From outside, those projecting forms contribute to the tower’s faceted profile. Strong horizontal and vertical elements establish its proportions, while the changing position of the sun alters the light, shadow and reflection across the façade throughout the day.

The same attention moves inside the apartments, where the material palette combines warm timber, natural stone, metallic detailing and softer curved forms. Feedback from the display suite has centred on the warmth and restraint of the interiors, with buyers commenting that the residences feel like homes rather than conventional coastal apartments.

The Eveleigh is Hirsch &amp; Faigen's fourth Gold Coast development since entering the market in 2021, following The Hemingway at Palm Beach, The Emerson at Kirra and Yves at Mermaid Beach. Each of the preceding projects sold out before completion.

The Surf Parade site brought together proximity to the beach, protected coastal outlooks and walkability to dining, shopping and recreation. Hirsch &amp; Faigen also identified the street as an emerging premium residential address, with enough separation from Broadbeach's busier destinations to retain a quieter environment at home.

The Eveleigh is now under construction by Maxcon, with completion forecast for mid-2028. Three-bedroom residences are currently available from $2.87 million.

The Eveleigh brings house-like apartments to Broadbeach

A long-stalled Campbelltown development site is back in play, with new plans for 139 apartments set to supersede a mixed-use scheme approved almost a decade ago but never built.

The new proposal for 28 Cordeaux Street would deliver 116 market and 23 affordable apartments in a part 14-storey building, bringing a substantial new project into a Campbelltown market where new apartment supply remains limited.

Plans have been filed over the 3,092 sqm corner site at Moore-Oxley Street, around 600 metres from Campbelltown Railway Station and the city-centre retail core.

The site already carries a mixed-use residential approval dating to 2016. Doroch Architects has now been engaged on a larger replacement scheme, which is progressing as a State Significant Development Application following a Housing Delivery Authority determination in August 2025.

The apartment mix comprises 39 one-bedroom, 72 two-bedroom and 28 three-bedroom residences. Two-bedroom apartments make up just over half of the project, while three-bedroom homes account for 20 per cent.

Of the 139 apartments, 23 will be delivered as affordable housing under the in-fill affordable housing provisions of the Housing SEPP. The affordable component represents 15 per cent of the residential gross floor area and will be managed by a registered Community Housing Provider.

Doroch has sought to break the scale of the building into two distinct elements, with a masonry podium of around four storeys establishing the street edge before the residential tower steps back above.

The corner position has shaped that approach. Cordeaux Street faces toward the commercial and civic centre, while Moore-Oxley Street leads into the lower-scale residential neighbourhood to the south, and the design verification report describes the site as "bridging the commercial core to the north and established residential areas to the south."

The podium will be expressed predominantly in face brick, while the upper levels shift to brushed and grooved concrete cladding with darker metal detailing. Recessed sections, deep balcony edges and landscaping break down the upper form, with an approximately 11.8-metre setback to the northern boundary addressing the adjoining St Peters Anglican School.

The only other notable development set to come to market this year is ALAND's Queen Square, a mixed-use precinct on over two hectares that will comprise apartments above a vibrant ground-level retail and hospitality dining precinct.

First Look: Sherlock Construction pitches apartments for low-rise Deception Bay

Queensland builder-developer MAYD has revealed the first look at its major North Kirra beachfront development, lodging amended plans that reduce the number of apartments and increase the proportion of larger residences.

The project is planned across a substantial 4,742 sqm amalgamated site spanning seven lots at <a href="https://www.apartments.com.au/new-apartments/2-6-pacific-parade-bilinga-qld-4225">2-6 Pacific Parade</a> and 27-33 Golden Four Drive in Bilin​ga, directly opposite Nor​th Kirra Beach.

<a href="https://www.apartments.com.au/developers/mayd-group">MAYD</a> secured the site for $32.5 million in 2025, in what was one of the Gold Coast's largest property transactions of the year.

