week while Sydney will be host to 701 residential auctions, down from 919 last week and also lower than the 944 a year earlier. In Adelaide (96), Brisbane (126) and Perth (29), auction activity is also set to be quieter this week, while Canberra is the only capital city auction market where more homes will be taken to auction this week compared to last week, rising from 75 last week to 88 scheduled this week. </p>

<p><span style="line-height: 1.3em;">St Kilda (25), Reservoir (23) and Mount Waverley (18) all situated in Melbourne are the busiest individual suburbs for auctions this week. Outside of Victoria, the most auction activity will occur in Maroubra (NSW), where 11 auctions will be held. </span></p>
<p><strong style="line-height: 1.3em;">Summary of last week’s results:</strong></p>
<p><span style="line-height: 1.3em;">CoreLogic RP Data collected a total of 2,476 auction results last week, accounting for almost 92% of all auctions held. The final auction clearance rate remained above the 70 per cent mark for the fourth consecutive week at 71.4%, which was slightly weaker than the preceding week where 71.8% of auctions were successful.</span></p>
<p><span style="line-height: 1.3em;">Melbourne’s </span><span style="line-height: 1.3em;">clearance rate last week was 74.8%, the strongest result of any capital city, followed closely by Canberra, where clearance rates rebounded from 61.9% the previous week to 72.3% last week and Sydney at 72.1%.</span></p>
<p><span style="line-height: 1.3em;">Adelaide’s </span><span style="line-height: 1.3em;">clearance rate has remained steady over the past two weeks, with last </span><span style="line-height: 1.3em;">week’s </span><span style="line-height: 1.3em;">final results showing 64% of auctions across the city were successful. In Brisbane, last </span><span style="line-height: 1.3em;">week’s </span><span style="line-height: 1.3em;">clearance rate of 57.4% is the strongest result seen so far this year and far outperformed the Gold Coast, where a final auction clearance rate of 42.4% was recorded. </span></p>

Gold Coast clearance rate stands at 48.8 percent: CoreLogic RP Data

<p><span style="line-height: 1.3em;">Unswayed by the recent 60 Minutes segment forecasting a 50 percent house price crash, the national auction clearance rate edged up to 72 percent, from the prior week's 71 percent.</span></p>
<p>This weekend television news bulletins were more focused on the little ramshackle Brunswick house made famous by Beyonce in her No Angel video clip (above) that sold at auction for a silly $650,000.</p>
<p><span>The auctioneer Steven James declared the price as having a “Beyonce premium” when 20 Beith Street sold on Saturday reportedly to a neighbour.</span><span style="line-height: 1.3em;"> </span></p>
<p><span>Not even the auction price forecasting website, realAs could anticipate the premium as it suggested a likely $539,000 sale price, as against the agent's $470,000 to $510,000 price guidance.</span><span style="line-height: 1.3em;"> </span></p>
<p><span>Acclaimed Australian filmmakers Baz Luhrmann and Catherine Martin finally found a buyer for their Darlinghurst mansion, Iona on Friday evening.</span></p>
<p><span>It was listed for private treaty sale for $16 million last July marketed as "a once in a lifetime opportunity to possess a heritage masterpiece."</span></p>
<p><span>The couple, along with their two children, spend much of their time in New York so will now look for a smaller Sydney home and office as Iona is also the headquarters of Luhrmann’s production company Bazmark.</span></p>
<p><span>The Italianate late 1880s trophy home sits on a 2700 square metre block in the centre of Darlinghurst surrounded by established gardens. </span></p>
<p><span>Luhrmann and Martin had rented Iona for nine years before purchasing it in 2006 for $10 million.</span></p>
<p><span>Another 1880s Sydney home - Sunnyside, a sandstone Hunters Hill riverfront residence - topped the weekend auctions with a $6.51 million result through BresicWhitney agent Nicholas McEvoy.</span></p>

<p>A north-west facing single storey Toorak home on half that size ranked as the second highest weekend sale when $5,795,000 was secured through Sothebys.</p>
<p>It had sold at $4.7 million in 2007 when bought by the late philanthropic Carlton bookseller Barbara Tucker, widow of the<span> modernist artist Albert Tucker, who moved from Woodside, St Kilda.</span><span style="line-height: 1.3em;"> </span></p>
<p><span>Melbourne's Murrumbeena had the nation's cheapest sale when a one bedroom, 46 sqm unit fetched $280,000. It reflected six percent annual price growth since selling at $119,000 in 2001.</span></p>

<p>Last week marked the fourth consecutive week when the national capital city clearance rate sat above the 70 percent mark.<span style="line-height: 1.3em;"> </span></p>
<p>CoreLogic RP Data noted the prior four week period when clearance rates sat higher than 70 percent was last September.</p>
<p>The robust rate of auction clearance, together with the moderating rate of growth through February suggest to CoreLogic that housing markets are in a controlled slowdown rather than showing any signs of a sharp correction.<span style="line-height: 1.3em;"> </span></p>
<p>Melbourne’s preliminary clearance rate was 75 percent, up from 74 percent last week, but lower than the 77 percent of properties that sold at the same time last year.</p>
<p><span>It took the baton for strongest capital city from Sydney.</span></p>
<p>Melbourne’s top performing sub-region was the inner south, where both a high volume of auctions were held (224) and the strongest clearance rate achieved at 84 percent.</p>
<p>Inner Melbourne had the most auctions this week (289), however the clearance rate was the second lowest of any Melbourne subregions at 72 percent.<span style="line-height: 1.3em;"> </span></p>
<p>Sydney’s preliminary auction clearance fell to 73 percent, following on from the previous week’s result of 76 percent.</p>
<p>There were 872 auctions held, rising from 800 last week, but lower than the 1,223 over the comparable week one year ago.</p>
<p>Sydney’s Eastern Suburbs 87 percent topped the regions.<span style="line-height: 1.3em;"> </span></p>
<p><span>The number of Brisbane homes taken to auction sats at around 175, with its auction clearance rate strengthening to 58 percent.</span></p>
<p><span>Some 43 Gold Coast auction results were reported with a 49 percent clearance rate.</span></p>
<p><span>There were 118 Adelaide auctions held this week and its 72 percent the third strongest capital city result.</span></p>
