Not all apartment amenities are immediately visible.

Swimming pools, gyms, rooftop terraces and residents' lounges have long featured on buyers' wishlists, but as the way Australians live has changed, so too have the features that make apartment living more convenient.

Increasingly, buyers are placing value on the practical aspects of day-to-day life. Fast internet, EV charging, secure bike storage, flexible workspaces and parcel management are becoming just as relevant as lifestyle amenities, reflecting changing habits and expectations.

Online shopping has been one of the biggest drivers of that shift.

Australians spent a record $82.6 billion shopping online in 2025, with almost one in every four retail dollars now spent digitally, making parcel deliveries a routine part of everyday life rather than an occasional convenience.

For apartment residents, however, receiving those deliveries isn't always straightforward.

Without someone home to accept a parcel, deliveries can be redirected to a nearby Post Office, left in building foyers or common areas, or require building management to temporarily store packages. As apartment living continues to grow across Australia's cities, parcel management has become an increasingly important consideration for both residents and developers.

Australia Post's Parcel Locker network is one response to that shift.

Rather than relying on home delivery, eligible parcels can be directed to a nominated Parcel Locker, where they're securely stored until collected. Once a parcel arrives, residents receive a notification through the AusPost app or SMS and can retrieve it using a one-time code or QR code at a time that suits them.

The network has expanded to more than 1,500 locations nationwide, with Parcel Lockers positioned at Post Offices, shopping centres, supermarkets, transport hubs and, increasingly, within or alongside residential developments.

That growing presence reflects a broader change in how apartment buildings are being planned.

Developers are increasingly considering the operational side of apartment living alongside traditional lifestyle amenities. Just as secure mailrooms, bicycle storage and EV charging have become more common inclusions, parcel management is emerging as another feature that supports everyday convenience.

It also helps preserve the arrival experience within a building. Carefully designed lobbies and communal spaces can quickly become cluttered when deliveries accumulate, while secure parcel solutions reduce the likelihood of missed deliveries or parcels being left unattended.

For buyers comparing apartments, these everyday details are becoming part of the decision-making process.

Location, floorplans and finishes remain fundamental, but the features that simplify daily life are carrying greater weight than they once did. As online shopping continues to shape consumer behaviour, secure parcel delivery is increasingly becoming another amenity worth looking for.

Parcel delivery is joining the apartment amenity checklist

Inca Property Group has lodged a State Significant Development Application (SSDA) for Dawn, a 53-apartment oceanfront development overlooking Mona Vale Beach.

The proposal, at 35-39 Darley Street East, would replace an existing 18-apartment strata building with a new owner-occupier-focused development comprising 53 two and three-bedroom apartments, including nine affordable built-to-rent residences delivered under the State's infill affordable housing scheme.

Positioned on a 2,679 sqm elevated site around 280 metres from Mona Vale Beach, the development has been designed to maximise panoramic ocean views while responding to the site's sloping topography.

<a href="https://www.apartments.com.au/developers/inca-property-group">Inca Property Group</a> Managing Director Josh Thompson said the State Significant pathway provided greater certainty for projects of this scale.

"This State Significant pathway gives the team real certainty to progress <a href="https://www.apartments.com.au/new-apartments/dawn-35-39-darley-street-east-mona-vale-nsw-2103">Dawn</a> through to completion," Thompson said.

"It allows us to acquire a one-off site, design it carefully and deliver the right offering for the suburb, assessed by the NSW Government's planning department."

The project is one of the first developments in the area to be assessed under the NSW Government's Low and Mid-Rise Housing policy, with the site sitting on the edge of the policy's designated inner area.

The proposal includes three basement levels providing 124 car spaces, alongside a range of resident amenities including a swimming pool, gym, sauna, wellness facilities and private plunge pools for selected ground-floor and penthouse apartments.

Thompson said Dawn had been designed specifically for owner-occupiers and downsizers, a buyer profile that has driven demand across Inca's recent Upper North Shore developments.

