Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

“One of those things was a nice indoor open plan area, but also I wanted a nice outdoor open area that I could entertain on in summer or Christmases or birthdays,” he says.

Today, Keith says the move has completely changed how he experiences Newcastle.

"I enjoy living in this location because it's more of a lifestyle change. That Newcastle city living where you can walk to restaurants and bars and even beaches and parks and even shopping across the road."

For Aimee and Lyle Goodman, the journey started almost by chance.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

"One of the things that really impressed us with GWH was the whole process, was the communication," Lyle says. "It was consistent, it was regular, there was no problem if we had some weird questions, there was no problems in getting answers."

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The majority of the 413 apartments at The Lennox sold before and shortly after completion. The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

"Flow Residences offers a rare combination of elevated beachfront positioning, architectural excellence, comprehensive resident amenity and premium finishes, which is exactly what discerning purchasers are seeking," Lambert said.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

The most at risk projects are in Sydney’s Marrickville and Olympic Park which “appear already out of the money” because Sydney’s apartment price index has fallen five per cent since launch, the analysts said.

“We are less concerned about Lendlease's settlement risk given the price growth since the 2015-16 launch dates,” the report said.

“We expect Stockland's second half settlements to disappoint as cancellation rates increase and settlement times extend,” UBS said.

Mirvac, Stockland and Lendlease reputedly declined to comment to Nine Entertainment on the UBS report, saying they are in the ''blackout'' phase before the release of their interim reports for the December half, due in the coming weeks.

But Stuart Penklis, head of residential at Mirvac advised The Australian that Mirvac was monitoring the changing residential market conditions closely.
"It is important to remember that ‘average’ price changes mask significant differentiation between submarkets and housing type.

Mirvac most at OTP apartment settlement risk among listed property developer company

A new retail and dining precinct at Riverside Quay in Melbourne recently opened as part of Mirvac's revitalisation of the precinct, following the completion of 2 Riverside Quay.

The culinary precinct now comprises 10 new eateries located along the ground plane of Riverside Quay’s four commercial buildings. According to Mirvac, the existing Southbank Promenade restaurants together with the new retailers will create "an enhanced, vibrant food and beverage offering, emulating the ambience and buzz of Melbourne’s famous laneways."

Six Degrees Architects was engaged by Mirvac to assist in the revitalisation of Riverside Quay, with McGregor Coxall responsible for designing the public park, working in tandem with City of Melbourne. The project involved various stages of analysis and design including the production of a series of studies and feasibility reports along with a detailed set of design guidelines for future retail tenants.

Urban.com.au spoke with Mark Healy, Director at <a href="/architects/six-degrees-architects">Six Degrees</a> regarding the office's design strategy for revitalising the public realm.

<figcaption>A revitalised Riverside Quay. Image: Supplied</figcaption></figure>Urban.com.au: What was the brief from Mirvac for revitalising the precinct and how did you approach the site? Who were the intended users? Office workers? Residents?

Mark Healy: Six Degrees’ approach was to bring the ‘Melbourne laneway culture’ across the Yarra to Southbank. The spaces between the buildings of Riverside Quay were reimagined as laneways with small scale ‘fine grain’ tenancies activating the ground plane. Each of the new tenancies were designed with different personalities reflecting the evolution of Melbourne’s laneways. - to capture some of the character found along Melbourne laneways. The positioning of the new foyer entries in convenient  pedestrian locations also reinforced the activation of the laneways. Riverside Quay is a dynamic retail precinct that has become a destination in its own right. It not only caters for the local residents and office workers, but is now bringing people across the river. Mirvac were incredibly supportive of the design.

U: Could you describe the process and collaborating with the City of Melbourne on the new space?

MH: with a lot of our urban design work, the planners at City of Melbourne were very supportive of the strategy. This project is comprised of many small projects, or many small decisions, which gradually accumulate and create significant change. This is exactly what Rob Adams and his excellent team have been doing in the CBD for the past 30 years.