The development will be delivered across two stages, with the first stage carrying an estimated gross realisation value of around $360 million.

The latest amendments seek to reduce the overall apartment count and shift the project further toward the owner-occupier market, with larger residences designed for buyers wanting considerably more space than traditionally offered in a beachfront apartment.

The residential mix will include townhomes, oversized two-bedroom apartments, substantial three-bedroom residences and four-bedroom homes.

MAYD has appointed Cera Stribley to lead the architecture and interiors, with the Melbourne-based design practice drawing on the beachfront setting through a series of ocean-facing terraces and heavily landscaped balconies.

Strong horizontal forms and curved balconies will define the exterior, with subtropical landscaping integrated throughout the building to soften the built form and increase the connection between the residences and the beachfront.

The project will also include an extensive collection of resident wellness and lifestyle facilities, continuing the broader shift across the Gold Coast's luxury apartment market toward larger homes supported by resort-style amenity.

MAYD Founder Todd Mould said North Kirra was increasingly appealing to buyers attracted to the more established, lower-density character of the southern Gold Coast.

"North Kirra presents one of the most compelling luxury residential opportunities currently emerging in Australia, combining absolute beachfront with the character and authenticity that buyers are increasingly seeking, and the same sense of tight-knit community that defined Burleigh and Currumbin perhaps 10 or 15 years ago," Mould said.

"With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic."

The project comes as the southern Gold Coast continues to attract an increasing share of high-end apartment development and buyer activity.

Kirra in particular has emerged as one of the region's more tightly held beachfront markets, with its relatively low-density character, established surf and hospitality scene and proximity to Gold Coast Airport differentiating it from the higher-density markets further north.

Mould said those characteristics had informed the approach MAYD and Cera Stribley had taken to the project.

"We've worked closely with Cera Stribley to create a vision that is deeply connected to its surroundings," he said.

"Inspired by the coastline itself, the architecture has been shaped around space, privacy and resort-style living, creating a collection of homes that reflects the next generation of luxury on the southern Gold Coast."

MOTIV Managing Director Carly Cottam, who has been appointed to market the project, said buyer attention had continued to move south along the Gold Coast.

"Purchasers who may once have defaulted to Broadbeach, Main Beach or Surfers Paradise are increasingly recognising the value of a genuine beachfront location that offers lower density, strong amenity and a more established sense of community," Cottam said.

"Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed."

Cottam said the proximity to Gold Coast Airport was also proving increasingly important for interstate and second-home buyers.

"Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight."

The acquisition takes MAYD's active development portfolio to more than $500 million, with the North Kirra project representing one of its largest undertakings to date.

MAYD is targeting an early 2027 launch.

Castle Hill, the longtime hub of the Hills District, has been one of the major beneficiaries of Sydney's Metro expansion, with improved connectivity helping drive continued population growth, development and buyer demand across the Hills District.

But despite that growth, the suburb has seen relatively few major new apartment projects brought to market over the past 18 months.

Hills District developer Reve Group is looking to fill that gap with <a href="https://www.apartments.com.au/new-apartments/nova-r-ve-castle-hill-2-garthowen-crescent-castle-hill-nsw-2154">Nova Rêve</a>, a major new mixed-use precinct on the corner of Garthowen Crescent and Old Castle Hill Road, a short walk from Castle Hill Metro Station and Castle Towers.

The project will comprise three residential towers alongside a hotel, restaurants, cafes and a skybar, more than 1,600 sqm of ground-floor retail and almost an acre of landscaped gardens.

It represents the largest project undertaken by Reve Group, the development arm of the Kassis family, which has been building across the Hills District for more than 30 years through Kassis Homes.

Nova Rêve also represents a significant step up from the family's first apartment development, Grand Rêve, which was delivered nearby on Garthowen Crescent.

Grand Rêve introduced larger, house-like apartment layouts and premium inclusions including Wolf and Sub-Zero appliances to the Castle Hill market.

