Malaysian developer <a href="https://www.apartments.com.au/developers/s-p-setia">SP Setia</a> is the latest to jump into St Leonards booming Transport Oriented Development precinct.

The developer, which has previously delivered Sapphire by the Gardens apartment development in Melbourne, identified the Atchison Street site in 2023. It filed a Scoping Report around 12 months ago, and now has revealed the designs for the new&nbsp;40-storey mixed-use tower.

The State Significant Development Application covers <a href="https://next-portal.urban.com.au/projects/14650/summary">20-22 Atchison Street</a>, a 1,374 sqm site positioned between St Leonards Station and the new Crows Nest Metro station.

Designed by <a href="https://www.apartments.com.au/architects/cox-architecture">COX Architecture</a>, the project would deliver 181 apartments, above a four-storey commercial podium, five basement levels, and new public domain works along Mitchell Street. The apartment mix comprises 35 one-bedroom apartments, 39 one-bedroom-plus-study apartments, 85 two-bedroom apartments, and 22 three-bedroom residences.

The proposal has been lodged as a shop-top housing development under the NSW Government’s TOD planning pathway, which allows increased density around key transport infrastructure. The site sits within the recently rezoned Crows Nest Accelerated TOD Precinct.

SP Setia acquired the Atchison Street site as part of its continued expansion into the Australian apartment market. In comments made to City &amp; Country (The Edge Malaysia) in 2023, SP Setia President and CEO Datuk Choong Kai Wai described the acquisition as “a strategic move” aligned with the group’s post-pandemic market recovery strategy.

“Our target for this exceptional development is local and overseas buyers, including first-home buyers, downsizers and investors,” Choong said.

The tower has been designed as a slender vertical form rising from a mixed-use podium, with COX Architecture positioning the development as a response to the evolving St Leonards and Crows Nest skyline.

“The purpose of the project is to facilitate the delivery of high-quality housing at a strategically located site and deliver a built tower outcome that is consistent with the desired future character of St Leonards and aligns with the TOD controls,” the design report stated.

The podium would incorporate retail uses fronting Atchison Street, commercial tenancies, landscaped communal areas, and pedestrian improvements along Mitchell Street. Vehicle access and loading would be consolidated via Atchison Lane.

Residents would have access to more than 665 sqm of communal indoor and outdoor spaces, while the development proposes 96 parking spaces across five basement levels.

The proposal also includes a commitment for 10 per cent of residential floor space to be allocated toward affordable housing through a monetary contribution.

COX said the tower form responds directly to the emerging high-density character of the precinct while seeking to maximise solar access, cross ventilation, and outlook from apartments.

“The building is orientated towards north,” the Apartment Design Guide compliance report noted, adding that the tower’s slim form was driven by the constrained inner-urban site dimensions.

The design also incorporates landscaped setbacks and communal open space at podium level, intended to soften the interface with surrounding streets and improve pedestrian amenity.

The project adds to a growing wave of redevelopment proposals reshaping St Leonards and Crows Nest following the opening of the Sydney Metro City line and the NSW Government’s push for higher-density housing around major transport nodes.

First look: SP Setia targets St Leonards skyline with 40-storey TOD tower

<a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has revealed plans for a new mixed-use tower at 10 Dangar Street, Wickham, advancing a proposal that would reshape the southern gateway to Newcastle’s city centre with one of the city’s tallest residential buildings.

The State Significant Development proposal, now on exhibition, seeks approval for a <a href="https://www.apartments.com.au/new-apartments/bowline-10-dangar-street-wickham-nsw-2293">43-storey tower</a> immediately adjacent to the Newcastle Interchange. The project would deliver around 200 apartments, including 42 affordable housing dwellings, alongside 99 co-living units, a 171-room hotel, retail space, and new public domain integrated through the site.

The scheme marks a significant escalation of plans previously approved for the site. Urban Property Group took over the prominent 2,904 sqm parcel, where excavation and demolition had already commenced under an earlier consent for a 14-storey mixed-use development.

