Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Lanevick to cater for Hunters Hill downsizers with new Gladesville apartment development

Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

Within the building we have areas where residents can work or socialise, entertainment zones, a full-scale pool and BBQ areas. Instead of these elements being spread out at ground level we have designed them in the sky,” he said.
Avantra will be centred around a large courtyard garden designed for communal use. The designer, Daniel Baffsky of 360 Degree Landscape Architects, aimed to create a sense that “the whole area is your garden.”
“Our philosophy is to create a beautiful landscape, but also a setting for community, for people to have chance interactions, as well as to have spaces for privacy and to relax.” 
Longton aims for Avantra to be a community unto itself.  
One way it achieves this is through technology: each apartment will come with an iPad and the myiButler app, with which residents will be able to order shopping or house cleaning without leaving their unit.
All Avantra residents will also be part of a single virtual network, or iCommunity, allowing them to share information. Residents will be able to check updates on news, weather or finance, to be accessed either on their phones or iPads, or on an electronic noticeboard in each lobby.
Internal size of studios in Avantra are 60m² to 61m², one-bedroom plus MPR units are 75 m² to 82m², two-bedroom plus MPR units are 100m² to 127m² while three-bedroom plus MPR unit is 154 m².

Investors priced out of the Sydney market are turning to Brisbane developments that offer long-term capital growth and consistently attractive yield, according to a property group based there which has seen inquiries from Sydney climb up in the past year.
Mosaic Property Group is a Brisbane-based boutique property group, with 14 inner-city residential projects currently in development.
During the past 6-12 months, the group’s Sydney and Melbourne sales inquiries have significantly increased.

Twelve more properties in Sydney's Millers Point were auctioned by the NSW government to fund its social housing scheme across the state.
The auction, through McGrath Estate Agents, fetched $32.85 million, taking the total to $182.73 million from 70 properties sold to date in Millers Point.
Proceeds from the sale will fund 1,500 new dwellings across the state, with 590 new, fit-for-purpose social housing dwellings funded to date, the government announced.
Conservation Management Plans (CMPs) endorsed by the NSW Heritage Council are included in contracts for sale for all heritage listed properties in Millers Point. These contracts ensure new property owners are fully informed of their responsibilities when purchasing a heritage listed property.
The auction results are as follows:

79 Kent Street (left) – formerly three one-bedroom apartments and two studios, forming the southernmost portion of Winsbury Terrace, sold for $3.2 million.
83 Kent Street – sold for $2.52 million. It is a three-bedroom terrace with an Italianate style mid-Victorian front wing.
15, 21, 25 &amp; 29 Windmill Street – sold for $1.772 million, $1.98 million, $1.75 million and $2 million respectively. These are three-bedroom dwellings built in 1907–1908 in the Arts and Crafts style. The properties have state significance as examples of early twentieth century public housing developed by the NSW Government Architect’s Branch.
52 &amp; 54 Argyle Place – sold for $3.265 million and $3.08 million respectively. Part of a row known as Undercliff Terrace, these properties were built in 1843 for whaling captain George Grimes and are one of the earliest terrace groups surviving in Sydney.
17 Lower Fort Street – sold for $3.9 million. A three to four bedroom terrace, formerly a boarding house, and part of the Milton Terrace.
19 Lower Fort Street (left) – sold for $4 million. Formerly four studio apartments, also part of the Milton Terrace, built in the Victorian Classical style.
The biggest sale since the start of the selloff was for Darling House, which secured $7.7 million, $1.7 million over its auction guide during auction in late February.

NSW government raises nearly $33 million from sale of 12 more Millers Point properties

Sydney ranked seventh on an index of world class cities, while the cost of accommodating an employee in Australian capital cities compares very favourably with key Asian neighbours, according to real estate firm Savills' latest Live/Work Index.
The index, which measures the combined cost of residential and office rental per person per year, puts Sydney’s costs at less than half that of Hong Kong, well below Tokyo and Singapore and about 13 per cent above Shanghai. The Emerald City’s costs were also half that of London and New York.
While the data did not look at Melbourne, Brisbane and other Australian capitals, given Sydney’s relatively higher cost of living, that their costs would also be well under some of our most important Asian neighbours, said Savills’ national head of Research, Tony Crabb.
Sydney also ranked seventh behind London, New York, Hong Kong, Paris, Tokyo and Singapore on a world class city scorecard which includes a combination of established world cities and their dynamic up and coming rivals.

The average total cost of accommodation per worker, per year in the 20 cities measured $76,300. Rio de Janeiro had the lowest cost at $22,147 and London the highest at $151,399, closely followed by New York and Hong Kong, the index showed.
San Francisco saw the greatest price rise over 2015, up by 13 per cent, compared with a 9 per cent fall in Moscow and Rio de Janeiro, and is top of the table in A.T. Kearney’s Ranking for Global City ‘Future Potential’.
The productivity of cities and their value to global businesses clearly has a pronounced effect on demand and hence rental costs, according to head of Savills World Research Yolande Barnes.
"The highest ranking global cities, London and New York, are also the most expensive for businesses and workers to occupy. Arguably both are achieving a fair price in relation to their composite world city scores, but Hong Kong looks more fully valued," Barnes said.
"However, world cities can become a victim of their own success when rents rise to the point where affordability becomes an issue.’’ 
She said the test for the top Alpha cities was to supply new business quarters and residential neighbourhoods whilst retaining the characteristics that made the city attractive in the first place.
"Growth without social, economic or environmental loss is perhaps one of the biggest challenges facing our world cities today.
"While some of the larger and most prominent world class cities struggle to replicate their most successful city fabric in new places, other cities are emerging into the global spotlight.’’ 
Global real estate recovery had not been universal but rather concentrated in the cities favoured by occupants and investors in the growing digital and creative economies, she added.
"This means some relatively small cities, such as Berlin (population 4.3 million) and Dublin (1.7 million) are fast moving into the realm of world class city status and competing with the giants in a new digital age, while San Francisco’s place in the top 10 now looks secure.’’
The report found real estate growth had shifted back from east to west. From 2005 to 2011 new world cities of the BRIC countries (Brazil, Russia, India and China) - Shanghai, Mumbai and Moscow as well as Hong Kong and Singapore - significantly outperformed London, New York, Paris, Tokyo and Sydney.
However, in the years to 2015 this trend has reversed: as economic growth and wealth creation has slowed in the new world, economic revival has driven real estate recovery in Europe and, most especially, in the USA.
"Increasing the supply of high quality workspace will be crucial for emerging cities such as Rio de Janeiro, Mumbai and Lagos but this stock might not have to be international-style office blocks if a more local low or mid-tech solution is more appropriate.
"The vast majority of workspaces across the globe in both emerged and emerging economies remain small-scale, informal and local buildings rather than international architectural-style, plate glass fronted offices.
"The choice between a fine-grain city of mixed-use neighbourhoods and grand masterplans of big blocks faces virtually every world city today and will make a huge difference to the way of life of citizens in their houses as well as work places,’’ Barnes said.

