A collection of just 25 large-format apartments and penthouses overlooking Goodwin Park is entering the Coolangatta market, with <a href="https://www.apartments.com.au/new-apartments/marea-residences-coolangatta-27-27a-dixon-street-coolangatta-qld-4225">Maréa Residences</a> combining a low-density, residential-only approach with uninterrupted park and Pacific Ocean outlooks.

Located at 27 Dixon Street, Maréa comprises three and four-bedroom residences alongside a limited number of dual-level penthouses, with the project positioned between Goodwin Park and <a href="https://www.apartments.com.au/developments/coolangatta-qld-4225">Coolangatta</a>’s coastal precinct.

Maréa Residences brings parkside apartments to Coolangatta

Melbourne developer PDG has secured Victorian Government approval for its $1.5 billion Southbank development <a href="https://www.apartments.com.au/new-apartments/the-one-1-queens-bridge-street-southbank-vic-3006">The One</a>, clearing the way for the long-dormant riverfront site opposite Crown to finally be developed.

The Minister for Planning has approved the project at 1-29 Queens Bridge Street, with the Department of Transport and Planning issuing the planning permit following its assessment.

The approval will allow PDG to develop the prominent 5,059 sqm site with a major mixed-use tower comprising premium apartments, including branded residences, a luxury hotel and boutique office space.

PDG acquired the site in late 2024, with its position directly opposite Crown's main entrance and near Melbourne's Arts Precinct making it one of Southbank's most significant remaining development opportunities.

Designed by COX in collaboration with ODO and PDG, the tower's architecture draws on the movement of the Yarra River, with six vertical pleats running the height of the sculpted facade.

The project will also see the heritage-listed Queens Bridge Hotel restored and incorporated into the development&nbsp;with new hospitality and public uses, including a rooftop venue.

A significant component of The One will be its residential amenity.

More than 5,000 sqm of resident facilities will be delivered across a single level, making it one of the largest consolidated residential amenity offerings proposed in an Australian apartment development.

The planning approval also incorporates a major upgrade of Queensbridge Square, which PDG will deliver in partnership with the City of Melbourne.

The existing square will be revitalised as a new civic and pedestrian space along the Yarra River, strengthening the connection between the project, Southbank and the riverfront.

PDG Founder and Managing Director Vince Giuliano said the approval represented a major milestone for a site which has remained largely underutilised for more than 15 years.

“This is the most significant Planning Permit approval Melbourne has seen in recent years,” Giuliano said.

“For more than 15 years, this site has remained underutilised. This approval enables us to deliver a project that will contribute meaningfully to the revitalisation of Southbank, restore and reactivate an important heritage building, and create a new civic and hospitality destination for Melbourne.”

The latest approval follows an earlier planning permit issued by the City of Melbourne covering demolition works across part of the site at 9-29 Queens Bridge Street. Those demolition and early works are already underway.

PDG has also started generating early interest in the residential component from owner-occupiers ahead of a planned public launch in early 2027.

PDG secures approval for $1.5bn Southbank apartment development, The One

Local developer Harridan is seeking to turn its Woolloongabba apartment project into the first stage of a broader transformation of Burke Street, using a new 16-storey mixed-use building to establish a greener pedestrian connection toward the rapidly evolving Boggo Road transport and knowledge precinct.

The South East Queensland developer has filed plans for 154 apartments on the <a href="https://www.apartments.com.au/new-apartments/4-burke-street-woolloongabba-qld-4102">southern side of Burke Street</a>, where its proposal has been designed alongside a wider vision by LatStudios for the street.

That vision positions the southern side of Burke Street for buildings of 15 storeys and above, while envisaging lower-rise development of up to five storeys on the northern side to transition into Woolloongabba's existing character housing. It also proposes wider pedestrian verges, deep planting, new street trees and upgrades to the pedestrian approach to Boggo Road Station.

The Harridan development itself has been designed by Brisbane-based Arqus Design and will comprise 154 apartments across 16 storeys. The mix is weighted heavily toward two-bedroom apartments, with 121 proposed alongside 10 one-bedroom and 23 three-bedroom residences. There will typically be around 14 units per floor.

A lower-ground car park and three podium levels will accommodate 156 resident parking spaces, along with visitor and commercial parking. There will also be 154 resident bicycle spaces and 40 visitor bicycle parks.