Designed by <a href="https://www.apartments.com.au/architects/sjb-architects">SJB</a>, the tower has been conceived as a landmark transit-oriented development anchored to the Newcastle Interchange precinct. The proposal includes 245 build-to-sell apartments across a mix of one, two, and three-bedroom residences, as well as two penthouses. Fifteen apartments and one operational unit are earmarked for NDIS housing. The co-living component would add a further 99 units, while the podium would accommodate retail uses and hotel facilities.

SJB said the site presents “a valuable opportunity to anchor the precinct by setting the standard for design, active ground planes and character at the key southern gateway.”

The architecture responds directly to the site’s position beside major transport infrastructure and within one of Newcastle’s fastest-evolving urban renewal precincts. The tower form sits above a sculpted podium designed to frame new public spaces, including a through-site pedestrian link connecting Station Street to Hannell Street, landscaped plazas, and activated retail edges.

The design report describes the project as part of the broader transition of Wickham into “a vibrant, high-quality mixed-use urban precinct” that leverages proximity to the station, open space, and regional connectivity.

A detailed public art strategy has also been prepared for the development. The strategy positions the project as “a transit-oriented development of state significance at the gateway to Newcastle’s city centre” and outlines a series of integrated artworks responding to Newcastle’s industrial and transport heritage.

Creative Road’s curatorial framework for the project, titled Unveil, draws on “stratified surfaces, carved volumes, and light-filled apertures” while referencing Newcastle’s transformation from an industrial city into a contemporary education and technology hub.

The proposal is being advanced through the NSW Housing Delivery Authority pathway after being declared State Significant Development in June 2025. The accompanying scoping report states the development aims to “maximise the site’s proximity to the Newcastle Interchange by delivering transit-oriented development” while increasing housing supply and affordable housing provision within the Newcastle LGA.

Urban Property Group’s plans align with the long-term strategic vision established under the Wickham Master Plan, which identified the interchange precinct as suitable for substantial uplift in height and density. The current proposal would significantly intensify that vision, positioning the tower among the tallest developments proposed for Newcastle.

The site sits immediately north of the Newcastle Interchange, bounded by Dangar Street, Hannell Street, and Charles Street. It is surrounded by a rapidly growing cluster of residential towers and mixed-use projects that have emerged following the completion of the light rail and transport interchange.

Auction clearance rates eased over May with all capitals except Canberra recording a fall in clearance rates over the month according to Domain's Andrew Wilson.
He said Melbourne recorded the highest May clearance rate with 75.1 percent followed by Canberra 72.8 percent, Sydney 71.6 percent, Adelaide 63.0 percent and Brisbane 46.5 percent.
"Although clearance rates were generally easier, auction volumes surged over May with the Melbourne and Sydney markets reporting record listings for the month," he said.
"Auction numbers were 29.5 percent higher in Sydney over the first five months of this year compared to the same period last year with Canberra up 15.9 percent, Melbourne up 14.3 percent and Adelaide up 8.2 percent.
"Auction volumes in Brisbane however are 12.9 per cent lower this year compared to last.
"Despite the surge in listings, auction prices increased over May reflecting seasonal impacts to some degree following the significant holiday’s distractions and lower volumes of the previous month.
"Median auction prices however have increased over the past year for all capitals with Melbourne the top performer up by 10.4 percent to $900,000, Sydney up 7.7 percent to $1,320,000, Canberra up 7.6 percent to $721,000, Brisbane up 2.5 percent to $772,000 and Adelaide up 1.7 percent to $595,000.
"Capital city home auction markets enter the typically quieter winter months with conditions still generally favouring sellers.

The first week of winter saw auction volumes fall, with 2,545 homes taken to auction, compared to 2,885 the previous week, according to CoreLogic’s latest report.
The property data firm says that the preliminary clearance rate across the combined capital cities was higher (73.9 per cent) compared with last week’s finalised result, which was the third lowest clearance rate so far this year (71.3 per cent).
With auction clearance rates typically revising lower as more results flow through, the final clearance rate is likely to be lower than what was recorded last week, CoreLogic auction analyst Kevin Brogan said.

The two largest auction markets, Melbourne and Sydney, saw their preliminary clearance rates rise compared with last weeks finalised results, with Sydney at 77.5 per cent and Melbourne at 75.4 per cent.

