CPG unveils Castile Newstead ahead of upcoming sales launch

Australia’s online shopping habits have shifted dramatically over the last decade. As eCommerce volumes surged, so too did the frustrations that came with traditional parcel delivery: missed deliveries, long Post Office queues, parcel theft and the challenge of being home during business hours.

Australia Post’s Parcel Lockers emerged as one of the more practical responses to that changing consumer behaviour.

What started as a relatively niche delivery option has evolved into a nationwide network of more than 1,400 self-service Parcel Lockers positioned at train stations, shopping centres, supermarkets and Post Offices across the country. The system allows Australians to send, collect and return parcels 24 hours a day, fundamentally changing how many people interact with deliveries.

The appeal is relatively straightforward: flexibility.

Instead of waiting at home for a delivery driver or rushing to a Post Office before closing time, users can direct eligible parcels to a Parcel Locker location of their choice. Once the parcel arrives, Australia Post sends a notification with a collection code or QR access through the AusPost app, allowing customers to retrieve their package at any time within the collection window.

For apartment residents in particular, the system has become increasingly valuable.

Higher-density living has created logistical challenges around deliveries, especially in buildings without concierge services or secure parcel rooms. Missed deliveries are common, while parcel theft has become an increasing concern as online shopping volumes continue to rise.

Australia Post itself has repeatedly highlighted the growing issue of “porch pirates” during peak shopping periods, encouraging customers to use Parcel Lockers as a safer alternative to unattended home deliveries.

That security aspect is one of the key reasons the Australia Post Parcel Locker network has grown so rapidly.

Parcel Lockers are positioned as secure, monitored collection points that reduce the risk of theft while also improving delivery efficiency for Australia Post. Instead of multiple redelivery attempts, parcels can be consolidated into a single secure destination.

The Parcel Lockers themselves are free to use through a MyPost account and support a range of parcel sizes up to 16 kilograms and dimensions of approximately 35 x 44 x 61 centimetres.

Beyond receiving parcels, the system has increasingly become integrated into the broader eCommerce ecosystem.

Customers can now use Parcel Lockers to return online purchases, while retailers have embraced the model as a way to improve delivery success rates and reduce friction in the shopping process. Australia Post has actively expanded partnerships with major retailers and promoted Parcel Lockers as part of a broader out-of-home strategy.

The timing of that expansion aligns with broader changes in Australian shopping behaviour.

The acceleration of online retail during and after the pandemic placed enormous pressure on delivery infrastructure. Parcel volumes reached record highs, particularly during Black Friday and Christmas periods, with Australia Post delivering more than 100 million parcels during peak festive seasons.

That growth forced logistics providers to rethink the “last mile” of delivery, widely regarded as the most expensive and operationally difficult stage of the process.

Parcel Locker systems have increasingly been viewed as part of the long-term solution.

The concept itself is not unique to Australia. Parcel Locker networks have become common globally, particularly across Europe and Asia, where dense urban environments and apartment living create similar logistical challenges. But Australia’s geography and suburban sprawl made adoption slower initially.

Now, however, the convenience factor is driving mainstream usage.

For commuters, Parcel Lockers near train stations allow parcels to be collected on the way home from work. For apartment dwellers, they remove the uncertainty around access and missed deliveries.

The rise of the AusPost app has also streamlined the experience, centralising notifications, tracking and Parcel Locker access into a single platform. Australia Post has increasingly pushed customers toward app-based delivery management, partly as a way to combat phishing scams and fake delivery notifications, which have become more sophisticated in recent years.

The Parcel Locker model is also beginning to influence property development itself.

Parcel management has become a growing consideration in apartment building design, particularly as online shopping becomes embedded in everyday life. Many new residential developments are now incorporating dedicated parcel rooms or Parcel Locker systems into foyers and communal spaces.

For developers, parcel management is increasingly viewed as part of the broader resident amenity offering, alongside gyms, wellness spaces and communal work areas.

That reflects a wider evolution in how residential buildings are designed.

Apartment buyers are placing greater emphasis on convenience, security and operational functionality, particularly in higher-density urban environments. Parcel delivery, once considered a minor operational detail, has become an increasingly important part of that equation.