"The majority of buyers in our recent North Shore projects have been downsizers, and we are learning exactly what this market is looking for. Beyond the location itself, we have included resort-style amenities to deliver a genuine lifestyle offering," Thompson said.

Located within walking distance of Mona Vale Beach, the town centre, Mona Vale Golf Club and the Royal Motor Yacht Club, Dawn represents Inca's first Northern Beaches project following the sell-out of Tara on Park in Waitara and Ellis Residences, currently under construction in St Ives.

Construction will be undertaken by Inca's in-house construction arm, GOP Constructions.

Dawn is the latest major apartment proposal for Mona Vale, with the suburb emerging as one of the key beneficiaries of the NSW Government's new Low and Mid-Rise Housing policy.

New developer One Living, led by industry veteran Joseph Scuderi, recently secured a site on Mona Vale Road, on the border of Mona Vale and Pymble, where it is planning around 140 apartments.

IPM is also planning its third project in Mona Vale, significantly increasing the scale of its previous developments with an 82-apartment proposal at <a href="https://www.apartments.com.au/new-apartments/159-167-darley-street-west-mona-vale-nsw-2103">159-167 Darley Street West</a>, opposite Bayview Golf Course and less than 800 metres from Mona Vale town centre.

With three apartments located to the northern edge of the ground floor, the La Trobe Street frontage is dominated by the building substation, car park entry and hydrant booster resulting in little activation to the main pedestrian thoroughfare.

Subsequent podium levels are almost exclusively devoted to two bedroom dwellings with a smattering of single bedroom apartments included. Designed to the eastern boundary, the tower element will maintain a setback to the western boundary of 5.5 metres with an almost generic floor plan incorporated over levels 6-30. Eight apartments per level is the norm where two bedroom apartments are to floor plate corners while single bedroom apartments are clustered around the lift well to the centre of the proposed tower.

Crowning the development would be an external CBD-facing terrace of 135sqm supplemented by in excess of 140sqm internal residential amenity, consisting of dining, lounge and cinema areas.

A number of salient points have been made in forum discussion regarding the recent planning application for 488-494 La Trobe Street. While the existing building onsite has not been included in the City Heritage Review, its loss would represent a further erosion of the historic fabric of inner Melbourne.

It's most definitely a shame the existing frontage has not been incorporated into the proposed tower, but we're not privy to development team discussions and must assume there remains an overpowering reason for the deletion of the existing structure.

Overall the curtain facade offset by a strong vertical element provides a sharp contrast to the many existing and proposed apartment towers, while also providing a practical common wall to the east and west boundaries. While these flanks represent "The solidity and strength of stone," they in actuality would consist of precast panels in varied colours and finishes according to the materials schedule; not quite the refined finish of polished concrete or stone.

Image courtesy Elenberg Fraser</figcaption></figure>While the tower's massing is designed to achieve an outcome consistent with applicable building controls, 385-405 King Street's exterior is the major design draw card. Consisting primarily of silver glazing with bronze and clear glazing for highlights, the facade is expected to be highly reflective.

In this way the tower will essentially appear as predominantly blue or green in capturing the sky or Flagstaff Gardens over the diagonally articulated facade.

18 separate apartment type are included within the proposed tower, distributed into apartments with one, two or three bedrooms, all with balconies. The smaller single bedroom apartments contain 40sqm of internal living space ranging up to 59sqm while two bedroom dwellings are in the 45sqm to 77sqm range.

Standard three bedroom apartments carry 88sqm of internal space while three bedroom penthouses are boosted to between 120sqm and 142sqm of internal area.

To service the 392 apartments, an amenities rooftop terrace has been included. Created by Jack Merlo Design, the core activities area will consist of a lounge, dining area, library, kitchen, additional lounge and theatrette. Flanking the central area will be dual lawn areas featuring expansive views, daybeds and landscaping highlighted by hanging Ornamental Grape vines.

