Brisbane-based developer <a href="https://www.apartments.com.au/developers/azure">Azure</a> is has been greenlit for its $115 million residential project within the Gold Coast Health and Knowledge Precinct in Southport

Following the acquisition of the site at <a href="https://www.apartments.com.au/new-townhouses/1-clarke-street-southport-qld-4215">1 Clarke Street</a> in October 2025 with development application Lodgement in January 2026, Azure has been granted approval for the 114 terraces which will form the final stage of the wider Lumina development.

“It’s a fantastic milestone for us to receive the green light on our second Gold Coast project,” said Trent Keirnan, Founder of Azure.

“The Gold Coast continues to evolve, with demand for considered, high-quality residences at an all-time high. This project has been thoughtfully shaped to respond to that demand.

Appealing to a wide demographic, the project will deliver a range of two- and three-storey designs comprising a collection of three-bedroom terrace homes as well as one- and two-bedroom apartment-style residences. The designs by <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>&nbsp;focus on&nbsp;“urban coastalism”.

Residents will have access to an array of lifestyle amenities, including a resort-style pool with multiple lounging zones and landscaped gardens.

The residential offering will support the thriving Health and Knowledge Precinct, which includes Griffith University, Gold Coast University Hospital, Gold Coast Private Hospital and the new RDX Lumina and Proxima Towers, which are home to a range of health, education and research tenancies, including a 200-place childcare centre.

Azure aims for an off-market release for the project in the third quarter of this year, at the same time as construction is anticipated to start.

Fortis has secured approval for a 57-room hotel at Richmond Square, marking another milestone in the delivery of the $330 million mixed-use precinct in Melbourne's inner east.

The hotel will occupy Levels 1 and 2 of Carmine House and forms part of Fortis' vision for Richmond Square, a precinct that will bring together apartments, hospitality, wellness and lifestyle offerings between Richmond and Cremorne.

Winada said buyers are now placing greater emphasis on the broader precinct and surrounding amenity when making purchasing decisions.

Having successfully expanded into a new region with its Caloundra apartment development, Sunset by Dusk Group, growing South East Queensland developer Dusk Group is again venturing into new territory.

The developer has lodged plans for a 70-apartment project in the Moreton Bay region, to be known as <a href="https://www.apartments.com.au/new-apartments/sunrise-on-sutton-25-sutton-street-redcliffe-qld-4020">Sunrise on Sutton</a>, named after its prime Sutton Street location, just one street back from Suttons Beach.

The building will comprise a mix of one, two and three-bedroom apartments and has been designed to maximise views towards Suttons Beach, Margate Beach and Moreton Bay.

Pending approvals, the project could launch before the end of the year.

An entity directed by HSN's Rafi Assouline and Rebel Property's Allen Linz has filed plans for an impressive new precinct in Woolloomooloo.

The major mixed-use development would transform a prominent William Street site into a new residential village anchored by affordable housing and a large public park.

The proposal, submitted as a State Significant Development Application, covers 164-172 and 174-194 William Street, a 6,398 sqm site between Forbes Street and Dowling Street on the southern edge of Woolloomooloo.

Designed by fjcstudio in collaboration with Bangawarra, Studio Bright and Tribe Studio Architects, the scheme would deliver 227 apartments across four residential buildings ranging in height up to 18 storeys, alongside retail space, public domain improvements and a new publicly accessible park.

The apartment mix includes 12 one-bedroom, 53 two-bedroom, 89 three-bedroom apartments and 13 penthouses, while the affordable housing component would comprise 42 one-bedroom and 18 two-bedroom apartments.

Rebel Property is seeking to take advantage of the NSW Government's infill affordable housing bonus provisions under the Housing SEPP, which provide additional floor space and height in exchange for the delivery of affordable housing for a minimum of 15 years. The planning pathway allows a 30 per cent increase in floor space ratio and building height where 15 per cent of the development is dedicated to affordable housing.

At the centre of the development is a 1,356 sqm sunlit public park designed to become a new community gathering space at the gateway to Woolloomooloo. The park would be complemented by a network of pedestrian laneways connecting William Street with the surrounding streets, improving permeability through what is currently a largely impermeable block.

The project would be delivered across four separate buildings. The William Street East and William Street West buildings, designed by fjcstudio, would contain the majority of the apartments. Melbourne-based Studio Bright has designed the Forbes Street building, while Tribe Studio Architects is responsible for the Dowling Street building.

Rebel had secured approval for the concept plans late last year.