Australia Post’s Parcel Locker network sits at the centre of that behavioural shift.

What began as a simple alternative delivery option has evolved into a key piece of infrastructure supporting Australia’s growing eCommerce economy and changing urban lifestyles.

And as online shopping continues to expand, the role of Parcel Lockers is likely to become even more embedded in how Australians live, shop and receive goods.

How Australia Post Parcel Lockers changed parcel delivery convenience in Australia

Perth’s new apartment market recorded its strongest quarter of sales since Q4 2021, with 412 apartments sold in Q1 2026 and a record quarterly sold value of $537 million, according to Urbis’ latest Apartment Essentials results.

Urbis said the March quarter result reflects strong, highly product‑specific demand across both ends of the market, from more attainable projects delivering at scale, through to premium stock being absorbed by equity‑rich downsizers.&nbsp;

David Cresp, Partner at Urbis, said the key story in Perth is not demand, it is the market’s ability to convert demand into delivered housing.&nbsp;

“This is the strongest sales quarter since Q4 2021, and it reinforces that demand in Perth is real and it’s local,” David Cresp said. “But the task now is delivery, turning that demand into projects that can actually be built and completed.”&nbsp;

<h2>Affordable product leads, premium demand remains resilient</h2>

Sales in Q1 were led by more affordable projects, with The Boulevard (SKS Group) recording 115 sales in the quarter, the presentation noting this is only the second time a single project has surpassed 100 quarterly sales. The project was able to offer more affordable housing product right next to a train station.&nbsp;

Palmyra West (Finbar) also delivered strong results with 28 sales in Q1, following 84 sales in Q4, with an average price of under $800,000, underscoring depth of demand for well‑located, attainable new stock.&nbsp;

At the premium end, Urbis said downsizer demand is continuing, with the results highlighting Romeo (Applecross, Finbar) recording 75 sales and reaching almost 50% sold in one quarter.

Jual (Shenton Park, Celsius Property) also posted a strong quarter with 28 sales, reaching 39% sold in one quarter.

Urbis noted that Perth apartment demand is not speculative, not investor‑led, and not uniform, describing it as localised, often equity‑driven and highly product‑specific, a pattern reflected in the polarisation between strong “attainable” performers and premium downsizer product.&nbsp;

<h2>Prices underpinned by costs, and the delivery risk is growing</h2>

Urbis said pricing pressure is cost not demand‑driven: construction costs and delivery risk are now a central constraint, with the results noting build costs remain elevated and volatile, and that energy, fuel and labour uncertainty weigh on feasibility.

David Cresp said a growing challenge for private Build‑to‑Sell developers is simply securing a builder in the current environment.

“Developers are really feeling the pressure from a building market that was operating at capacity and securing a builder is challenging,” David Cresp said, adding that even where a builder can be secured, “trying to get to the price that makes the development financially viable is incredibly challenging in the current market.”&nbsp;

Urbis’ broader WA commentary also notes that industry remains at or above capacity with lot and housing creation, and that many builders are limiting new sales to manage stretched workforces and fixed‑price contract pressures, conditions that flow directly into apartment feasibility and delivery timing.

<h2>Supply: improving later, but still constrained, and Perth lags eastern benchmarks</h2>

While near‑term supply remains constrained, Urbis’ forecast shows completions lifting “Supply is forecast to be back above 1,500 apartments per annum for the first time since 2019”, with 1,775 completions forecast for 2026, and volumes remaining above that level over the following years.&nbsp;

Looking further ahead, completions are forecast to reach 2,500 in 2028, with the report noting 32% of that total is social/affordable, reflecting the role of government‑supported delivery in rebuilding the pipeline.&nbsp;

However, Urbis said Perth remains behind comparable markets on pipeline scale. In a national comparison of projects under construction, the report shows under construction Perth Build‑to‑Sell (BTS) at 3,446 apartments versus the Gold Coast at 7,922. Mr Cresp said “The challenge for Perth is how to we grow the delivery pipeline”.

