Brunswick is set for some of its largest apartments ever delivered with the upcoming new development Frith &amp; Howarth, where the apartments are around 20 per cent larger than what has come before it in the sought-after suburb.

Developer Young Group focused its design on Frith &amp; Howarth around size and scale, but within a boutique building, to create a mini neighbourhood within the mid-rise development. There are just 24 apartments in the mid-rise building on Victoria Street, a short walk to Brunswick Station and the cafe and dining strip along Sydney Road.

Apartments are the main options for first home buyers within the inner west, according to HTW’s Month in Review: March 2017. 
The valuation firm says many new apartment buildings are being constructed within the suburbs of West Melbourne, Parkville and Travancore, while further west in the suburbs of Sunshine and Sunshine West there are affordable townhouse options.
According to CoreLogic, the median unit sale price in January 2017 for West Melbourne was $497,000, Parkville $497,000, Travancore $480,000, Sunshine $351,000 and Sunshine West $351,000 (source: RP Data).

Victoria's Sunshine West a rising market for first home buyers: HTW

In 2016, there was a large increase in demand for properties in Sunshine, 11 kilometres west of Melbourne’s CBD, according to HTW’s February 2017 update.
The valuation firm says the median house price grew $172,000 or 25.5% to $847,500 from the start of the year to December 2016.
“It will be interesting to watch if this price growth spills over into surrounding suburbs such as Sunshine North over the next 12 months,” the firm says.
“With a median house price in Sunshine North of $654,500 and $613,250 in Ardeer, according to CoreLogic, these price points are well below that of the hotspot of Sunshine and it will be worth observing if this gap closes during 2017.”
Further west, the new Caroline Springs V-Line train station and line duplication between Melton and Deerpark is opening in February 2017.
Serving Caroline Springs as well as the adjoining suburbs of Burnside, Plumpton, Taylors and Hillside, this is a highly anticipated major infrastructure boost to this western growth corridor of Melbourne.
It is expected to be used by 1,500 people per day rising to 4,800 per day in 2020, according to PTV.
The outer western suburbs such as Wyndham Vale, Werribee, Tarneit and Truganina still provide affordable entry in to the current property market, HTW says.
The median sale price in December 2016 for Wyndham Vale was $416,000, Werribee was $455,000, Tarneit was $530,000 and Truganina was $478,000, according to CoreLogic.

Works are about to commence on the Brimbank Community and Civic Centre, heralding another addition to architecture firm Lyons expanding civil and educational repertoire. Construction tenders are due for the complex, which is expected will deliver a first-class outcome for the local community.

The design includes an exceptional new Sunshine Library set over the first two floors with a large double height reading room and areas for different user groups including children, teens, and adults.

A new customer service centre and a local history interpretive centre make up the ground floor footprint. The second floor also includes a learning centre and community rooms, the council chamber, and an exhibition space.

The $52 million facility will also showcase a slice of Sunshine's history, with a heritage harvester machine relocated to the building and potentially suspended from the ceiling within the foyer. Lyons have also incorporated a saw tooth element to the facade, in recognition of the Sunshine Harvester Works which were prevalent onsite in times gone by.

When complete the Brimbank Community and Civic Centre is hoped to become a design beacon within the wider Sunshine town centre which is progressively undergoing renewal. Brimbank City Council hope the building will set a benchmark for the quality of future projects, while also facilitating additional development within the precinct which has provisions for 30m (10 level residential) buildings according to structure plans.

Image courtesy Brimbank City Council</figcaption></figure>The Brimbank Community and Civic Centre will join two existing municipal buildings designed by Lyons. Seen below, <a href="http://www.lyonsarch.com.au/hume-city-council-office-building/?b=1" target="_blank">Hume City Council's offices</a> were completed during 2007 and promptly won the National Australian Institute of Architects' Harry Seidler Award for Commercial Architecture in 2008.

More recently <a href="http://www.lyonsarch.com.au/dandenong-municipal-building/?b=1" target="_blank">The City of Greater Dandenong Municipal Building Project</a> was opened earlier in 2014. Similar to Brimbank's new domicile, the mixed-use Dandenong complex includes the city's new offices, a public library, community meeting rooms and Council Chambers. A landscaped civic square and retail shops round out the 13,000m² facility.

Many design elements are evident over all three buildings in a uniquely Lyons style, including the use of bold colours, embellished entry points and liberally applied external louvres. In a wider context Lyons have successfully delivered a swag of large municipal and tertiary projects in recent years; it seems that when a design statement is required in such a context, Lyons are the architecture firm of choice.

All going to plan the new facility will be ready for occupancy mid-2016.
