Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Nova Rêve arrives as Reve Group bets on Castle Hill's next growth phase

A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Located at 27 Dixon Street, Maréa comprises three and four-bedroom residences alongside a limited number of dual-level penthouses, with the project positioned between Goodwin Park and <a href="https://www.apartments.com.au/developments/coolangatta-qld-4225">Coolangatta</a>’s coastal precinct.

Construction has commenced, with completion currently estimated for late 2027. Three-bedroom residences are priced from $1.8 million.

The project has been designed around its northern outlook across the park, with the building’s architecture, landscaping and material palette intended to establish a connection with the neighbouring green space. Inside, the material palette incorporates timber, stone and brushed brass, complemented by curved detailing and ambient lighting. Kitchens and bathrooms carry the same natural material approach, while residences also include basement parking, storage and lift access.

Maréa’s penthouses are arranged over two levels and include private pools, adding another layer to the project’s focus on larger-format apartment living. Across the development, residences are configured with three or four bedrooms rather than the broader mix of smaller apartment types commonly found in larger projects.

The project has so far been particularly well received by local owner-occupiers and downsizers, according to Urban Activation Property Sales and Marketing Director Matt George, with the residential-only format, construction quality and northern park outlook among the features resonating with purchasers.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. They have just launched <a href="https://www.apartments.com.au/new-apartments/the-stanley-residences-woolloongabba-8-trafalgar-street-woolloongabba-qld-4102">The Stanley Residences</a>, in Woolloongabba on Trafalagar Street. Melbourne's home auction market paused last weekend for the Labour Day long weekend holiday, however Dr Wilson said next weekend is set to host a record-breaking Super Saturday of autumn auctions.
Around 1600 Melbourne homes are scheduled to go under the hammer over the pre-Easter Super Saturday, an-time record for an autumn offering with the previous record 1341 set on autumn Super Saturday last year.
"This will provide the acid test for what has been a remarkably consistent and robust Melbourne auction market so far this year," he said.

The 2015 calendar year saw Sydney home values rise by a total of 11.5 percent, the latest NAB housing insights report has noted.
Strong economic conditions together with high rates of migration have driven the strength in the New South Wales housing market. 
Sydney has recorded the highest rate of growth, with home values rising by a cumulative 42.1 percent over the past five years.

While growth in home values across Sydney has been substantial, the second half of 2015 has shown the first signs that Sydney’s strong run of capital gains is losing steam; the final quarter of 2015 saw auction clearance rates slip to the lowest levels since 2012 and home values were down by 2.3 percent over the quarter.

The Sydney housing market has been undersupplied for a number of years, leading to a substantial accumulation of pent up demand. While the undersupply of housing – in conjunction with other factors including strong foreign demand and low interest rates – have been highly supportive of prices, a significant deterioration in affordability is likely to pose more of a constraint on price gains going forward. 
NAB has lowered its expectation for house price growth to just 0.6 percent in 2016 (from 11.5% in 2015) 
Additionally, a record large pipeline of residential buildings approved for construction is now (and will continue to) help to alleviate the pent up demand for housing that has accumulated over time, reducing a key source of support for the market. Similar to elsewhere, more subdued population growth and tighter credit conditions from prudential regulatory changes will likely slow demand, and may have a particularly large impact on Sydney given the large contribution from investors.

The NAB Property Survey showed that market sentiment weakened considerably in the last quarter of 2015, foreign demand eased off moderately, and participant’s expectations for price gains in the next 2 years were also heavily reduced. Consequently, NAB has lowered its expectation for house price growth to just 0.6 percent in 2016 (from 11.5 percent in 2015). Given the additional headwinds to the unit/apartment market, prices for this type of housing are expected to fall 0.6 percent in 2016.

In late 2015, the Greater Sydney Commission was established to oversee metropolitan planning and development in Sydney.
The commission is intended to function as a partnership between state and local governments, with both the power to create overarching planning proposals and the mandate to work with local governments on local planning controls.
NSW Premier Mike Baird has tasked the commission with delivering 680,000 new homes by 2031, with the aim of tackling the city’s unfolding housing affordability crisis.
In December, Lucy Turnbull was announced as the inaugural chief commissioner for the Greater Sydney Commission. In addition to a successful career in commercial law and investment banking, Turnbull has a history in local government – in 2003 she became the first female lord mayor of Sydney – and is the author of the 1999 book Sydney: Biography of a City. The couple bought the north facing Military Road property for $570,000 in 2009.
Paul's retirement from the Sydney Swans prompted the pair to lease the property in 2012 as they moved to Perth.
Paul played for the Perth Demons in the Western Australia Football League for two years before heading back to Sydney where he was briefly an assistant coach at his former Western Suburbs junior sixde.
In 2005 he played in the Swan's first premiership win in 72 years. Bevan was called into the Swans' team three weeks out from the grand final, the last change coach Paul Roos made in the lead up to Sydney's four-point grand final victory.

