Repeat buyers are one of the strongest measures of confidence in any apartment development.

Their decision to purchase again was driven by the quality of life they found after moving into their first GWH home.

Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

"I knew that they were local, that the quality of the build was going to be up there. I'd looked at other apartment complexes around and close by, and I just knew that here was a better decision location wise."

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

"Everyone loves living here because they chose to live here, but everyone looks out for each other. It's a real great community feel here."

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"We've had homes with big yards and lots of space, but everyone ended up in different rooms. Here we'll have dinner together, the kids can play, and we spend far more quality time together."

Lyle says their confidence came from GWH's reputation within Newcastle's building industry.

"I know people who've worked across different apartment projects, and whenever GWH came up the feedback was always the same. They're rock solid. They're quality."

That confidence only grew throughout the buying process.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Aimee says one moment stood out.

"The project actually finished on time. We realised we needed to hurry up and sell our house because everything was happening exactly when they said it would."

Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Virgate's Verdé Southbank moves toward construction as sales fly past halfway stage

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The dual recognition reflects the design approach behind the boutique development on prestigious Kooyongkoot Road, where the focus has been on creating homes for downsizers seeking the space, quality and functionality of a detached house within a low-rise apartment building.

Rather than maximising apartment numbers, <a href="https://www.apartments.com.au/developers/pqd">PQD</a> and <a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a> limited the development to just 18 residences, allowing for larger floorplans, greater privacy, generous landscaping and expansive communal spaces.&nbsp;The majority of the apartments also benefit from corner aspects, allowing for dual sources of natural light.

Now around 70 per cent complete and on track for completion in November 2026, Kooyongkoot will comprise a mix of garden residences, ter​race apartments, sub-penthouses, and is crowned by two half-floor penthouses with direct lift access and private rooftop terraces.

The Silver Award for Architecture recognised the way the building responds to its prominent corner position at the ent​rance to Hawthorn's Scotch Hill precinct, one of Melbourne's most established residential neighbourhoods.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

"Every detail feels deliberate, from the overall design down to the smallest touches," the purchaser said.

"The level of quality and refinement is exceptional, but what really sold it was how liveable it felt... It felt like a place where everything had been considered, not just a luxury building."

Located within walking distance of Scotch College, Methodist Ladies' College, Koo​yong Lawn Tennis Club, Aubur​n Village and Camberwell Junction, Kooyongkoot continues to target owner-occupiers looking to remain in Melbourne's inner east without compromising on space or quality. Kooyongkoot wins Gold and Silver at Better Future Melbourne Design Awards

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

It makes <a href="https://www.apartments.com.au/developers/novm">NOVM</a>'s 2021-completed <a href="https://www.apartments.com.au/buildings/the-lennox-parramatta-12-phillip-street-parramatta-nsw-2150">The Lennox</a> one of the most recently completed residential towers on the Parramatta River, and among the newest apartment developments in Sydney's second CBD.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. A limited release of the remaining apartments has recently been brought to market by capital partner <a href="https://www.apartments.com.au/project-marketer/equitifund-group">Equitifund</a>, with entry-level pricing from $700,000 and two-bedroom apartments available from under $1 million.

Australian housing and finance group Equitifund has secured the remaining apartments, believing there are few completed apartment opportunities in Parramatta that offer the same combination of location, amenity and pricing.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

"The Lennox is where aspirational living becomes attainable," Hamblett said.

"Wake to river and mountain views, step into Sydney's Second CBD, and arrive home to resort-calibre amenities, all without the harbour price tag."

Hamblett says owner-occupiers are also attracted by the convenience of having Westfield Parramatta, Church Street's dining precinct, Parramatta Park, Riverside Theatres, Western Sydney University and major transport connections all within walking distance.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Flow was the first of four luxury apartment developments delivered by Paul Gedoun's S&amp;S Projects at Rainbow Bay and was completed in 2023.

Positioned on the beachfront overlooking Snapper Rocks, the residence includes three bedrooms, three bathrooms, a powder room and views stretching north along the coastline towards Surfers Paradise.

