The 119-apartment development on Mawarra Street marks the Brisbane-headquartered builder-developer’s first residential play in the Gold Coast, following its expansion south from Brisbane and the Sunshine Coast.

The four-bedroom residence, purchased by a local downsizer, sold for $5.75 million—around 75 per cent higher than the previous record of $3.3 million.

Ellipse sets Castle Hill apartment record with $5.75 million Lily Lane penthouse sale

Fresh off completing its Delano Crows Nest development, Lindsay Bennelong has lodged plans for its next project, this time turning its attention to the beach.

The developer, founded by Clarendon Homes founder Peter Campbell, is proposing a 37-apartment scheme at <a href="https://www.apartments.com.au/new-apartments/17-25-ashburner-street-manly-nsw-2095">17-25 Ashburner Street</a>, Manly, positioned between the southern end of <a href="https://www.apartments.com.au/developments/manly-nsw-2095">Manly</a> Beach and East Manly Cove.

Lindsay Bennelong called on local architecture firm Platform Architects to design the new building, given their success on The Finn, Lindsay Bennelong's current luxury apartment project on North Steyne.&nbsp;

According to the Design Verification Statement by Bridie Gough of Platform Architects, the proposal “relates to the current context but also the desired future character of taller buildings suitable to the new planning controls.”

The site has been identified as a Low to Mid-Rise Housing (LMR) location, given its position within 400 metres of the Manly Town Centre E1 Business Zone. The LMR controls are intended to unlock additional housing supply in well-located areas close to public transport, allowing developers to seek increased height limits to support greater density.

“The proposal seeks to provide this increased level of housing whilst being respectful of some of the smaller scale buildings also nearby,” the statement reads.

Lindsay Bennelong Development Director Leigh Manser said the project has been carefully aligned with the intent of the LMR controls. The proposal will significantly increase housing yield on the site, replacing four houses and 10 apartments, comprising 25 bedrooms, with 37 new apartments delivering a total of 94 bedrooms.

“Sydney is in a severe undersupply, and delivering more dwellings and more bedrooms than what currently exists is exactly what the LMR policy is designed to activate,” Manser said, noting that nine of the apartments will be allocated as affordable housing for frontline workers.

“We have already commenced discussions with our community housing provider to determine the rental levels that frontline workers can realistically afford in this location,” he said. “These will need to sit well below the standard affordable housing benchmark of 20 per cent below market rent, and that has been factored into our feasibility and pricing.”

The design of the building incorporates a wave-like indentation running through the façade, referencing the nearby coastline and anchoring the building within its local context.

The scheme includes a mix of one-, two- and three-bedroom apartments.

Full-height glazing runs across the primary living areas, and where the building faces east toward the ocean, those walls of glass are doing real work: framing a view corridor that the site's position directly opposite Broadbeach State School's playing fields keeps permanently open.

That outlook is the site's most consequential asset. In a suburb where new towers continue to rise, a protected view line is genuinely rare, and the Mary Avenue address secures it. Residents at Madeline will look out over open parkland rather than the rear of another building, a distinction that becomes more meaningful with each new development approved nearby.

The private outdoor spaces are sized to match the residences themselves. Madeline by Mosaic delivers penthouse-level living across every apartment

Developer Fortezza Group is the latest to take its new apartment development, <a href="https://www.apartments.com.au/new-apartments/the-belvedere-5-7-church-street-nelson-bay-nsw-2315">The Belvedere in Nelson Bay</a>, to the NSW Government.

Fortezza, predominantly a South East Queensland developer, is the latest to apply for State Significant Development&nbsp; status through the NSW Government's Housing Delivery Authority, a pathway becoming favoured by developers to speed up the approval process.

They are planning 57 two- and three-bedroom apartments across 5-7 Church Street and 42 Donald Street, near d'Albora Nelson Bay Marina. The diverse apartment mix has sizes from just over 80 sqm to the largest three-bedroom penthouses that reach nearly 200 sqm.

This week, 400 capital city homes were scheduled for auction, with preliminary results returning a 64.0 per cent clearance rate, according to CoreLogic data.
Volumes were down as last week saw 480 homes scheduled for auction and a final clearance rate of 59.9 per cent while one year ago, there were 930 homes taken to auction and a 55.2 per cent clearance rate.
It is important to interpret clearance rates with caution given auction volumes remain substantially lower than usual due to the ongoing health pandemic.

Sydney, one of Australia’s largest auction markets, returned a preliminary clearance rate of 73.4%, suggesting the relaxation in social distancing policies specific to housing are having an immediate and positive impact on home auctions, although the number of auctions remains well down on last year.
It saw 193 auctions scheduled this week compared to 2016 last week when Sydney saw a success rate of 66.3 per cent.
 
In Melbourne, 118 homes were scheduled to go under the hammer this week. So far 93 auctions have been reported, returning a preliminary success rate of 60.2 per cent.
The previous week saw a final clearance rate of 56.5 per cent across 163 auctions.
As mentioned over the previous week, with restrictions easing across many states and territories, we will likely see the number of homes taken to auction increase in the coming weeks.
The smaller auction markets saw little change with Canberra the busiest at 41 auctions followed by Brisbane with 28.
The highest confirmed residential auction sale in Sydney from yesterday was 68 Moruben Road, Mosman (pictured in title) which is reported to have sold for $7,500,000.