Sydney land prices up 50 percent in 3 years: Pete Wargent

A conglomerate of partners and brokers within Shore Financial have purchased two floors at 153 Walker Street in a deal possibly exceeding $3 million, as withdrawal of stock due to residential projects and the Sydney metro increase demand for North Sydney office space.
Colliers International’s Tom Appleby, who brokered the deal, did not confirm the sale price but said it was the largest on-market commercial strata transaction in North Sydney since 2006.
The Financial Review reported the transaction to be worth $3.03 million.
“After years of price stagnation, lack of supply and pent up demand are likely to push some strata sales above $6,000 per square metre this year.”
The strata had been owned by a private company for more than 20 years.
Colliers International anticipates nearly 148,000 sqm of stock to be withdrawn by 2020. Another 27,600 sqm of stock is slated for demolition in 2017 to make way for the new “Victoria Cross” train station in North Sydney, as part of the Sydney Metro project.
“It’s no wonder vacancy rates have fallen to a four-year low in North Sydney (7.1 per cent) and to the lowest level since 2008 (9.6 per cent) in the St Leonards / Crows Nest precinct,” said Appleby.
With limited strata supply slated, and larger developments at 100 Mount Street (~40,600 sqm) and 1 Denison Street (~45,720 sqm) unlikely to be fully completed until 2019, demand for existing stock will remain fierce.
Applyby said the property drew interest from both owner-occupiers and leasing tenants hunting for office space, yield-driven investors and developers.

Sydney City, Inner South hit clearance rates of 81.3 percent: CoreLogic RP Data

Sydney loves to talk about food, and the housing market. But rarely do we talk about the threat that housing poses to the resilience of Sydney’s food system.
If we continue along the path we’re on, Sydney stands to lose more than 90% of its current fresh vegetable production. Total food production could drop by 60% and the city’s supply of food from within the basin could drop from 20% of total food demand to a mere 6%.
Like most Australian cities, Sydney is facing an influx of people – 1.6 million new residents are expected over the next 15 years.
Competing priorities for land are compounded by this growing population, as well as by planning laws that favour development over agriculture – not to mention a changing climate. Cities worldwide are facing the same issues as we try to feed a growing population with limited resources. 
<h2>Protecting farmers</h2>
Sydney’s fertile soils are being paved over at a rapid rate. Large portions of areas that currently grow Sydney’s fresh produce are earmarked for release for housing development.
Currently, the planning system does not prioritise agriculture as a land use, meaning urban sprawl into potential farmland continues relatively unchecked. Instead, planning tends to focus on whichever use has the greatest economic value.
In an overheated housing market such as Sydney’s, this tends to mean agricultural land is allowed to be rezoned for houses or other higher-value land uses.
As city land prices rise, more people are moving further out for a “tree change”. Lower land prices on the city’s fringe allow families to purchase large homes and lots at a lower price than in the city.
But many of these new rural residents don’t like the early morning sound of tractors and the smell of manure on neighbouring farms, and make nuisance complaints to their local council. These complaints often result in tough operating restrictions being placed on farmers’ activities, such as limits on hours of operation and types of fertiliser that can be used.
These restrictions are introduced by councils to appease local residents and are in accordance with noise pollution laws designed for urban residential areas. But they can have significant impacts on farm viability. In several instances, such restrictions have pushed marginal farms into the red, eventually forcing farmers off their land and out of the basin.
The New South Wales government is interested in taking steps to ameliorate this problem, as demonstrated through its recently tabled Right to Farm policy. This seeks to ensure that farmers’ right to operate their business is protected against nuisance complaints.
<h2>Why growing food in Sydney is important</h2>
There are enormous benefits to growing fresh food in the Sydney basin – and, indeed, near any city. Perishable foods such as Asian greens and eggs can be grown close to market, reducing spoilage, waste and food miles, and buffering against spikes in fuel prices.
Agriculture and food processing are labour-intensive, providing significant local job opportunities. In fact, the benefit of Sydney’s agriculture to the economy is estimated at upwards of A$4.5 billion. This includes jobs in storage, processing, transport and retail.
A changing climate will mean many of Australia’s important foodbowls, such as the Murray-Darling Basin, are likely to be more vulnerable to droughts and floods. Sydney’s higher rainfall and fertile soils will become even more suitable for growing food, meaning their importance to Sydney’s food supply will grow.
Farms on the fringes of our city will help buffer the city against the impacts of climate change, by cooling the city and helping wildlife move between habitat.
Food produced in close proximity to the city can also be fertilised by nutrients and organics in urban food waste, garden waste and wastewater. Accounting for these sources, Sydney actually has 15 times more phosphorus supply than agricultural demand. That means local food systems can better buffer against the growing global threat of phosphorus fertiliser scarcity, a threat that could lead to further fertiliser price spikes and supply disruptions.
Sydney’s farms also help buffer the city against disruptions to food supply. For example, if a bushfire or fuel shortage cut transport routes into Sydney, the city would have only two days' stock of fresh produce.
Our research shows that in the face of dramatically increasing population, Sydney stands to lose these benefits.
A similar study in Melbourne found their city’s foodbowl could plummet from meeting 41% of Melburnians' food demand to 20%.
Unlike Melbourne, Sydney is geographically constrained by mountains on one side and ocean on the other, meaning there is nowhere for agricultural production in the basin to go. Our agricultural production is literally being chased to the hills – and this at a time when we face the challenge of feeding over a million extra mouths.
We’ve mapped Sydney’s current and future food production. The pink areas of the images below are areas where food is produced. As the maps indicate, the areas producing food in 2031 will dramatically decrease if we continue along the path we’re on.

