<a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> has lodged plans for a $750 million, three-tower mixed-use precinct that would complete the long-running redevelopment of Carlton's former Carlton United Breweries site.

The proposal at <a href="https://www.apartments.com.au/new-apartments/185-195-queensberry-street-carlton-vic-3053">46-78 Bouverie Street and 185-195 Queensberry Street</a> spans a 6,468 sqm site, the last remaining undeveloped parcels within the former brewery's 2007 masterplan.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the development will comprise two purpose-built student accommodation towers and a third build-to-sell apartment tower above a shared commercial podium and basement.

Across the three towers, SP Setia is proposing 606 build-to-sell apartments and 1,499 student accommodation units containing 2,009 beds.

The apartments will sit in the tallest tower, which will rise nearly 200m and 55 storeys. It will become&nbsp;one of the more substantial new build-to-sell apartment projects at the northern edge of Melbourne's CBD.

The apartment mix is weighted toward smaller inner-city product, with 188 studios, 206 one-bedroom apartments, 192 two-bedroom apartments and 20 three-bedroom apartments

Part of the precinct will be a large-scale&nbsp;3,684 sqm supermarket and a further 2,198 sqm of speciality retail, creating close to 5,900 sqm of new commercial space within the precinct.

But one of the biggest components of the proposal is what sits between the buildings.

Around 4,650 sqm, or roughly 72 per cent of the site, will be publicly accessible open space, incorporating plazas, pedestrian connections, landscaped laneways and retail spill-out areas.

The ground plane is intended to finally complete pedestrian connections envisaged when the CUB masterplan was first approved nearly two decades ago, stitching together Victoria Street, Queensberry Street, Bouverie Street and Swanston Street through the former brewery precinct.

Urbis said the development would "complete the CUB precinct", with the public realm providing important north-south and east-west connections through what is currently the final undeveloped portion of the masterplanned site.

SP Setia is also exploring a new linear park within the Bouverie Street road reserve, with the concept to be developed further with the City of Melbourne through the planning process.

The proposal is being pursued through the Victorian Government's Development Facilitation Program under Clause 53.23 for significant residential development with affordable housing.

The planning report acknowledges the proposed heights exceed those contemplated under the original Comprehensive Development Plan and masterplan, but argues the built-form context has changed considerably over the past two decades.

Urbis said the three towers would instead create a stepped transition between Carlton and the Hoddle Grid, rising progressively from the 94.1-metre Tower One along the Queensberry Street edge to the 199.44-metre Tower Three closer to the established CBD-scale buildings to the south.

SP Setia plans to deliver the development across three stages.

Stage One would deliver the basement, podium and retail areas for the entire precinct alongside the first student tower. Tower Two would follow in Stage Two, before the 606-apartment Tower Three is delivered as the final stage.

If approved and delivered, the project would close out a redevelopment process that has been underway since the former brewery masterplan was approved in 2007, adding more than 2,600 student beds and apartments to a precinct already home to Swanston Central, the Barak Building, RMIT Design Hub and several large student accommodation developments.

SP Setia plans three-tower finale for Carlton’s former CUB precinct

Melbourne developer Lowe Living is seeking to add to its growing bayside apartment pipeline, filing plans for a boutique eight-residence development in tightly held Middle Park.

Lowe Living, which has built much of its development portfolio across Melbourne's affluent bayside and south-east suburbs, is behind the plans for the 730 sqm site at <a href="https://www.apartments.com.au/new-apartments/123-125-erskine-street-middle-park-vic-3206">123-125 Erskine Street</a>, just off Armstrong Street and within the Armstrong Street Neighbourhood Activity Centre.

The developer is seeking approval for a five-storey residential building above two basement levels, with just eight large-format apartments and 18 car spaces.

“This is a deliberately very different proposition for us,"&nbsp;Tim Lowe, Co-Founder of Lowe Living, said.

"Eight residences is exceptionally boutique, but that's precisely what this site calls for.

“There is a strong community in Middle Park and the surrounding suburbs who have spent decades building a life here. They no longer want the maintenance of a large period home, but they aren't prepared to compromise on space, quality or location. We think there is a real opportunity to capture that hyper local market. A site like this rarely comes to market.”

