First Look: Sherlock Construction pitches apartments for low-rise Deception Bay

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

First look at MAYD's North Kirra mixed-use precinct

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Nova Rêve arrives as Reve Group bets on Castle Hill's next growth phase

A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Located at 27 Dixon Street, Maréa comprises three and four-bedroom residences alongside a limited number of dual-level penthouses, with the project positioned between Goodwin Park and <a href="https://www.apartments.com.au/developments/coolangatta-qld-4225">Coolangatta</a>’s coastal precinct.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

One of Darling Point's most beautiful homes, the Victorian Gothic residence was designed by colonial architect Edmund Blacket seemingly for the family of then NSW Surveyor General, Sir Thomas Mitchell.
Title Tattle gleans there has been a fastidious reinvention for modern indoor/outdoor living by the architect Howard Tanner with interiors by Michael Love.
It last traded in 1993 for $1,615,000 when bought by the Curtis family from the Punch family.
The professional company director John Curtis, the former St George bank chairman and then longtime Westpac deputy chairman, bought Craigholme from Sue Punch. The Yarranabbe Road property had been bought by her late husband, politician Leon Punch.
The downsizing John and Anna Curtis have been told more than $20 million is possible by Clint Ballard of Ballard Property and Michael Pallier of Sotheby's International.

It has a grand drawing room with 4.5 metre high ceiling and French doors flowing to a sandstone garden courtyard as well as covered verandah with harbour views.
Known as Yaranabee Estate (spelt differently to today’s spelling of Yarranabbe Road), the land was purchased 1835 by Sir Thomas Mitchell, but he didn’t built a house there until the 1850s. 
In 1827 Mitchell arrived in the colony with his wife Mary and is best known for his other homes, Craigend, a grand mansion set on more than nine acres of the ridge at Darlinghurst, then Carthona, an impressive Gothic Revival sandstone mansion on Darling Point’s northern foreshore in the 1840s. 
Craigholme, the house set on about 2.75 acres, sold in 1856 for £450 to Henry Dangar, a surveyor and highly successful pastoralist who lived at Grantham, a vast and ornate sandstone mansion at Potts Point.
Samuel Hordern of the dynastic retailing family bought it next in 1898, when the property was known as Treveallyn. In 1918 Hordern’s executors sold it to Marion Orchard, the wife of merchant jeweler, Richard Beaumont Orchard. 
Mrs Orchard held it for just 15 months before selling to Hugh Samuel Paterson, a builder of Darlinghurst, who disposed of it five months later in 1920 to Dr Pierro Francis Fiaschi who held it for 32 years.
In 1946, Dr Fiaschi reduced the land holding by selling the westerly half of the land fronting the lower New Beach Road portion.
Dr Fiaschi’s father, Dr Thomas Fiachi, lived at the house for some years when not supervising his vineyards in the Hawkesbury region. For three decades, Thomas Fiachi was an honorary surgeon at Sydney Hospital. A bronze statue of a boar (named “Il Porcellino”), set outside the hospital on Macquarie Street, remembers him. Given in 1968 by his daughter, Machesa Torrigiani, it is a replica of the original statue in Florence, Thomas Fiachi’s birthplace. In 1952, the administrator of Piero Fiaschi’s estate sold Craigholme to Walter Raymond Ewing and Emily Francis O’Leary. 
In 1963 Craigholme sold to the Paynter family of the leading construction company, Paynter Dixon. 
The Paynters restored the house and made major improvements including landscaping the gardens and building a swimming pool and a garage. 
A year or so later in 1967, Craigholme was bought by Brigadier General John O’Brien who continued the preservation and restoration of the house, as well as extending the garage. 
In 1973, Craigholme sold to Leon Punch, a New South Wales politician, the NSW Deputy premier (1975-1975), and Minister of the Crown in the cabinets of Sir Robert Askin, Tom Lewis and Sir Eric Willis. Punch was a member of the NSW Legislative Assembly for 26 years from 1959 until his retirement in 1985.