Across the smaller capital city markets, week-on-week results show mixed results with clearance rates falling in Brisbane and Canberra.
Across Melbourne, 1,181 homes were taken to auction and preliminary results show a clearance rate of 75.4 per cent, increasing from last week when the final clearance rate fell to 74.2 per cent across 1,366 auctions, the lowest clearance rate for the city so far this year.

At the same time last year, Melbourne’s clearance rate was 71.1 per cent, with 970 auctions held across the city.
Looking at Melbourne’s sub-regions, the Inner region was the busiest for auctions across Melbourne with 227 homes going under the hammer, followed by the Inner South (180) and the West (156).
The West region was the best performer in terms of clearance rates, with a 83.5 per cent success rate.
Sydney’s preliminary auction clearance rate increased to 77.5 per cent from 72.7 per cent last week, while auction volumes were lower this week with 1,000 homes taken to auction, compared to 1,101 last week.
At the same time last year, both the clearance rate and auction volumes were lower with 692 homes taken to auction and a clearance rate of 72.9 per cent.

Across Sydney’s sub-regions, the Outer South West, where 13 results have been reported so far, recorded a preliminary clearance rate of 38.5 per cent, while across Blacktown (89.5 per cent), Inner West (88.5 per cent) and Sutherland (88.4 per cent), the success rate of reported auctions was much higher.
There were 146 auctions held across Brisbane this week, down from 162 last week, and higher than one year ago (130).
Preliminary results for the city show that 51.0 per cent of auctions were successful this week, up from 52.2 per cent last week, while one year ago 48.2 per cent of auctions were sold.

A total of 107 auctions were held in Adelaide this week, down from 112 last week, and up from 98 last year.

Preliminary results for the week show 63.4 per cent sold, up from 57.6 per cent last week.
Across Perth, preliminary results show 58.3 per cent of the 12 reported auctions were successful, while one week ago 50.0 per cent of Perth auctions were successful and one year ago just 13.0 per cent were sold.
There were 78 auctions held in Canberra this week and the preliminary clearance rate was 71.9 per cent, down from 73.8 per cent last week and similar to one year ago (71.1 per cent).
A total of 4 auctions were held in Tasmania this week and so far there have been no reported results.

Early winter clearance rate holds above 70% as auction volume slips lower: CoreLogic

The rise in the number of unreported auctions could mean bad news for the property market, according to SQM Research. 
“In life, there is a tendency to want to report good news but not so much the bad news,” says Louis Christopher, managing director of SQM Research in its latest newsletter.
And over the years this “primal tendency” has compromised the voluntary reporting of auction results, he says.
This could suggest there is more bad news in the property market, notwithstanding any surge in listings which may make it difficult for auction reporting teams to compile the results before the day is out.
In this regard, I thought it worthwhile republishing some historical auction numbers from this year, 2015 and 2012.
A comparison between the data from earlier this year and 2015 is striking, particularly for Sydney. In 2015, the Sydney market was rising at its fastest rate in 30 years. 
The numbers give you an understanding of relative unreported rates during the best of times verses the current times where last weekend, nearly 30 percent of auctions were not reported.

In 2015, auction clearance rates were higher and unreported auction rates were lower. Volumes were also about 10% lower – perhaps making it easier for the auctions collection team on the day.

Turning the clock back to 2012 – a time when the Sydney and Melbourne housing markets were nearing the end of a two-year downturn, auction clearance rates were lower. However, auction reporting rates were higher and improving. 
Auction data on Melbourne is not available, he noted.
Overall, the evidence suggests that home prices are still rising in Sydney and Melbourne. However, clearance rates are off their peaks and unreported rates have been rising, particularly in Sydney. Listings are also higher, suggesting more vendors may be thinking the property market is at its peak or close to it.
“In my opinion, clearance rates need to be lower than current levels before a peak and new downturn can be called.  
“We need to see clearance rates fall to around mid 60 percent for Sydney and high 60 percent for Melbourne. We are not close to those levels yet even after making an adjustment for unreported rates,” says Christopher.
So, prices are still going up in those markets but “we are getting close to a top and perhaps the major banks passing on the bank levy might just be the point which creates a trigger for a slowdown” concludes Christopher.