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

After ridding myself of the sudden urge to sip coffee and hug every person within the vicinity whilst extolling the virtues of Melbourne, The Upmarket does seem to be a worthwhile initiative for a number of reasons.
Southbank has been derided seemingly forever and a day as lacking general street level character - beyond the banks of the Yarra little effort has been vested into humanising the public realm with the <a href="http://blog.thatsmelbourne.com.au/blog/2012/07/13/boyds-bold-future-in-southbank/" target="_blank">JH Boyd School redevelopment</a> a notable exception.  In this regard any push to bring pedestrian activity to Southbank is a plus.
Sustainability is key to The Upmarket, with the promoters pushing green transport options.  In addition to an iPhone app tracking local transport links to and from the site, incentives will be on offer for those who catch public transport or cycle.  These include market offers, discounts and even a bike valet service - drawing people to Southbank without bringing additional vehicles into the area is a worthwhile pursuit.
ACCA itself is a prime example of Southbank's hostile street environment; granted ACCA's facade serves its purpose and would be otherwise compromised if altered, but it is externally inactive and features a large forecourt with only the 'Yellow Peril' as a focal point, yeah....!  Activating the forecourt, if only on Saturdays, helps to maintain and more importantly draw in additional people to the area.  The majority of Southbank foot trips would be from apartment door to CBD, anything reversing this trend is a bonus.  With 80 stalls trading regardless of weather, The Upmarket may well turn the area into a hub of human activity from 7am to 6pm over an otherwise quiet weekend.

Small step The Upmarket may be in correcting Southbank's street level misfortunes, but it would have been helped no end if the proposed redevelopment of Sturt Street materialised.  Floated simultaneously with the redevelopment of Hamer Hall, the rejuvenation of Sturt Street as a pedestrian friendly spine through the arts precinct would have acted as a funnel. The above option conceived by <a href="http://www.fjmt.com.au/projects/projects_scpr" target="_blank">FJMT</a>  would have channeled foot traffic from Melbourne's heart via a grand thoroughfare down Sturt Street and into arguably Melbourne's cultural heart.  
Ultimately the above was not to be but The Upmarket may succeed where other Southbank initiatives have failed - here's hoping!

Southbank to benefit from a weekly market?

Drawing parallels to Monty Python's character The Black Knight, it seems some developments just don't know how to give up. 57-61 City Road fits the bill as the developer is seeking altered planning approval once more, after first surfacing during 2010.

Following a drawn out approvals process in which Melbourne City Council ultimately rejected the tower in its presented form, the proponents of the time took the application to VCAT for a more palatable outcome. Consequently at the behest of VCAT, an order was issued to Melbourne City Council mandating approval for the intended tower during April 2011.

As is generally the way with first time developers, the site was listed for sale thereafter with a reported asking price of near $12 million for site and endorsed plans.

Currently Artisan Architects website carries the following description of 57-61 City Road:

The design of this new 37 level building of 246 Apartments and 110 car spaces was inspired by its context and its intended users. The building presents itself as a series of “boxes of technology”, giving this striking tower a unique presence in its urban context. Along with many ESD initiatives, the planning of this new tower also takes advantage of its long vista back to the Yarra River and Flinders Street Station.

Artisan Architects along with client Tapil Pty Ltd submitted the revised planning documents late 2013, which essentially carries the same design externally, yet with a number of changes to the podium's internal configuration. Chief amongst these is the deletion of traditional ramped car parking access in favour of a dual car lift system. Consequently the improved access now sees 115 car parks included with access via Fawkner Street, nestled behind City Road.

The revised scheme still expects a yield of 246 apartments, split equally between one and two bedroom apartments. Office space of 120 square metres is also included within the podium while a total of 210 square metres of retail space is spread over the ground floor.

<h2>Key design initatives</h2>

As with most contemporary residential planning applications, sustainability initiatives play an ever increasing role in project viability/marketability/livability etc. Key design initiatives included within 57-61 City Road as outlined by engineering consultancy firm <a href="http://www.adpconsulting.com.au/">ADP Consulting</a> include:

<li>An average apartment energy rating of at least 6.0 stars for the development</li>
	<li>Natural ventilation to all apartments</li>
	<li>2 kW solar photovoltaic system</li>
	<li>Car park ventilation controlled by CO sensors</li>
	<li>High levels of daylight to all living and bedroom areas</li>
	<li>Central solar gas-boosted hot water system delivering 25% annual hot water contribution</li>
	<li>A 20,000 litre rainwater tank for toilet flushing and irrigation</li>

An active 57-61 City Road application means it joins a cluster of high-rise residential towers designed by Artisan Architects which have yet to come to fruition, including 10 in Fishermans Bend alone!

