ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

"The proposed scheme presents a significant opportunity to deliver a vibrant retail plaza and a local neighbourhood hub serving both existing and future Collingwood residents."

The 79–81 Victoria Parade site occupies a strategic location about 1.5 kilometres east of Melbourne's CBD, at the threshold between Collingwood and East Melbourne. An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Designed by <a href="https://www.apartments.com.au/architects/joe-adsett-architects">Joe Adsett Architects</a>, the proposal carefully weaves the retained heritage cottage into a contemporary residential scheme, with the tower elevated above the historic building to preserve its presence within the Lambert Street streetscape.

Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. The site also benefits from direct access to active transport infrastructure and sits within an area earmarked for continued higher-density residential growth.

Real estate giant CapitaLand subsidiary, The Ascott Limited (Ascott) is buying an additional 60% stake in serviced apartment operator Quest Apartment Hotels for $180 million.
Ascott’s stake in Quest will now rise from 20% to 80%, making it the largest serviced residence provider in Australasia, the company said in a media release. It has the option to acquire the remaining 20% stake in Quest later.
The deal gives Ascott access to Quest’s 180 properties across Australia, New Zealand and Fiji and boosts its portfolio by over 11,000 units to more than 67,000 units across 507 properties and 124 cities globally, it said. 
Ascott’s chief executive Lee Chee Koon said the stake buy will “leapfrog Ascott to become the leading serviced residence provider in Australasia”. 
The trend of consolidation in the hotel sector is also due to rising competition from peer-to-peer accomodation platforms such as Airbnb which has changed the rules of the hospitality sector.
Koon said scale was important as it allows Ascott to “offer more options to customers, strengthen our sales and distribution, and help speed up Ascott’s growth”. 
“Besides entrenching Ascott’s presence in the developed and stable market of Australia, we will be able to capitalise on the established Quest brand and its highly scalable business format franchise systems and know-how, and further apply the franchise platform as a driver of growth for Ascott,” he added. 
Since Ascott first bought a 20% stake in Quest in 2014, Quest’s network revenue has grown 6% annually.
Quest Apartment Hotels chairman and founder Paul Constantinou said the deal would expand Quest’s reach, offering guests access to accomodation across 29 countries in the Americas, Asia Pacific, Europe and the Middle East. 
“Quest will now further leverage the strength of Ascott’s globally recognised, award-winning brands and fast track its international expansion, whilst maintaining its successful franchise format business, along with the value and integrity of the Quest brand,” Constantinou said.
Quest properties are managed by franchisees.  
Earlier this year, the historic Grand Hotel Melbourne was officially rebranded as a Quest property, as the group targets more business travellers. 
Ascott has also acquired its first serviced residence in Brisbane as part of its partnership with Quest. 
The 100-unit freehold serviced residence to be developed on a turnkey basis was acquired from an unrelated local property developer for $24 million. It will be named Quest Cannon Hill and operated as a Quest franchise when the property opens in 2018. 
Quest Cannon Hill is the second acquisition under Ascott’s strategic partnership with Quest. In mid-2016, Ascott acquired the 221-unit Quest NewQuay Docklands in Melbourne for A$71 million (S$71 million). Quest NewQuay Docklands will be Quest’s largest property in its network when it opens in 2019. 
With the addition of Quest Cannon Hill, Ascott currently owns and manages 10 serviced residences with over 1,300 apartment units in Brisbane, Greater Sydney, Hobart, Melbourne and Perth under the Citadines, Somerset and Quest brands.

“With Melbourne’s accommodation sector consistently receiving occupancy rates higher than 80%, Quest NewQuay’s location will be a highly appealing accommodation choice for visitors to Melbourne," he said.
"Being only 20 minutes from Melbourne Airport and connected to Melbourne’s CBD by a free 10-minute tram ride, NewQuay is well positioned to cater to Quest’s key customer, the extended-stay business traveller."
The property will feature 221 studios, one and two bedroom apartments and conference rooms, a business lounge, gymnasium and outdoor terrace with barbeque area. It is expected to open in 2019.

Construction commences at Quest NewQuay

Quest Abbotsford serviced apartments is set to open this month, one of eight new Quest properties to launch this year.
Part of Salta Properties’ $1.5 billion Victoria Gardens Precinct, Quest Abbotsford is a joint venture between Quest Serviced Apartments and the privately owned Salta Properties.
Situated next to the Terminus Hotel at 611 Victoria Street, Quest Abbotsford will comprise 93 new studio, one, two and three bedroom serviced apartments. Prices begin at $169 per night for a studio apartment.
According to Quest chairman Paul Constantinou, the upcoming opening of Quest Abbotsford marks the beginning of a growth period for the company.

“Demand for extended stay accommodation is exceeding supply in Australia, which is why we are opening seven new properties across a range of CBD, suburban and regional locations in 2014. Quest Abbotsford will kick off this period of major growth for Quest as we continue to respond to the needs of business travellers,” said Constantinou.
The franchise has been accepting bookings and is set to open on April 28. Quest Abbotsford is one of eight new Quest properties set to open this year, along with projects at King William South in Adelaide’s CBD, Berrimah in the Northern Territory, Woolloongabba in Queensland, Wellington and Whangarei in New Zealand, Newcastle West in New South Wales and Melbourne Airport.
Despite the suggestion that it marks the beginning of a period of growth, it appears this may have already started.
Quest looked to <a href="/expert-insights/investing/quest-lists-sydney-olympic-park-serviced-apartments-as-appetite-for-australian-hotels-rises">sell their Sydney Olympic Park offering, after listing it in May last year</a>, seeking $39 million, to beef up funds for more than a dozen new projects. In June last year they <a href="/expert-insights/investing/surging-quest-leads-strongly-growing-australian-serviced-apartment-market">recorded 28% growth over two years</a>, leading the strongly growing serviced apartment market.
In September, they also opened a <a href="/news/quest-opens-second-serviced-apartment-hotel-in-mackay-following-positive-business-conditions">serviced apartment offering in Mackay</a>, their second in the area.