This is achieved with a shadow cast over Flagstaff Gardens only late into the afternoon.

Submitted during July, 385-405 King Street has yet to appear on Future Melbourne's list of assessed projects and given the State election leading into the year's end, it's unlikely a final planning decision will be publicly revealed until the first quarter of 2015.

Planning Application > 385-405 King Street, West Melbourne

185 Rosslyn Street West Melbourne is a prime 9,200sqm site which has been earmarked as a benchmark for development in the area, although which is currently offered for sale as a development site with the associated planning application attached. Currently before the State Government, the Australia Post-owned site has the potential to support a development which can revitalise the immediate precinct and provide key improvements to the public realm.

Designed by Rothelowman, the island site currently a two-three storey warehouse and at-grade car park, located within 400m of the CBD. With delivery expected over three stages, the development will ultimately comprise five buildings accommodating 501 residential units, 1,205sqm of retail space and 396 car parking spaces.

In addition to a northern public forecourt, north-south block access is included providing connectivity to a range of retail/commercial spaces within the site and beyond.​

185 Rosslyn St is a community focused campus style residential development located within West Melbourne, at the edge of Melbourne’s CBD.

Our proposal for Rosslyn St consists of several buildings designed to open up a previously closed off inner urban block, and provides a variety of public spaces in additional to retail and commercial tenancies. The urban design strategy of our development has centred on the creation of a significant public piazza along Rosslyn Street which connects through to Dudley Street via a pedestrian link.

The apartment buildings follow a site-wide courtyard typology which allows for a large central space to be developed into communal facilities for the use of all residents. The taller built form has been transferred to the south west corner where it relates to the density of the Docklands and eGate precinct, with the building mass then gradually stepping down towards the heritage building to the south east corner of the site.

The various façade treatments seek to provide articulation and screening to the project, visibly, environmentally and acoustically.

A palette of high quality materials provides varied texture and subtle distinction in the expression of the main elevations and importantly focuses on controlling solar gain to aid in the sustainability of the development as a whole.

Image © Rothelowman</figcaption></figure>Rothelowman have favoured a courtyard - an almost 'donut' shaped arrangement - in their planning for the buildings onsite, after investigating and dismissing a more linear arrangement. Not only does this increase the overall apartment yield, but also results in greater separation between building forms while, improved amenity and views to all apartments with less south facing apartments.

Additionally this allows for greater flexibility in staging, while reducing the amount of overlooking from building to building and to neighbouring properties.

The proposed development sits comfortably within its future context that is generally of a similar nature in height and scale, with the exception of 420 Spencer Street which at 131 metres will tower over all others in the area.

The taller massing is generally located to the south to allow for solar access to the common courtyard and a high degree of amenity to apartments. The 18-storey tower is located to the south-west to form the transition in height between West Melbourne and E-Gate.

Surrounding town planning approvals for residential development are highlighted above which includes 420 Spencer Street and the neighbouring 13 level <a href="/new-apartments/419-421-spencer-street-west-melbourne">Duo Apartments</a> which is currently under construction.

Directly opposite North Melbourne Station, the triangular site is now subject to a planning application before City of Melbourne seeking approval for a <a href="/architects/hayball">Hayball</a>-designed 14 level residential building that will comfortably outdo all surrounding buildings in terms of height.

<h2>A question of height</h2>

Located between E-Gate/Docklands and the forthcoming Arden-Macaulay precinct, 9 Dryburgh Street's proponents have pressed for a tower of some height in order to define the immediate area.

According to the structure plan outlining expected heights for the area, a general height limit of 20 metres is desired, with the possibility of 30 metres or ten levels for sites deemed appropriate. The town planning report goes on to state that Amendment C190 which covers the Arden-Macaulay area does not cover the site in question during the first round of policy implementation, perhaps prompting Cbus to press ahead with a taller proposal.