Granted those Fishermans Bend towers like all others in the designated Urban Renewal Area have yet to receive approval (owing to a pending release of a final masterplan) but nonetheless a number of other high-rise projects in areas such as South Melbourne and Footscray have yet to reach construction for a variety of reasons.

No doubt Artisan Architects would dearly like to see at least one if not more of the above projects realised in a style of architecture that is certainly their own. One could surmise it would be reward for toil given the expanding body of work credited to the architecture firm.

And if 57-61 City Road is not realised? 'Tis but a scratch' according to The Black Knight, for perseverance surely pays... or does it?

57-61 City Road resubmitted and revisited

The Planning Minister, Matthew Guy, has given approval to 54-56 Clarke Street, Southbank.

<a href="/new-apartments/elysium-54-clarke-street-southbank" target="_blank">54-56 Clarke Street</a>, designed by <a href="http://b-k-k.com.au/" target="_blank">BKK</a>, will rise 240 metres above its peers, standing third tallest on Southbank (which could be shifted to forth tallest should <a href="/news/planning-application-1-23-queensbridge-street-southbank" target="_blank">1-23 Queensbridge Street</a> be built).  

Thanks to its slender profile, the building will only yield 256 apartments over 73 levels and the architects have managed to squeeze a café at ground level.  

Much of the talk in the mainstream press has revolved around the building's height however we at Apartments.com.au would like to draw attention to another important aspect of the building: its interaction with us, the passer-by on the street.

Organic, active, green and unlike anything either on or a stone's throw away from City Road - a picture speaks a thousand words.  

54-56 Clarke Street will inevitably become a destination for more than just its residents and it most certainly will be a welcome one in an otherwise street life deprived block of Southbank.

54-56 Clarke Street Southbank Approved

You can argue the case for bravery or stupidity, yet there's always one intrepid soul willing to be that first animal into crocodile infested waters.  A treacherous crossing with potential ruin at the jaws of a true killing machine with a skill set honed over many a year, yet the crossing is worth the risk considering the green pastures that lay beyond.
Unfortunately for me I'm not on safari gazing over the banks of the Mara River in deepest Africa, but rather walking along City Road, Southbank.  In recent weeks that brave soul taking the plunge into one of the more hostile urban environments Melbourne has to offer is  <a href="http://www.yelp.com.au/biz/a-taste-of-france-southbank" target="_blank">A Taste of France</a> - to most people a French patisserie but in the eyes of Apartments.com.au a venture willing to take on a beast that has the ability to crunch and spit out any unsuspecting prey.

City Road in particular has evolved over decades into the hostile environment it is now.  As apartments towers began their infiltration during the late 1990's and gathered pace thereafter, the urban realm was treated as an afterthought - hey there's no rush given there's so many sites yet to be developed plus so many retail and amenity options within a 15-20 minute walk.  Unfortunately the lax attitude has lingered and the area finds itself in a quandary with an ever increasing population mass concentrated around City Road, with City Road itself almost completely inactive from a pedestrian's view.
Some may recall the best part of ten years ago a plan put forward by Melbourne City council to activate and beautify certain parts of Southbank, with City Road coming in for its share of attention.  Included was a circus, a Piccadilly Circus on Southbank of sorts, concentrated around the City Road and Queensbridge Street intersection.  As expected nothing came of the plan and essentially nothing has been done to correct the wrongs of City Road and many other areas of Southbank since.
There are small pockets of resistance though with the recently refurbished <a href="http://www.melbourne.vic.gov.au/CommunityServices/CommunityFacilities/Boyd/Pages/AboutBoyd.aspx" target="_blank">Boyd Community Hub</a> introducing a cafe with outdoor seating while Wine House opposite provides respite for those inclined to enjoy a tipple, yet A Taste of France is the first  commercial/retail outlet to take the fight to the street with curbside seating.

