The Gold Coast economy has grown by 25 per cent since 2020/21 to surpass $55 billion, but perhaps the more significant story is what sits behind the headline number.

For decades, the Gold Coast has been viewed through the lens of tourism, lifestyle and population growth. The latest State of the City Report suggests that perception is increasingly out of step with reality.

Released by Invest Gold Coast, the report ranks the Gold Coast as Australia's largest non-capital city economy and, perhaps more notably, second nationally behind Sydney for Economic Complexity, a measure that assesses the diversity and sophistication of an economy.

It's a result that places the Gold Coast ahead of Melbourne, Brisbane, Perth and Adelaide, highlighting the extent to which the city's economic base has broadened beyond its traditional industries.

Today, the Gold Coast supports more than 350,000 jobs, is home to over 83,000 businesses and generates $19 billion in annual exports. Manufacturing now accounts for 62 per cent of international export growth, while sectors including health, education, advanced manufacturing, technology and professional services are becoming increasingly important contributors to the local economy.

Gold Coast Mayor Tom Tate said the report confirmed the city's evolution into one of Australia's most significant economies.

"The Gold Coast economy continues to grow at an incredible pace. This is no surprise to those of us who have watched the evolution up close," Mayor Tate said.

"As one of the most entrepreneurial, investment driven and opportunity focused economies in the country our ambition has been realised and possibilities are endless.

"The Gold Coast has built a reputation as the city that says yes. We say yes to investment, yes to opportunity and yes to people who want to build something.

"It's this mindset helping us drive major growth across health, advanced manufacturing, screen production, marine, technology and the knowledge economy."

While population growth has been one of the defining stories of the past decade, the report points to a broader economic transformation taking place.

The city's knowledge economy now contributes $7.9 billion annually and supports around 31,000 jobs, while the health and wellbeing sector contributes $5.2 billion and employs more than 42,000 people. Together, the six priority sectors identified in the report account for almost $24 billion in economic output and more than 145,000 jobs.

One of the strongest examples is the Gold Coast Health and Knowledge Precinct at Southport. The 200-hectare precinct now contains more than $5 billion worth of health, education, research and innovation infrastructure and supports over 16,000 jobs.

The report also highlights the growing role of advanced manufacturing, particularly in aerospace, defence and modular construction.

Gold Coast-based Gilmour Space Technologies recently became the first Australian commercial company to attempt an orbital launch, while companies including Modscape and ModnPods are helping establish the Yatala-Stapylton corridor as one of Australia's fastest-growing advanced manufacturing hubs.

The city's entrepreneurial culture is also translating into business growth.

Since 2019/20, the number of businesses operating on the Gold Coast has increased by 22 per cent, while firms employing more than 200 people have grown by 80 per cent. The report suggests the next challenge is converting more local start-ups and medium-sized businesses into nationally significant companies.

Development activity remains another key indicator of confidence.

There are currently more than $23 billion worth of major projects underway across the Gold Coast, supported by a record 75 active cranes, a figure that now exceeds Brisbane and represents a 150 per cent increase since 2016.

Importantly, the report notes the next phase of investment will need to extend beyond residential development.

While 93 per cent of crane activity is currently tied to housing, Invest Gold Coast argues future investment will increasingly need to focus on cultural, civic, infrastructure and industry-enabling projects that strengthen the city's long-term economic resilience.

Invest Gold Coast Chair Will Hodgman said the city was now benefiting from years of economic diversification.

"What is happening on the Gold Coast is the result of the city's economic base broadening, fuelled by industries with long-term, high-growth potential," Mr Hodgman said.

"This is no longer a secondary Australian economy, the Gold Coast is becoming a globally connected city with deeper capability across health, knowledge and creative industries, advanced manufacturing, technology and exports."

Looking ahead, the Gold Coast's population is projected to exceed one million residents by 2046.

For a city that was once largely defined by tourism and lifestyle, the latest figures suggest the Gold Coast is becoming something more significant, one of Australia's most diverse and economically sophisticated urban economies, and increasingly one that national and international investors can no longer afford to overlook.

Buyers rush to Homecorp's Florence Residences as Gold Coast wellness trend gains momentum

The NSW Government has expanded its $1 billion Pre-sale Finance Guarantee program, broadening access for affordable housing providers and smaller residential developments as it seeks to accelerate housing delivery across the state.