Harridan is a family-owned developer and part of the Holmwood Highgate Group, with more than three decades of development activity across South East Queensland. Its portfolio spans residential, commercial and industrial property, with current residential projects including Riverbank on Byron in Bulimba, Esperance Residences in Carina and The Precinct at Kinross Road in Thornlands.

Wooloongabba has been popular for apartment developers, particularly since the announcement of the 2032 Summer Olympics games in Brisbane.

While there have been a lot of development applications, it has failed to materialize into real supply.&nbsp;

Sarazin has been the major player in the area. They are under construction at Murcia Residences, on the fringe of East Brisbane and Woolloongabba. Lewis Land partnered with Studio Collective to furnish the completed display, with the interiors designed to demonstrate how the residences could function as permanent homes rather than simply as show apartments.

Studio Collective Director Melissa Park said the surrounding waterways informed the interiors, but in a more restrained way than a traditional coastal scheme.

“We drew inspiration from the canals and coastal surrounds, but our approach was to interpret that subtly through layered materials and a grounded palette of earthy tones, rather than literal coastal references,” Park said.

“We introduced hero moments of green and teal to reference the surrounding waterways, while mirrored elements help reflect natural light.

“The result is a residence that feels elevated yet comfortable, somewhere buyers can genuinely imagine themselves living, entertaining and unwinding.”

Sky Homes are priced from $3.65 million.

Lewis Land is also offering private marina berths with The Residences, its limited collection of three and four-bedroom villas positioned directly along the Harbour Shores waterfront boardwalk.

Lewis Land opens sky home display as The Waterline completes at Harbour Shores

St Vincent de Paul Society Housing Australia has filed plans for a major mixed-use housing precinct on the southern edge of the North Sydney CBD, adding another significant proposal to a pocket around North Sydn​ey Station that is quickly becoming one of the LGA's busiest development zones.

The State Significant Development Application covers a 5,990 sqm site at <a href="https://www.apartments.com.au/new-apartments/1-19-mackenzie-street-lavender-bay-nsw-2060">1-19 MacKenzie Street and 211 Blues Point Road in Lavender Bay</a>, immediately south of Nor​th Sydney Station and between the commercial core and the lower-rise Lavender Bay Heritage Conservation Area.

Designed by Wardle, the proposal would deliver a new residential tower comprising 88 build-to-sell apartments and 19 affordable apartments, alongside a separate co-living building with 57 rooms and a building manager's studio.

It would also see the significant restoration and upgrade of St Francis Xavier Catholic Church, the adaptive reuse of the former school building, new parish facilities, retail, a new public square and around 1,000 sqm of publicly accessible open space.

The project is seeking a concurrent rezoning of the site to R4 High Density Residential and an increase in the maximum building height to allow a tower reaching RL120, or up to 20 storeys. The proposal was progressed through the NSW Government's Housing Delivery Authority pathway.

The build-to-sell component will be weighted toward larger apartments, with just six one-bedroom apartments compared with 31 two-beds, 43 three-beds and eight four-bedroom residences.

The 19 affordable apartments will comprise two studios, 15 one-bedroom apartments and two two-bedroom apartments, taking the total apartment component to 107 residences before the 58 co-living rooms are included.

Wardle's design for the Vinnies site has sought to negotiate that emerging high-rise context while retaining the lower-scale character of MacKenzie Street and the adjoining heritage conservation area.

The main building adopts a three-storey podium and tower arrangement, with the podium aligned to the ridgeline and front setback of St Francis Xavier Church.&nbsp;Wardle has designed the podium with colonnades, seating, recessed entries and active ground-floor frontages, with sandstone-toned precast concrete and face brick referencing the materiality of the existing church.

The tower then steps back eight metres to the south and six metres to the north before rising in a sculpted form comprising four interlocking quadrants. Wardle has also introduced rounded forms and chamfered corners to reduce the tower's perceived bulk and improve view sharing with neighbouring development sites.

Resident facilities and outdoor areas are planned at the separation between the podium and tower at Level 3, oriented toward Sydney Harbour and the CBD skyline.