Nova Rêve takes that approach to a precinct scale, combining the residential component with hospitality, retail and substantial public and resident landscaping.

Reve Group Managing Director Sam Kassis said the project reflected the family's three decades of building in the Hills, which has evolved from trophy homes on quarter-acre blocks to larger-scale apartment development.

"Grand Rêve was our first apartment project here and it showed us what this pocket of Castle Hill could be. Nova Rêve is the refinement of that idea: not just apartments, but a place the whole suburb can use," Kassis said.

A key part of that approach is the hotel, which has been designed to operate as an amenity for the wider Castle Hill community rather than solely hotel guests.

It will include restaurants, cafes, skybars and all-day dining, alongside conference and event facilities catering to business functions, community groups and private events.

At ground level, more than 1,600 sqm of shops and cafes will open onto the surrounding streets and landscaped areas.

Almost an acre of gardens designed by Land and Form Studios will run through the precinct, incorporating pathways, seating, barbecue areas and children's play spaces.

Reve Group's Romio Georges said creating an active ground plane had been central to the planning of Nova Rêve.

"There are gardens with pathways, barbecues, seating and play areas, shops and cafes opening onto the street, and a hotel with restaurants and a skybar that anyone in Castle Hill can walk into," Georges said.

The project's elevated position on one of Sydney's highest ridgelines will also provide apartments with outlooks toward the Sydney skyline, surrounding parkland and the Blue Mountains.

More than 80 per cent of the apartments will occupy corner positions, with Turner responsible for both the architecture and interiors.

Sunshine Coast's stock levels continued to remain extremely low with no significant increase in property listings in April and May, according to the latest Herron Todd White (HTW) residential report. 
The valuation firm suggests in locations across the nation, the downtime delivered by isolation has spurned on owners looking to improve their assets through maintenance and upgrade. This month’s HTW report highlights where renovations are on the rise and the price points and outcomes those markets can expect.
The HTW report first provided an update on COVID. 
"When we try to break down the COVID-19 world and market place, the overarching theme is that we appear to be in a in a state of flux," the valuation firm said. 
Pressure on owners to sell remains limited but this may be delayed until the various support and stimulus packages come to an end (government’s Job Keeper allowance and bank mortgage holidays).
"When reviewing valuations of sales completed by our office and specifically properties contracted during April and into May, in excess of 95 per cent of the sales show a discount of five per cent or less from the list price," the valuation firm said. 
Also, 98 per cent of the sales occurred within 90 days. As previously stated, it remains extremely important to understand the circumstances of any sales that transact in this period.

"As COVID-19 infection rate results improve and the restrictions start to ease, there is a feeling that there is some light at the end of the tunnel," the valuation firm said. 
The report notes subsequently there have been reports that overall enquiry has increased and open homes are resuming.
◗ Some of the demand has been in the pipeline for some time from a combination of potential purchasers who were in the market prior to the restrictions and upgraders and investors who sold in the first quarter of 2020.
◗ Interest continues to flow with both capital city and ex-pat international purchasers looking to secure property on the Sunshine Coast.Some of this is being fast tracked.
◗ Should this demand be absorbed and if there is an increase in supply in the coming months, it will be interesting to see if there is an increase in new demand to fill the void.
◗ Some new purchasers are wanting to find a bargain, although this is not apparent in the market to date, especially in highly sought after areas.