U: What were some of the challenges with the site, noting the new park sits to the south of the commercial buildings so solar access in winter is limited?

MH: The north-south orientation of the laneways gives direct sunlight during lunchtime hours in a similar way to Melbourne’s most famous lanes like Centreway and Degraves. The buildings to the south of the park are well placed to bounce light down to the public realm below. This is especially important during Melbourne’s cold and grey winter months when solar access to the ground is limited.

U: What were some of the opportunities the site presented?

MH: The larger space between buildings 1 &amp; 2 (1 Southbank Blvd &amp; 4 Riverside Quay) allowed for a small square or “piazza” to be created where we were able to place a mature tree and permanent shade structures as a focus to the tenancies that surround it.

U: It can be argued that Southbank is lacking in quality open space, although this is starting to be addressed. How does the public realm at Riverside Quay tie into the emerging public realm within Southbank? 

MH: We wanted to give the pedestrian experience of discovery that Melbourne laneways offer. The new park, designed by McGregor Coxall, is a very welcome addition to this area of Southbank.

Mirvac Group (Mirvac) has joined forces with cultural start-up Yerrabingin to create an indigenous rooftop farm at South Everleigh in central Sydney. 
Bill as Australia’s first indigenous urban food production farm, it will be situated on the rooftop of Building 3 at South Eveleigh (previously known as Australian Technology Park), Mirvac’s new technology and innovation precinct.
Combining the principles of permaculture, indigenous knowledge and design thinking, the rooftop farm is just one of the projects Yerrabingin will deliver and manage at South Eveleigh. 
Plans are also underway for the group to establish the South Eveleigh Aboriginal cultural landscape garden, which will grow native and medicinal plant species and bush food.

The vision for the revitalised South Eveleigh precinct has been co-created by Mirvac, anchor tenant Commonwealth Bank, and consortium partners, AMP Capital, Sunsuper and Centuria Property Funds.
Neighbouring Redfern, Eveleigh is located about three kilometres south of the Sydney central business district.
The scheme was the brainchild of Clarence Stockee, his business partner Christian Hampson, and developer Mirvac, which has been redeveloping the ATP precinct since 2016.
Mirvac had reportedly been planning a regular rooftop garden for the 500-square-metre area on top of one of its buildings.

Australia's first Indigenous rooftop farm to be delivered by Yerrabingin and Mirvac partnership

Members of Mirvac’s design team have claimed the top prize in the 2018 Urban Innovation Ideas Competition, organised by the Urban Land Institute (ULI). Bohan Jones, HJ Yoon, Will Cai and Linda Lin who conceived the winning scheme - dubbed 'Reflective Lane' - received $2,000 for their efforts and will travel to Shanghai to present their proposal at the ULI 2019 Asia Pacific Conference.

The 2018 Competition sought innovative ideas from students and young professionals within the industry which enhanced the streetscapes within the north-west corner of Melbourne CBD, bound by La Trobe, William, Bourke and Spencer streets. The Competition received 42 entries.

The area has experienced significant development with the completion of the Upper West Side development on the site of the former Lonsdale Street powerstation, and the neighbouring West Side Place across the road. Other projects include <a href="/new-apartments/204-king-street-melbourne">Amber</a>, <a href="/buildings/aspire-melbourne-301-king-st-melbourne">Aspire</a>, <a href="/new-apartments/640-bourke-street-melbourne-640-bourke-street-melbourne-vic-3000">640 Bourke Street</a> and <a href="/buildings/melbourne-grand-560-lonsdale-street-melbourne">556-558 Lonsdale Street.</a>

Image: Supplied</figcaption></figure>Reflective Lane proposes a public arts program in selected laneways that would seek to enrich them and unite members of various communities together by showcasing local stories and artistic responses across a range of social, cultural and ecological themes. 

