Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

The project, launched recently by <a href="https://www.apartments.com.au/developers/central-equity">Central Equity</a>, one of Victoria’s largest private residential developers, comes at a time when construction funding for large residential developments has become increasingly competitive as lenders tighten exposure to the sector.

Since its first project, Central Equity has delivered more than 85 residential developments with a combined end value exceeding $8 billion.

NAB funds $1 billion Surfers Paradise apartment development, Palmera

Two years after completing one of the newest developments in North Sydney, developer <a href="https://www.apartments.com.au/developers/aqualand-australia">Aqualand</a> is turning its attention to the rapidly evolving St Leonards apartment market.

The developer, which completed AURA by Aqualand on North Sydney's Walker Street, has lodged plans for a 5,918 sqm site at <a href="https://www.apartments.com.au/new-apartments/33-37-herbert-street-st-leonards-nsw-2065">33-37 Herbert Street, St Leonards,</a> seeking approval for a pair of residential towers rising above a shared podium opposite Royal North Shore Hospital.

The proposal forms part of the broader transformation underway across the St Leonards-Crows Nest precinct, where former industrial and commercial sites are increasingly being redeveloped into high-density mixed-use projects tied to major transport infrastructure.

According to the planning documents, the site sits “within the St Leonards–Crows Nest Strategic Centre, identified by the NSW Government as a key area for accommodating future jobs and housing across Sydney.”

The proposal has been designed by fjcstudio, formerly FJMT Studio, and is being progressed through the State Significant Development pathway due to its scale and affordable housing provision.

The scheme would comprise 413 apartments, including 46 affordable housing units, alongside retail and commercial uses fronting Herbert Street. The project would also include communal open space, landscaping, a swimming pool, gymnasium, children’s play areas and podium-level resident amenities.

Planning documents show the development would consist of a part-13, part-39 storey tower form positioned above a four-storey podium.

“The development comprises a unified podium that activates the street interface, and two setback towers to accommodate new housing supply while maintaining an appropriate human scale at ground level,” fjcstudio noted in its Design Report.

The northern and southern towers have been shaped to respond to the surrounding skyline while also limiting overshadowing impacts to nearby public open space, particularly Talus Reserve.

The design report said the differing tower heights were intended to “contribute to a varied skyline while responding to the surrounding built form context and solar access considerations.”

The site sits directly opposite Royal North Shore Hospital and within walking distance of both St Leonards Station and the new Crows Nest Metro station.

While the site itself sits just outside the formal Crows Nest Transport Oriented Development boundary, the planning documents repeatedly reference its alignment with the broader TOD objectives reshaping the Lower North Shore.

“The site is located adjacent to St Leonards Station and in close proximity to Crows Nest Metro which is within the Crows Nest Transit Orientated Development Accelerated Precinct which has been identified by the NSW Government to support housing delivery,” the Design Verification Statement noted.

According to fjcstudio, the project has been designed to respond to the broader transition occurring across St Leonards, where increasing residential density is being concentrated around transport infrastructure and employment hubs.

“The broader precinct is undergoing significant change, with a mix of existing mid-rise buildings and newer high-density developments,” the report stated.

“Recent and approved projects indicate a consistent shift toward taller built form, typically organised as tower-and-podium typologies with more active ground levels.”

The proposal includes close to 6,000 sqm of retail and commercial space across the ground floor and podium levels, designed to create a more activated street edge along Herbert Street.

Aqualand’s plans would also introduce a landscaped podium shared between the two towers, with communal open space in the form of a podium rooftop designed to support resident interaction and improve urban greening outcomes. The scheme would also introduce pocket parks at the northern and southern ends of the site, including a landscaped area at the corner of Herbert and Ella streets designed to improve pedestrian amenity and soften the streetscape.

The proposal is being progressed through the NSW Government’s Housing Delivery Authority pathway, which was introduced to accelerate housing supply across the state. The application was declared State Significant Development in April 2025 following an expression of interest process.