The above picture says it all really, dying tree and all.  Good weather on a Saturday morning should see the masses out and about.  The population is certainly there yet where are all the people?  Quite possibly enjoying themselves elsewhere I'd suggest.  Light penetration is good, footpaths are wide, an ever increasing population and no-one walking the area aside from one or two - it's an indictment on Southbank!
So what cane be done to right the wrongs of Southbank?  Well it's a massive undertaking that requires time and capital yet the first steps in correcting the areas failings could involve:

<li class="rtejustify">
		Melbourne City Council devising a capital works program to rid the main thoroughfares initially of asphalt and lay pavers equal to those within Melbourne's CBD.  Simultaneously enlist a firm such as <a href="http://www.uap.com.au/street-furniture/" target="_blank">Urban Art Projects</a> to create practical art pieces such as street furniture or sculptures to insert at key locations</li>
	<li class="rtejustify">
		Nice and simple - plant more trees</li>
	<li class="rtejustify">
		With a nice new street level perspective, Council should waive any fees associated with any business willing to implement alfresco seating, or possibly even install fixed glass curbside balustrades (similar to Lygon Street or Lonsdale Street) free of charge </li>
	<li class="rtejustify">
		Platinum Tower will introduce one of the worlds<a href="http://platinumtower.com.au/#/architecture/" target="_blank"> largest vertical gardens</a> to the streetscape upon completion.  Consider requiring any future developments carry green podiums rather than the obligatory inactive mesh or finned facade over above ground car parks.  This serves to soften the vista and brings and earthy, enjoyable element to the area.</li>
	<li class="rtejustify">
		Introduce traffic calming measures</li>
	<li class="rtejustify">
		Address the Kings Way overpass with a similar application to the <a href="https://res.cloudinary.com/dz9xllyip/image/fetch/q_auto:good/https://s3-ap-southeast-2.amazonaws.com/www.urban.com.au/s3fs-public/Image6571.jpg" target="_blank">rail overpass found over Carlisle Street</a>, East St Kilda - a little art can go a long way</li>
</ul>
As for that zebra I like to call A Taste of France, life won't be getting much easier with the 170 metre Platinum Tower opposite commencing construction in the new year, providing a 'soothing' hum of construction equipment for the next two or so years.  Sometimes, just sometimes though that first animal to cross the treacherous river makes the crossing successfully and prompts many others to follow -  here's hoping!
Ultimately all I've done is highlight one problem and suggested some remedies.  I don't profess to being able to solve the issues of Southbank, the problem is neither can those charged with its success.

Into the jaws of Southbank

First off a proposal of huge proportions relative to its surrounds. Developer <a href="http://www.meydan.com.au/property-development/" target="_blank">Meydan Group</a> is running with the image below on their website for an intended mixed use development located in Fawkner. Seemingly on the western flank of the Hume Highway and near Gowrie Station, the proposal seeks a 15 level mixed use development with retail components, office space and 120+ apartments included. On a stretch of the Hume dominated by car dealerships and associated trades, yet ripe for redevelopment, a 15 level complex would surely make a statement - time will tell.

Closer to the big smoke and a swag of residential towers have been approved by Melbourne City Council of late. Among them a 17 level, 296 apartment development at 28-38 Pearl River Road, Docklands which gained approval on June 28th, as did a 16 level, 240 apartment development nearby at 3-43 Waterfront Way, Docklands. A final planning permit was issued for <a href="/buildings/33-north-33-racecourse-road-north-melbourne" target="_blank">Babylon Apartments</a> located at 33-39 Racecourse Road, North Melbourne during May while the nearby proposed 66-apartment <a href="/new-apartments/15-17-racecourse-road-north-melbourne" target="_blank">15-17 Racecourse Road</a> appears in the UrbanMelbourne.info database for the first time. May 30th saw <a href="/new-apartments/coventry-haus-33-coventry-street-southbank">33 Coventry Street, </a>Southbank given notice of a decision to grant a permit while the nearby development at 25-27 Coventry Street, Southbank revived its final permit also during May. More on these projects in due course.

Following up on this <a href="/news/the-wilson-street-microcosm" target="_blank">article</a> posted early last month, Salta Properties via SJB Planning have in recent days formally lodged plans with Stonnington for 31-41 Wilson Street, South Yarra. The image below by Fraher Design 3D depicts the Rothe Lowman-designed complex in situ along Wilson Street. Seeking approval for 88 apartments over 9 levels, more information on the project can be found <a href="/buildings/essence-35-wilson-street-south-yarra" target="_blank">here</a>.

Elsewhere in South Yarra, Melbourne High School have lodged plans for an underutilised piece of land at 661-663 Chapel Street. Designed by Bird de la Coeur, the four level building seen below will house an education centre and student accommodation, with retail fronting Chapel Street. This proposal is in line with developer Michael Yates' plans for the adjoining site, the outline of which can also be seen below. Initially submitted with two schemes, Michael Yates will seemingly pursue the lesser of the two proposals, details of which can be found <a href="/news/take-it-either-way-661-chapel-street-planning-application" target="_blank">here</a>.