The subject site has distinct opportunities that differ from the broader areas of North and West Melbourne given its location as an island site next to North Melbourne train station. To achieve a high intensity of development and necessary concentration of people to spark renewal the proposed building design and height is required.

The location of the development on top of the escarpment overlooking Docklands offers opportunities to capitalise on the views and create a dramatic skyline and definition to the North Melbourne Station precinct.

<h2>Design highlights</h2>

The planning application references the ground plane treatment which includes a high level of permeability, landscaping and amenity compared to what is currently onsite. This improved urban realm is further aided by three leasable tenancies fronting Dryburgh Street which will bring extra activity to the immediate area, rather than it currently acting as a transitional area for North Melbourne Station users.

Externally the proposal carries many a Hayball design feature, including aluminium clad, dark glazing, precast panels, perforated metal balustrades and bluestone.

One bedroom dwellings have floor areas ranging from 42.5sqm-53.5sqm while two bedroom dwellings have floor areas ranging from 59sqm-78sqm.

All habitable room windows have a direct light source while every apartment has been provided with a balcony.

<h2>Cbus moves further into the apartment sector</h2>

With commercial projects having dominated their portfolio in years gone by, 9 Dryburgh Street represents Cbus Property's fourth current foray into the Melbourne apartment market. <a href="/buildings/35-spring-street-melbourne">35 Spring Street</a> leads the way with the 43 level tower of some 270 apartments preparing to rise from a considerable site excavation.

Purchased off Equiset with display at the ready, <a href="/buildings/assembly-181-capel-street-north-melbourne">Assembly</a> in North Melbourne is also preparing for construction after a strong sales campaign while the developers scheme at <a href="/buildings/collins-arch-447-collins-street-melbourne">447 Collins Street</a> recently hit a stumbling block with Planning Minister Matthew Guy rejecting the tower in its current form. With in the vicinity of 400 apartments included, 447 Collins Street will undoubtedly return in some way, shape or form.

Cbus enters West Melbourne with 9 Dryburgh Street

It may not be as fluid a market as Melbourne's CBD, but much can change in the course of a week in West Melbourne. Last week's article <a href="/news/west-melbourne-the-new-southbank">highlighting a handful of the taller proposals</a> is complimented by a handful of new projects discovered in recent days.

Here is a revised standing for a number of new West Melbourne residential projects:

<h2>The Delukian - 91 Dudley Street</h2>

Design firm <a href="http://www.one2one.net.au/">1:1 Architects</a> mark their high-rise debut with the design which is in close proximity and abuts the now under construction <a href="/new-apartments/419-421-spencer-street-west-melbourne">Duo Apartments</a>.

Designed for Dudley Street (Vic) Developments Pty Ltd, the project aims to deliver 48 apartments with one, two and three bedroom layouts. Some readers may recognise the site as once being subject to a unique design conceived by Phooey Architects which was to have employed recycled shipping containers in the construction process.

Subsequently City of Melbourne have since published revised plans which would see SPEC Property Group's future project lowered to 79 metres and be subject to a reduction of 56 apartments, allowing for 243 overall.

City of Melbourne's preferred height limit for the site is 40 metres, although owing to the developments size it falls under control of State planning body DTPLI. The 15-31 Batman Street planning application will be subject to a separate article in due course.

<h2>398 Spencer Street</h2>

The 458sqm site is offered as suitable for residential development or as a going concern/conversion into a showroom premises.

Given 420 Spencer Street is approved at 131 metres to the north of The Carron and the approved 123 metres <a href="/buildings/melbourne-village-377-spencer-street-west-melbourne">371 Spencer Street</a> is directly opposite, a precendent of height looks to have been set for 398 Spencer Street.

<h2>113-137 Rosslyn Street</h2>

Covering 3086sqm, the joint sites are accompanied by a Buchan Group concept design, both spanning nine levels.