According to the Competition Jury, Reflective Lane was awarded first place due to its ability to impact the area, which currently lacks activity and vibrancy, through new experiences, but also embodied the ethos of the competition and the organisation, which focuses on boldness, innovation and the sharing of new concepts. Further it also highlighted the importance of ideas and innovation from younger generations.

The announcement of the winner marks the end of Stage Two of the Competition which ran for the duration of October. As part of the Stage Two process <a href="/news/urban-innovation-ideas-competition-shortlist-announced-voting-now-open">the three shortlisted finalists</a> were required to further develop and refine their schemes. The two other finalists were ‘Welcome to Melbourne’ – Fabian Culican, Kavita Sonar, Shelley Black and Simon Zhao from Tract Consultants and ‘Mixed Collectivo’ – Lindy Huang, a student at University of Melbourne; and Marc Schmailz, a student at Technical University of Munich.

The submission ‘Mixed Collectivo’ was awarded the prize for best student entry at the conclusion of Stage 1 of the Competition in late September. The popular vote winner was also announced, as decided by the public, and was awarded to ‘Celebration: Park, Street, Laneway’ comprising University of Hong Kong students Wong Lap Man, Kam Destiny and Kwong Yuk Chun.

Winner announced for Urban Innovation Ideas Competition

Mirvac Group has announced the signing of two new leases at its flagship Melbourne office tower, Olderfleet, at 477 Collins Street. 
Kids Club Early Learning Centres will open it’s first Melbourne CBD centre with approximately 1,000 sqm, while law firm Lander &amp; Rogers will occupy approximately 5,000 sqm of the premium-grade commercial building.   Frank Lonetti, Mirvac’s development director, said with more and more people working flexibly, and outside the traditional hours of nine to five, a convenient childcare option was paramount for the tenants at Olderfleet.   The childcare centre will accommodate 130 children and will have 50 per cent indoor and outdoor play areas. 
Kids Club Early Learning Centres CEO, Corie Stone, said they are thrilled to be the childcare operator of choice for Mirvac in such an iconic site.
"Kids Club Early Learning Centres are well recognised in Sydney and Canberra for their Education for Life Program and for having some of the most creative play spaces in Australia," Stone said.

Construction of Olderfleet is progressing as per program with completion of the building scheduled for 2020.   A range of facilities will be available at Olderfleet including a wellness centre, luxurious hotel-style end-of-trip facilities, and 410 car parking spaces with direct access to the childcare centre.    Olderfleet is targeting a 5 Star Green Star rating, a 5 Star NABERS energy rating and a Platinum WELL Certification.

Mirvac secures first Melbourne CBD Kids Club and Lander & Rogers at Olderfleet

Last week, Mirvac achieved a significant milestone at its Tullamore development, with the topping out of the Phoenix. In keeping with topping out tradition, an evergreen tree will be placed on the roof symbolising growth and good fortune. 

Located at its master-planned Doncaster community on the former 47-hectare Eastern Golf Course, the five-storey boutique development is Mirvac's first within the Apartments of Tullamore precinct. Designed in collaboration with Plus Architecture, <a href="/buildings/phoenix-65-stables-circuit-doncaster?ref=srp_listview">Phoenix</a> will encompass views of the city skyline and homestead to the west and park views to the north.

In addition to the network of parks and open spaces, residents within the precinct will have access to a $27 million Next Gen luxury health and lifestyle club. A Phoenix rises at Mirvac's Tullamore