Now, on to renovation
"They say 'idle hands are the devil’s tools', but when the pubs and clubs are shut, there are not too many other options.
"It appears they pick up a shovel, hammer or a paint brush. During the COVID-19 restrictions, it seems that one valuable commodity has been created....TIME. At the moment, there is plenty going on in the home improvement and maintenance space," the valuation firm said. 
"As we have previously mentioned, stock levels are extremely low. With the combination of these stock levels and the uncertainty of the market, the thought of selling and upgrading the house has slowly been losing some of its appetite, especially if you really like the area you live in," the valuation firm said. 
The feedback from local tradies, hardware shops and garden centres is that business has been pretty good as people look to upgrade their existing property.
"We have also received feedback that a local swimming pool building franchise has 21 new projects halfway through the month of May compared to seven for all of April. This appears to be occurring right throughout all the established areas of the coast, with older homes being transformed to little gems," the valuation firm said. 
Sure, some of this home improvement activity has been completed to add value to the home so that when they do go to sell, it is presented in the best possible condition, the report noted. 
If the property has a reasonable floor plan, the recent results of these renovated properties have shown good returns. 
"We note that some feedback from agents is that a number of builders have been looking for some little side projects just in case there is a bit of a slowdown in the future."

The Sunshine Coast, like most regional property markets, is underpinned by population growth, according to a recent Herron Todd While (HTW) residential report. 
The current COVID-19 epidemic is going to have a negative impact on key drivers, so it will be interesting to see what impact this may have on the property market in the short to medium term, the valuation firm said. 
The repot notes Sunshine Coast has traditionally been one of the fastest growing regions in Australia with the latest official population count of 375,271 as at 30 June 2018.
Population growth on the Sunshine Coast has slowed from the halcyon rates of close to six percent per annum in the early 1990s and touched a low point of 1.4 percent in 2011 due to the subdued state of the economy at the time. Population growth has since reverted to an average of 2.4 percent per annum from 2011 through to 2018.
Official state government projections indicate that the Sunshine Coast’s population will reach approximately 583,000 residents in 2041. 
Although this implies a strong increase in numerical terms, it envisages that the rate of population growth will only average two percent per annum over the 25 years from 2016 to 2041, considerably less than the 3.2 percent average experienced over the 25 years from 1991 to 2016.
Future growth will nevertheless remain well in excess of the Queensland and national averages, the report noted. 
"When looking at the sales volumes of residential properties, we can see that there is a direct correlation to population growth. In circa 2003, we see the high peaks in our population, which is reflected in the sale volumes in the corresponding period.
"Equally in 2011, when the Sunshine Coast was at its lowest growth point, sales volumes were also at their lowest," the valuation firm said.

Within the local economy, main drivers traditionally are the tourism and construction sectors, and for a number of years both these sectors have been performing pretty well, the report noted. 
Over the past few years there have been a number of infrastructure projects that have helped to bring a level of maturity to the Sunshine Coast.
The first major project was the Sunshine Coast University Hospital and the continued growth surrounding the university which has benefited both the health and education sectors.

A Wurtulla unit situated within walking distance to the Sunshine Coast University has recently been sold for $416,000.
The two bedroom, two bathroom unit is located at <a href="https://www.realestate.com.au/sold/property-unit-qld-wurtulla-132413894" target="_blank">29/46 Regatta Boulevard</a> (pictured below).
It comes with large outdoor verandah, private balcony, study nook, and spacious dining and living area.

More recently the Maroochydore CBD, Sunshine Coast Airport expansion and the Sunshine Coast International Broadband Submarine Cable project are all under construction and are all massive for the area.

The <a href="https://www.realestate.com.au/property-unit-qld-maroochydore-133129146" target="_blank">5303/5 Emporio Place</a> apartment (pictured below) features open plan living, kitchen with stone benches and one secure car parking space. 
It is situated within walking distance to dining, parklands, retail and commercial facilities.

Sunshine Coast property market underpinned by population growth: HTW residential

In 2019, the Sunshine Coast property market was a tale of two halves, according to a recent Herron Todd White (HTW) residential report. 
The report notes that the first half of 2019 saw a slow down on the back of the slowing Sydney and Melbourne markets, the effects of the banking royal commission and the lead up to the federal election in May.
Move ahead a few months and all these concerns appeared to be turned around. An election result perceived by the market to be favourable, improvement in the Sydney and Melbourne markets and passing effects of the Banking Royal Commission all led to an injection of confidence. The end of 2019 finished very well.