Moving to Brunswick now and two separate planning applications seek to continue the Anstey in development theme as outlined in this <a href="/news/anstey-in-development" target="_blank">article</a>. 26 Breese Street is a seven level complex yielding 64 apartments while 216 Albion Street nearby is seeking approval for an eight level apartment complex. Together these developments would add well over 100 apartments to an already booming pocket of Melbourne. West Brunswick hasn't been left behind either with a proposal for a nine level apartment complex with three levels of basement car parking at 1-5 Olive York Way. It would sit opposite the recently completed, seven level 2-6 Olive York Way developed by National Sterling which yielded 140 apartments.

Finally Fraher Design 3D feature again, having produced this image of the Mayven development at 56-58 St Georges Rd, Northcote. A nice new development right next to the Melbourne Anarchist Club - enough to put a smirk on this urbanist's face.

Lucky number 13 - new developments in the pipeline

<h2>5. 204-210 Ballarat Road, Maidstone</h2>

Why do we like it? Maidstone/Braybrook/Sunshine is the possibly one of the last regions of Melbourne the average Joe would think apartments would have a place. But when you see a project like this pop up, you have to sit up and take notice. 5 levels and on a major road which has the capacity to be a major East-West Bus Rapid Transit route into and out of the Footscray CAD, 204-210 Ballarat Road is sure to set a precedent.

<h2>4. Packington Apartments - 44 Packington Street, St Kilda</h2>

Why do we like it? Excellent Public Transport links nearby, low-rise and epitomises the type of building which the <a href="/news/transforming-australian-cities-a-must-read">Transforming Australian Cities</a> strategy calls for in or near appropriate public transport corridors all over Melbourne.

<h2>3. 81 Argyle Street, Fitzroy</h2>

Why do we like it? Another perfect <a href="/news/transforming-australian-cities-a-must-read">TAC</a> example - low-rise, increases density, superb public transport links nearby on Nicholson and Johnston Streets. I'm calling it: it looks as if it will become a hidden gem - much like how it's possible stumble upon multiple interesting buildings in the CBD when you navigate labyrinth of laneways, 81 Argyle, positioned back from the main thoroughfares, will provide ample surprise factor for people who choose to go meandering in the back streets of Fitzroy. Wood facade? Yes please!

<h2>2. 150 Turner Street, Port Melbourne</h2>

Why do we like it? 150 Turner only popped up on the radar as early as this <a href="/news/lorimer-precinct-artisan-architects-lead-the-way">week</a>. Kudos to the architect for boldly going with a green facade - it's not a colour one would say has been executed all that well in Melbourne to date. Nevertheless, <a href="/news">looking at all angles</a> the building has many appealling features: no single facade will be the same, a unique podium facade will add to street-level interest and overall the height, bulk and general characteristics look to, on paper, agree with much of what the City of Port Phillip have outlined as part of the <a href="/news/port-phillips-montague-structure-plan">Montague Structure Plan</a> (albeit, this tower is proposed in the adjacent Lorimer precinct) - this is definitely one to watch.

Why do we like it? Bates Smart. The name commands respect - after all they are one of this country's oldest firms - of Royal Exhibition Building, ICI House and adjacent Freshwater Place (to name but a few) fame. Where certain soundbites will pan the height of new skyscraper developments almost universally, we say: Queensbridge Tower will add to the collection of towers on Southbank already as high and as diverse as the entire Perth CBD furthermore enhancing Southbank's own evolving hyper-density identity.

The urban tall is just as important as the urban small.

As some readers would know, a revised planning application was recently submitted for the old Queensbridge Hotel site at 1-23 Queensbridge Street, Southbank. Joint partners Schiavello Group and PDG Corporation intend to expand upon already approved plans for their previous Queensbridge Tower project.

Originally proposing the demolition of two buildings at 1-7 and 9-15 Queensbridge Street and the erection of a slim 276m residential tower, the developers have now decided to demolish a third site at 17-23 Queensbridge Street, which will be merged into the development allowing for much larger floor-plates than its predecessor.

