The new <a href="https://www.apartments.com.au/new-apartments/yarraville-green-42-stephen-street-yarraville-vic-3013">Yarraville Green</a> development in Melbourne's inner west is showing that landscaping can be just as influential as architecture, with buyers responding strongly to the garden-first approach adopted from the outset by developer Excelon Projects and the project's design team.

Excelon appointed Six Degrees Architects and landscape architects SBLA to work collaboratively on the development, with a brief to create "a sustainable, design-led building with a focus on community."

That approach has resonated with buyers. According to Next Chapter Director Tom Hirini, who is leading the sales campaign, the landscaped communal garden has become one of the project's defining features, alongside its boutique scale and European-inspired cluster housing concept.

The enormity of delivering a true skyscraper in Australia's new development market is often overlooked.

It has taken the best part of a decade since plans for Chevron One were first unveiled, but the 41-storey tower is now complete, with residents collecting their keys and moving into what has become one of the Gold Coast's most recognisable new landmarks.

Rising 127 metres above Chevron Island, Chevron One stands almost twice as high as any other building on the island. Their second Maroochydore&nbsp;development, LOrient, part of Mosaic&#39;s&nbsp;Masterpeice Series developments,&nbsp;lasted just a few weeks before selling, with prices starting from $2.75 million.

LOrient, named after the French port famous for its maritime history,&nbsp;netted the Sunshine Coast&#39;s most expensive apartment sale, with a 571 sqm apartment selling for $7.5 million.

It bettered the existing $6 million record,&nbsp;set at Avalon by Mosaic a few doors down. Avalon by Mosaic&nbsp;just won&nbsp;the&nbsp;High Density &ndash; 10 storeys or less award at UDIA QLD awards.

The prominent Sunshine Coast developer Cube Developments has snapped up the last remaining beachfront site on the Sunshine Coast.

The 3,215 sqm block at Bokarina Beach, located between Calounda and Mooloolaba and adjacent to Bokarina Beach, is earmarked for a six level apartment building of up to 75 apartments.

Cube director Scott Juniper says they will be planning something more boutique, offering a point of difference to the other developments in the masterplan.

&quot;Three of the five sites nearby are under construction and are quite large scale, large built form projects, some with over 100 units,&quot; Juniper says, adding that those developments will have ground floor activiation.

The longstanding Sunshine Coast developer&nbsp;Henzell Property Group&nbsp;is set to create a mixed-use development in Caloundra, which they say will be one of the most exciting launches the Sunshine Coast will see in 2021.

Henzell Property Group plans to deliver the project in two stages, with the design taking advantage of the two-street frontage by creating an activated laneway for vehicle and pedestrian access between Bulcock Street and Omrah Avenue providing a new sidewalk boulevard restaurant precinct.

The boutique release of just 15 townhomes and penthouse terraces, dubbed the Terrace Collection, were bought&nbsp;by owner-occupiers, predominantly those who live&nbsp;locally.

The five penthouse terraces were snapped up within a week of their release.

They are part of The Cove&#39;s first stage, Corsica Residences, which comprises 51 residences all up. There&#39;s been 39 sales so far.

Sales have been so quick Henzell have brought forward construction, which could start this month.

The Cove is the final instalment in the Pelican Waters community which the Henzell family has been developing for more than 30 years.

The master-planned community will be delivered in four stages over the next four years and when completed it will comprise a total of 220 apartments and terrace homes, a grocer and waterfront restaurant.

Demand for apartments&nbsp;is not letting up on the Sunshine Coast.

Cube Developments, led by veteran developer Scott Juniper, have secured a sell out of their $27 million apartment&nbsp;project One Prosperity in the small waterfront suburb of Birtinya, and are soon to sell all of the apartments in their boutique Mooloolaba project Picasso.

Picasso saw high demand from investors from Sydney and Melbourne, and Juniper says the trend, which he&#39;s seen across the whole of the portfolio,&nbsp;isn&#39;t slowing down.

&quot;The demand on the Sunshine Coast has been exceptional,&quot; Juniper says.