"As always, the first quarter will be a good indicator on how the year will unfold. Should the Sydney and Melbourne markets continue to perform well, this will be a good sign for the coast market. 
"Unfortunately, like 2019, 2020 has the dark cloud of not one but two elections looming. The local government election is set down for the end of March and the state election set for the end of October. Uncertainty always presents a challenge to the market," the valuation firm stated. 
The report notes coastal areas with proximity to the beach are always highly sought after. The coast lifestyle is a major driving factor and there is no reason this will not continue. The coastal strip from Noosa to Caloundra in the sub-$800,000 price range is expected to continue to be in demand.
A beachfront three bedroom apartment in Caloundra was sold for $870,000 in February. 
The apartment at <a href="https://www.realestate.com.au/sold/property-apartment-qld-caloundra-132489390" target="_blank">415/10 Leeding Terrace </a>(pictured below) located right on Bulcock Beach. 
It comes with master bedroom with ensuite, two bathrooms and two car spaces.

"It is expected that the larger estates of Aura located to the south of Caloundra and the Harmony Estate at Palmview will continue to generate good interest from both owner-occupiers and investors.
"We also expect to see good interest in the hinterland subdivisions in the railway townships such as Habitat in Palmwoods, with larger land sizes being the driver," the valuation firm said.

There are a number of unit complexes under construction with some due for completion this year. 
"From what we have seen, the majority of interest is in owner-occupier style units and complexes that directly target this market are going well. Smaller, investment grade units have been lagging, especially if they suffer from high body corporate fees making it difficult to make a return. The established unit product is also influenced by this," the valuation firm said. 
The prestige markets across the coast have been operating at a number of different speeds. 
The areas in and around Caloundra to the south and Mooloolaba and Maroochydore to the central parts of the coast have been turning over and have been pretty steady with some good prices. The headline continues to be the Noosa Heads region on the northern coast, which finished off the year well with some record prices being recorded.
"An example of this is the recent sale of <a href="https://www.realestate.com.au/sold/property-unit-qld-noosa+heads-131831462" target="_blank">a Hastings Street beachfront unit, Unit 6, Noosa Court</a> (pictured below) for $9 million or $37,500 per square metre and this wasn’t even the best unit in the complex!

"We have initial reports of a beachfront unit that is under contract for circa $42,000 per square metre. This market is heavily influenced by the Sydney and Melbourne markets, so the improved confidence there has helped as well as ex-pat and international buyers becoming more active on the back of the weak Aussie dollar," the valuation firm said.

The report notes the good news stories continue to be the considerable infrastructure projects underway that should attract new investment to the coast. 
The Maroochydore CBD and Sunshine Coast Airport expansions have been moving along with the Sunshine Coast International Broadband Submarine Cable project dovetailing in beautifully. Providing Australia’s fastest telecommunications connection to Asia and the second fastest to the United States is an unbelievable opportunity for a regional centre.
"2020 is still expected to see some good activity across the residential market. Will it be as strong as 2019 is anyone’s guess given the two looming elections. There is one thing for certain - the Sunshine Coast appears to be positioned well for the future."

Sunshine Coast infrastructure projects continues attracting investors in 2020: HTW residential

