Melbourne developer Spacious Group has completed Voyage Altona, one of the closest new apartment developments to Altona Beach.

Off the plan purchasers have started moving into the 49-apartment project on Pier Street, with the remaining move-in-ready one-, two- and three-bedroom apartments starting from just over $500,000.

Homecorp Founder and CEO Ron Bakir said Budds Beach provided the ideal location for the company's latest luxury apartment project.

Iwan Sunito's vision for a landmark mixed-use precinct in Sydney's Inner West has taken a major step forward, with approval granted for the $1.9 billion Five Dock development first unveiled earlier this year.

The approved scheme by <a href="https://www.apartments.com.au/developers/one-global-capital">One Global Capital</a> will deliver an 80,500 sqm mixed-use precinct comprising 840 apartments, integrated hotel accommodation, commercial and retail space, alongside publicly accessible open space designed to create a new destination for the growing suburb.

"This is a significant milestone for One Global Capital and for the future of housing delivery in Sydney," Sunito said.

"The Housing Delivery Authority was established to identify major housing projects capable of delivering meaningful supply more efficiently, and we are delighted that Spencer Street has been recognised as one of those projects.”

He said the declaration reflected the rapid progress achieved since acquiring control of the site.

"In less than seven months we have progressed from taking control of the site to securing entry into one of the NSW Government's most important planning pathways. It reflects the experience of our team, the strength of our consultant group led by Urbis, and our long-term commitment to delivering transformational projects that contribute to Sydney's future."

When the project was revealed earlier this year, Sunito described the opportunity as one of the strongest development sites he had worked on.

The development has evolved since its initial announcement, with the approved plans increasing the residential component from the originally proposed 750 apartments to 840 homes while retaining the project's focus on creating an integrated neighbourhood rather than a standalone residential development.

The approval comes as Five Dock continues its transformation ahead of the opening of the Sydney Metro West line, with the new Five Dock station set to significantly improve connections between the Inner West, Parramatta and the Sydney CBD.&nbsp;

All four major lenders, as well as a further nine have announced interest rate reductions to their standard variable home loan rates after the Reserve Bank cut two days ago.
Westpac has announced they will pass on the full Reserve Bank cut of 0.25 percent, but only from May 23, which will earn them at least $8 million in the next fortnight.
NAB are too to pass, however they will do it a week earlier than Westpac on May 16 which will pocket them $3 million in repayments.
Commonwealth Bank will cut but not until May 20, earning them an extra $7.7 million.
The quickest change will be at ANZ whose change will start from May 13, however they aren't passing on the full 0.25 percent, therefore will take an extra $2 million in payments.
 
Combined, the big four are set to earn roughly $1.25 million each day they withhold their rate cuts from consumers.

“The longer a bank holds on passing on a rate cut, the more money they'll squeeze from Aussie pockets before finally adjusting their rates. ANZ Bank is the only big four bank that will not pass on the Reserve Bank's 0.25 percentage point reduction in official interest rates to home loan customers, blaming the decision on higher funding costs.
ANZ Bank will instead reduce its home loan rates by 0.19 of a percentage point, with its benchmark rate for owner-occupiers falling to 5.37 per cent.
ANZ's move came after National Australia Bank, Westpac, Commonwealth Bank and Bank of Queensland said they would pass on the full RBA cut to their home loan customers.
ANZ posted a 24 per cent slump in profit and cut its dividend on Tuesday.
It suggested its decision struck the right balance between the interests of customers and shareholders.

“Today’s decision balances the needs of our home loan customers with our shareholders.” 
Today’s change applies to Owner Occupier and Residential Investment variable rate home loans.