The tower itself will feature a glass reinforced concrete facade, with recessed balconies and deep reveals used both to provide shading and privacy and frame views toward the harbour and city. The lower levels take a different architectural approach, using brick and sandstone-toned finishes intended to establish a stronger relationship with St Francis Xavier Church. The Church itself will be conserved and upgraded for its continued use, while the former school building will be adaptively reused as part of the co-living component.

Just west of the site, Central Element lodged plans earlier this year for one of the most significant residential developments proposed in Lavender Bay in recent years.

Central Element's SJB-designed scheme at 64-66 Lavender Street and 3-7 Middlemiss Street would deliver 163 apartments across two towers rising 23 and 32 storeys, replacing five existing apartment buildings containing 32 homes. The project also forms part of the Housing Delivery Authority pathway.

Zurich Australian Insurance Properties is seeking to adaptively reuse its longstanding commercial building at 5 Blue Street, directly above North Sydney Station, rather than demolishing the structure.

Its SSDA proposes converting the building into a 14-storey mixed-use development with 62 apartments and 86 co-living rooms, together with ground-floor retail and a major refurbishment of Blue Street Plaza. The application is currently at the Response to Submissions stage.

First look: Vinnies files for 20-storey Lavender Bay apartment tower as North Sydney housing pocket heats up

The landmark Coogee mansion, Ballamac House, is set to undergo a redevelopment into luxury apartments.

Sydney developer Central Element are seeking to transform the historic house, which has been flats for the last six decades. The building at 39 Arcadia Street, just 350 metres from the beach, will be restored and revived to its original glory, creating a collection of just eight apartments&nbsp;to be added to the east of the house.&nbsp;

The group’s vision of fusing old and new will bring the Ballamac House estate into a new era, with the restoration and new build designed by acclaimed architects, Tonkin Zulaikha Greer (TZG), who have collaborated with Central Element on a number of previous projects, including 25Hours Paddington and The Metro-Minerva Potts Point.&nbsp;

TZG’s Director, Tim Greer said their approach was to design both spectacular but also comfortable residences, which spoke to the site’s coastal location and embraced the natural elements of the surrounding environment.&nbsp;

“With Ballamac’s rich Coogee history and Central Element’s expertise, TZG Architects are making a new story. The things we chase in our stories as we craft them are timeless, rational and beautiful but the things that you remember are the small moments of wonder and delight that stay with you long after you have departed” Greer said.

All eight residences will feature three-bedrooms, with the rooftop and penthouse apartments to be split across two levels of living.&nbsp;&nbsp;

Two of the residences will sit within the original 1860’s house with the remaining six situated in the added apartment building, which will feature a communal outdoor entertaining area and garden.

Each of the residences will enjoy the locale of the waterfront location with uninterrupted views out to Wedding Cake Island.

The two apartments within the original house are set to be an ode to old-worldly living, with the retention of the external and internal walls of the original house, along with original fireplaces, mantel pieces, and decorative ceilings.&nbsp;

The residences will also see the reconstruction of the wrap-around verandah with the original rectangular cast iron columns, allowing for indoor to outdoor living.

The repair and conservation of the sandstone walls of the original house will be continued in the new apartment building, blending old and new.

There will be new landscaping by&nbsp;award-winning landscape architecture practice JILA, which will also see a communal plunge pool added.

Central Element’s Managing Director, Nathan Chivas said Ballamac House is a hallmark project for the group, designed to make a lasting impact on the celebrated beach lifestyle in one of Sydney’s most sought-after addresses.&nbsp;

Central Element to redevelop Coogee's 1860’s Ballamac House into luxury apartments

The luxury redevelopment of the Kirra Beach Hotel site in Coolangatta's Kirra Point has already seen nearly half of their 118 Miles Residences apartments in stage one sell.

Some $88 million has been secured for the KTQ Group, whose $180 million first stage is part of their <a href="/buildings/miles-kirra-beach-hotel-101-musgrave-street-coolangatta">$380 million re-development of the site</a> which will also include a new pub and pavilion.

The average sale price has been $1.61 million.

The sales conversion has come off the back of more than 1,000 inquiries prior to the project’s much launch on December 27. 
KTQ Group development director Jeremy Holmes said the very promising sales start would fast track the commencement of construction on the project.

Kirra Point's Miles Residences nearly 50% sold in just three weeks

KTQ Group, the owners of the award-winning Elements of Byron resort, are set to launch the $200 million first stage of the&nbsp;$380 million multi-staged re-development of the Kirra Beach Hotel site.