Regional Queensland markets are at their strongest in three years, with growth momentum unfolding in multiple centres across the state.
Our Autumn 2020 survey of sales activity shows that Regional Queensland has 55 locations with upwardly mobile markets, the highest we have recorded in our quarterly surveys since early 2017. There has been only one better quarter in the past five years.
The number of “declining” markets has reduced (from 12 six months ago to six now) and there are now few danger markets outside of the perennial struggler, Mount Isa.
Resources-related centres which have been in decline previously - including Gladstone, Emerald and Moranbah - are showing increasing signs of recovery, with notable uplift in median house prices in these places.
The Sunshine Coast continues to lead Regional Queensland in terms of the number of suburbs with rising demand. It has 12 growth suburbs and numerous others with steady buyer demand.
The Sunshine Coast has a strengthening economy boosted by massive spending on infrastructure as it transitions from tourist town to international city. A $400 million upgrade will allow Sunshine Coast Airport to accept international flights later this year, while the Sunshine Coast International Broadband network will create the fastest internet connections to Asia anywhere in eastern Australia via the subsea cable.
The Sunshine Coast is also building a 53ha CBD from the ground up and a $5 billion medical precinct is well under way.
Nearby Gympie also has growth markets and benefits from offering an affordable alternative to the Sunshine Coast, to which it is well-connected following billion-dollar highway upgrades.
The big improver in our Autumn survey is Cairns, which now has nine suburbs with growing sales activity. Some of its suburbs are producing solid growth in their median prices.
This puts Cairns on level terms with the much-larger Gold Coast City, which also has nine growth suburbs but 33 suburbs with plateau markets - which suggests the Gold Coast market overall is solid but not heading into big price growth.
Townsville is gradually fighting back from the devastating floods of early 2019 and now has five upwardly mobile suburbs but, as yet, no compelling evidence of price growth.
There is growing evidence of recovery in resources towns in Central Queensland. Gladstone, which was plunged into downturn by developer oversupply, now has lower vacancies, better sales activity and prices are rising again - but still remain well below the pre-downturn peak levels. Anyone tempted should remember the volatility shown by this market in the past.
Iconic coal mining town Moranbah is also fighting back. Its median house price rose 11% in the past year to reach $230,000 - but with a long way to go reach the heights of the mining boom when the median topped $700,000.
Emerald continues to improve, with its median price up 10% to $330,000 in the past year.
Blackwater’s situation shows how much these markets fell after the mining boom stopped - and how deceptive median price statistics can be. Its median price has risen 42% in the past 12 months but is still just $140,000. Previously, typical values had plunged to below $100,000.
Mackay has stood out in recent surveys as a recovering market with good growth prospects and currently has four suburbs with rising sales activity. Rockhampton has potential but as yet has not joined the upward trend.
The important inland city of Toowoomba is showing promise but, as yet, has no compelling evidence of significant growth.
The overall improvement in sales volumes across Regional Queensland is beginning to show up in price performance. Our research shows that half of the towns and suburbs of Regional Queensland have recorded some level of price growth in the past year.
The strongest performers overall have been the Sunshine Coast and the Gold Coast, with Cairns locations also starting to show up.
Sunshine Coast leaders in annual price growth include Warana (up 19%), Parreara (up 12%) and Alexandra Headland (up 18%) for houses, and Buddina (up 26%) for apartments.
The best on the Gold Coast have been Palm Beach, Worongary and Surfers Paradise (all up 10%) for houses, and Burleigh Heads, Currumbin Waters and Clear Island Waters (all up 10-12%) for apartments.
The tourist town of Port Douglas, which is part of the Cairns LGA, is notable for delivering good median price growth for both houses (up 11%) and apartments (up 7%) in the past year.

Sunshine Coast drives regional QLD property to strongest point in three years: Hotspotting’s Terry Ryder

Savills Sunshine Coast has welcomed two new executives to their sales and leasing team, with the agents coming as a package deal from Ray White Commercial Caloundra.  
David Tyson and Luca Reynolds have worked in partnership over the last 18 months, with Mr Tyson describing their move to Savills as both progressive and exciting.

The pair will be focusing on general agency across commercial, retail and industrial sectors on the Sunshine Coast.