St Leonards has been particularly active with new developments in recent weeks. Developer SP Setia’s <a href="https://www.apartments.com.au/news/nsw/first-look-sp-setia-targets-st-leonards-skyline-with-40-storey-tod-tower">plans for a new 42-storey tower</a> recently went on exhibition through the same pathway, while <a href="https://www.apartments.com.au/news/nsw/first-look-stockland-plans-52-storey-538-apartment-st-leonards-tower">Stockland’s 52-storey tower proposal</a> was also recently unveiled.

Aside from the St Leonards project, which is expected to take around nine months to move through the approvals process ahead of a potential 2027 launch, Aqualand is also preparing to launch Boronia, a new apartment project in Roseville comprising around 111 apartments on Larkin Street.

The developer also has approvals in place for the next stage of the Barangaroo precinct, which will feature new residential, retail, hospitality and community uses, alongside a new metro entry across the five-hectare site.

More than 50 new retail destinations are planned for Central Barangaroo, alongside a 270-metre-long boulevard connecting Hickson Park to Nawi Cove. Together with Harbour Park, more than 50 per cent of the precinct will comprise public open space and parkland.

Damien Cooley set to auction Shay and Dean's Blocktagon, South Yarra apartment

A Vaucluse apartment sold in The Block, the Channel Nine reality television series in 2010, sold again last week.
Five years ago it fetched $970,000 after Cheryl and Brenton's renovation.
This week the 100 sqm apartment sold ahead of its scheduled auction at $1.42 million through Mark Meyer at LJ Levi, with its price reflecting a very healthy 8.25 annual growth.
Recent research suggests these Vaucluse vendors have done better than many other buyers of properties from The Block offerings over the past 12 years.
PRD Nationwide research manager Diaswati Mardiasmo looked at 10 resales since the initial series of The Block aired in 2003.
Dr Mardiasmo noted these properties were bought at auction for an average $57,750 or 7% per more than the median price in their suburbs.
But their resale only averaged $26,500 more than the median price.
Dr Mardiasmo said the rate of growth of The Block properties had failed to live up to initial promise.
“They made dollar value money because the price did go up - but in terms of the implicit value, they lost,” she said.
Dr Mardiasmo said her ­research indicated The Block was a “losing proposition” for buyers despite the properties being in premium suburbs, like Bondi Beach and Manly.
“For a show that has quite a following, it is quite surprising to see that a property once sold at The Block hasn’t either matched or even gained more value than the suburb median price growth,” she said.
“It seems once the media hype wore off, buyers became more cautious.”
Infact such has been the silly exuberance on display at most of the Block auctions, that some investors have sold at serious losses. 
The first loss was in 2005 with the resale of a two-bedroom Roscoe Street, Bondi Beach unit, decorated by Amity Dry and Phil Rankine, that had sold at $655,000 in the first 2003 series.
It fetched $550,000, yes a loss of $100,000 within two years.
Then another Bondi apartment resold with a small gain, initially under the gaze of the television cameras in 2003 at $747,000, then quietly offloaded at $765,000 in 2009.
Back in 2010 the rollercoaster nature of Sydney’s property market was evident when one of the Vaucluse four units failed to sell under the auction hammer.
It was Brenton and Chez's <a href="https://www.realestate.com.au/property-apartment-nsw-vaucluse-120531045" target="_blank">4/107 New South Head Road</a> property that failed to meet its $880,000 reserve, passed in at $865,000. 
Those potential 2010 buyers were initially advised the apartment would fetch more than $900,000. But the estimate was adjusted down to about $900,000 when the 2010 spring property market conditions tightened and auction clearance rates fell.
Something like the current 2015 spring conditions.
Ofcourse Channel 9 never intended The Block to be a program focusing on the state of real estate market. 
Indeed Channel 9's auction selling price is not really a major priority.
They are about providing entertainment and drama - and securing their huge advertising revenue.
This is not to say over the years The Block hasn't served to highlight it’s not that easy to get rich quick from renovation and flipping.
Soon whole floor apartments in their latest series, in the South Yarra Blocktagonal complex, will be auctioned off.
These auction listings will attract thousands to the open for inspections. And possibly bidding silliness.
There is drama at every auction, every Saturday.
Don’t distress if you miss out this weekend because someone paid more. They might have to live with the consequences.
But use the knowledge gathered to help assess other property on the market, and feel assured you’ll be better prepared next time.
Remember building wealth from property only safely works when incorporated into a long-term plan.