Craigholme, the 1856 Darling Point Edmund Blacket trophy home listed

Jerry Schwartz will own the new Sofitel Sydney Darling Park when it is finished in 2017, the ­largest new hotel in Sydney for more than two decades.
Developed by Lend Lease, and operated by Accor, the Schwartz Family Company is paying around $360 million, which is said to reflect an initial yield of 5.5%.
The Schwartz family has been tipped by the SMH to fund the $360 million purchase partially through the sale of his Holiday Inn at Sydney's Mascot airport.
Property Observer gathers the decisions followed a review the hotel portfolio, which includes recently acquired resorts in the Hunter Valley.
The Frasers group paid $202 million for the Sydney Sofitel Wentworth, while buyers are also looking at the Sheraton on the Park, with a price tag of around $465 million.
Schwartz say he will push for a helipad.
“Helipads are available in cities like New York and London, and it will significantly benefit Sydney’s business and convention profile to have a helipad developed at Darling Harbour,” he told Fairfax Media.
The deal was brokered by Michael Simpson of Savills. Michael Simpson, the Savills managing director hotels Australia and New Zealand, said the luxury hotel market remains highly attractive and, with Sydney’s rising prominence as a global city required quality 5 star hotels.

Paddington's Verulum - the "Addams Family house" - listed with $2.5 million hopes

An 1834 four level Millers Point dwelling in the Colonial Regency style fetched $2.56 million at auction tonight.
Offered for the first time in over a century, <a href="https://www.domain.com.au/property/for-sale/house/nsw/millers-point/?adid=2011319939" target="_blank">29 Lower Fort Street</a>, was sold at auction by the NSW state government. 
The five-bedroom heritage listed townhouse (see plan below) with a 6.5 metre frontage has extensive views of Sydney Harbour.
Requests by Property Observer for the price guidance provided to buyers were not met prior to publication by the office of Dominic Perrottet, the Minister for Finance and Services.
The <a href="https://www.onthehouse.com.au/reports/property_profile/11919684/29_Lower_Fort_Street_DAWES_POINT_NSW_2000/" target="_blank">onthehouse website</a> gave a $1.89 million to $2.01 million estimate in May for tonight's 169 square metre offering.

The second Millers Point offering fetches $2.56 million for state government housing

Longueville has a new record price after the riverfront home of Matilda Cruises founder Tim Lloyd sold pre-auction for around $7.6 million.
The 1,182 square metre property <a href="https://www.mcgrath.com.au/buy/house-longueville-nsw-2066/226833/?searchID=42076578" target="_blank">had initial $6.5 million-plus price guidance</a>. It boasts a private beach, boatshed and slipway on the Lane Cove River.
The previous suburb high was $7.4 million for a Poole Street 3,604 square metre riverfront reserve holding in 2005.
Longueville's non-waterfront record also hit a new high recently when another Chinese buyer bought on Arabella Street for around $7.25 million.

The high number of New South Wales suburbs housing million dollar properties came as no surprise to Onthehouse.com.au consulting analyst John Edwards.
“Within the Top 10 alone, no suburb drops below 99%, and while Mosman didn’t make the Top 10, the fact it hosts Australia’s number one street still cements its position as one of Australia’s most prosperous localities.”
He noted that with Australian house prices at a high, they are increasingly breaking the million dollar mark.
“The fact is, many of our property millionaires may not even know the value of their property. While this latest data has revealed our nation’s most exclusive ‘millionaire rows’ – you don’t necessarily have to live in Mosman or Vaucluse to boast a million dollar home,” he said.
Over the coming year he expects the numbers in the million dollar spots to increase, and he noted that it was particularly interesting to see the areas that had topped the chart as the areas with the biggest increase in number of million dollar properties over the past 12 months.

The Blackmans sold the house in 1994 for $1.22 million.  
It has been renovated by architect Anthony Gill, since it last traded at $2.1 million in 2007.
There was an initial weekend clearance rate of 83% from the 319 auctions reported to Domain Group's Australian Property Monitors.
There are another 120 results yet to be reported given the total of 440 auctions.
Sotheby's sold the weekend's highest sale when a five-bedroom house on 697 square-metres at 73 O'Sullivan Road, Rose Bay fetched $4.39 million through Michael Pallier. It previously traded at $3,075,000 in 2007.
The Rose Bay property briefly had high price hopes which were revised down to $4.5 million.
It was available for rent at $3500 a week in 2012.