Savills Sunshine Coast welcome David Tyson and Luca Reynolds to sales and leasing team

Across the Sunshine Coast, the prestige market has been running at a couple of different speeds, according to the latest Herron Todd White (HTW) residential report. 
The report notes this has been dependant on the location of the property and its type.
Generally, the prestige market has fared well through 2019 with trophy properties still being sought after.
"In the first half of the year we experienced a slowing in the market on the back of the slowing Sydney and Melbourne markets, the effects of the Banking Royal Commission and the lead up to the federal election in May," the valuation firm said. 
Agents have reported that the result of the federal election has had a significant positive effect on the market.
The election result combined with the recently reported improvements in Sydney and Melbourne markets and passing effects of the Banking Royal Commission have seen increases in both enquiry and sale volumes.
The report suggests the improvement in the prestige or higher end properties has historically been influenced by a high percentage of capital city buyers from Brisbane and interstate investors from Sydney and Melbourne.
"With the low Aussie dollar, international buyers have come onto the scene. This is especially the case in the Noosa region," the valuation firm added. 
"The relative affordability when you compare Sydney and Melbourne prices to those of the Sunshine Coast demonstrates pretty good value."
It also appears that the Sunshine Coast is pretty high on a number of the lists of the baby boomers who have started to retire.
An indication of the improvement in the prestige market is that in 2007, the highest sale on the Sunshine Coast was $8 million.
Since 2017, there have been a number of sales beating previous records, with the highest sale in this cycle being $18 million at 23 Webb Road, Sunshine Beach in 2018.
The Noosa area is still the region on the Coast that experiences most of the activity with <a href="https://www.realestate.com.au/sold/property-house-qld-noosa+heads-130974342" target="_blank">54 Noosa Parade </a>(pictured below) recently selling for $7.1 million, providing a north facing, absolute riverfront property within walking distance of Hastings Street.

The central and southern Sunshine Coast waterfront markets haven’t reached the same levels as the Noosa markets but there are still some good prices being achieved, with a deepwater riverfront property at 31 Carwoola Crescent, Mooloolaba currently under contract for $4.725 million.
"For units, the larger permanent occupancy style product remains most popular," the valuation firm said. 
The most recent sale of <a href="https://www.realestate.com.au/sold/property-unit-qld-noosa+heads-126422934" target="_blank">Unit 2, 23 Hastings Street, Noosa Heads</a> (pictured below) is a record unit sale, being a three-bedroom, three- bathroom, one per floor unit in a three-unit beach front complex selling for $8.25 million ($33,119 per square metre) in August.
The report notes this is the highest unit sale in Hastings Street since 2006.

Just recently, Unit 6, Noosa Court in Hastings Street was listed for sale with a price guide of $11 million.
In the prestige rural residential market, Magnolia at 566 Reesville Road, Reesville is under contract for $5.25 million, sold fully furnished with additional chattels.
This 38 hectare property is one of the larger high quality rural residential dwellings on the Coast.
"Overall, the prestige market has been pretty good. The question is, how long will it last?" the valuation firm said.

Sunshine Coast prestige market continues its strong performance: HTW residential

A commercial property, in the Sunshine Coast suburb of Kunda Park, has been bought by a local investor for $850,000. 
The asset, Unit 12/15 Rawlins Circuit, came with a 454 square metre building area. 
It was leased to a high-profile tenant who occupied a majority of the development, with a significant infrastructure investment to come. 
The property was marketed and sold by Ray White Commercial Noosa and Sunshine Coast North Property Consultants Matt Marenko and Louisa Blennerhassett. 
Mr Marenko said the team received five offers on the property and it sold within five days of hitting the market. 
“The tenant was Unique Health Products who had occupied the property since 2012 and have a very successful business distributing products in the health food sector,” he said. 
“The investment market continues to strengthen thanks to interest rates remaining at an all-time low.”
Mr Marenko said investors were pulling their money out of the banks and buying property to take advantage of the stronger yields 
“We have four buyers from this property who missed out, and a long list ready, but we need more properties to sell,” he said. 
It is 7.5 km, or 10 minutes by car, from the Sunshine Coast’s CBD.