Urbis’ conclusion is that Perth’s market is increasingly defined by product discipline and delivery certainty, with the research identifying “delivery certainty is key” and calling out builder risk and procurement models as core success factors, alongside “timing and staging”.&nbsp;

Perth apartment sales hit strongest pace since late 2021 as builder capacity tightens

<a href="https://www.apartments.com.au/developers/sammut-developments">Sammut Group</a> has secured development approval for its latest Brisbane apartment project, marking the Sydney developer’s next step in expanding its Queensland pipeline following the success of its debut Gold Coast development, Coast.

The approved project at <a href="https://www.apartments.com.au/new-apartments/44-glen-road-toowong-qld-4066">44 Glen Road, </a><a href="https://www.apartments.com.au/developments/toowong-qld-4066">Toowong</a> will deliver a 15-storey riverfront apartment building with 42 residences, significantly increasing the scale of the site’s previous approval for a smaller luxury scheme. Designed by Bureau^proberts, the development will comprise a mix of predominantly four-bedroom and two-bedroom apartments positioned to maximise Brisbane River and city views.

Sammut Director Julian Sammut said the group had been actively searching Brisbane for several years before identifying Toowong as the right fit.

“Brisbane was the right step for Sammut,” Sammut said.

“With the success of Coast we thought we should definitely look to do more in Queensland alone. We then pushed up to look at Brisbane. We've been looking for I'd say two to three years actually and it was hard to find the right location.”

Sammut said suburbs including New Farm and Teneriffe were considered before the group ultimately focused on Toowong due to its strong downsizer demographic and limited supply of developable riverfront land.

The site was acquired off-market after what Sammut described as a lengthy negotiation and planning process, with the developer pursuing an uplift to the original approval.

“We are DA approved now which is very exciting,” Sammut said.

“We've had our change approval come through and we've obviously doubled the height, 15 storeys plus rooftop. We've got 42 amazing apartments that are going to be coming to market soon.”

Bureau^proberts said the design responds to Toowong’s evolving urban character, balancing contemporary apartment living with the area’s established residential identity.

“A place where traditional Queensland living has taken place for centuries; Toowong is seeing a shift of contemporary influence, commercial and retail hubs mixed with well-considered residential offerings – all the while maintaining its character and charm,” the architect noted in planning documents submitted to Brisbane City Council.

The architecture practice said the project’s form was shaped by its riverfront setting, flood considerations, neighbouring building scales, and view corridors.

“They said the mix of four and two-bedroom apartments capture the ‘fundamental qualities of Queenslander living,’ translated into the context of a contemporary subtropical building.”

The development sits just off Coronation Drive within walking distance of Toowong’s retail precinct and the upgraded Regatta ferry terminal, while also benefiting from proximity to the incoming green bridge connection to West End. Sammut said the accessibility and amenity offering were central to the site’s appeal.

The approval adds to growing residential activity along the Toowong riverfront, joining nearby projects including Consolidated Properties’ Monarch Residences and Spyre Group’s ARC Residences.

Sammut secures approval for debut Brisbane apartment development in Toowong

Developer Lanevick is heading back into Sydney’s apartment market after focusing more heavily on the luxury townhouse and terrace sector in recent years.

Lanevick, founded and directed by Steve Maroun, is expecting to receive approval in the coming months for a new apartment development in Gladesville, with the aim to launch it to the market later this year.

The 51-apartment project, designed by Studio Johnston, will comprise a mix of one-, two-, and three-bedroom apartments positioned toward the Hunters Hill downsizer market.

“Traditionally it’s been difficult for people in that market to downsize because there just hasn’t been the right product available,” Maroun said.

“We’re targeting buyers who might have 30 to 40 per cent of their house value sitting in the bank after downsizing.

“They still want good spacious entertaining areas, they still want quality design, but they also want flexibility and the ability to enjoy life a bit more after working hard for a long time.”

The project sits near Boronia Park and within close proximity to the Parramatta River foreshore, an area Maroun says offers more of a Hunters Hill lifestyle than a traditional apartment precinct.

“From a lifestyle perspective, it’s really more Hunters Hill than Gladesville,” Maroun said. “You’re close to the foreshore, close to parklands, and still connected back into the village precinct.”