The Minns Government says the program has already helped bring forward more than 600 homes across Sydney and regional NSW since launching in September 2025, with similar models now adopted in South Australia and Western Australia.

The latest changes, announced by Treasurer Daniel Mookhey and Minister for Planning and Public Spaces Paul Scully, are designed to improve access to finance for projects that have planning approval but are struggling to secure funding.

Among the key changes is an expansion of support for community housing providers. The program will now support up to 100 per cent affordable housing projects valued at up to $30 million when delivered by not-for-profit providers, while support for larger affordable housing developments will increase for projects worth up to $80 million.

The government says the changes will help accelerate the delivery of housing for low-income workers, older people, people living with disability, and those at risk of homelessness, while reducing reliance on direct grants or subsidised loans to bridge funding gaps.

The eligibility criteria for smaller residential developments have also been broadened. The previous $5 million minimum project value threshold has been removed and replaced with a requirement that projects deliver at least four homes.

Support has also increased for projects delivering fewer than 20 homes, with the guarantee now able to cover up to 75 per cent of dwellings in a development, capped at $30 million per project.

The changes are expected to particularly benefit smaller-scale and regional developments, which often face greater challenges meeting pre-sale requirements imposed by lenders.

Treasurer Daniel Mookhey said the scheme demonstrates how government can use its balance sheet to stimulate housing supply without relying solely on taxpayer-funded grants.

"The Pre-sale Finance Guarantee shows how this Government is using its balance sheet to reduce risk and unlock private investment, enabling new homes to move from design to construction faster," Mookhey said.

"This landmark reform allows us to deliver homes for working families at a lower cost to taxpayers, while also maintaining strong financial discipline."

Planning Minister Paul Scully said the program had already proven effective in bringing stalled projects to market.

"The Pre-sale Finance Guarantee has already proven it can unlock stalled projects and accelerate housing delivery by giving lenders the confidence they need to back good developments," Scully said.

"These changes will allow more affordable housing and smaller developments to access support so more homes can be built faster where communities need them most."

Housing Minister Rose Jackson said the expansion would help community housing providers overcome financing barriers that often delay projects.

"We know community housing providers are ready to build more homes, too often they're held back by barriers to finance," Jackson said.

"Expanding the Pre-sale Finance Guarantee helps remove those barriers so more affordable homes can get off the ground sooner."

The announcement was welcomed by the Property Council of Australia, which has long advocated for measures aimed at improving project feasibility and access to finance.

Property Council NSW Executive Director Katie Stevenson described the expansion as a practical intervention that addresses one of the most immediate constraints on housing delivery.

"This is exactly the kind of practical intervention we need right now, focused on getting projects out of the ground, not just approved," Stevenson said.

"It builds on a model the Property Council has worked closely with government to develop following calls for such a scheme ahead of last year's NSW Budget, so it's great to see it being expanded."

Stevenson said the reforms would help unlock projects that are ready to proceed but have been delayed by financing challenges. However, she noted that broader feasibility issues remain a significant barrier to increasing housing supply.

"The biggest challenge in NSW housing today is delivery. Too many projects have planning approval but are simply not financially viable to proceed under current settings," she said.

Speaking at the Property Council's NSW Housing Summit, Housing Minister Rose Jackson acknowledged that feasibility and financing pressures continue to constrain housing delivery, while reaffirming the government's commitment to work with industry on solutions.

Stevenson said the government's recognition of those challenges was encouraging ahead of next week's state budget.

"It's positive to see the government clearly recognising that feasibility pressures are now a binding constraint on supply," she said.

"With the Budget just days away, the focus must be on backing delivery, making sure projects stack up, finance can flow, and more homes can move from approval to construction."

The expanded Pre-sale Finance Guarantee forms part of the NSW Government's broader housing agenda, which also includes planning reforms, the NSW Housing Pattern Book, and a series of rezonings intended to increase housing capacity across the state.

Who could ever forget the self-made Sylvania Waters couple Noeline and Laurie Donaher?

They left Sydney back in 2003 for another canal front, <a href="https://www.realestate.com.au/property-house-qld-sovereign+islands-115876959" target="_blank">Paradise Point on the Gold Coast</a>.