The launch of 32 strata commercial suites at Mirvac’s St Leonards Square mixed-use development on the weekend saw some 85% sold within hours of their release.
Strata suites ranged from 57 square metres to 210 square metres with an average $9,500 per square metre achieved on the day. 
The highest price paid among the 27 sales was in excess of $1.8 million.
Medical practitioners were most prominent amongst buyers with many citing a lack of strata office space available to purchase.
Oral and maxillo facial surgeon Dr Adit Bahl had been trying to find suitable commercial premises for some time before he finally purchased at St Leonards Square.
The commercial strata sales result follows the success of residential sales at St Leonards Square, where the two residential towers achieved more than 70% pre-sales at their 2016 launch and are currently 99% sold, ahead of completion in late 2019.
Several purchasers at the weekend acquired multiple lots.
Some intend to consolidate the space to form larger floorplates.
A decade long strata office scarcity reportedly fuelled demand for St Leonards Square, along with its proximity to the future Crows Nest Metro station and the Royal North Shore Hospital medical precinct.
Virgin Active earlier this year secured 1,150 square metres at St Leonards Square, taking the entire first floor in one of the two towers, plus a ground floor space to serve as a concierge and entry directly off the Pacific Highway, helping to integrate commercial and retail uses.
Mark Levy of marketing design and production marketing company What To Do canvassed his staff before he purchased.
“There needs to be amenity; you can’t have your business in the middle of nowhere when most of your staff are under 35,” he said.
Financial planner Jason Abrahams of Critique Private Clients ended his five-year search for new office space, acquiring a 192 square metres suite.
“There is plenty of space for lease but we haven’t been able to find anything decent for sale in St Leonards,” said Abrahams, who will relocate from his current office next door.
“We like the St Leonards location; it’seasier for clients to get to us on the north side than into the city.”

“We have the train already and the Metro going in across the road. I’ve been here 10 years and I would not want to go anywhere else. It is an area that is only going to get more exciting. Mirvac achieves 85% sales at St Leonards Square strata office launch

Urban.com.au was on hand yesterday to witness the topping out ceremony for Mirvac's The Eastbourne apartment development.

The mid-rise development replaces the former Dallas Brooks Hall complex, and has been developed in cooperation with Freemasons Victoria. In conjunction with The Eastbourne reaching structural completion, Mirvac announced the final of The Eastbourne's 245 apartments have been sold.

Initial demand for the project saw $300 million in sales notched during The Eastbourne's pre-launch event held during 2016, with the balance of apartments sold taking the overall sales figure to $454 million.

The tiered building form sees 11 levels to Albert Street and 14 levels to Victoria Parade. Below the apartments, The Eastbourne also includes the new headquarters of Freemasons Victoria.

Concrete structure specialist I&amp;D Constructions have advanced the building's form rapidly to the point where facade and internal fit-outs are well underway over The Eastbourne's lower levels.

The successful sale of Mirvac's 245 apartments is impressive in the face of the current and abnormally high spike in apartments under construction in the suburb.

Although the total number of projects is relatively meagre relative to surrounding suburbs, East Melbourne also sees <a href="/new-apartments/george-powlett-28-powlett-street-east-melbourne">George + Powlett</a>, <a href="/buildings/22-40-clarendon-street-east-melbourne">22-40 Clarendon Street</a> and <a href="/buildings/east-melbourne-178-wellington-parade-east-melbourne">178 Wellington Parade</a> at construction.

Reflective of East Melbourne being viewed as a pedigree location, The Eastbourne's Bates Smart-designed $15 million, 500 square metre penthouse with associated 300 square metre terrace and  25 metre lap pool will crown the development. Additionally, multiple apartments have been amalgamated by purchasers to create what Mirvac refers to as 'oversized pavilions'.

The Eastbourne is due for completion in mid-2019.

Mirvac's The Eastbourne is the latest luxury feather in the developer's cap

Mirvac has announced it has secured banking and insurance group Suncorp as the anchor tenant within its new $800 million development which will form a "new city precinct" in the heart of Brisbane.

Suncorp will occupy 40,000 sqm of Premium Grade office space within the 32-storey tower designed by Woods Bagot.

Located at <a href="https://maps.google.com/?q=80+Ann+Street&amp;entry=gmail&amp;source=g">80 Ann Street</a>, the development has been likened to a new city precinct comprising many diverse places, rather than a singular building, says the architect.