The low-density proposal has been designed by Cera Stribley and is being progressed through the Victorian Government's Great Design Fast Track pathway, having already secured eligibility from the Minister for Planning.

The Office of the Victorian Government Architect supported its eligibility after finding the proposal demonstrated consistency with the program's seven design principles, while the project's financial feasibility has also been independently confirmed by Invest Victoria.

The project is targeting the downsizer market, with the planning documents describing the homes as larger-format residences and noting the two penthouses could otherwise have been configured as four separate apartments.

The site has dual frontage to Erskine Street and Canterbury Place and currently comprises a collection of commercial buildings used as offices, including a former heritage bakehouse, a former stable, a later gabled addition and a central courtyard.

It sits within the Commercial 1 Zone and the Armstrong Street Commercial Precinct heritage overlay, with the existing property classified as a contributory heritage place.

Heritage has subsequently played a significant role in Cera Stribley's design.

The front section of the former bakehouse facing Erskine Street will be retained, including its return walls, street-facing hipped roof and chimneys, while the Erskine Street façade and part of the western return wall of the former stable will also be incorporated into the new development.

Levels four and five will be set back five metres from the retained stable façade, while bricks removed through demolition are proposed to be salvaged and reused within the new building where possible.

Rather than presenting as a single five-storey building to Erskine Street, Cera Stribley has broken the development into a series of distinct forms.

A three-storey infill element will sit between the retained bakehouse and stable façades, with the upper levels recessed behind the heritage fabric. Canterbury Place will similarly feature two three-storey podium forms, separated by a central pedestrian accessway, before the upper two levels step back from the street.

A pedestrian through-link will run through the centre of the project between Erskine Street and Canterbury Place, creating entrances from both sides of the site and introducing landscaping and communal areas through the ground plane.

Landscape architect Acre has designed planting across the ground level, private terraces and upper levels, including a feature canopy tree at level three and integrated planting and arbours across the level four terraces. Five existing Erskine Street trees are proposed to be retained.

Sustainability is also a significant component of the Great Design Fast Track application. The apartments are targeting an average eight-star NatHERS rating, with no residence below 6.5 stars, while the project has achieved a 75 per cent BESS score. Seven of the eight apartments are designed for cross-ventilation, with the remaining residence using mechanically assisted natural ventilation.

The plans also incorporate an 8kWp rooftop solar system, a 5,000-litre rainwater tank and infrastructure allowing future electric vehicle charging for every residence.

Lowe has a strong portfolio across Melbourne's blue-chip suburbs. They recently launched <a href="https://www.apartments.com.au/new-apartments/jardin-house-by-lowe-living-camberwell-335-camberwell-road-camberwell-vic-3124">Jardin House by Lowe Living</a> in Camberwell, their first development in the Stonnington LGA.

The project will comprise 40 half-floor residences of approximately 260 sqm, alongside eight full-floor residences spanning around 524 sqm.

DVB Projects to launch second Broadbeach apartment tower as demolition commences

Plans have been lodged for the consolidated site at <a href="https://www.apartments.com.au/new-apartments/1359-1365-centre-road-clayton-vic-3168">1359-1365 Centre Road</a>, where Norus is seeking approval for 218 apartments across a 12-storey apartment building designed by <a href="https://www.apartments.com.au/architects/life-architecture-and-urban-design">Life Architecture</a>.

The proposal sits within the Clayton Major Activity Centre at the threshold of the planned Green Street corridor, a landscaped pedestrian connection intended to improve links through the precinct towards Clayton Railway Station.

The development would replace the site's existing collection of low-scale residential and commercial buildings with a single consolidated building, introducing significantly greater housing density to this part of Centre Road.

A retail tenancy is proposed at ground level to activate the Centre Road frontage, accompanied by transparent street interfaces and landscaping intended to create a more pedestrian-focused edge to the development.

The building has been designed with stepped massing and upper-level setbacks to manage its transition towards surrounding residential properties. The planning report describes the approach as one that integrates the building into the landscape rather than treating landscaping as a secondary element.

"A strong landscape and public realm strategy underpins the proposal," Urbis states in the planning report.

"Public benefits include an affordable housing contribution, a new pocket park, generous landscaped setbacks, deep soil planting and integrated Water Sensitive Urban Design."