Mid-May auction clearance rates rise while volumes shrink pre-COVID-19 winter hibernation

The number of homes scheduled for auction continues to trend lower, with only 365 auctions to take place this week, lower than the 480 auctions last week, according to CoreLogic data.
CoreLogic noted that while most states have lifted the ban on onsite auctions and inspections, it’s likely to take a few weeks before we see an uplift in scheduled volumes.
This is due to vendors and agents generally relying on at least a four week marketing campaign leading up to the auction event.
There are 110 Melbourne homes scheduled for auction this week, down on the 163 held last week.
Sydney is expected to be the busiest auction market for another week, with 167 scheduled auctions this week, down on the 216 held last week.
Brisbane &amp; Perth are the only capital city auction markets expected to see an increase in volumes over the week, with volumes lower across Adelaide and Canberra. Tasmania has no scheduled auctions this week.
The capital city final auction clearance rate came in at 59.9% last week, the highest final result seen since Mid-March.

Of the 395 results collected last week, 22% were withdrawn which was much lower than the 50% seen a few weeks ago, which is the main factor in the improvement of clearances rates.
The number of ‘sold prior’ results was also slightly lower this week, however still remain higher than we would usually see with 43.8% of properties selling prior to the scheduled date.
During this weekend last year there was a 65% clearance rate from 359 auctions held in Melbourne, according to the REIV.
The REIV is expecting about 130 auctions in 97 suburbs this week.
The highest volume auction locations this week are Craigieburn with 4 scheduled auctions. Mount Waverley, Lara, Albert Park, Coburg, Templestowe, Burwood East, Caulfield South, Mulgrave and Pascoe Vale follows with 3 listings in each.

Auction volumes were up to 1,848 across the nation this weekend, according to CoreLogic, up from 634 last week.
Clearance rates however were similarly low across the nation with hundreds pulling out of auctions especially in Sydney and Melbourne.
Of the auctions scheduled 852 were withdrawn across the nation, 500 from Melbourne and 314 in Sydney, according to Domain's findings.
CoreLogic data showed preliminary clearance rates reached 40% in Sydney and Melbourne with 73.2% of the successful Melbourne auction properties actually sold prior to the scheduled auction date.
A similar showing occurred in Sydney where 60.2% were sold prior to the scheduled auction event.

As confidence remains low and circumstances uncertain, it’s expected that fewer vendors will elect auction as their preferred method of sale and either convert to private treaty method or hold off on selling all together and scheduled volumes will likely decrease over the coming weeks.
Online auctions have helped take some of this strain off but as evidenced by the 50% pullout rate, many people would rather hold their cards close to their chest than trust in online auctions and marketing.
One standout home bucked this trend attracting competition from nine registered bidders at 199 Military Road, Dover Heights (pictured in title).
Featuring sweeping Sydney City, Harbour Bridge and Opera House views, the home, which has been owned by the same family for over 60 years, sold for $3.86 million.
The winning bidder told Ray White “I’ve been looking for the perfect property for six months... I plan on moving in first and then seeking DA approval to rebuild because it offers me a great opportunity to build the property of my dreams."

Mount Waverley set to be busiest weekend auction hotspot

The Melbourne suburb of Bentleigh East is host to the highest volume of auctions this weekend, with 18 homes set to go under the hammer, according to CoreLogic.
Next busiest are Cheltenham, Kew, Mount Waverley, Reservoir and Yarraville, all in Melbourne, which are expecting 12 auctions each this week, along with Mosman in Sydney.
Last week saw 2,164 homes taken to auction across the combined capital cities, returning a final auction clearance rate of 50.9%, unchanged from the previous week when 1,667 auctions were held.
Over the same week last year just 670 auctions were held due to the Easter weekend, returning a clearance rate of 64.8%.
In Melbourne, Australia’s largest auction market, the number of scheduled auctions has fallen week-on-week with 840 homes set to go under the hammer across the city, down from 978 last week.
Over the same week last year, 723 auctions were held.
Sydney is expecting to see fewer properties taken to auction this week with 700 homes currently scheduled to go under the hammer across the city, down from 801 last week and 795 last year.
Across the smaller auction markets, Canberra, Perth and Tasmania are expecting to see an increase in auction volumes week-on-week, while activity is set to be lower in Adelaide and Brisbane.

Bentleigh East set to be busiest weekend auction hotspot

Their data shows, Lane Cove and Randwick follow with 15 and 12 scheduled auctions respectively.

Across Sydney, 501 homes are set to go under the hammer this week, increasing from 32.
Canberra and Perth will see an increase in activity over the week, while the remaining cities will see fewer homes taken to auction.

The combined capital cities have an addition 338 auctions taking place this week, with 874 homes set for auction.
While this is 60% more than the 536 homes auctioned last week, volumes are down 40% year on year (1,470).
The most substantial increase in volumes this week are across the two largest auction markets of Melbourne and Sydney, where over double the number of homes are expected to go to auction over the week.

Reduced lending flows continue to stymie property purchases, auction volumes, new car sales, and stamp duty and transfer receipts.
Total annual duty transfer receipts have been holding up due to some large non-residential transactions and off-the-plan settlements from the death throes of the apartment construction cycle.