The retirees now want $1.59 million for their Sovereign Islands home after the property went to auction last month through Chris Moyer at The Professionals Vertullo Rel Estate.

"It is an extremely competitively priced property,' he told Property Observer.

The Donaher's Sydney waterside home was the lavish setting for the 1992 reality television documentary Sylvania Waters that stunned viewers for its disarmingly frank portrayal of middle-Australia's lifestyle in the southern Sydney suburb.

Sylvania Waters was the first canal-style suburban development in Australia in 1961, although the Gold Coast's Isle of Capri and Chevron Island stole the limelight until the Donahers came along.

Title Tattle recalls James Goyen, the original developer of Sylvania Waters convinced the local council to approve the £1 million project after they sent the shire engineer to Florida Keys to see how it could all be done. 

In 1958 he had bought the swampy land which was then known as Gwawley Bay and which was being used for oyster farming. Council approval was granted in 1961 with the first sales occurring in 1962.

As the unapologetic housewife and matriarch, Noeline Baker remains the undisputed first lady of reality television that rolled out in it wake. Fairfax columnist Andrew Hornery suggested the BBC show briefly turned the suburban housewife into a pop culture icon after she released a single, a version of the Edith Piaf cafe classic 'Non, Je Ne Regrette Rien'.

There was a relief for long-time residents when the argumentative family packed their stubby holders and sold for $2.1 million and departed for the Gold Coast where they bought for $1,485,000 from Sarah Fedotov in 2003.

Set on The Sovereign Mile, it was initially listed with the marketing saying they were serious sellers as "looking for a tree change".

The historic Berrima farm, Mereworth has been sold by the Oxley family, best known as being decendents of the Bushells tea founders.
Locals dread it has been bought by underground coal mining interests in the sensitive Southern Highlands farming country.
Land title searches suggest it may have been bought by interests associated with the encroaching coal mining industry, given the purchasing shelf company is directed by Guy Humble, a Brisbane based lawyer with a strong background in the mining and resources industry.
The purchasing company, set up mid-year, goes by the guiseful name, S.F. Pastoral Holdings.
Mereworth was listed <a href="/news/nsw/french-provincial-southern-highlands-landholding-on-the-market">with $12 million-plus hopes in 2011</a>, with its mid-2014 sale at $11.1 million only now beginning to be formally registered.
The reputed purchase would allow the purchaser to undertake mining related activities, in this case the mooted removal of any coal via conveyor belt to nearby possibly available train tracks.
Locals fear the purchaser is the Korean mining company, POSCO who have the coal exploration lease. Local Southern Highlands resident, the 2GB broadcaster Alan Jones says POSCO ought be regarded as "<a href="https://www.propertyobserver.com.au/https://www.2gb.com/audioplayer/66211" target="_blank">vandals</a>". 
The 500 hectare Mereworth property ranks among the most intact southern highlands farms, but having been split by the highway there was a restraint on the level of private purchasing interest.

