Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

The weekend sale of a former The Block project offering at a loss highlighted the risk of buying under the gaze of the television bright lights.
The <a href="https://www.propertyobserver.com.au/https://www.jelliscraig.com.au/property-details-2-1a-Affleck-Street-South-Yarra/383097" target="_blank">2/1a Affleck St, South Yarra</a> apartment was among 626 homes put to weekend auction in Melbourne, now the adopted home of the soon to return Channel 9 renovation stress series that began in Sydney in 2003.
The whole floor former Hotel Saville apartment — transformed on the Blocktagon last year by Caro and Kingi - sold to owner-occupiers for $1.722 million.
Despite three bidders, the sale price through the Jellis Craig agency was $13,000 less than its $1.735 million price as last November’s televised auction.
Selling agent Nathan Waterson noted it was was sold without its furniture, which he estimated to be worth $150,000.
The vendors had won the apartment in a $2 ticket purchase in the Mater Prize Home lottery.

The fraud case against a former South Australian young BRW rich-lister, Cathy Jayne Pearce, has been thrown out by a Queensland Magistrate Court judge because prosecutors weren't ready to start her trial.
Cathy Pearce was there for what was expected to be a three-day trial over an alleged car insurance fraud.
The charge against the 43-year-old, valued at $30,000 or more, dated to 2008.
Judge Julie Ryrie refused a request by the prosecution to adjourn the case because it did not have all of the information required to proceed.
"There is an obligation upon the Crown to prosecute in a timely way," she said.
The former Adelaide real estate identity mentions on her LinkedIn page that she was "considered as the South Australian property princess during the 1990s.
She hit headlines when she was a buyer at The Block series in Manly.

 Cathy Pearce fraud case thrown out by Queensland judge

Sunnybrae, one of the cottages from The Block All Stars television series, is back up for sale in Bondi with $2.2 million expectations.
It was the 2013 reno undertaken by "the two fat tradies," Mark Bowyer and Duncan Miller.
Listed through Alexander Phillips of Phillips Pantzer Donnelley,<a href="https://www.ppdre.com.au/1P1812" target="_blank"> the 10 Tasman Street semi</a> fetched $1.375 million in the show's auction finale when sold to the Hatton family.
It was the cheapest of the four 275 sqm semi's as the home sale bagged the contestant duo just $25,000 profit, nearly $200,000 behind third placed contestants, Dan Reilly and Dani Wales.
The Adelaide couple Phil Rankine and Amity Dry won the series with their semi, Kildrummie selling through 1st City Real Estate with auctioneer Damien Cooley securing $1.67 million, some $295,000 over reserve. 
Some things have changed at Sunnybrae since then as a garden pool has been added off its open plan kitchen and vergola shaded entertaining terrace.
Set on 275 sqm, the circa 1910 family home has three bedrooms, but just the one bathroom.
After the producers spent around $5.2 million on the initial four side by side acquistions there was the costly rebuild renovation which came with a Waverley Council approved $800,000 development application, and then the contestant couples expenditure on their renovations and styling.
Mark and Duncan's was the most eclectic house. Remember the rhino heads in the bathroom? They are still there as wall features.
Even the cowprint splashback in the kitchen is still insitu.
"The custom-appointed home's alluring interiors and eco-friendly design combine to deliver a wonderful environment for family living and entertaining," listing agent Alexander Phillips said.

Sydneysiders Mark and Duncan met by chance in a timber yard more than 20 years ago and have been close friends ever since. They first appeared on the series in the 2010 Vaucluse renovation where their $47,000 winnings was the smallest of the contestant take home prizes.
Channel 9's The Block has become exclusively Melbourne based since the Bondi series because the producers complained Sydney local councils were less accommodating and prices were dearer here too.

The two time Block renovation contestants, Dea and Darren Jolly have been working for their first big commercial project away from the show.
"Renovating our first house, and then competing in two back-to-back series of the television renovating competition The Block, my husband, Darren, and I experienced a fast and intense initiation into the world of building and renovating," she told Fairfax Media.
She said their learning curve was very steep.
"Building, renovating and real estate are our passions.
"By the end of the second series and Darren’s subsequent registration as a builder, we felt well prepared to tackle our own projects with our design-andconstruct business, D+D Home."

She has compiled a checklist of points crucial in the success of our projects that complement the usual checklists available
1. Create a decorating file.
Having a clear picture of what you want to achieve with a file for every room will not only help you to stay focused while making so many decisions, but will also give you something to refer to when describing your style to tradesmen and suppliers.
2. Get at least three quotes for every element of the build.  
3. Be realistic about renovation costs. Factor in that everything will cost about 30 per cent more and take 25 percent longer than expected.  
4. Keep receipts. Be vigilant about keeping every receipt for any future returns, warranty claims and tax purposes.
5. Be nice to everyone. Treating your tradies with respect will help you to achieve a better result.
6. Trust your instinct. It’s your home – do what you love. 
7. Map it out. Get your tape measure and a can of spray paint out and measure and mark out everything on the floor. 
8. Be on site as much as possible. 
9. Accept that it will be stressful. 
10. Take pictures. 
11. Pick a friend and a source of inspiration to refer back to.

Energy Watch boss Daniel Wallis has listed his South Melbourne terrace which was bought in the fifth series of The Block.
The entrepreneur made headlines at the 2012 auction paying $1,400,001.01 to secure <a href="https://www.realestate.com.au/property-house-vic-south+melbourne-122178618" target="_blank">403 Dorcas Street</a>.
The renovators were New South Wales brothers Andrew and Mike Jones, who had a reserve of $966,000.
At the time of sale, Wallis planned to provide the house to parents of sick children staying at the Royal Children’s Hospital.
Hocking Stuart’s David Wood has listed the home with price expectations of more than $1.6 million at its April 9 auction.