191 apartments are penciled in for the above scheme that would see liberal retail/cafe offerings fronting Rosslyn Street and a distinctive brick facade.

West Melbourne apartment projects continue to flow

Correct me if I'm wrong but I do recall that as far back as a decade ago under the tenure of then Planning Minister Mary Delahunty, West Melbourne was slated to become another high density extension of the CBD. It was said at the time West Melbourne would generally mimic Southbank in that an increase in height and density was considered appropriate for the suburb adjoining Melbourne's CBD.

The subsequent ten years have seen dribs and drabs of development, including a handful of towers generally about the 15 level mark; and some of questionable quality! Only in the recent year or so has West Melbourne fallen under the gaze of developers seeking genuine high-rise developments with the increased number of apartments to match.

Elenberg Fraser in their recent Urban Context Report for 385-405 King Street described West Melbourne as follows:

The West Melbourne precinct is separated from the Capital City Zone by Flagstaff Gardens. There is a distinct increase in building heights and intensification of built form on the eastern and southern sides of the gardens, including a number of high rise developments currently under construction.

Indeed there has been a delineation of sorts between high-rise and medium to lower-density developments proposed for West Melbourne. Dudley Street has shaped as the unofficial border where high-rise proposals taper off to buildings of far fewer levels.

<h2>The current crop</h2>

Seen below are images of <a href="/buildings/flagstaff-green-15-batman-street-west-melbourne">15-31 Batman Street</a> and 385-405 King Street (second and fourth) which are the first public glimpses of those projects. The four towers below constitute the tallest four projects within West Melbourne currently; 420 Spencer Street sets the high benchmark with approval at 131 metres in height.

<a href="/buildings/melbourne-village-377-spencer-street-west-melbourne">371 Spencer Street</a> seen third below also sets the pace for total apartments approved within a single project, capable of adding 704 dwellings to inner city stock.

While some are still at planning, others such as <a href="/new-apartments/419-421-spencer-street-west-melbourne">Duo Apartments</a> and <a href="/buildings/alessi-485-spencer-street-west-melbourne">Alessi</a> are into the construction phase.

The next project due for launch is GURNER's <a href="/buildings/ikebana-130-dudley-street-west-melbourne">Ikebana</a> located at 130 Dudley Street. With a display onsite, the development of 241 apartments looks likely to launch by years end.

<h2>Comment - avoiding the errors of Southbank</h2>

Image © Elenberg Fraser</figcaption></figure>While there'll be an intensely developed pocket of West Melbourne containing up to 40 levels, it's hard to envisage West Melbourne matching Southbank for scale. A smattering of already converted low-rise buildings and new developments built at lower heights will translate to a lack of wall to wall skyscrapers which for mine is a good thing.

Ultimately West Melbourne's street level as vastly different to Southbank's, with or without the expected surge of tall towers. Variable heights allowing for greater sunlight penetration and and generally different street level dynamic has West Melbourne holding a few aces over Southbank.

One critical difference between West Melbourne and Southbank is that a greater number of proposals for West Melbourne have included retail and cafe spaces away from major thoroughfares, thereby intending to inject life to street level - something which Southbank fails miserably to do.

So West Melbourne is due for fundamental change, how much remains to be seen.

West Melbourne the new Southbank?

What had originally intended to be a media release packaged up as a transport article has morphed into something of a grander question of future sustainability and design for Melbourne's burgeoning west after some banter at Apartments.com.au. Last Thursday saw Planning Minister Matthew Guy announce the rezoning of Wyndham Harbour, excerps of which are found below.

Today Minister Matthew Guy has announced the rezoning of a significant 10.37 hectare parcel of land in Wyndham City, Werribee in Melbourne’s west, facing onto Wyndham Harbour and Port Phillip Bay. This signals a boost in confidence from the State Government and a clear commitment to encourage infrastructure and development within Melbourne’s west.