Suzi Taylor, who gives her occupation as LJ Hooker estate agent, will be one of the competitors on the season of The Block set to air this weekend on Channel 9.
She's there along with other contestants including an electrician and an interior designer, on the 11th season of the Nine Network series.
This series's apartment block is octagonal with each level transformed into a 225-square metre apartment with 360-degree views.
Each South Yarra apartment will contain three-bedrooms, four-bathrooms and an expansive outdoor terrace close to busy Punt Road where eventual widening fears loomed large this month.

Suellen Taylor, known as Suzi on the show, has her LinkedIn profile showing she's been at LJ Hooker Main Beach, a residential sales executive since joining in December last year. 
Though with time out for the shooting of the show earlier this year, her website listings on the Gold Coast property market have been sparse.
Before entering the real estate game, she was involved in the entertainment industry as a musician and professional actor. She was the 1991 Penthouse Pet of the Year.

Suzi confirmed to Property Observer that she has taken a hiatus from real estate, given her 90 day stint on The Block.

Former contestants of The Block, Dan “The Foreboy”, Dani Wales and Chantelle Ford, winner of Fans Vs Faves, will be offering their apartment design and styling tips at Wantirna South's property development Knoxia this Saturday.
Yuka Chen, general manager of Centric Capital Group said the event will cover latest design trends by some of Australia’s biggest renovation reality stars.

Styling tips from The Block All Stars set for Knoxia

The new season of The Block debuts on Channel 9 in a likely late August launch.

Block co-creator and Executive Producer, Julian Cress, said the new challenge should be called “The Block Sky Higher”, turning Melbourne’s ugly duckling (the octagonal shaped Hotel Saville) into a high-end apartment complex.
“More architecturally challenging than anything we have ever attempted, this Block is taking renovating to a whole new level,”  Cress said.
Built as a giant octagon in the mid-1960s, the former Hotel Saville in South Yarra is all edges and angles, with not a square room in sight.
It’s a challenge to give the most qualified builders and interior designers sleepless nights.
These are the new contestants.
Kingi and Caroline (31)
Kingi, a renderer, and Caroline, a cheerleading life motivator, are married with a 3 year old.
Hailing from Townsville, the couple says they are determined to make their mark on The Block this year.
“We’re quick learners. If we don’t know how to do something, we’re both very good at researching it and figuring out how to do things,” Caro said.
“We both don’t like being only OK or average at things. You’ve got to do your homework to be good at something.”
While not new to the renovation game, The Block is still a large step up from renovating their three-bedroom home.

Beauty therapist Whitney and partner Andrew, a formworker met as most modern-day lovers do, on Tinder.
“What initially attracted me to Whitney was her big heart. The best thing about our relationship is that we just love to laugh,” Andrew said.
The pair liken themselves to Block favourites Bec and George, or Gav and Waz, because “we like to have a laugh”.
“There might be tears and a few hard moments, but all we need to do is look at each other and laugh.”
Whitney’s always ready for a laugh, but the Foreman Keith might need to keep a box of tissues on hand for Whitney as she can be prone to waterworks.
“I cry when someone upsets me or hurts my feelings, but if someone was to upset Andrew I’d get really angry,” she said.
Though wildly under-experienced in renovating – the most they’ve done is prettying up two beauty salons on a limited budget – they say being Melburnians at least gives them some kind of  advantage.

With Suzi the Real Estate agent and Personal Trainer Voni, it’s going to be hard for the Blockheads to keep up with these gung-ho single mums form the Gold Coast.
Best friends for 16 years, these assertive, strong, yet glamorous women are unlike any contestants before them.
“Suzi and I make light of most scenarios and laugh off most things. I think that’s a good way to look at life.
“If you get too serious, how boring, and no one wants to spend time around someone like that,” Voni said.
Controversially, they plan on committing a Block cardinal sin: both going shopping at the same time, leaving no one on-site to oversee the build.
They say it’ll be faster than sending photos to each other back at the Octagon, and the constant phone calls.
While they have little renovation experience (“I’ve probably changed a few light bulbs and put some handles on doors,” Suzi giggles, (and Voni has painted the odd feature wall) these dynamos should never be pigeonholed.