From level four and above, apartments will capture water views&nbsp;toward Sydney Harbour. Communal amenity will include rooftop entertaining areas, wellness spaces, and a gym tailored toward owner-occupier buyers.

“We’ve really designed these apartments around that buyer coming from the Hunters Hill LGA and what they’re actually looking for in their next chapter.”

The proposed development has also been designed to respond to the changing character of the broader Gladesville town centre, where a growing number of mixed-use and residential proposals are expected to emerge over the coming years.

“Gladesville presented a rare opportunity to deliver a genuinely design-led residential project within an evolving lifestyle precinct, just moments from the growing Gladesville town centre, and we’ve approached the project with a strong focus on architecture, liveability and long-term community value,” Maroun said.

Maroun said Lanevick saw a first-mover advantage within the precinct as planning controls continue to evolve to accommodate greater housing density.

“We think there’s a real opportunity there that hasn’t really been serviced properly yet,” he said.

“There’s going to be a broader evolution of the whole Gladesville village precinct over time, particularly with more activation and mixed-use outcomes.”

The Venus Street proposal will include a commercial and retail component at ground level designed to contribute to that evolving streetscape activation.

“A big part of the thinking was how do you activate that area properly and create more vibrancy and amenity, which is what Hunters Hill has been looking for,” Maroun said.

Lanevick’s focus since 2020 has largely been on smaller-scale luxury townhouse and terrace developments. The developer recently completed Royale Randwick, also designed by Studio Johnston, where prices reached $3.65 million. The project was featured in the UDIA NSW 2026 Professional Development Prospectus and was also named a finalist for Development of the Year.

Sydney apartments: How do they compare across the regions?

The Sydney spring auction market continues to firm with Australian Property Monitors senior economist Andrew Wilson noting "another extraordinary" weekend result of 83.3%.
The weekend’s result was above the 82.7% preliminary rate recorded last weekend.
It was the sixth consecutive weekend with success rates above 80%, the longest sequence recorded in Sydney since early April.
"The market has stepped up a gear over winter," Wilson said.
Sydney’s four-weekend average clearance rate now stands at 82.8% compared to 79.7% over the previous four-weekend period.
Even the revised rate, more reliable with more results came, in at 80.4% for the 6 September weekend, which was a rarity for 2014 auctions.
Spring auction numbers sat at 570 listings, up on the prior weekend’s 522 auctions.
The most expensive properties reported sold at auction at the weekend were a four bedroom home at 83 Nelson Street, Annandale (pictured above) sold pre-auction for $2.95 million by Pilcher Residential and a $2.95 million sale of a five bedroom house at 9 Pyrl Road, Artarmon through LJH Willoughby.
 
The Annandale house was marketed by Simon Pilcher as a modern family living by award winning architect Kieran McInerney in a wide tree-lined street close to Annandale village shops and cafes.
The most affordable property reported sold at the weekend was a two bedroom unit at 10/72-74 King Georges Road Wiley Park sold for $380,000 by McGrath.
Auction numbers will surge over the remainder of September with well over 600 auctions scheduled each weekend until the NSW October long weekend.
The upper north shore reported the highest clearance rate of all the suburban regions at the weekend with a 90.9% result from 55 reported auctions.
In the south there was a clearance rate of 87.3%.
The inner west clearance rate was 86.6% with the highest number of sales at 58.
Elsewhere the lower north shore success rate was 86.5%, Canterbury Bankstown 84.2%, the south west 82.6%, the west 82.1% and the city and east with a clearance rate of 80% from the highest number of auctions reported at 70.
Prestige auction sales surged again at the weekend with 28 sales reported above $2 million - well ahead of the 21 reported last weekend and the 22 in the prior weekend.
The most popular suburbs for auctions was Mosman and Turramurra each with nine auctions scheduled. 
The Sydney market recorded its best-ever auction results for the month of August with 2660 listings and 1925 sales, with five Saturdays boosting its success.
 The next best August performance was last year when the market hosted 2405 auctions for 1815 sales.