“Clearly rezoning the land is a statement of intent to deliver a critical mass of people, a viable population catchment and a thriving seaside community to service a proposed new Port Phillip ferry,” commented Lyons’ CEO, John Roysmith. It is envisioned that Wyndham Harbour will become a thriving, focal hub within Melbourne’s west. Wyndham Harbour will eventually become home to Victoria’s largest luxury marina, providing up to 1000 berths as well as incorporating a stylish master planned residential and retail precinct set to include an exciting combination of cafes, restaurants and specialty stores. Amenity aplenty will be provided along the Wyndham Harbour boardwalk, with 390 car parks, a marina club and a proposed new Port Phillip ferry service.

This vibrant coastal community will help provide much needed infrastructure and amenity for City of Wyndham, identified as one of the fastest growing local government areas in Melbourne. By 2026 over 20% of Melbourne’s 900,000 expected additional residents are projected to reside in Melbourne’s west, as the west is forecast to almost double in population with significant growth forecast to continue within the western corridor.

Also under construction at Wyndham Harbour is an apartment building designed by Fender Katsalidis Mirams containing 104 apartments (sold out), and a second five level apartment building designed by SJB architects containing 140 apartments is due for release later this year.

The last paragraph above is of particular interest, the supply of 244 apartments into an area flush with detached housing. That stage one has sold out speaks volumes of the ever increasing propensity for individuals to choose apartment living over the traditional house/land package, even on Melbourne's fringe; Caroline Springs being the prime example with multiple apartment buildings up to nine levels at all stages of development. Apartments on the fringe? Absolutely!

Given appropriate transport links (i.e. pending Melbourne-Werribee ferry service and adequate rail services) the option of higher density living around activity centres/transport nodes should always be preferred, regardless of the location. This would decrease vehicle trips, alleviate stresses on Melbourne's already over burdened transport infrastructure while also providing essential services and amenity within a shorter distance to a greater number of people. Example, Joe Blow lives in Werribee close to both Wyndham Harbour and the Princes Highway, and commutes to Melbourne for work. Walk to a fast ferry terminal, jump on for Melbourne's CBD or alternatively continue to drive his car every morning into the rolling car park that is the Westgate Freeway.

Things must change before the urban errors that are Derrimut and Truganina (close to Wyndham Harbour) are replicated elsewhere in Melbourne's west. Truganina is a depressing excuse of a hole; no transport links, no amenity, no services, no entertainment/retail offerings... and no hope. Suburbs such as these that provide no stimulus are breeding grounds for social problems. I know, I've had the misfortune of working there many times over. Now some may say I'm completely wrong, but luckily Wyndham Council is not amongst them.

Given there's only one auto crossing over the Yarra to Melbourne's west for the foreseeable future, high density housing options around transport hubs/activity centres is a highly efficient way to tackle a multitude of urban blunders that exist on the western fringe. The pace of urbanisation in these areas is highly dependent upon the correct implementation/realisation of mass use transport infrastructure projects, and seeing the Melbourne-Werribee ferry come to fruition would be a great start.

And one more request while I'm at it, if the green field sites in the initial image below of Wyndham Harbour are to be developed in the future, a nice mix of midrise buildings punctuated by open space would be the ticket.

Wyndham Harbour - A precursor to how the west might be won?

I hope I'm not alone when I say I find red brick warehouse conversions to be aesthetically the most endearing architecture genre throughout Melbourne. The earthy, subtle nature of the original building (generally a warehouse) supplemented with modern extensions, and architects on occasion given total creative freedom, that more often than not leads to an exceptional urban outcome. Even new buildings which mimic those around them by incorporating a brick podium tend to blend in exceptionally well. Façadism aside, not many buildings can boast such history, character and contrasting architectural styles all in a package that is generally lowrise and unlikely to raise the ire of the most ardent opponent to urban change.
So today's article pays particular attention to those conversions found throughout North and West Melbourne, two suburbs flush with such warehouses, many of which have already found their adaptive reuse. Dotted throughout both suburbs, some are prevalent while many cannot be seen from main thoroughfares, but rather by traversing the area's side and back streets. Having said that my ultimate conversion (and one of my favourite Melbourne buildings for that matter) is the Unique Electrics Building found on Dryburgh Street and Victoria Street, North Melbourne - plain for all to see.
Its design, scale, material and colour composition can't be beaten! Aside from knowing that Urban Spaces Architects at one point held space within the building, the internet has yielded scarce little by way of information so feel free to add comment and appease my curiousity if you have any further information on the Unique Electrics Building.