Property Observer is aware the same shelf company, S.F. Pastoral Pty Ltd has also purchased two other nearby Berrima properties on the eastern side of the highway, just outside of Berrima last month.
It paid $2,582,000 at the 3651 Old Hume Highway property, Stonington.
It paid $1,859,000 for the holding at 3711 Old Hume Highway.
In June at $12.6 million, Cavalaire Rural Pty Ltd directed by the Korean-born Joon Byun on behalf of POSCO, purchased Evandale, a 800 hectare property owned by the Reid family which abuts the Medway Reservoir that services 8200 residents of Berrima, Bowral and Mittagong and is the emergency water supply for the region. The two important feeder streams for the reservoir, Medway Rivulet and Wells Creek pass through Evandale. Locals say any coal mining in the district could have significant consequences for this water resource.
Solicitor Guy Humble’s known clients include Macarthur Coal, Peabody, QGC, CS Energy and AMCI.
He co-directs the purchasing company, S.F. Rural Holdings with another McCullough Robertson Brisbane lawyer, Peter Stewart.
The Korean steel-maker POSCO was formerly partners with Cockatoo Coal, which sold out of the controversial mining venture, known as Hume Coal in May last year.
The syndicate assumed the exploratory rights from Angelo Coal (Sutton Forrest) Pty Ltd, which had held the mostly dormant lease since 1985.
The coal exploration lease, allowing it to carry out exploration and possibly install a mine heads on properties, runs from the village of Exeter through Sutton Forest to the Belanglo State Forest.
The mining syndicate hit the headlines in 2011 when they emerged as the $8 million buyer of a 425 hectare beef cattle farm, Wongonbra, virtually on the doorstep of actor <a href="/expert-insights/investing/nicole-kidman-now-has-cockatoo-coal-as-her-near-neighbours-after-mining-giant-pays-record-price-for-sutton-forest">Nicole Kidman and singer Keith Urban’s peaceful Sutton Forest retreat, Bunya Hill</a>.
POSCO have supported more than 40 local charities and sporting clubs over the past three years to seek support among local landowners who have been been mostly hostile to their exploration attempts.
After almost 100 years of ownership by the Cowley family, Mereworth was bought by the pioneering tea-merchant family in 1963, nine years after the death at Carthona, Darling Point of Philip Howard Bushell - whose estate was valued for probate at £666,695 - and four years after the death of his widow, Myrtle, who left an estate of £2,558,921.
A vintage tea mixer (photographed above) was among the items sold at its recent Lawsons contents' sale. The antique sale buyers at Mereworth were greeted by greyhounds statues on stands at the front door. Out went the ornate chandeliers, clocks, tapestries and antique rugs, bronzes and garden architecture, important 19th century French Boulle furniture, early portraits dating to the 17th century, antique prints and maps, and French inspired outdoor furniture.  
Mereworth's occupancy dates back to John Atkinson's 1820 settlement. His brother, James, owned the trophy home, Oldbury at Sutton Forest.
The nine-bedroom 1964 sandstone house was designed by architect John Amory, with a French provincial feel.
Its formal lounge room comes with a baronial fireplace and raked ceilings.
Shuttered windows and french doors frame the views of the mature garden, once described by Elwyn Swane as one of the finest by landscaper Paul Sorenson.
The property, with two creeks, 12 dams and seven bores, suits grazing cattle, sheep and horses.
It was described as the best property listing since Reg and Joy Grundy paid $15 million for Comfort Hill, the 200-hectare Sutton Forest property from adman-turned-farmer Michael Ball and his wife, Daria, in 2007.
In late 2011 the secretive tactics by the POSCO Korean coal mining enterprise shocked Michael Ball, when he sold another Southern Highlands property to who he thought was an agricultural company.
Michael Ball found out the farm sold to shelf company Aurelius Rural Pty Ltd, which actually wanted to establish itself on the beef cattle farm for mining purposes. Wongonbra was marketed by estate agents as arguably the best available large rural landholding in the Southern Highlands.
"Well, clearly it's deceitful because they pretended all the way through the negotiations that they were solely interested in farming – cattle farming," Ball said after its sale.
In late 2011, Quentin Dempster on the ABC 7.30 Report noted the secretive practice had made the small community “more determined than ever to stop mining”.
The highlands coal sits underneath a water aquifer.
"No one has a clue of the geology of aquifers,” Ball, in 2011, told The Australian.
“Once fractured, there's no possibility for them to be fixed. You can't mine without fracturing the aquifer."
Peter Martin, the convener of the Southern Highland Coal Action Group, has previously suggested governments were allowing miners to come into some of the best parts of Australia and “ruin them".
The known purchases of the five properties total more than $35 million.
The Southern Highlands has always been closely associated with the English landscape. It was Governor Lachlan Macquarie who noted in 1820 that the district was particularly beautiful and rich, "resembling a fine extensive pleasure ground in England".

Elsewhere POSCO is in the Roy Hill joint venture between Gina Rinehart's Hancock Prospecting and Japanese company Marubeni and Taiwan's China Steel Corporation.
They are also partners with Glencore Xstrata and Marubeni in the Ravensworth underground mine in the Hunter Valley which is in the process of being mothballed.

Coal mining company seemingly snares historic Mereworth, Berrima farm

It was 1992 when the computer executive Graham Pickles and wife Katrina purchased Sir Peter Finley's Lindfield wonderful late 1920s house.
It was bought for $1.31 million having been secured by after another long-term owner, Sir Peter in 1959 for £14,250. There is no current price guide from mcconnell bourn.