<h2>A better food future</h2>
Our city plans need to value and better protect agriculture from urban sprawl. Planners need to make decisions based on evidence to balance competing land uses.
These decisions need to take account of the full suite of values and benefits we gain from Sydney farmers, not just the economic gains we stand to achieve by converting the land to houses.
Farmers in the basin need better commercial conditions, a fair price for commodities, land security and support from other residents.
Sydneysiders need access to affordable housing, jobs and infrastructure.
But, equally, they need access to nutritious and affordable food, reversing the high rate of obesity and diabetes, and “food deserts” without access to groceries particularly prevalent in Western Sydney.
Through increased awareness and accessibility, food shoppers can also support local food producers, increasing the resilience of Sydney’s food system and simultaneously reducing the environmental footprint of food.
However, strategic policies and plans are needed to ensure that agriculture is valued and prioritised as an important land use and economic activity

There's been a rush of designer own listings for auction across the inner city.
The interior designer Diane Fernandes and her foodie husband, Peter Kypreos, best known for co-founding Darlinghurst's Buffalo Dining Club, are looking to sell their renovated Zetland cottage.
McGrath agents Marnie Seinor and Brad Gillespie are expecting over $1.3 million at its March 12 auction.
The terrace has two bedrooms, each with original fireplaces.
Diane, whose projects have included Tokyo in Surry Hills and Jimmy Liks in Potts Point, teaches at Sydney Design School. 
The stylish Rozelle townhouse of interior stylist Natalie Fryer (above) didn't sell at auction yesterday, but then found a buyer after auction.
Lydnsey Kemp of Belle Property Balmain passed in the property at $2.05 million with four interested parties in the three bedroom Terry Street strata title property that was bought new in 2007 for $1.46 million.
Natalie set up her own property styling business, m2 Property Presentation six years ago which focuses on helping agents and vendors boost the appeal and saleability of their homes.
Last month McGrath agent, Angus Gorrie sold the home of Mary Brandon, owner of interior design firm MBBD.

Designer listings aplenty across Sydney inner city

Chinese restaurant Lotus is set to be the final retailer to occupy Grosvenor Place’s redeveloped Piazza in the Sydney CBD, adding to a multicultural range of dining options to move into the 1,950 square metre space in the third quarter of 2016.
With the final restaurant announced and construction well underway, the Grosvenor Place Piazza is expected to open to the public by late 2016.
The $10 million piazza redevelopment, is part of a broader George Street revival that includes the light rail, outdoor dining in Martin Place and the revitalisation of Circular Quay to create a new al fresco, pedestrianised precinct for Sydney. 
Lotus was voted Top Rated Asian 2016 restaurant by diners on restaurant booking network Dimmi and also figured in The Urban List’s top 10 Best Dumplings in Sydney. 
Along with its traditional cuisine, the restaurant is bringing in talented sommelier, Annette Lacey fromPei Modern and experienced cocktail artist, Kate McGraw.
"From humble beginnings at Walsh Bay, to the recently opened 270-seat CBD location in the Galeries, Grosvenor Place is the next step in the evolution of the Lotus brand. Along with our signature handmade dumplings, Grosvenor will feature a stronger focus on cocktails and a sophisticated bar atmosphere,” said Lotus dining director Michael Jiang.
The co-owners and managers of Grosvenor Place, DEXUS Property Group, Mirvac Group and Arcadia, have worked with architects, Harry Seidler &amp; Associates to ensure the overall piazza design retains and enhances Seidler’s architecture.
Besides Lotus, the Piazza will feature Southern Italian fare at Urban Purveyor Group’s Stella Ristorante &amp; Terrazzo; Sake Jnr’s Japanese fast fine-casual, Grand Dūk ‘s modern Australian with a Vietnamese and French twist and Georgie Boy’s French patisseries and desserts.
The adaptable format of the piazza allows the space to cater to office tower occupants across the working week, late-night theatre-goers, and arts enthusiasts during the evenings and weekends as well as tourists and inner city residents.