Rise in unreported auction rates masks property market reality: SQM Research

Weekend Sydney auctions are lower than previous weeks with Melbourne recording the year’s lowest auction clearance rate of 76.6 percent.
The clearance rate in Sydney for the weekend cam in at 75.9 percent, lower than the previous weekend’s 76.9 percent according to Domain's Andrew Wilson.
He said in Sydney, weekend results could still be considered a strong one for sellers, but record numbers of May listings have clearly acted to cool the red-hot autumn results of recent months.   
"Fittingly Sydney is heading into winter on a cooler note, recording a clearance rate of 75.9 percent on Saturday which was lower than the previous weekend’s 76.9 percent," he said.
"Sydney recorded a run of lower clearance rates over May, with no weekends making it over the 80 percent mark, unlike the previous three months when these boom-time results were plentiful.
"Weekend clearance rates averaged 76.4 percent over May which is down on the 79.5 percent averaged over April. 
"Recently lower clearance rates have clearly been influenced by a record-breaking flood of listings deluging the local market as sellers rushed in to take advantage of the still robust market conditions. 
"Sydney has averaged 735 auctions over each weekend in May, which is clearly a record for the month, with the previous high of 702 set over May 2015. The winter market begins next weekend with a June record of nearly 800 homes listed for auction.  
"After record numbers of listings being auctioned every weekend, Melbourne’s market had to hit a roadblock eventually.
"Over the weekend Melbourne recorded the year’s lowest auction clearance rate of 76.6 percent.
"The previous weekend recorded 79.7 percent, while over the same weekend last year the clearance rate was 75.2 percent.
 "A flood of late autumn listings is clearly impacting the local market providing buyers with more choice and sellers with more competition as they try to capitalise on strong conditions.
"On Saturday 1143 homes were listed for auction in Melbourne which was just above the previous weekend’s 1113 auctions and well ahead of the 1067 listed over the same weekend last year.
"Saturday’s auction numbers were the second highest ever recorded for a May weekend and just below the all-time record of 1147 set on May 31 2014.
"Melbourne has averaged 959 auctions over each weekend in May which is clearly a record for the month with the previous high of 927 set over May 2015.
"The winter market commences next weekend with a June record of nearly 1050 homes listed for auction."

Melbourne, Sydney weekend auctions hit roadblock

The former Collingwood ruckman Josh Fraser failed to sell his Hawthorn home at weekend auction.
Despite competition between two bidders, <a href="https://www.realestate.com.au/property-house-vic-hawthorn-125302466" target="_blank">the three-bedroom house </a>(above) passed in at $1.87 million after the slow auction kicked off at $1.7 million.
The reserve was $1.975 million, with later negotiations seeing the top offer increased to $1.885 million, the agent told The Herald Sun.
Baltic pine floorboards and an exposed brick open fireplace were design features.
Auctioneer Anton Zhouk said Fraser had updated the bathroom in 2007 and Fraser was looking to upsize in the local area with wife Kylie Sutcliffe and their two children.
Fraser, currently the development coach at Cartlon Football Club, spent $610,000 on the classic Victorian home in 2002 when it was bought from then team mate, Nathan Buckley who had paid $390,500 three years earlier.
The top weekend sale across the nation was a two bedroom apartment in one of Sydney’s tightly-held apartment blocks that sold for $8.715 million.

A villa unit at Sunshine in Melbourne sold for $245,000 to rank as the nation's cheapest weekend auction sale.

The national weekend preliminary auction clearance rate remains strong despite last autumn auction volumes increasing marginally, according to CoreLogic.
The property data firm says that Melbourne had the highest preliminary clearance rate at 77.3 percent, one of four capitals with success rates in the 70s.
The auction activity across the capital cities increased slightly this week, up from 2,824 last week to 2,850 this week, while this time last year auction volumes were lower, with 2,480 homes taken to auction across the combined capital cities.
This week’s preliminary average clearance rate across the combined capitals was 74.6 percent, increasing from 73.1 percent over the previous week and up from 67.7 percent one year ago.
There were 1,350 Melbourne auctions this week, making it the busiest capital city. Across the 1,155 reported results, 77.3 percent were successful this weekend.
The number of auctions held and the clearance rate across Melbourne this week were very similar to last week, when 1,326 auctions were held and a clearance rate of 77.9 percent was recorded.
"Interestingly, the clearance rate in Melbourne is yet to fall below 75 percent so far this year," CoreLogic auction analyst Kevin Brogan said. 
The weekend's strongest performing Melbourne sub-region was the Outer East with 88.8 percent of auctions clearing.
Melbourne's top sale was a four bedroom house at Canterbury at $4.75 million.
The 1996-built <a href="https://www.realestate.com.au/sold/property-house-vic-canterbury-125355394" target="_blank">Parlington Street</a> (below) offering, last sold in 2010 for $3.15 million, sits on a 967 sqm of landscaped gardens with pool.