Stage one of the Kirra Beach Hotel re-development set to launch

The Sydney Eastern City Planning Panel have approved the $135 million re-development of the former Balmain Leagues Club site.

Investment house and residential developer Heworth Holdings will be in control of the 28,000 sqm mixed-used development on the corner of Victoria Road and Darling Street.

As well as 167 apartments, there will be commercial space, including 'live/work' units, and a new public town square with a supermarket, speciality retail and a community arts studio.

The lower levels of the complex will comprise the new Tigers Leagues Club.

Balmain Leagues Club site set for $135 million re-development

The WA Government has called for offers on the former Princess Margaret Hospital carpark.
The three-street front West Perth offering encompasses a total 5,666 square metres, one of the inner-city’s largest infill redevelopment sites for some time.
Approval is in place for three titles with offers being sought for purchase as one englobo lot or as one of three individual site lots.
Situated opposite the old hospital, the former medical specialists’ carpark will play a pivotal role in the future rejuvenation of West Perth and complement the adjoining Subi East redevelopment precinct.
LJ Hooker Commercial Perth’s Brian Neo and Vincent Siciliano have been appointed exclusively to the sales campaign.
Neo anticipated the site – located on the eastern side of Thomas Street with almost 50 and 90 metres of frontage to Cook and Murray streets, respectively – would attract interstate and international interest.
He said it would appeal to developers looking for premium infill sites ahead of the next property cycle.

Property developer Riverlee has received development approval for its $450 million redevelopment of the Northbank Goods Shed and surrounding land.
The disused industrial waterfront site is to be rebuilt as a mixed use precinct, Seafarers Place.
The development plans are set to deliver a 3,500 sqm public park as well as work on the historic wharf and heritage-listed crane.

$450 million Seafarers Place redevelopment has been approved for Melbourne's Northbank wharf precinct

Two three-storey office properties in Sydney’s Olympic Park have come to market as a redevelopment project.
The 14,423sqm site, which comprises 6 Parkview Drive and 102 Bennelong Parkway.
It is being marketed as Quad Two and Three, with mixed-use and apartment redevelopment potential subject to council approval.
GJS Property’s Jason Wright and Chris Bailey, in conjunction with Savills Australia’s Neil Cooke and Stuart Cox, have been appointed by Growthpoint Properties Australia to market the property via expressions of interest.
More than $70 million is tipped.
Cooke said interest was anticipated from a variety of development groups looking for a residential development play with strong underlying net income.
“There are limited opportunities capable of providing a high-quality mixed-use development situated within such close proximity of all desired amenities,” he said.
Developers will enjoy the income available during the holding period, generated from a combined 10,389sqm of Net Lettable Area in the two five-star NABERS-rated office buildings.
It has a substantial passing income of $3,800,432 per annum with all leases incorporating annual increases between 3.5 per cent and 4 per cent.
The site is zoned B4 Mixed Use under the provisions of the State Environmental Planning Policy (State Significant Precincts) 2005 but will benefit from density and height increases as part of the Sydney Olympic Park Authority (SOPA) Master Plan 2030.
The Master Plan 2030 is pending gazettal, coupled with established and proposed infrastructure.
The vendor had commissioned a feasibility study through architecture firm, Turner, which has been actively involved with the SOPA’s Master Plan 2030.
The feasibility study outlines the potential for 33,722sqm of Gross Floor Area, subject to council approval, providing up to 446 units and a building height limit of up to 15 storeys.
The agents noted Sydney CBD and district views that could be attained through a redevelopment are unlikely to be built out due to the Badu Mangroves and Bicentennial Park to the east. 
Some 18 years after the Olympics, the suburb is an established urban oasis benefitting from significant infrastructure and private investment, Mr Bailey said adding developers working on surrounding residential and mixed-use projects had succeeded in capitalising on the versatility of the precinct.