<div>Given that APRA's crackdown on investor lending has skimmed so many high loan-to-value ratio (LVR) investors out of the property market, it was always going to take a super-human 1Q 2016 investor update from Genworth Mortgage Insurance (GMA) to keep its share price buoyant.</div>

<div>In the event, GMA reported statutory net profit after tax (NPAT) of $67.3 million and underlying NPAT of $61.8 million for the quarter ended 31 March 2016.</div>

<div>Overall this was a solid set of results given that Gross Written Premium was down by a thumping 33.4 per cent from 1Q 2015, having declined dramatically from $127.7 million to $85 million.</div>
<div> </div>
<div>This statistic is a fabulous measure of the impact of the regulatory intervention - the riskier loans have largely been crimped out of the property market.</div>
<div> Delinquencies</div>
<div> </div>
<div>Genworth's portfolio delinquency rate was marginally higher at 0.40 per cent, up from 0.36 per cent in 1Q 2015.</div>

<div>Overall mortgage delinquencies remain remarkably low, and can realistically only move in one direction from here, particularly given that numerous resources towns in regional Queensland have effectively become ghost towns.</div>

Genworth mortgage insurance update: Pete Wargent

I've heard from several different sources now that Commonwealth Bank is experiencing mortgage applications at a pace never before seen. 
BDMs are advised brokers that it will take 8 business days for applications or queries to even be looked at, with no exceptions other than bank error.
Under no circumstances are applications being escalated to credit teams, due to their "experiencing unprecedented volumes". 
You could read several things into this. 
It could simply be that CBA is under-resourced over the Easter period.
But I don't think it's that. 
I take their comments at face value: over time low interest rates have caused demand for property to rise to levels that have never before been seen in Australia.
We shouldn't be all that surprised by this, given that the cash rate is at 2 percent, yet the unemployment rate has now been in a downtrend for 28 months, and the economy has not stalled in the face of its resources investment cliff as feared.
We already know that APRA has had to tap lenders on the shoulder to slow the thunderous pace of investor lending, which was threatening to spiral off the charts.
After a bit of a reshuffle, many would-be borrowers are now resurfacing in the guise of homebuyers.
It could also to some extent be the case that Commonwealth Bank is flexing its muscles in order to win back market share in what has become a very competitive lending market.<a href="https://www.afgonline.com.au/wp-content/uploads/2016/03/AFG-Competition-Index-March-2016.pdf" style="line-height: 1.3em;"> </a>
Australia's largest mortgage aggregator Australian Finance Group (AFG) reported within its March 2016 data that its flow of business to Commonwealth Bank increased from 17 per to 23 per cent over the quarter.
Meanwhile Commonwealth Bank's subsidiary Bankwest also saw a jump taking CBA's market share up to 31 percent. 
CBA's share of fixed rate lending in particular soared from 13.8 percent to 24 percent. 
At the state level, CBA is now the top lender in Queensland, New South Wales, and South Australia.

ANZ Banking Group will take a more cautious approach towards property borrowers' expenses from April.
ANZ is the final big bank to toughen rules on living expenses, in response to APRA concerns that banks have issued loans too easily.
Its note to mortgage brokers, ANZ said it would change the way living expenses were calculating home loan totals.
What the more prudent bank views as a "minimum" living expense will depend on the borrower's income, the number of dependants they have, and whether the application is for a joint or individual loan.
The changes, to take effect from April 4, Fairfax Media reported.
Mortgage brokers were advised on common scenarios, such as a hypothetical couple with two children wanting to buy a $500,000 investment property.
The slide pack says that due to the bank changing its estimate of such a couple's minimum living expenses, the maximum amount they could borrow would fall more than $50,000.
ANZ will also tighten assessments of overtime pay, bonuses and commissions. 
It will also lower its interest rate "buffer" – a rate that tests how borrowers would cope if interest rates rose.
"We regularly review our retail credit policies to ensure that lending remains prudent and aligned with risk appetite in light of the competitive, economic and regulatory environment," an ANZ spokesman said.
"For our customers, these changes are designed to ensure that we continue to assess any application for credit in a prudent way in view of their individual circumstances."