BIS Shrapnel has forecast inner Sydney ­new apartment completions are set to peak in 2017.
Its report, Inner Sydney Apartments 2014 to 2021, showed around 5,800 apartments were under construction around inner Sydney and 11,500 apartments would be finished over the next three years.
The anticipated peak of 4,500 apartment completions by 2016/17 is expected to be on par with the previous 1999/2000 peak, the BIS Shrapnel report author, Angie Zigomanis said.

Total price growth of around 21%, or just under three percent per annum, is forecast through to 2021.
The report warns landlords of newly completed apartments will have to be more competitive to attract tenants over existing stock, while owners of older apartments may have to discount to attract tenants from neighbouring suburbs,
Zigomanis said declining rental yields will be ­sustainable while interest rates remain low, and the gap between rental income and mortgage repayments is relatively narrow. 
But weak purchaser demand and prices will emerge once interest rates lift, with BIS Shrapnel expecting a rate rise by the end of 2015, and further rises in 2016 and into 2017.
But in the man time short-term demand for inner Sydney apartments is expected to remain buoyant and BIS Shrapnel expects median price growth about 6% per annually over 2014-15 and 2015-16.
The downturn is expected in 2016-17.
Zigomanis said Sydney was still catching up after years of ­under-development and weak demand for new apartments.
He pinpointed three demographics that will assist rental demand including overseas student enrolments increasing for the first time since peaking over 2009–2010; growth in long term overseas visitor arrivals, and professional employment growth in inner Sydney expected to be relatively robust. 
"With most inner Sydney apartments purchased by investors, these groups will contribute to rising tenant demand and help to fill up the new apartment stock," Zigomanis said.
"Owner occupier demand is also likely to grow, with rising inner and middle ring Sydney house prices encouraging some tenants to instead upgrade to a larger apartment in inner Sydney as an owner occupier, while also encouraging empty nesters and retirees to more easily trade down from their existing house to an apartment."
Nevertheless, says Zigomanis, this strengthening in occupier demand is not anticipated to be sufficient to keep pace with the record level of new apartments expected to be completed over the next three years, with vacancy rates forecast to rise in the coming years.

BIS Shrapnel forecasts 6% annual inner Sydney apartment price growth over next two years

There is a building block for sale under $200,000 in Sydney.
The only issue is that it is on Scotland Island in Sydney's Pittwater.
The <a href="https://www.mcgrath.com.au/buy/house-scotland-island-nsw-2105/191573/?searchID=41765522" target="_blank">72 Thompson Street</a> offering is 1,018 square metres in a bushland setting high above the magnificent Pittwater.

The block sold in 2001 at $165,000 and at $110,000 in 1997.
It came with $299,000 hopes in its initial 2013 offering. The $210,000 asking price was reduced this month to $190,000.
Some 3,000 people are estimated to be living off shore, McGrath agent Gordon Archibald suggests.
It will necessitate plenty of ferries to Church Point and Elvina Bay. The block would seem suitable for a pole home.
Just a bit further north, some nine properties are on the market at Great Mackerel Beach.
The prices range from $495,000 for a vacant block of land at 26 Diggers Crescent.
Great Mackerel Beach is another water-access only community on the foreshores of Pittwater.
There are some issues, including securing parking over at Palm Beach and rubbish collection.

Rather than the more than $2 million being sought in early 2014, this time it is $1.8 million plus.
The penthouse comes with four bedrooms, three bathrooms, three car spaces, views of the ocean and the harbour, and a self-contained roof-top terrace.
There is  534 square metres on title.
The former artistic director of the Australian Dance Theatre bought the Penkivil Street pad in 2007 for $1.732 million.
It was for sale in February this year through Alexander Phillips, of Phillips Pantzer Donnelley, but <a href="https://www.mcgrath.com.au/buy/apartment-bondi-nsw-2026/235684/?searchID=41955241" target="_blank">14/2A Penkivil Street</a> did not sell.