The report adds that these elements are intended to create "a permeable, pedestrian-focused ground plane that enhances walkability, supports urban cooling and reinforces the emerging Green Street character."

Biophilic and passive design principles extend through the residential levels, with planting, daylight, natural ventilation and views towards landscaped areas forming part of the amenity strategy.

Parking would be concentrated away from the public realm, with 145 car spaces proposed from the rear laneway rather than dominating the Centre Road frontage.

The proposal follows an extensive pre-application process with the City of Monash. Three formal meetings were held between the project team and Council from December 2025 to March 2026, with the scheme evolving through several concept iterations before the current design was lodged.

The project arrives as Clayton prepares for substantial change around its established activity centre and the wider Suburban Rail Loop precinct. Its position on Centre Road places the development within an existing concentration of shops, services and public transport, while the Green Street connection is intended to strengthen pedestrian access towards Clayton Railway Station.

CoreLogic expects a significant increase in auctions for this weekend across all capital cities except Brisbane.
Some 3,275 auctions are scheduled to take place nationwide, up from last week’s 2,657.
Cameron Kusher from CoreLogic said the ramp up in auction activity this week is consistent to what we have seen in previous years where volumes increase in the lead up to Easter.
"Over the corresponding week last year, volumes were significantly lower (1,831) as Easter weekend was in March last year," he said.
 "Victoria has the busiest suburbs for auctions across the nation this week with 23 residential homes set to go under the hammer in Glen Waverley, followed by 18 each in Craigieburn, Preston and St Albans."

Auction volume increase nationwide ahead of Easter holiday

Despite falling auction volumes the preliminary clearance rate remains strong, according to CoreLogic’s latest report.
The property data firm says that the combined capital city preliminary clearance rate remains in the mid-high 70 percent range for another week, while auction volumes decrease week-on-week.

There were 2,646 properties taken to auction this week, down from 3,171 last week, when auction volumes reached their second highest level so far this year.
Despite auction volumes shifting generally higher over the last few weeks, the weighted average clearance rate has remained relatively consistent, with preliminary results this week showing 78.1 percent of the 2,121 reported auctions were successful.
This is an increase from 74.5 per cent last week and also higher than the corresponding week last year when a 66.6 percent clearance rate was recorded across a significantly lower volume of auctions coming out of the Easter period (1,582).

Across Melbourne, preliminary results show that 80.6 percent of the 1,007 reported auctions sold this week.
There were 1,139 properties taken to auction across the city, decreasing from 1,607 last week when the final clearance rate was recorded at 78.9 percent.
This is also higher than the same time last year, when a 69.2 percent clearance rate was recorded across a much lower volume of auctions (584).

The Inner region of Melbourne had the highest number of auctions this week (234), with a preliminary clearance rate of 79.7 percent.
However, the strongest rate of clearance was recorded across the North West region and West region, where 86.3 percent and 86.2 percent of auctions were successful.
In Sydney, the preliminary clearance rate of 80.7 percent is up from 75.8 percent last week, and also higher than the corresponding week last year, when a clearance rate of 69.8 percent was recorded across a much lower 664 auctions.
There were 1,098 auctions held this week, down from 1,098 last week.

Of the Sydney sub-regions, Inner West region recorded the strongest clearance rate of 93.7 percent across 76 auctions, while the North Sydney and Hornsby region had the highest volume of auctions (183).
The preliminary clearance rate in Brisbane this week rose to 56.8 percent, from 42.0 percent last week.
Auction volumes were lower this week with 173 auctions held, down from 196 last week.

Meanwhile, across the Gold Coast, 57.1 percent of the 14 reported auctions were successful.
This week, Adelaide saw a preliminary clearance rate of 80.6 percent, with 67 reported results across a total of 113 scheduled auctions.
In comparison, over the previous week Adelaide’s clearance rate was 66.4 percent and 71.2 percent one year ago.

Perth’s clearance rate of 35.7 percent across 43 auctions is up slightly from last week, when 33 auctions were held and a clearance rate of 35.3 percent was recorded.
Over the same week last year, the clearance rate was a higher 46.9 percent, and 40 auctions were held.
Canberra’s clearance rate was 76.3 percent this week across 66 auctions, down from 77.4 percent last week across 103 auctions.
There were 14 Tasmanian auctions held this week. 3 were reported as sold.