Sydney at no. 7 among top cities to live/work: Savills research

Real estate investment firm Fife Capital has bought a freestanding industrial property in Sydney's Ingleburn for $8.55 million in an off-market transaction through Savills.
The property at 6 Inglis Road comprises two warehouse /factories with ancillary office and amenities, concrete paved hard stand plus vacant land.
The site area is 35,600 sqm and the property has a gross leasable area (GLA) of 6,922 sqm plus additional awnings and 8,500 sqm of hard stand.
Savills Industrial senior executive Moshe Greengarten, who brokered the deal along with Ray Trimboli, said the property was sold on a yield of 7.4%.
Both buildings were fully leased and provided a rental income of nearly $635,020 per annum net, Greengarten added. 
Housam Yakzan of Savills Research said the industrial investment market is set to remain extremely strong.
“The volume of unsatisfied capital, especially from offshore, seeking investment opportunities in the office sector has resulted in investors seeking higher yielding alternative asset classes, this in turn has resulted in the industrial investment market remaining extremely strong.”
The property has direct access to both the M5 and M7 motorways and is on the Sydney, Canberra and Melbourne truck route.
Ingleburn is home to a range of large industrial users, including Toll, Linfox, DHL and CSR.

Industrial investment property in Sydney's Ingleburn fetches $8.55 million

Swimmer James Magnussen doesn't shy away from pressure, in the pool or in the property market.
He's re-listed his Ryde investment apartment on the same weekend he will be competing in the Olympic swimming trials in Adelaide.
The property is due to go to auction April 9, around the date he meets world number 1 Cameron McEvoy and star prodigy Kyle Chambers in their continuing 100 metre freestyle battle.
Magnussen will be up against it after finishing third in the recent NSW championship earlier this month after shoulder reconstruction surgery.
There are only two spots available for the 100 metre freestyle team for the Rio Olympics, but James is confident in his recovery.
"Preparation is going really well, very motivated and excited about the Olympic trials in two weeks," he told me.
"I'm feeling confident in my shoulder and am not impeded by it at all."
He is still in the running for the 4x100 metre relay with his 100 metre freestyle rivals and is expected to make the final four.
From lanes to listings, he has re-marketed his Ryde investment apartment after it failed at auction last November.
Magnussen Enterprises Pty Ltd paid $623,000 early last year for the three bedroom, 1960's red-brick walk up block unit.
Bought in original condition in the block of six, the Drummoyne based Magnussen, along with a builder mate, renovated the 88 sqm apartment to fill in time while he was in recovery from his shoulder.
The ­total refurbishment, including new open kitchen and bathroom, cost about $50,000.
But come auction day the bidding <a href="/expert-insights/buying/swimming-champion-james-magnussen-flip-yet-to-succeed-at-ryde-property">started and ended at $740,000</a>.
Now the Gladstone Ave unit, with district views, has been re-listed through John Paranchi of Hunters Hill McGrath who's had the The Hired Home stylists furnish what was previously an empty space.
They have a price guide of $750,000 to $800,000 suggesting investors are likely to yield $650 weekly rental tenants.
Magnussen does have an eagle eye for a good property deal as he spent $935,000 in 2012 on his own Drummoyne flat which was seemingly well bought as it had traded at $910,000 some five years earlier in 2007.

James Magnusson relists in Ryde

Sydney’s residential vacancy rates have fallen across the board, according to data released by the Real Estate Institute of New South Wales.
The February 2016 REINSW Vacancy Rate Survey saw the number of properties for rent down 0.3 per cent at 1.7 per cent. Inner Sydney led the vacancy rate falls, said REINSW President John Cunningham.
“Vacancy rates in Inner Sydney fell 0.6 per cent to 1.3 per cent, while Middle Sydney dropped 0.2 per cent to 1.6 per cent and Outer Sydney fell 0.2 per cent to 2.1 per cent,” Cunningham said. 
In the Hunter region vacancy rates slid 0.3 per cent at 2.7 per cent with Newcastle down 0.1 per cent to 2.6 per cent. In the Illawarra, vacancy rates were down 0.8 per cent to 1.2 per cent. 
Across regional areas, availability in the Northern Rivers’ rose 0.7 per cent to 1.4 per cent, Albury rose 1.0 per cent at 3.7 per cent, while Central Coast slipped 0.7 per cent at 2.1 per cent, Mid North Coast dropped 0.4 per cent at 0.4 per cent and Coffs Harbour fell 0.1 per cent at 2.3 per cent.