Of course the length of time home owners held on to their properties plays a major role in the windfall gains.
"Of those homes sold throughout the December 2013 quarter, those held for a short period of time have been much more susceptible to loss," CoreLogic RP Data has previously stated in Sydney, homes re-sold between one and three years after their initial purchase had the highest proportion of loss.
On the other hand, the vast majority (95.1%) of re-sales taking place after 15 years of their initial purchase more than doubled their original purchase price.
The average length of ownership for residential properties is continuing to increase indicating that home owners are moving less frequently.
An important figure to be aware of is the average length of property ownership, or the ‘hold period’ of a property. The typical hold period provides one of the best indicators about the likelihood as to whether a property will be brought to the market in the near future. CoreloGic RP Data measures the average hold period by looking at sales over the past year and determining the length of time each of those properties had been owned (ie the most recent contract date minus the previous purchase date).

Across the combined capital cities, the average hold period for houses was recorded at 10.1 years at the end of 2013 and for units it was 8.4 years. In regional markets, the average hold period was slightly shorter for houses at 9.5 years and slightly longer for units at 8.6 years. The first chart highlights what has been a consistent increase in the average hold period since about 2004/05. The rise coincides with the national surge in home values from 2001 to 2004 and the subsequent fall in sales volumes thereafter.

Across the individual capital city housing markets you can see that the average hold period has trended higher across each market over the past decade. The data also shows that houses in particular tend to be held for much longer in Sydney and Melbourne than they do elsewhere.
At the end of 2013, Melbourne had the longest average hold period for houses and units recorded at 11.4 years and 9.4 years respectively. Sydney houses had the second longest average hold period at 11.0 years whilst for units Hobart units were second longest on average at 8.5 years. Each capital city has recorded an increase in the average hold period for houses and units over the past year.

Mediterranean-inspired Lindfield home listed after 22 years

Barrister and former Liberal politician Maurice Neil QC and his lawyer wife Natasha Goulden have listed their Spanish mission-style Double Bay residence, the Taj. 
The heritage listed property, built in 1934 by poulterer Albert Glazebrook, has $7 million plus hopes.
It last traded in 2003 for $4 million from the art dealer Marlene Antico.
Its subsequent renovation won the Woollahra Council Conservation Award in 2006. It comes with rare Max Le Verrier light fittings.

Crossman had paid $1,705,000 in 1997. 
Neil, born in Manchester, England, was elected to the House of Representatives  in the December 1975 as the Liberal member for St George, narrowly defeating Labor's Bill Morrison by 56 votes.
In the 1977 federal election he withstood a challenge from the previous member for Grayndler, Tony Whitlam, to retain St George.
Neil was defeated by Morrison in the 1980 election.

The Taj, Double Bay listed with $7 million plus hopes

The former Wallabies coach Ewen McKenzie and his wife, Sally McKenzie, sold their Coogee penthouse last weekend for about $2.3 million.
The four bedroom, three bathroom apartment had been bought off the plan in 2010 for $2,825,000. Settlement after construction of the two level apartment came in early 2012.
It failed to sell at auction in October last year, languishing unsold for the past year.
Its recent price guidance had been $2.6 million plus.
The <a href="https://www.domain.com.au/property/for-sale/apartment-unit-flat/nsw/coogee/?adid=2011492931&amp;sp=2">Coogee Bay Road</a> apartment has 385-square-metre space in a block of eight, which technically sits in Randwick, but is marketed as Coogee.

Former Wallabies coach Ewen McKenzie couldn't overcome 2010 surge price in Coogee resale