Preliminary clearance rate strong as auction volumes fall: CoreLogic

The combined capital city auction clearance rate was recorded at 74.5 percent across 3,171 auctions last week, according to CoreLogic's latest data.
The property data firm says that clearance rates increased on higher volumes last week with the clearance rate recorded at 74.1 percent the previous week from 2,916 auctions.
Auction clearance rates last week were higher than they were a year ago when they were recorded at 70.9 percent.

Melbourne’s auction clearance rate rose from 77.0 percent the previous week to 78.9 percent last week while auction volumes also rose from 1,441.
In Sydney, clearance rates were slightly lower last week than over the previous week, falling to 75.8 percent from 76.8 percent.
Sydney auction volumes were higher over the week increasing to 1,098 from 1,001.
Outside of the major auction markets, clearance rates increased in Adelaide, Canberra and Tasmania but were lower elsewhere.
The number of new and total residential properties advertised for sale has fallen again over the past week and each remain lower than they were a year ago.
Over the 28 days to March 26, there were 45,228 newly advertised residential properties for sale nationally and 28,302 newly advertised for sale properties across the combined capital cities.
The number of new properties advertised for sale is -0.9 percent lower over the year nationally but 4.9 percent higher across the combined capital cities.

The number of newly advertised properties available for sale is lower over the year in Brisbane (-9.9 percent), Adelaide (-0.1 percent) and Perth (-6.0 percent) but is higher across the remaining capital cities.
Nationally there were 232,160 total properties advertised for sale over the past 28 days with 107,198 advertised across the combined capital cities.
Total advertised stock is -6.9 percent lower over the year nationally and -4.0 percent lower across the combined capital cities.

Each individual capital city currently has fewer homes advertised for sale relative to a year ago with Hobart (-27.5 percent) and Canberra (-8.3 percent) having seen the greatest declines.
The lack of stock advertised for sale, particularly in Sydney, Melbourne, Hobart and Darwin is contributing to the relatively large increases in dwelling values.

Auction clearance rate recorded at 74 percent: CoreLogic

Sydney auction numbers are down for this weekend with the second week of April preparing for a 'record flood' of listings, according to Domain's Dr Andrew Wilson.
He said nearly 800 homes will go under the hammer this Saturday which is well ahead of the 538 auctioned over the same weekend last year.
"The upper north shore will again host the most number of auctions on Saturday with 121 followed by the inner west 106, the city and east 91, the south 88, the lower north 81, the northern beaches 73, the west 70, Canterbury Bankstown 49, the south west 39, the north west 35, the central coast 26 and the Blue Mountains with 5 auctions listed for Saturday," he said.
"The most popular suburbs for auctions this weekend in Sydney are Mosman, Ryde anSd Baulkham Hills each with 10 followed by Manly and Blacktown each with 8 and a number of suburbs with 7 auctions listed on Saturday including Marsfield, Auburn, Neutral Bay and Darlinghurst.
"Auction numbers in Melbourne’s strong and steady home auction market will be down this weekend with many buyers and sellers distracted by the commencement of the school holidays.
"Despite the holiday pause, a significant volume of homes will still go under the hammer on Saturday providing hungry buyers with a reasonable choice of listings.
"Well over 900 homes are scheduled for auction which although significantly lower than last Saturdays total of 1351 auctions, remains well ahead of the 482 conducted over the same weekend last year.
"Melbourne’s western suburbs is again top of list for auction numbers this weekend in Melbourne  with 153 followed by the inner city 138, the north east 130, the inner south 116, the outer east 111, the inner east 109, the north 91 and the south east 62.