A Bondi Beach development site has been sold off market for a reputed $20 million.
It is currently a block of two apartments and a commercial shop, boutique retailer Mister Zimi is located on the ground level at the 43-45 Hall Street property.
It was a prized land offering of 1180 sqm.
Jeremy Wiesner at new agency Wiesner Property sold the property quietly off-market, with the undisclosed buyer intending on developing the site at some point.
The precinct's last major development was the Boheme project.
Hall Street, just off the beach, has seen a flurry of activity in recent times.
A commercial block across the street sold for $5 million earlier this year. It's the home of the ground level Rice Pot Restaurant and Gertrude &amp; Alice Cafe, with a number of apartments above.
Last year Australia Post sold the Bondi Beach Post Office for $10 million when bought by Jamie Nemtsas, the co-founder of ASX-listed Murray River Organics.
Hall Street leads off the beach fronting Campbell Parade promenade, where in the last few months some of Bondi's most iconic commercial properties have sold.
The most recent was Icebergs Dining, which was <a href="/news/entrepreneur-john-singleton-sells-bondis-icebergs-leasehold">sold for around $15 million</a> by adman John Singleton.
The Australian reported it has been snapped up by the O'Brien Group, Australia and New Zealand's largest privately owned hospitality, entertainment and leisure company.
In late 2016 <a href="/expert-insights/investing/bondi-backpackers-sells-for-18-million-to-wake-up-hostel-chain">Bondi Backpackers </a><a href="/expert-insights/investing/bondi-backpackers-sells-for-18-million-to-wake-up-hostel-chain">sold for $15,512,000</a> to the Millet family, the family behind the international Wake Up! hostel chain.
The sale came shortly after <a href="/expert-insights/buying/bates-milk-bar-at-bondi-beach-sells-for-19-12-million">Bondi's landmark 1951 Bates Milk Bar</a> premises sold for $19.12 million.
The sale came to light through a post on Wiesner’s Instagram account.

$20 million Hall Street, Bondi Beach site sale

Vicinity Centres, owners of QueensPlaza, has secured development approval from Brisbane City Council for a $36 million redevelopment for QueensPlaza.
It is marketed as Brisbane’s home of luxury shopping.
Vicinity Centres's Carolyn Viney said the redevelopment of the centre was focused on catering for growing demand for luxury brands.
It will also include two new signature restaurants, one featuring a new dining balcony looking over the Queen Street Mall.
“We want our customers as well as the over 1 million tourists who visit Brisbane’s CBD each year to take the time to indulge in the luxury and dining experience when they visit QueensPlaza.”
The new development concept has been prepared by Blight Rayner, with PDT Architects undertaking design architecture.
Vicinity Centres has appointed Mainbrace as the design and construction contractor.
The majority of development works will be completed in time for the busy Christmas period, with the entire project due for completion in mid-2019.

$36 million development approved for QueensPlaza

Late last week the State Government and the AFL announced a $225m allocation in the 2018/19 budget that will facilitate a major redevelopment of the Etihad Stadium Sporting and Entertainment Precinct.

This forms part of a $500m package to retain the AFL Grand Final at the MCG for the next 40 years, support grassroots football and the growing women's competitions through upgrades to local community grounds and suburban stadiums.

The Etihad Stadium upgrade will deliver upgrades for rectangular sports like soccer and rugby, improve women's change facilities and guarantees access for other codes and major events. Developed over the last two-years, the redevelopment will see AFL House demolished and replaced with a multi-storey building with improved connections to the waterfront and surrounding precinct.

The plans will be further developed and refined over the next 12-18 months, according to the AFL with works not likely to commence until 2020.

Originally breaking the story on the Footy Show, host and Collingwood President Eddie McGuire spoke about the desire to better integrate the stadium with the Docklands precinct and improve connections for visitors arriving from Southern Cross Station, with the possibility that not only would the works encapsulate AFL House but also Channel 7's digital studios.

The details of this have yet to be confirmed.

Unlike most stadiums around the world, Etihad Stadium (originally Colonial Stadium) was always envisaged as an urban stadium acting as a catalyst for the redevelopment of the former docks, with its four 'corners' eventually developing over time to fill out and assist in achieving the vision for a 24/7 precinct. 

It can be argued that the Stadium Precinct hasn't quite reached its true potential with opportunity for the stadium itself to offer more on non-event days and contribute to the activity and liveliness of the area.

Development of the remaining two parcels will go some way to improving and contributing to the area, with developments by AZX Group and Salta Properties injecting further residential and hotel program into the precinct at their 685 and 695 LaTrobe Street sites.