Chinese millionaire Qiu Yafu, the Forbes Rich Lister who headed the Cubbie Station cotton acquisition, has bought the swimming pool lot of his Sydney waterfront property, known as the Bang &amp; Olufsen house.
He bought the house <a href="/expert-insights/investing/cubbie-stations-chinese-millionaire-qiu-yafu-secures-point-pipers-bang-olufsen-house-as-victoria-nabs-the-first-significant-investor-visa-from-china">for $33.5 million in July last year</a>.
The recent 270 square metre swimming pool and lawn lot offering cost $2.86 million, after the conversion from leasehold to freehold by the Roads &amp; Maritime Services (RMS), who previously held title. The boat shed remains on a recently negotiated 20-year RMS lease, according to documents obtained by Property Observer.
Qiu Yafu - who Property Observer gathers is known by the name Jerry - is the chairman of global textiles group Shandong Ruyi.
<a href="https://www.forbes.com/lists/2007/74/biz_07china_Qiu-Yafu_XQNJ" target="_blank">He ranked 356</a> on the Forbes 400 Richest Chinese in 2007, but with no mentions subsequent.
Qiu Yafu is an engineer from Shandong and a senior Communist Party member. He is a self-made man who first joined the textile company when it was previously a government managed woollen mill at the age of 17. He rose through the ranks to the head of the company at 39. He was a deputy of Tenth National People's Congress which held plenary sessions between 2003 and 2007.
He reportedly bought the Point Piper house on 1,358 square metres after spotting it during an Australia Day cruise with friends. The house got is nickname in similar circumstances. Singer Elton John nicknamed the house the Bang and Olufsen house due to its distinctive tinted glass stereo speaker design, spotting it while sailing Sydney Harbour.
Yafu headed the syndicate that purchased the 93,000 hectare Queensland Cubbie Station cotton property for $232 million in 2012. There was a subsequent purchase, a cotton ginnery in South Queensland.
Yafu was recently slotted to speak at the 89th Textile Institute World Conference in early November in Wuhan, China given his experience.
Earlier this month the Wall Street Journal reported the major textile production company backed out of a deal for control of a Pakistani company after banks in the Chinese company’s home balked at lending the $62 million needed to complete the acquisition.
<a href="https://online.wsj.com/articles/china-textile-maker-cancels-pakistan-acquisition-deal-as-local-banks-wont-lend-1415192513" target="_blank">As stress is mounting in China’s banking system</a>, Masood Textile Mills Ltd.’s chief executive officer, Shahid Nazir, said Ruyi pulled out of the deal to buy 52% of his company, noting Shandong companies "were feeling the squeeze” as credit from China’s state-owned banking system was no longer readily available.
Ruyi is based in Jining, a coal town of 1.8 million people that sits by the Grand Canal, a waterway built more than a millennium ago to ship grain north to Beijing. The company started life as a collective, a type of state firm, but over time it took on new investors. It is now dominated by its chairman, Qiu Yafu, and his family, according to a person familiar with the Masood deal.
According to people familiar with the deal, Ruyi had received approval to invest in Masood from all the necessary Chinese regulators, well in advance of the deal falling apart.
In January, Ruyi signed the agreement to invest in Masood, which produces polo shirts and underwear and lists J.C. Penney, Adidas and Tommy Hilfiger among its customers, in the presence of Pakistan Prime Minister Nawaz Sharif.
Yafu's Point Piper abode, which has been refurbished since its purchase from Channel 7 executive Bruce McWilliam, is registered in the name of his accountant, Christopher Walker.

The RMS leasehold conversion is being offered to Sydney Harbour foreshore leaseholders on Point Piper.
Maritime administers more than 2,000 wetland leases covering foreshore structures in Sydney Harbour, Botany Bay, Newcastle Harbour and Port Kembla Harbour. Sydney Harbour includes North Harbour, Middle Harbour, Parramatta River, Lane Cove River and Duck River. This body of wetland covers approximately 317 kilometres of harbour foreshore with an area of 5,255 hectares. Leases cover structures ranging from private recreational facilities such as jetties and pontoons, to community facilities such as boat ramps and wharves, through to commercial and industrial business activities.
The website suggests RMS offers its lessees the options of 20-year unregistered or registered leases and three-year unregistered leases.
A 20-year unregistered lease does not require a plan of subdivision.
When a plan of subdivision is required the lessee must engage a registered surveyor to prepare a plan for lodgement with the Land and Property Management Authority which defines the site and is suitable for the issue of a new certificate of title in RMS’s name.
Deposited plan preparation, lodgement and registration requirements are outlined in RMS’s “Practice Statement for the Preparation of Subdivision Plans for Long-term Leases” available at RMS’s internet site. 
If a lessee does not wish to enter a 20-year lease, RMS offers a three-year lease which does not require registration or subdivision. Generally a lessee may convert from a three-year lease to a 20-year lease at a later time if they choose. 
Providing lease conditions are met, RMS normally issues new leases rather than holding over existing ones. Subject to a deed of assignment being entered into by the existing lessee prior to completion of the sale of the adjoining freehold property, leases are normally transferable upon the sale.