Sydney, Melbourne auction numbers dip for weekend

Melbourne weekend auctions are up year on year with March weekend clearance rates around 79.4 percent compared to 73.4 percent in March last year.
Andrew Wilson from Domain said next weekend numbers will be well down by comparison with just over 900 auctions listed.
"A higher clearance rate was recorded at the weekend despite a surge in pre-school holiday listings with 1351 auctions scheduled compared to 1212 the previous weekend," he said.
"Although the Melbourne housing market is in top shape for sellers, the local rental market remains tough for tenants, with February asking rents for houses surging 5.3 percent over the past year. Unit rents were also higher, increasing by 1.3 per cent since February last year.
"Melbourne’s northern suburbs are booming and recorded another strong weekend clearance rate at 90 percent.
"Behind but still strong was the south-east at 83.1 per cent followed by the north-east at 82.9 percent, the inner east at 80.8 percent and the outer east at 79.6 percent.
"The inner south recorded a clearance rate of 78.9 percent followed by the west at 78.8 percent and the highest sales at 152, and the inner city at 78.4 percent."

The property data firm says that the capital city clearance rate increased this week, with preliminary results showing that 76.2 percent of reported auctions across the combined capital cities were successful.
This is compared to 75.1 percent last week and 68.8 percent one year ago.
Auction activity increased over the week with 2,844 homes taken to auction, up from 1,473 last week; however this time last year, volumes were higher with 3,540 properties taken to auction.

National auction clearance rate at 76 percent: CoreLogic

A 1905 Melbourne mansion in Malvern East, once-owned by Little River Band guitarist Beeb Birtles, was likely the nation's highest weekend auction sale.
It sold post auction at an undisclosed price, understood to be for more than $6 million.
The five-bedroom, four-bathroom house on 1400 sqm at <a href="https://www.domain.com.au/10-manning-road-malvern-east-vic-3145-2013403328" target="_blank">10 Manning Road</a> (above) originally came with $8 million plus hopes through an unsuccessful expressions of interest campaign last November.
Domain reported there was just the one bidder at $5.95 million
Harleston Firs was sold by the band member for $1,265,000 in 1991 to the current vendors.
A one bedroom, one bathroom apartment at Kingsville, some nine kms from the Melbourne CBD, sold at weekend for $210,000, making it the most cheapest sale across the capital cities.

Sydney's clearance rate remains the strongest in the country. Domain economist Dr Andrew Wilson described the Sydney auction market as "relentless."

Each individual capital city market has seen a rise in auction volumes over the week, while clearance rates have been somewhat varied, noted Kevin Brogan at CoreLogic.
The highest preliminary clearance rate was in Sydney where 83.9 per cent of auctions cleared over the week, followed by Canberra at 76.6 per cent.
Melbourne was the busiest city for auctions this week, with 1,415 homes going under the hammer.
Of the 1,059 reported auctions, 804 were successful, representing a preliminary clearance rate of 75 per cent.
One offering that didn't sell was when the comedian and writer Glynn Nicholas’ converted warehouse two-bedroom apartment passed in on a $750,000 vendor bid.

It now comes with an $865,000 asking price (above).
Nicholas has owned the <a href="https://www.realestate.com.au/property-apartment-vic-st+kilda-124808438" target="_blank">13/1-5 Martin Street</a> apartment since paying $190,000 in 2000, using it as an office space before converting it and recently adding a mezzanine floor.
Melbourne’s clearance rate dipped from the 79 per cent across 385 auctions on the Moomba long weekend, while last year 72 per cent of the 1,788 auctions held were successful. 
The busiest Melbourne sub-regions this week were Melbourne’s Inner region and the Inner South region, where 204 and 145 auctions were held respectively. 
The strongest clearance rate was recorded across the North West region, where 89 per cent of auctions were successful based on 74 results.
Melbourne sales included Anthony Hudson — an SEN radio host and Fox Footy commentator - who sold in Brighton for $3.305 million.

It has been <a href="https://www.realestate.com.au/property-house-vic-brighton-124873658" target="_blank">four bedroom home</a> (above) with his wife Eloise and their three daughters since traded in 2010 for $2.175 million.  
The Herald Sun reported the renovated 1960s home attracted competitive bidding between two of the four bidders — topping a reserve price around $2.9 million after an opening vendor bid of $2.6 million.
This week, 962 Sydney homes were auctioned and preliminary results show 83.9 per cent were successful, representing a rise from 77 per cent last weekend across 803 auctions.
One year ago, 1,114 auctions were held across Sydney and a clearance rate of 71 per cent was recorded.
Looking at the sub-regions of Sydney, the Baulkham Hills and Hawkesbury and Ryde regions recorded the strongest clearance rate of 92 per cent across 23 and 50 auctions respectively, followed by Eastern Suburbs' 92.7 per cent.
A 1900s bungalow at Mosman fetched $5.58 million, making it Sydney's most expensive weekend auction result.