The Busselton brother and sister from Triple Threat are back to have another crack.
Carpenter Luke and Interior Designer Ebony had fans shattered when the siblings were eliminated from the teams trying out for last season.
The loveable westerners won many fans with their good humour and relaxed nature.
“I never got any of that resentment or jealousy from not getting on the show,” Luke said, with Ebony adding, “It was great to cheer on the guys and see how they went.”
They say their design style is perhaps most in line with Michael and Carlene’s from The Block Glasshouse.
“I loved a lot of their glam approach to The Block. It was really different and not the standard industrial style you see all the time,” Ebony notes.
Will these second-chance siblings have it this next time around?

Shay (29) and Dean (30)
Newcastle locals Shay, a high-school teacher, and Dean, an electrician, met in high school and are still crazy about each other.
A Year 9-12 English and drama teacher, Shay wears her heart on her sleeve, is passionate and outspoken, but is fundamentally a dreamer.
Dean is more likely to sit back, survey a situation and come up with a plan that works.
But it’s this difference in their personalities that makes them work so well as a team.
The duo are long-time Block fans and can’t quite believe they are finally getting their shot at the reality dream.
“We watched the show from the first season in Bondi and always thought this is something we wanted to do. It’s incredible to finally get a chance,” Shay said.
They are putting themselves through The Block wringer for their two year old daughter Everly.
The pair want to make a “tree change” and buy some land near Newcastle where they can grow their own food as well as a family.
Given their wish to be surrounded by trees, it’s not surprising that their style is heavily influenced by Scandinavian designs.
“We want a space to be comfortable and warm, but also look good,” Shay said.
Will the Newie newbies be the next wipe-outs or winners?

Meet The Block Octagonal contestants

Jess and Ayden from The Block will be giving their tips and tricks on building and designing a dream home at the South Ripley Providence HomeExpo Festival later on this month.
The Ipswich Valley home expo, to be held in South East Queensland on the weekend of August 22-23, is complete with 24 homes on display.
Metricon, Plantation Homes, Stylemaster, Ausbuild, Bold Properties, Burbank, Simonds, Hotondo Homes and Planbuild Homes will be featured.
Providence project director, Michael Khan said the Providence Home Expo will consist of 24 of the latest home designs by the leading builders and people will be able to walk through these homes and visualise their new lives in Ripley Valley.
Providence is being developed across 670 hectares, roughly three times the size of Brisbane’s CBD land mass.

One of the Block Prahran Glasshouse apartments from last year’s season of The Block renovation series has been snappily resold.
It fetched $2.01 million, making a quick $285,000 gain in just eight months for investor Tina Brandi.
The three-bedroom apartment at 5/125 High Street was the one renovated in the group challenge where all five teams collaborated during the final Glasshouse episodes last October.
The apartment sold to a local businessman for $2.01 million through Biggin &amp; Scott Richmond agents Russell Cambridge and Allan Cove.

The Block television personality Shelley Craft and her estate agent husband, Christian Sergiacomi, have sold their Byron Bay hinterland home, The Rise at a loss.
<a href="https://www.byronbaypropertysales.com.au/listing-71213-The-Rise" target="_blank">The tropical five bedroom, three bathroom hideaway </a>on 6,100 square metres at Ewingsdale in the hinterland fetched $1.5 million when settlement details emerged earlier this year.
It has been home to The Block co-presenter and husband, known as Serge, who has been a cameraman on The Block, since they bought it in 2010 for $1.61 million.
The five-bedroon Ewingsdale offering has around 290 square metres floor space.
Jeremy Bennett, of Byron Bay Property Sales has it listed at $1.5 million plus.
The upgrading couple spent $2.05 million on an 8,050 square metre property at neighbouring McLeods Shoot, a substantial discount as it had been initially listed for sale at $3.5 million-plus in 2010.
The couple built on the property which was long owned by the McGettigan pioneering family who who first settled in Byron Bay in 1882.