Some 1,086 Sydney homes were auctioned over the past week with preliminary results showing 76.2 percent were successful, increasing from 74 percent last week across 1,075 auctions.
One year ago, 811 auctions were held across Sydney and a clearance rate of 73.2 percent was recorded.
Ryde recorded the strongest Sydney clearance rate of 90.9 percent across 46 auctions, followed by Sydney's inner West at 88 percent.
There were 159 Brisbane homes taken to auction this week, with 109 results reported so far. The top sale was when Ray White sold a four bedroom house at Spring Hill for $1.452 million.

Brisbane's preliminary clearance rate was 56 percent, up from 46.3 percent last week and stronger than one year ago, when 41.7 percent of the 192 properties taken to auction were successful.
Adelaide recorded a clearance rate of 54.9 percent across 111 auctions this week, down from 62.9 percent across 116 auctions last week.<a href="https://www.propertyobserver.com.au/images/2017/05/28/Screen%20Shot%202017-05-28%20at%2010.40.34%20am.jpg" target="_blank"> </a>
At the same time last year, 125 Adelaide homes were taken to auction, with 52.6 percent recording a successful result.
In Perth, 46 auctions were held this week, and of the 14 reported results, 71.4 percent were successful.
Last week, 50 auctions were held and the clearance rate was a lower 35.3 percent.
This time last year, 58 auctions were held and a clearance rate of 30.6 percent was recorded.
Canberra’s clearance rate of 75.9 percent across 93 auctions, up from the previous week, when 83 auctions were held and a clearance rate of 74.4 percent was secured.
Over the same weekend last year, the clearance rate was 70.5 percent when 109 auctions were held.
A six bedroom 1961 Red Hill house sold for $1.612 million was the top sale.

Apartments ranged between $240,000 and $8.7 million at weekend auctions

The final auction weekend for Autumn sees strong listings in both Sydney and Melbourne.
Domain's Andrew Wilson said nearly 850 homes are scheduled to go under the hammer this Saturday in Sydney which will be close to the May Saturday record.
"Sydney weekend auctions have averaged over 700 this month which is clearly a new record for May," he said.
"The inner west will host the highest number of auctions of the Sydney regions this weekend with 117 followed by the south (92), the upper north shore (87), the lower north (84), the northern beaches (74), the west (67), the south west (61), the north west (60), Canterbury Bankstown (40), and the central coast with 19 auctions listed for Saturday.
"Mosman is the most popular suburb in Sydney this weekend with 12 followed by Maroubra, Drummoyne and Blacktown each with 10, Surry Hills and Newtown each with 9 and Ryde, Paddington and Balgowlah which will each host 8 auctions on Saturday.
"Over 1100 homes are set to go under the hammer in Melbourne this Saturday, which will be similar to the 1120 conducted last weekend but higher than the 1067 listed over the same weekend last year.
"This weekend’s auction numbers will again be close to the record May Saturday set on May 31 2014 and indicates continuing strong seller confidence on the local market.
"Melbourne’s west is again the most popular suburban region for auctions this weekend with 176 followed also again by the inner south (163), the north east (158), the inner east (146), the inner city (136), the outer east (116), the north (108) and the south east with 89 auctions.

Bumper weekend auctions for Sydney, Melbourne: Andrew Wilson

The weekend preliminary auction average clearance rate has risen to 77 percent on the second last Autumn weekend, according to CoreLogic’s latest report.
Auction activity across the combined capital cities increased this week, up from 2,409 auctions last week, to 2,794 this week, making it the sixth busiest week this year.
This week's weighted average clearance rate across the combined capitals was 77.2 percent, increasing from a final clearance rate of 72.8 percent over the previous week.
At the same time last year, both volumes (1,920) and the clearance rate (68.9 percent) were lower.