Located at <a href="https://www.realestate.com.au/sold/property-house-nsw-mosman-124763630">12 Edwards Bay Road</a>, (above) the property has been held by the same family for 50 years.
With views over Balmoral Beach, the property was offered through McGrath.
There were 175 Brisbane homes taken to auction this weekend. The preliminary clearance rate for the city is 49 per cent, down from 55 per cent last week and similar to one year ago, when 49 per cent of the 284 properties taken to auction were successful.

Brisbane's top priced result was in Wilston where a city-view house sold for $1.55 million, located at <a href="https://www.realestate.com.au/property-house-qld-wilston-124729202" target="_blank">18 Main Avenue</a> (above).
Adelaide recorded a clearance rate of 64 per cent across 105 auctions this weekend, down from 73 per cent across 87 auctions last week. At the same time last year, 145 homes were taken to auction, with 67 per cent recording a successful result.
Perth’s clearance rate of 60 per cent across 58 auctions is up from the previous week, when 26 auctions were held and a clearance rate of 39 per cent was recorded. Over the same week last year, the clearance rate was a lower 36 per cent, and 81 auctions were held.
In Canberra, 113 auctions were held this week, and of the 64 reported results, 76 per cent were successful. Last week, 45 auctions were held and the clearance rate was a lower 67 per cent. This time last year, 119 auctions were held and a clearance rate of 67 per cent was recorded.
A resort style Yarralumla home sold for $2.275 million, making it Canberra’s most expensive sale on the weekend.

Sydney auction market 'relentless', clearance rate nation's strongest

Melbourne's weekend home auction market is full steam ahead following last weekend's Labour Day holiday with more than 1200 homes slated for auction.
Sydney's auction numbers are still rising, according to Domain's Andrew Wilson, with sellers taking advantage of the strong local market conditions.
He said nearly 700 hundred auctions are scheduled in Sydney for Saturday, up from the 626 auctioned last weekend.
"Although Sydney's auction numbers will be higher, this weekend’s listings will be well below the 911 auctions conducted over the pre-Easter Super Saturday on the same weekend last year," he said.
"With continuing high levels of demand, higher numbers of auctions this weekend however be welcomed by buyers.
"The upper north shore will host the most number of auctions with 89 closely followed by the south with 87, the city and east 79, the inner west 76, the northern beaches 68, the south west 49, the lower north 48, the west 38, the north west 33, Canterbury Bankstown 31, the central coast 15 and the Blue Mountains with 1 auction listed for Saturday.
"The most popular suburb for auctions this weekend in Sydney is Wahroonga with 12 followed by Randwick with 9, Turramurra, Epping and Bexley each with 8 and a number of suburbs with 7 auctions listed including Paddington, Lane Cove North, Castle Hill and Carlingford.
"Although auction numbers will surge, this weekend’s listings will be well below the 1598 auctions conducted over the pre-Easter Super Saturday on the same weekend last year. With continuing high levels of demand, this weekend’s return to normal will however be welcomed by buyers.
"In Melbourne, over 1200 homes are scheduled to go under the hammer at the weekend which will be predictably well ahead last Saturdays holiday impacted total of just 258 auctions.

The number of newly advertised and total residential properties listed for sale has remained fairly steady over the past week and is now higher than it was 12 months ago, while total stock for sale remains lower.
The 48,673 newly advertised properties nationally is 1.8% higher than a year ago and the 229,325 total properties advertised for sale across the country is 5.4% lower than a year ago.
At a combined capital city level there are 30,519 fresh properties advertised for sale, which is 4.3% higher than a year ago, and 105,034 total properties advertised for sale which is 1.3% lower than a year ago.
The number of newly advertised properties for sale is higher over the year in all capital cities except Adelaide (-5.5%), Perth (-7.8%) and Darwin (-17.1%).
The total number of properties advertised for sale is lower over the year across all capital cities except for Brisbane (-6.1%).