&quot;We had a much higher increase in both investor demand and owner occupier demand from Melbourne and Sydney,&quot; Juniper says, adding that there are still high number of owner-occupiers moving from the southern states to the Sunshine Coast.

&quot;People are still not tied to the city, there&#39;s been no change to that&quot;, Juniper says.

Investors are still keen from Sydney and Melbourne, with the vacancy rate holding firm at record lows of around 0.5 per cent.

Cube&#39;s latest offering is Seasons by Cube, which Juniper says is a much more budget conscious apartment development in Birtinya.

The majority of stock in the development of 146 apartments is under $600,000, with it focused on bringing an affordable product to the market.

Cube only have a handful of apartments left at another one of their Birtinya developments, Curve, which is set for completion in July.

&quot;There are quite a few people in the market looking to move immediately, reflected by the area&#39;s very low vacancy rate&quot;, Juniper suggests, adding that that gives Curve an advantage in the current market that the product will be available to move in in just a few months.

Cube have their&nbsp;premium product,&nbsp;Nature at Cotton Tree in Maroochydore, overlooking&nbsp;Rotary Park and the Maroochy River.

Juniper told Cottee Parker Architects to deliver&nbsp;the best the Sunshine Coast has ever seen.&nbsp;

Sunshine Coast apartment demand continues as Cube sell-out one development, launch another

The local developer Henzell Property Group has sold more than 80 per cent of the first stage of Corsica Residences, part of their $200 million master-planned community on the Sunshine Coast.

The waterfront apartment and townhouse in Pelican Waters at Caloundra has seen 38 townhouses and apartments sales across the first stage, with strong demand locally as well as huge interest from interstate buyers looking to Queensland.

It was local owner-occupiers who drove the majority of sales. 

Apartments range in size from 143 sqm to 261 sqm and are priced from $625,000, with terrace homes up to 267s qm priced from $800,000.

“We have been overwhelmed with inquiry since the launch and to have sold more than 80% of apartments and terrace homes in the first stage, including the sell-out of our penthouse terrace collection, puts us way ahead of where we anticipated,” Mr Henzell said.

“The sales reflect the extremely strong underlying demand for downsizer product among a local market of buyers who have been a part of the Pelican Waters community for many years but wish to downsize. 

The Cove is the final instalment in the Pelican Waters community which the Henzell family has been developing for over 30 years. It is set to be completed in 2025.

The former Socceroo Brett Holman and wife Femke have downsized on the Sunshine Coast.

Having sold their Peregian Beach holiday home for $2.55 million mid-way through last year, they’ve gone off-market to secure a near new property in the same coastal suburb.

They’ve spent $1.15 million on a home on the Peregian Golf Course.

Only completed last year, the home has five bedrooms, including a master with its own sitting area, walk in wardrobe and ensuite which spans the entire length of the top level.

There’s a dedicated media room, a kitchen with butler’s pantry and an alfresco area overlooking the pool.

Born in Bankstown, Holman started his soccer career at Parramatta Power in the NSL before joining Dutch club Feyenoord in 2002.

Holman left Holland in 2012 to join Aston Villa in the English Premier League for a season then went on to play in Dubai and Abu Dhabi.

Holman has represented the Socceroos 63 times, scoring nine goals.

CoreLogic’s best of the best 2020 report has revealed that the highest median unit value in Queensland&nbsp;was found in Noosa Heads, just shy of $900,000.

The report revealed Australia’s $7.2 trillion residential real estate market proved resilient in the face of a global pandemic, leaving an overall positive market outlook for 2021.

Eliza Owen, CoreLogic’s head of research, said the report highlighted the resilience of luxury markets in Australia.

On the overall top ten apartment markets every suburb&nbsp;listed amongst the nation’s best for unit value were located in Sydney, with Point Piper taking the top spot as it did in 2019 with a median unit value exceeding $2.28 million.

Queensland's Laguna Quays however had Australia's lowest median unit value at just $76,123

"The Sunshine Beach on the Sunshine Coast has seen the highest annual capital growth in houses nationally, compared with 2019 when St Kilda in Melbourne saw the highest housing growth,” Eliza&nbsp;Owen said.