Further potential conversions are in the pipeline through the area with the most notable being 181-189 Capel Street, North Melbourne. Currently on offer for short term lease, feasibility and development concepts have been put forward by a number of firms, on of which is Genton Architects. Their <a href="http://www.genton.com.au/projects/capel-street-north-melbourne/" target="_blank">website</a> project statement reads as follows;
"A site investigation and yield study was conducted to review the potential yield of a former industrial site on Melbourne’s CBD fringe. The project proposed to restore the existing brickwork façade into a retail podium on corner with high visibility. A new service lane provides access for the anchor tenant. A series of lower scale residential apartments were situated above with city views."

Regardless see below a compilation of images from North and West Melbourne, by no means an absolute pictorial list but nonetheless a snapshot of the quality architecture that lies sometimes where least expected. Art of the red brick conversion

Given it's a long weekend, a brief article today highlighting two developments that I believe should be the benchmark for all medium sized apartment developments in Melbourne when it comes to green credentials.

First up, <a href="http://www.yarracity.vic.gov.au/Planning--Building/Major-developments/97-99-Rose-Street-Fitzroy/" target="_blank">VCAT have recently overturned a Yarra City Council decision</a> to reject an apartment proposal at 97-99 Rose street, Fitzroy. Going by the name Rawhouse, the development has been jointly conceived by Breathe Architecture and Small Giants as a follow-up to their <a href="/news/is-this-melbournes-best-new-residential-development" target="_blank">Commons</a> project in Brunswick. Holding 12 apartments, 22 bike spaces and a restaurant at ground, no car parking has been included due to the area's excellent public transport connectivity.

Mirroring Commons, Rawhouse is also laden with <a href="/news/6-of-australia-s-top-sustainable-architectural-design-trends">ESD</a> features, including an open stairwell (below) which allows natural light and ventilation to foster a living facade. The building's timber and concrete finishes will be simple in their nature and recycled where possible allowing high insulation, high thermal and acoustic performance, low energy demands and an optimal living environment.

Further, rainwater will be harvested for reuse in toilet flushing while captured water will also serve all greenery via an irrigation system. Rawhouse is designed to be naturally ventilated and is expected to be a 100% green energy building. A fully useable rooftop green space will feature both winter (north) and summer (south) spaces with vegetable garden plots available. Extensive solar panels and solar hot water panels round out the building.

Secondly, <a href="http://illura.com.au/" target="_blank">Illura Apartments</a> located at <a href="http://maps.google.com.au/maps?q=87-101+Roden+Street+West+Melbourne&amp;hl=en&amp;sll=-37.807521,144.948657&amp;sspn=0.003666,0.008256&amp;gl=au&amp;hnear=87-101+Roden+St,+West+Melbourne+Victoria+3003&amp;t=m&amp;z=17" target="_blank">87-101 Roden Street West Melbourne</a> is nearing completion. Conceived by Elenberg Fraser Architects with Tract Consultants (landscaping) for Manhattan Hansen Group, the 92 one and two bedroom project has been delivered by Construction Engineering.

Featured over the facade are four vertical garden panels holding native grasses, mirroring the area's ecology prior to settlement. An internal grey water system fed by apartment showers will ensure there is ample sustenance for the greenery.

If nothing else, Illura's facade looks stunning!