Chinese millionaire pays Maritime Services $2.86 million for Bang & Olufsen, Point Piper harbour pool

The former High Court judge Michael Kirby and his partner Johan van Vloten have sold their Rose Bay, Sydney harbourfront home.
Selling within two weeks of its marketing campaign, it fetched more than its recent $10 million guide and Property Observer presumably gleans slightly closer to the initial expectations when listed in 2011 with overly ambitious hopes of $12 million.
It sold through Wayne Yates, of Laing + Simmons Double Bay.
Kirby bought the property on Dumaresq Road for $190,000 in 1976.
The modernist classic home, which has no heritage order, was designed in 1949 by the late architect Neville Gruzman for his aunt Mollie Lapin. He designed the Lapin House before he graduated.
Kirby and van Vloten have indicated they plan to downsize closer to the city.

Michael Kirby's Rose Bay Gruzman-designed modernist classic fetches $10 million plus

The effervescent Sydney property developer Ian Hayson died suddenly at the age of 69 last Monday of a heart attack.
He leaves an impressive property lineage back to the 1960s.
In the early 1970s, he and his father, Tom undertook Australia's first highrise serviced apartment complex, the 33-storey Golden Gate development on Queensland's Gold Coast, far exceeding the then highest 12 storeys.
Again with his father, Tom, he was responsible for developing the $2 billion Harbourside Shopping Centre at Darling Habour, which was opened by Queen Elizabeth in 1988 having cost $110 million to build on what was then no man's land, old wool stores bought from John Elliott's Elders IXL, saving Pyrmont Bridge along the way.
Title Tattle recalls first coming across Ian Hayson in late 1986 wearing his 'Good On Ya Darling' Harbour tee-shirt with pride - worn as a reaction to the then prevailing carping towards the pioneering project.
There was later the $300 million Skygarden retail and office project on the Pitt Street Mall that topped off the late 1980s heyday.
The father and son team even sought out international prospects via Merlin International Properties Ltd, listed on the London Stock Exchange. Brighton Pier's restoration was one on the agenda though the early <a href="https://www.piers.org.uk/pierpages/NPSbrightonwest" target="_blank">1990s recession stopped that initiative</a>.
In the end Ian Hayson had returned to where he started - buying up buildings to strata them into apartments or retail space. 
Hayson, who like his father changed his surname from Jacobs, began his career as a door-to-door salesman then onto marketing strata conversion apartments from the late 1960s.
The office was at 523 Military Road, Mosman, but his erudite property speculative reputation grew especially around Sydney's lower north shore and Kings Cross.
The family quickly became the biggest developer of existing real estate renovating 2,000 plus apartments annually. Father Ross Jones told the funeral gathering that Ian had been responsible for some 16,000 abodes over the years.
At the Top of the Town, Darlinghurst, around 2000 he was in the syndicate that converted the former landmark 101-room hotel with developers Allen Linz and Robert Whyte. He sold off the apartments through Cramer agent Erle Cramer, with whom he stayed in near-daily contact over the next decade and more. 
More recently Ian Hayson undertook The Crescent in Kings Cross and ERA in Potts Point. 
Title Tattle last spotted him lunching with Robert Whyte in Potts Point only last month, <a href="https://haysongroup.com.au/default.aspx" target="_blank">not far from his headquarters</a>, where perhaps they were discussing their most recent Chatswood venture. 
In the very early 1980s, there was even the opportunity to step up buying the historic mansion Boomerang in Elizabeth Bay, together with a adjacent hectare of waterfront land, including Berthong and three blocks of flats, which he subdivided and then onsold the house for a then-record $1.05 million.

Then said  to be worth $80 million, according to Business Review Weekly, he caused a stir in 1984 by marrying the so-called red bikini girl, Russian defector Lilliana Gasinskaya, who splashed into Sydney Harbour from a porthole of a Soviet liner in 1979 during the Cold War and went on to star in Penthouse magazine. Family and friends were invited to attend Ian's funeral service, Tuesday 25 November 2014 in the Dalton Memorial Chapel of St Ignatius College Riverview, Tambourine Bay Road Lane Cove.
He will be remembered always beaming, his welcoming smile creasing that well-worn, well known visage.