A survey of agents by Property Observer suggests the initial four sales to date - that will assist in setting the market - were a result of the the combined circumstances, including:
<ul>
<li>The somewhat dramatic recent overall Sydney market price improvement; </li>
<li>The massive media exposure arising from the state government's decision to sell what has been until recently almost an exclusive housing commission enclave; </li>
<li>The emerging Barangaroo effect; </li>
<li>The big price difference between the prior 2009-2011 leasehold offerings (see published prices below) and the current freehold offerings; </li>
<li>
Australia's aversion to leasehold. With the 99-year lease there was a requirement of a nominated schedule of repair works, which had to be completed within two years along with heritage architects and heritage tradespeople that had to be used. Those who bought leasehold properties had to pay an essential works bond, as high as $200,000.
 
 
The first state-owned property at Millers Point at 119 Kent Street sold in August was the first of the pinpointed 293 public housing properties to be sold off at Millers Point and The Rocks.

Fairfax Media recently suggested the previous record price for a house in Millers Point was set in 2009 when a freehold home on Lower Fort Street sold for $3.05 million.
It now carries an <a href="https://www.onthehouse.com.au/reports/property_profile/5575185/37_Lower_Fort_Street_DAWES_POINT_NSW_2000/" target="_blank">onthehouse estimate of </a><a href="https://www.onthehouse.com.au/reports/property_profile/5575185/37_Lower_Fort_Street_DAWES_POINT_NSW_2000/" target="_blank">$4,758,800 - $5,366,800</a> were it to return to the market by its private vendor.
 
The average price achieved from the first four sales is $2.75 million against the average $1.3 million sale under the leasehold sell-off by the previous government.
 
The McGrath chief executive John McGrath named Millers Point as his "top pick" of the Sydney buyer opportunities.
Professor Bill Randolph, director of the city futures research centre at the University of NSW, noted in Fairfax Media the rapid speed of gentrification.
 
"In Redfern, Paddington, Glebe and Balmain it was a slow-burn process of middle-class people buying property from working-class people," he said.

The five reasons why Millers Point prices are red hot, as terrace record hits $3.95 million

After seeing double digit price growth in the past 12 months, do Sydney's property prices still have growth left? Or have we seen the top of the market's cycle?
After Sydney recorded 5.0% price growth over the August quarter and 16.2% in the 12 months to August with falling yields, RP Data's research director Tim Lawless noted that better investment opportunities may now be available in the <a href="/expert-insights/investing/investors-should-look-to-smaller-capital-cities-for-returns-rp-data">country's smaller cities.</a>
“Potentially there are better investment returns to be had in the smaller capital cities where the growth trend is less mature and yields are also healthier,” he said.
Property Observer asked five leading property experts whether the Sydney property market still has room to grow.

The Sydney market has heated up to now being considerably above the affordability for the average family. Depending upon how it's measured, the median Sydney house price is now around $130,000 more than the average Sydney family can afford. When this happens, all but very low value pockets stabilise and, where buyers have rushed in in the midst of buyer frenzy, some areas experience short term values losses.
For investors, this overheated market also now offers very lacklustre rental yields, most below 4% and many at around 3%. The combined effects of stabilising prices and poor rental yields removes the attractiveness of many Sydney suburbs for investment.
In order to gain any value from the Sydney market at this time, a buyer must be looking in outer suburbs where median prices remain below the affordability level and where rental yields remain high. These areas can also often offer larger blocks which can later be subdivided or added to via a granny flat which can also boost yields.
Now is the time to also be considering the ripple effect - already the Wollongong and Central Coast markets, which both remain highly affordable with strong rental yields, are seeing increased attention and property value increases