The two largest auction markets, Melbourne and Sydney, saw their preliminary clearance rates rise, with Sydney at 80.7 percent and Melbourne at 79.2 percent, although Kevin Brogan, the CoreLogic auction analyst said that Sydney, and to a lesser extent Melbourne, tend to revise down over the week when the remaining results are captured.
Over the previous week, Sydney’s preliminary clearance rate of 79.4 percent was revised down to 74.5 percent when finalised.
Across the smaller capital city markets, Brisbane was the only city where preliminary clearance rates fell week-on-week so again it will be interesting to see how the clearance rates hold when the final figures are released on Thursday.

There were 1,323 auctions held in Melbourne this week with a preliminary clearance rate of 79.2 percent.
This week’s result shows a rise in the clearance rate for the city, after Melbourne’s final clearance rate was recorded at 75 percent last week, the lowest clearance rate for the city so far this year.
Over the same week last year, Melbourne’s clearance rate was 70 percent across 843 auctions.

Of the Melbourne sub-regions, 7 of the 9 regions recorded clearance rates at or above 75 percent, with the highest clearance recorded across the Outer East, with preliminary results showing 87.8 percent of the 98 results were successful, followed by the North East where 81.7 percent of auctions cleared.
Sydney was host to 1,053 auctions this week and a preliminary clearance rate of 80.7 per cent was recorded, rising from 74.5 percent last week across 960 auctions.
One year ago, 735 auctions were held across Sydney and 73.2 per ent were successful.

Looking at the sub-regions of Sydney, 8 of the 15 sub-regions recorded clearance rates of at least 80 percent with the stand outs being the Inner West (88.9 percent), Sutherland (88.6 percent), North Sydney and Hornsby (88.6 percent) and Eastern Suburbs (88 percent) regions.
There were 160 Brisbane homes taken to auction this week, with 93 results reported so far.
The preliminary clearance rate for the city is 51.6 percent, down from 59 percent last week and similar to one year ago, when 50.9 percent of the 131 properties taken to auction were successful.

Across the Gold Coast 20 results have been reported so far, with a success rate of 45 percent (9 sales).
In Adelaide, a 70.4 percent preliminary result was recorded this week across 114 auctions.
Last week, 102 Adelaide auctions returned a clearance rate of 63.0 percent for the city, while at the same time last year, 92 homes were taken to auction, with 68.8 percent recording a successful result.

Perth’s preliminary clearance rate was 50 percent this week, up from 42.1 percent last week.
This week 48 Perth homes were auctioned, while 18 results have been reported so far.
At the same time last year, 42.9 percent of Perth auctions cleared.
Across Canberra, 85 homes were taken to auction this week.
Preliminary results show a clearance rate of 75.3 percent, up from 74.3 percent the previous week.
Tasmania was host to 11 auctions this week and so far 5 have been reported with 4 sales.

Sydney's weekend auction market returns to another 80 percent success rate: CoreLogic

Sydney auction levels are set to rise again this weekend with sellers rushing the late autumn market in record numbers, according to Domain's Andrew Wilson.
He said nearly 900 homes are scheduled for Sydney auction this weekend, up from the 778 held last weekend. 
"The upper north shore will again host the highest number of auctions of the Sydney regions this weekend with 136 closely followed by the inner west (132), the city and east (117), the south (102), the lower north (68), the south west (65), the northern beaches (61), Canterbury Bankstown (53), the north west (49), the west (48), the central coast (16) and the Blue Mountains with 5 auctions scheduled this weekend," he said.
"Maroubra is the most popular suburb in Sydney this weekend for auctions with 12 followed by Mosman, Ashfield, Surry Hills, Baulkham Hills each with 10 and a number of suburbs with 9 auctions listed including Castle Hill, Randwick, Leichhardt, Frenchs Forest, St Ives and Alexandria."

