It was the site’s prime location that first appealed to DANKAV founder Daniel Veitch. The development sits directly across the road from the future Mermaid Beach South light rail station, giving residents convenient public transport access to the rest of the Coast.

While DANKAV is delivering extensive amenity as part of the retail plaza, the area is already well serviced, with a Woolworths Metro, established cafés and restaurants, and the all-important sand of Mermaid Beach just 100 metres from the front door.

Developer Tian An LFD has been given the green light from the NSW Government's Housing Delivery Authority to go ahead with its new Chatswood apartment development, <a href="https://www.apartments.com.au/new-apartments/hammond-greens-chatswood-5-9-gordon-avenue-chatswood-nsw-2067">Hammond Greens</a>.

The 35-storey mixed-use tower at 5-9 Gordon Avenue, on the edge of the Chatswood Bowls Club, will comprise 91 apartments, 22 of which will be affordable homes managed by Link Wentworth. They will sit above a two-level podium with retail and commercial space.

The plans were upsized from the early 25-storey scheme which proposed 64 apartments, following the Government's new planning provisions under the Housing SEPP that gave developers the opportunity to increase heights and floor place in exchange for an affordable housing component.

Boutique Melbourne apartment developer PACASA, in collaboration with Cera Stribley Architects, has had quick-fire success at it's recently launched Richmond project, Park House.

There's only 14 apartments and townhouses to choose from in the five-level Church Street building, which sits in a unique pocket at the base of Richmond Hill.&nbsp;Every building to the west of Park House is single-level heritage, so the views back to the city can't be built out.

PACASA Director Stefano Paciocco said that whilst Richmond locals have flocked to the development, it’s also generating significant interest from Melbourne’s upmarket eastern suburbs.

“We’ve had a lot of enquiry from downsizers who live in the likes of Malvern, Glen Iris, Hawthorn, Kew, but the &nbsp;Richmond locals have loved it most.

"They love the area and know what it's about, but they've not really had anything suitable to buy into before Park House."

Paciocco says buyers have responded to both the project and the location.

"There's higher density to the northern end of Church Street, but we've found a niche on Richmond Hill where buyers know new projects are a rarity."

While Paciocco admits being in the Richmond Hill area comes with its planning challenges, the uniqueness of the product is driving their sales rates to $18,000 per sqm, a figure not often, if ever, seen in Richmond before.

The two-bedroom apartments in Park House are priced at $1.2 million and have nearly 100 sqm of living area. The three-bedroom apartments are priced from $1.65 million. The crowning jewel is the four-bedroom, 396 sqm penthouse. There's also three-bedroom apartments with their own private rooftop terraces with optional spa upgrade.

The development will be anchored by two commercial spaces, which are likely to home an upmarket hospitality venue or a showroom.

Prominent Melbourne architect Cera Stribley has designed the building, with the brief from PACASA to pay homage to the timeless grandeur of Richmond's Victorian-era architecture, while blending heritage with contemporary living.

"Richmond is known for its Victorian era terrace houses, with rows of narrow sites infilled with brick cottages the common vernacular," the architecture firm said.

"At a streetscape level, these narrow lots have created strong repetition that becomes punctuated with subtle details from the period, such as iron lattice work and arched windows.

"The façade of Park House seeks to borrow from this language, referencing the narrow lots of the area in a façade based around finely gridded proportions. This association is further strengthened using brick as the primary material, complimented with metal details.

"The Richmond palette is one of brick and urban gardens, with every open space heavily used by the community. PACASA are hoping to start construction on Park House, which is targeting a 7.5 star NatHERS energy rating, later this year.

Designed by Katsifolis Architects, the residences will comprise one studio apartment, six two-bed and two three-bedroom apartments, each with private generously-sized balconies.

The light court extending up the eastern side of the building provides cross flow ventilation, sunlight and a private open space for the ground floor apartment, integrating reflective mirrors on the rooftop level to provide additional sunlight to the lower levels, which is a common architectural feature seen across European countries, in higher density urban environments.

The proposal includes a landscaped communal rooftop, adding further residential amenity, split in to two sections.

The northern section encompasses 51 sqm of space and is designated for the use of residents in apartments one through seven. The southern section of the rooftop spans 29 sqm and is exclusively for the residents of apartments eight and nine.

Each terrace is provided with a communal barbecue area, sheltered by a cantilevered roof form, with planter boxes for residents&rsquo; food production, all surrounded by architectural landscaping

The Environmentally Sustainable Design report by SBE Melbourne says the&nbsp;project is a well-conceived example of sustainable inner urban development.&quot;

The town planning report by Human Habitat said the proposal considers a residential apartment building of high architectural quality, a high level of internal amenity, and has limited potential for adverse amenity impacts to surrounding properties.

Time Out&#39;s annual list of the 49 coolest neighbourhoods in the world, ranks the Melbourne suburb of Richmond as tenth on the list.&nbsp;

Richmond is the best-performing Australian suburb on the list, beating out Sydney&#39;s Surry Hills at 19.&nbsp;

A Melbourne investor has paid $8.3 million for a 685 sqm site in Richmond.

Selling agent George Takis said the property had attracted a strong field of suitors, including developers, investors and owner-occupiers, based on the location and the significant development potential.

The Commercial 1 zoned 703 square metre site has frontages of 20 metres to Bridge Road and 33 metres to Gleadell Street.

A proposed subdivision had been prepared but not lodged with the local council while a preliminary scheme for a 14 level apartment building had been provided by Rbi Architects.

But an investor &nbsp;with the intention to occupy the premises at the conclusion of the current leases secured the offering paying what is believed to be a record low passing yield of just 1.22 per cent.

According to Teska Carson agents George Takis and Larry Takis, the property sold on a massive land rate of $11,806 a square metre.

The property comprises a two storey, 685 square metre, retail building which has been refurbished and internally subdivided to provide two self-contained tenancies which are occupied on a five year lease from October 2018 by Australia Post and on a monthly lease basis to NAB for a combined annual return of circa $285,000.&nbsp;