While the height remains unchanged, the new tower will now be mixed use in nature. An initial 10 level podium will be followed by 17 levels of hotel accommodation, with the balance consisting of high-end apartments and residential facilities interspersed with five plant levels, for a total floor area of 138,859sqm. Taking inspiration from their earlier proposal and surrounding buildings, architects Bates Smart have evolved the elegant design to now show a bundle of three linked asymmetrical cylindrical towers creating a structure that, with the use of soft undulating forms and platinum/silver glass, is sure to become an iconic tower for Melbourne's Southbank precinct.

The make-up of the tower will see a single level of underground car parking (owing to unfavourable underground conditions), along with 10 levels of above ground car parking catering for 630 car spaces and 186 bicycle bays. A wrap of apartments over the podium and hotel recreational facilities have been included to activate the Queensbridge Street frontage. Directly above the podium will sit 408 hotel rooms, varying in size between 41sqm and 60sqm.

Upper levels contain 604 apartments, boasting 3.5 metre ceilings. 31 levels of mid-rise apartments and 10 levels of high-rise apartments will be split by a recreational level incorporating a pool abutting the northern facade allowing panoramic city views. Typical apartments will range from 61sqm to 137sqm.

Queensbridge Tower incorporates an intended setback of 10 metres to the existing Freshwater Place apartment tower and the approved 25 Queensbridge Street highrise circa approximately 240m, however a variety of initiatives have been undertaken by Bates Smart to help alleviate any perceived intimacy issues. These include a screen-like façade, whilst also employing vertical privacy screening which allow for expansive views, without peering into neighbouring buildings.

Bates Smart have already used this method to great effect on Proximity Apartments which overlook Albert Park Lake, allowing for a stylist and efficient outcome. Further, balconies will be treated as winter gardens with the area protected by awning sashes which can be opened by occupants at their discretion, allowing for additional enclosed living space where desired.

A range of amenities will be located with the building, allowing residents the added benefit of hotel services within the one complex. These amenities include a recreational area on level 10 involving a pool, gym and spa as well as a bar for residents and hotel guests. Level 28 will also include similar recreational amenities, however will be exclusive to hotel members and residents of the upper levels of the building. One notion the planning application focuses on however, is the idea that this development will finally complete Queensbridge Square, in particular opening up the square to the southern end of Queensbridge Street. Bates Smart have designed all three buildings fronting the area allows for continuity of design.

The podium has been designed to keep uniformity with the current built environment along Queensbridge Street, drawing inspiration from the geometry of the Freshwater Place podium, with horizontal and vertical lines prevalent in the design. At ground level the development will include a large Schiavello showroom space, which is designed to be an “important visitor attraction in Southbank”. At street level, blue stone paving and greenery will be incorporated, an initiative which will definitely improve the area which is devoid of any vegetation at present.

Currently sections of Queensbridge Square are not pedestrian friendly, which was originally implemented to protect the area from party goers at the then QBH nightclub. The subsequent closure of the club and intended development of the site will allow for greater accessibility in and out of the square with the removal of the elevated wall separating Freshwater Place and Queensbridge Square.

The lack of smaller retail tenancies to help activate the area is noteworthy, although there are a great variety of outlets in the adjoining Freshwater Place precinct. Further the architects have emphasized the showroom component which they along with Schiavello believe will become a destination in itself. Based upon the plans there's no doubt Queensbridge Tower is one of the highest quality proposals in Melbourne at the moment and will definitely enhance Southbank. If approved, eventual construction will likely to be a joint venture between developers Schiavello and PDG, following the success of other recent developments undertaken by the pair including <a href="/buildings/prima-tower-31-queensbridge-street-southbank">Prima Pearl</a> in Southbank and <a href="/buildings/abode-318-318-russell-street-melbourne" target="_blank">Abode Apartments</a> on Russell Street.

Planning Application > 1-23 Queensbridge Street, Southbank

It seems Australia 108 may not be the only new hotel to grace Southbank in the near future. Melbourne City Council <a href="http://www.melbourne.vic.gov.au/BuildingandPlanning/Planning/Pages/Planningregisteronlinesearchresults.aspx?permit=TP-2012-439">recently approved</a> a 16 level hotel tower at 167-169 City Road, wedged between two existing apartment towers.
Southern Capital Corporation engaged Peddle Thorp Architects to design the $20 million dollar building highlighted by a diagrid facade that changes shape, adhering to the slanted form toward the crown. Currently home to Melbourne Towing Service, the small site offered some challenges according to the architect.