Image: Woods Bagot</figcaption></figure>The design aims to repair the city fabric by returning the last remaining piece of Brisbane’s oldest surviving fruit and produce market on Turbot Street while also providing a porous public realm at the ground floor.

Additionally, the development will act as a catalyst to the upcoming Brisbane Live precinct and the development of the north west quarter of the CBD around the Roma Street Station.

Internally, the workplace design for Suncorp will enable people to work together as one holistic community which champions the City of Brisbane’s vision for ‘<a data-saferedirecturl="https://www.google.com/url?hl=en&amp;q=https://www.brisbane.qld.gov.au/planning-building/planning-guidelines-tools/neighbourhood-planning-urban-renewal/neighbourhood-plans-other-local-planning-projects/city-centre-neighbourhood-plan/new-world-city-design-guide-buildings-breathe&amp;source=gmail&amp;ust=1531788783392000&amp;usg=AFQjCNHPtDGhSvcIkObD8BXabLrp-Dj-lg" href="https://www.brisbane.qld.gov.au/planning-building/planning-guidelines-tools/neighbourhood-planning-urban-renewal/neighbourhood-plans-other-local-planning-projects/city-centre-neighbourhood-plan/new-world-city-design-guide-buildings-breathe" target="_blank">Buildings that Breathe</a>’.

Architects Woods Bagot describe the very flexible large floorplates which carry wide structural spans and minimal internal columns, and with excellent access to daylight and views as “dream floorplates”. Providing a large continuous space on each level, the floorplates are linked with intertenancy stairs and atria that create larger interconnected communities all the way up the Suncorp's lease.

This is unlike anything else in the city. Spanning an entire block between Ann and Turbot streets, the development will help connect the CBD to the Roma Street precinct, the two courts buildings and surrounding plazaz and squares to make a distinctive precinct of its own with an unprecedented civic and retail offering.

This is also a mixed mode building in the true sense with arrival spaces connected to the outside via louvered and openable facades. With terraces and balconies available to each community within the tower Suncorp’s people will be able to step outside at every third level, without having to go all the way down to the ground.

The development also echoes Woods Bagot's <a data-saferedirecturl="https://www.google.com/url?hl=en&amp;q=https://www.woodsbagot.com/projects/1-william-street&amp;source=gmail&amp;ust=1531788783393000&amp;usg=AFQjCNF_ipFxsm_1P9fXufD2PpvcJDLpTA" href="https://www.woodsbagot.com/projects/1-william-street" target="_blank">1 William Street</a> project, which brought together nearly 5,000 Queensland public servants from 16 sites to a single location. Suncorp staff are currently dispersed across three sites throughout Brisbane’s CBD, with the floor plate and spatial planning of its tenancy intended to support greater collaboration and happier staff in an efficient and highly productive workplace environment.

80 Ann Street aims to raise the benchmark of premium office accommodation in Brisbane, incorporating the latest thinking and technology to provide a vertically integrated working environment.

Key to this is the adoption of a sustainable approach to the design which embraces the sub-tropical climate of Brisbane, providing breathable spaces and a flexible working environment which promotes the health and well-being of the building community and the success of their businesses.

Image: Woods Bagot</figcaption></figure>Breathing floors which have been designed as mixed mode ‘garden terraces’ that connect employees with the outside world and provide fresh air, are located at levels 23 and 32. 

Timber pods housing meeting rooms, collaboration spaces and other client engagement spaces float on these floors as informal meeting or working spaces.

The roof level hosts function spaces and a kitchen facility with the remaining area comprising a shaded roof terrace with outdoor settings, herb gardens and plans for small fruit trees. A high level roof soffit will act as a projection backdrop for cultural displays and potentially light shows providing the Brisbane skyline with a new focal point.

Mirvac lands Suncorp for Brisbane's $800m Ann Street development