I think we've seen the top of the cycle in terms of the rate of growth, and that was over the December quarter last year.
That's no surprise: that's when the peak of that pent up demand maximised itself with the low interest rates. Growth has been bubbling along since, but it's certainly not at the same rate of growth of last year. The rule of thumb is that after the peak, the rate of growth will halve each year. We saw about 15% to 16% annualised growth last year; this year, we'll get about half that, and we'll see around 4-5% next year.
Depending on how the economy goes, it'll hold there at around the rate of inflation, and turnover will flatten a bit.
There's no doubt that price growth is moderating, and will be around about 8-9% this year, maybe 10%. It's still going to be clearly the strongest of all capitals.
That means it's been about 20% price growth over two years, which is a pretty good result for homeowners. But it's also unsustainable - income growth is barely keeping up with prices growth.
Investors are Sydney's "X factor" - that's what's continuing to keep prices higher than income capacity would allow. It's sort of a self perpetuating thing. Investors are attracted by higher prices, and it's only when there's a clear sign that price growth is slowing that they leave the market.
Price growth is back to being higher in the outer suburbs. A lot of that is investor activity.
We've seen five weeks in a row of 80% clearance rates in Sydney - it's certainly risen over the last months. We've got higher numbers of listings coming through - August had a record number of listings - and we'll probably break the September record. So activity is holding up.
But we're not going to see the prices growth we saw a year ago.

Yes, it does - there are a couple of reasons.
While I know Sydney's had a strong run and there's been a lot of concern, compared to historical averages over the past thirty years, its valuation is in line.
It's been far more overvalued, as recently as 2009, and in 2003, than what it is today. On a valuation basis, we do agree that it's looking expensive, but historically, it's not at its worst.
We've also got a situation with regards to current population growth trends. Sydney is growing by 60,000 people per year. That's a solid rate of per year growth. Where do all those people go?
The bottom line is, they need housing. That means demand for residential accommodation, by rent or by sale, and it will continue to increase for the forseeable future. For the next year at least, we're probably going to under-constructing to meet that demand. The supply side is going to seriously respond in 2016, and there will be a question mark for the Sydney property market for 2016, but we don't believe that there will be an oversupply situation for 2015.
The state economy's also been improving. New South Wales has one of the lowest unemployment rates by state, and the state budgets are looking good. We've got some very large infrastructure projects in the pipeline, including the North-West Rail Link, the second airport - of course, that's some time away, but the planning for that will start in earnest.
Historically, yes it is expensive, but it's far from the worst it's been.
Recent current indications such as stock on market, auction clearance rates and asking prices are all pointing to one thing: the market continues on with its current momentum.
Just like the stock market, property prices are never too high to go higher, and they're never too low lower.

There’s no doubt the best time to buy in Sydney has long passed. There will still be growth but buyers need to be more selective about location.
The pattern of sales across the metropolitan area shows that the momentum in Sydney has shifted from the millionaire suburbs to the middle ring and outer suburbs.
Locations with the greatest upside include the Blacktown, Parramatta, Liverpool, Penrith and Campbelltown municipalities – all of them in the west or south-west of the metro area. The exception is the Baulkham Hills LGA in the north-west.
The Price Predictor Index published by hotspotting.com.au shows that many of the so-called prime markets with median prices above $1 million have been downgraded, as sales levels moderate. In the past four quarters in Killara, for example, sales volumes have fallen from 111 to 106 to 81 to 65.
By contrast, sales in humble Minto in the Campbelltown LGA have risen from 35 to 45 to 50 to 66 in recent quarters, a pattern of rising activity likely to produce price growth.
Longer-term, investors in Sydney should focus on the areas set to benefit from new infrastructure, especially transport infrastructure, as this is the single biggest driver of real estate growth.
The Rouse Hill precinct will benefit from the North West Rail Link while locations in the Liverpool and Blacktown precincts are most likely to be boosted from infrastructure development for the Badgerys Creek airport.

I think it's getting pretty close to its peak. You've got to be wary, because it's possible rates will stay this low well into next year. So we could see another 9 months or so of decent gains in prices. But once they start to go up, a lot of the heat will go out of the market. But even before that, they'll slow down,  due to affordability issues.
With current rates of income growth and the prospect of interest rate increases, it's understandable that price growth will fall back to a slower pace. In the next six months we'll start to see that.
But the property market goes in spurts. A couple of years ago, Sydney lagged, and had been for a long time. After 2003, it took a back seat to the rest of the country. New South Wales' economy is picking up, so the fortunes of the state have turned around, so you can sort of understand why after a decade of lagging national house price gains, you're starting to see growth again.

Exclusive: Does Sydney's market still have growth left?