Sydney weekend auction levels set to rise again

Auction markets have remained resilient, with both volumes and the preliminary clearance rate rising week-on-week, according to CoreLogic’s latest report.
The property data firm says that the strong auction results added some complexity to speculation that the housing market is moving through its peak rate of growth.
"At face value, auction markets are continuing to indicate continued strength in selling conditions across Sydney and Melbourne, however it’s harder to know whether vendors are adjusting their reserve pricing in order to clear their property," Corelogic auction analyst Kevin Brogan said.

There were 2,376 auctions held across the cities this week, with a preliminary auction clearance rate of 76.2 percent.
Last week, a final clearance rate of 73 percent was recorded across 1,689 auctions.
Auctions are still up on the corresponding period last year, in auction volumes of 1,876 properties and the clearance rate of 69.5 percent.

Melbourne had the highest number of auctions this week, with 1,092 properties going to market, with a lower preliminary rate of clearance week-on-week (76.8 percent), however Sydney saw the largest increase in volumes over the week, with 938 auctions held across the city, increasing from last week’s 592.
Final auction clearance rates are published on Thursday and it will be important to monitor whether preliminary clearance rates undergo some revision as more data flows through.
In Melbourne, Australia’s largest auction market, a preliminary auction clearance rate of 76.8 percent was recorded across 1,092 auctions this week.
Last week, Melbourne’s final clearance rate was recorded at 77.5 percent across 792 auctions, while this time last year, 871 properties were taken to auction across Melbourne and a clearance rate of 71.3 percent was recorded.

The busiest Melbourne sub-regions this week were Melbourne’s Inner region and the Inner South region, where 217 and 163 auctions were held respectively.
In Sydney, 938 auctions were held this week, up from 592 over the previous week.
The preliminary clearance rate of 79.4 percent is up from 73.8 percent last week, and also higher than this time last year, when a clearance rate of 76.2 percent was recorded across 647 auctions.

Looking at the sub-regions of Sydney, the Northern Beaches region recorded the strongest clearance rate of 91.4 percent across 94 auctions, while the North Sydney and Hornsby region had the highest volume of auctions (148).
There were 127 Brisbane homes taken to auction this week, with 76 results reported so far.
The preliminary clearance rate for the city is 61.8 percent, up from 59.6 percent last week and higher than one year ago, when just 49.3 percent of the 151 properties taken to auction were successful.

Across the Gold Coast 25 results have been reported so far, with a success rate of 32.0 percent.
This week, Adelaide saw a preliminary clearance rate of 71.8 percent, with 71 reported results across a total of 100 scheduled auctions.
In comparison, over the previous week Adelaide’s clearance rate was 62.5 percent and 66.3 percent one year ago.

There were 31 Perth auctions this week and so far 14 results have been reported, with 42.9 percent selling.
Last week there was a 43.8 percent clearance rate for Perth.
Across Canberra a total of 79 auctions were held this week, compared to 58 last week and 52 at the same time last year.
Canberra’s preliminary clearance rate of 75.8 percent is higher than it was the previous week (64.7 percent).
Of the 4 Tasmanian auction results reported so far this week, 2 sales have been recorded.

Mid-May 2017 auction market remains resilient: CoreLogic

Weekend auction conditions for sellers in the Melbourne market were good despite a lower clearance rate week on week.
Domain's Andrew Wilson said Melbourne recorded a clearance rate of 78.7 percent, lower than the 81.7 percent recorded the previous weekend but still well ahead of the 73.1 percent recorded over the same weekend last year.
"Although clearance rates and volumes were the lowest they’ve been for two months, so bullish is the Melbourne auction market that the weekend result was still a good one for sellers," he said.
"In a clear sign that sellers are making the most of conditions, 11,115 Melbourne homes were auctioned over the first four months of this year which was an increase of 15.1 per cent compared to the 9659 listed over the same period last year.
"On Saturday, Sydney recorded its lowest auction clearance rate of the year so far, at 73.6 percent. 
"In what could be an early sign of a weakening in the recent strong buyer activity, this is the second uncharacteristically low result in three weeks, following the previous low of 75.6 percent recorded on April 22nd.
"Saturday’s result was significantly lower than the 80.3 percent recorded the previous weekend but still remained ahead of the 71.6 percent recorded over the same weekend last year.
"It was inevitable that Sydney’s bullish auction market would hit a roadblock at some point."