Her recent sightings have been mostly around Elizabeth Bay and Potts Point. She looked at the Tara penthouse that was snapped up on Friday, but not by Goodrem, apparently for $4 million-plus.
The 358 square metre apartment, once an illegal gambling den, sold after its first official open for inspection through Anthony Birdsall and Vicki Laing at Laing Real Estate.
Located on the seventh floor, the three-bedroom Greenknowe Ave apartment with wraparound garden was sold by retired estate agent Peter Thane, who had bought it in 2000 from the writer Ruth Ritchie for $1.1 million.
Goodrem was papped ­recently going into the apartment block for a private showing, so it hardly met her prerequisite of being pap-proof.
There’s also been a sighting of her at The Palms apartment block on the harbourfront at Elizabeth Bay.
But Goodrem decided against the two-bedroom apartment that’s listed for $4.75 million, suggesting to the agents that the paparazzi could take photos from the water. Local agents say she has gone quiet, though not because she has bought.
It was a busy week for sales in the area. Racehorse owner Max Whitby sold his $12.5 million Villard, Potts Point, penthouse, and immediately bought across the street.

The plush Woollahra residence was once part of a family compound amalgamated in the 1960s by the late media tycoon Kerry Packer.
His late father offered them to family and friends in need.
The two-storey house has been home to Gretel Packer’s friend Georgia Moxham and her husband Paul Stenmark.
The dress circle Rosemont Avenue property was bought in 1965 for £36,000.

It was briefly considered as a potential matrimonial home by James and his former wife Erica more than a decade ago, but the then-newlyweds instead built the Vaucluse mega-mansion La Mer.
The sale ends Packer's real estate ties with his hometown, barring the forthcoming $60 million off the plan purchase in his Barangaroo casino high-rise block.
In August, he sold his Bondi Beach bachelor pad for $29 million.
La Mer was sold in 2015 for $70 million.
Packer now calls the west coast of United States his home after he paid $82 million for the Beverly Hills mansion once owned by Danny DeVito and his wife, actor Rhea Perlman. 
His mother Ros remains at Cairnton, the family compound on Bellevue Hill, which was initially secured by the late Sir Frank Packer in 1935 for £7,500.
Then Sir Frank, in five separate purchases, spent more than £28,000 pounds expanding Cairnton.
His sister Gretel lives nearby, and retains the Palm Beach weekender which Kerry Packer bought for $1 million in 1981.

James Packer cashes out of Sydney with Woollahra sale

Channel 10's Studio 10 personality Jonathan Coleman and wife Margot have sold their longtime Lindfield home.
They are the mooted buyers of the Palm Beach retreat of the former Qantas chief Geoff Dixon and wife Dawn.
The hilltop home with views over Pittwater, had been for sale at $3.95 million.
The couple secured $6.95 million from the sale at Lindfield.
It was 2007 when the veteran broadcaster Jonathan Coleman - who is an ambassador for Movember - spent $3.8 million on the Australian Idol house only to find the area had been rezoned in 2004 for apartments.
Coleman took the issue up with his real estate agent. "The estate agent's quote to us afterwards was 'buyer beware'," the Daily Telegraph reported back then.
He had to put. up with the apartment builds in the once suburban neighbourhood.
And he was approached many times through the years, selling only recently to a Chinese developer, Bullio Agricultural Holding 
The 2,085 sqm property on Beaconsfield Parade is approved for a 13 apartment low-rise development.
The Coleman's will no doubt have less to worry about in Palm Beach.
The Dixon's had paid $2,825,000 for the two storey, 1960s resort-style beach house on 700 sqm in 2010. They initially listed the home March last year, before re-listing earlier this year.
McGrath Avalon agents Jonathan Fletcher and James Baker quietly secured the sale after it slipped off listing websites over winter.
It featured in the Inside Out magazine after renovations by interior designer Kristy McGregor.
The article noted they'd purchased the home because its had "good bones with a great outlook over Pittwater."
"We thought it had huge potential to be a comfortable, stylish beach house,” Dawn said.
The home has four bedrooms, three bathrooms and an infinity pool overlooking the water.
It has rare level access.
The bi-fold glass doors opens onto vast timber deck and infinity pool and outdoor shower.
Coleman began broadcasting in the late 1970s when reporting for the popular children's TV magazine show Simon Townsend's Wonder World.
He moved back to the UK, where he was born, in the 1990s, and continued on the radio before moving back to Sydney in 2006.

The Robertson retreat of property developer John Boyd and his wife Marly has been sold off market in one of the Southern Highlands biggest sales.
The 70 hectare Robertson Park has been bought by the Malouf family from Watsons Bay for around $9 million.
The Boyds, who retain Sydney’s highest art deco residential penthouse atop the ANZ tower on Castle­reagh St, have recently finished their Palm Beach home, so aren't getting down to the Highlands.
Although the couple, who married in 2012, have their eye on another renovation project in the Highlands.
It was 1999 when Boyd bought the unfinished home for $2.55 million from the grazier Daryl Isles who had bought it for $925,000 in 1993 from Barrie Loiterton.
It came with 180-square sandstone mansion completed in 1996 with about a third of the property fenced for deer.  
John and Marly enlisted the support of interior stylist Monique Sartor of Sartorial Interiors for the home set behind massive iron gates from a French chateau.
Robertson has seen recent sales including Crossways Farm which was bought by Sue Gibson for $5.55 million and Twins Creek Farm, the 62 hectare estate bought by radio host Kyle Sandilands for $2,982,000.