With plans for a three-level penthouse to top off the proposed Crown Sydney hotel and casino at Barangaroo, Sydney might soon join New York, London and Hong Kong in the $100 million penthouse club.
The proposed Crown penthouse would occupy the top three levels of the 69 storey complex, possibly appealing to local or international billionaires keen to capture what could be Sydney’s ultimate address.
But while this penthouse comes with an impressive price tag, it’s not that much of a rarity and surprisingly global buyers are well catered for in this heady price bracket. 
A penthouse in the very ritzy London suburb of Knightsbridge <a href="https://www.theguardian.com/uk/2011/apr/16/knightsbridge-flat-sold-for-136m" target="_blank">sold recently for about AU$255 million</a> – in London’s red-hot property market the unfurnished penthouse of 1,500 square metres has views towards Hyde Park and Harrods department store.
Meanwhile, <a href="https://www.bloomberg.com/news/2014-06-02/nyc-woolworth-tower-condo-priced-at-record-110-million" target="_blank">in New York there’s a US$100 million penthouse</a> in a re-vamp of the top levels of the famous Woolworth Building. The seven-level home has captured the imagination of New Yorkers occupying the landmark tower’s top floors with three bedrooms, a double-height great room, a private elevator, and a library in the observation deck. To be marketed as “The Pinnacle”, the asking price equates to what looks like a modest US$11,700 per square foot.
The penthouse is one of 34 apartments in the Woolworth Building’s re-vamp with a total anticipated gross of US$444 million. Apart from the US$110 million penthouse, there are three other apartments with US$20 – $28 million plus price tags. One other at US$15 million and five apartments at what looks like a modest US$5 million.
“The Pinnacle” will span 9,400 square feet with just under 500 square feet of outdoor space and the US$110 million price will be a record for Downtown New York and one of the priciest listings ever to hit the city.
If you are feeling a little left out of the $100 million club, then it’s comforting to know that prices will start at just US$3.9 million for a 1,290-square-foot toe hold on the 44th floor of this iconic building. Speculating about Crown’s possible plans for the more modest apartments in it’s Barangaroo building, Sydney might well eclipse these prices – and so admit mere mortals.

Sydney may be about to join the $100 million penthouse club

A home at Freshwater on Sydney's northern beaches has been sold for $2.2 million, reflecting land value for the 367 square metre offering.
It was listed with price expectations in the high $1 millions.
Listing agent James Smyth said that the sale reflected a record land price.

Rita’s mother-in-law bought the beachfront block in 1911 and built the house in 1913.
The Freshwater average sales period sits at around 10 years, according to RP Data.

In 2011 the Housing NSW chief executive Mike Allen advised the first 16 offerings on 99 year leases had realised $34.13 million with all the money raised is being invested in new social housing units as part of the Inner West Social Housing Strategy.
Proceeds from these initial auctions went to building new social housing in suburbs such as Concord, Abbotsford and Camperdown, as well as the 88 architecturally–designed, environmentally sustainable units located on the block bounded by Lilyfield Road, Balmain Road and Edward Street, Lilyfield.

The Sunland development group has spent $18 million on Harry Triguboff’s remaining three hectare Warriewood site on Sydney’s Northern Beaches.
It had been listed earlier this year with $25 million plus ambitions.
After Meriton's high-density attempts, Sunland Group said in a statement to the Australian Securities Exchange that it had earmarked the site for a residential community comprising 81 town home residences.
It has an estimated end value of $80 million.
Sunland said that the 18 Macpherson Street project was expected to be launched in 2016 pending planning and design approvals for the 3.5 hectare holding.
There is a<a href="https://warriewoodbuild.wordpress.com" target="_blank"> very active residents' association in the suburb</a>.
Set next to Flower Power nursery, Meriton had sought permission to build up to 280 dwellings, or 80 homes per hectare, up to four storeys in height.
Meriton had previously undertaken lengthy court hearings to secure its desired high density on nearby Warriewood projects, the Sanctuary on Oceanvale.
Sunland’s existing portfolio includes a prime six hectare site in the nearby suburb of Ingleside.
Its North Kellyvillle project, Dahlia secured a first stage sell-out recently.
