New Brisbane developer Dalcott has unveiled Marrone, the first of three residential projects it is planning in and around Browning Street in South Brisbane.

Dalcott has appointed Realm Projects, led by Managing Director Shane Foley, to handle sales and marketing following previous sold-out collaborations between the groups.

Foley said the Brisbane apartment buyer had become increasingly focused on the quality of the home itself rather than simply securing an inner-city address.

Marrone will be the first project delivered as part of Dalcott's broader investment in the precinct.

It will be followed by La Terra, a boutique project comprising penthouse-style, single-level apartments on a northeast corner site with extensive resident amenity and city views.

Cottee said Marrone represented the first stage of the group's longer-term plans for the area.

Dalcott was established in 2025 by Lachlan Cottee and Ben Dalgliesh, combining development and construction capability under an integrated model and focusing on architecturally considered residential projects.

Marrone will initially be offered through a pre-release registration campaign ahead of its broader public launch.

Parnell Developments is the latest to seek significant uplift through the NSW Government's Housing Delivery Authority on a Strathfield site previously approved for a much smaller apartment development.

Parnell has sought approval for a 32-storey mixed use tower across&nbsp;<a href="https://www.apartments.com.au/new-apartments/7-lyons-street-strathfield-nsw-2135">3-7 Lyons Street and 18 Parnell Street</a>, a&nbsp;1,857 sqm site around 400 metres from Strathfield Station. The building would yield 160 apartments, 15 per cent of which will be dedicated affordable as per the government mandate for buildings seeking additional uplift.

Approved previously was a nine-storey building back in 2022 with just over 30 apartments. That approval came prior to the project being&nbsp;progressively reconsidered as planning policy shifted toward greater density around transport hubs.

Turner has designed the latest building that would replace&nbsp;existing detached homes across the four lots.

The apartment mix comprises 22 one-bedroom apartments, 107 two-bedroom and two-bedroom-plus configurations, and 31 apartments with three or more bedrooms. The scheme also includes 203 car spaces across six basement levels and 58 bicycle spaces.

The proposal has been designed around a three-storey podium addressing Lyons Street, with the tower rising above and stepping toward its upper levels.

Turner said the podium was deliberately scaled to respond to the existing street, while the taller element has been designed as part of the emerging skyline anticipated around Strathfield Town Centre and the wider Homebush transport-oriented development precinct.

The Lyons Street frontage would have a more active, pedestrian-focused character, incorporating the commercial tenancy, landscaping and a brick-framed podium with an awning.

Parnell Street, which faces the railway corridor, has been given a different architectural treatment, with double-height breeze blocks, landscaping and communal areas used to soften the interface with the rail infrastructure.

The tower itself uses curved and recessed facade elements, with wave-like indentations across the northern elevation breaking the building into three vertical forms.

A palette of grey concrete, brick and breeze blocks is complemented by clay and terracotta accents, while the upper tower adopts a lighter expression through articulated slab edges, vertical fins and recessed glazing.

Residents would have access to 467 sqm of communal open space spread across three levels. The ground floor would accommodate the more active resident areas, including barbecue and group gathering spaces and an internal communal room capable of being used for working from home.

A more passive viewing deck is proposed at level three, overlooking the ground-level landscaping and neighbouring tennis courts, while a rooftop "sunset deck" at level 30 would provide another social and relaxation space.

Strathfield has been earmarked for substantial change through the Strathfield Town Centre planning work and the nearby Homebush TOD precinct.

Turner's report says the project has been designed to act as a transition between the existing low and mid-rise development surrounding the site and the taller built form expected to emerge across the town centre.

The proposal is being assessed as State Significant Development under the HDA pathway, alongside the concurrent request to amend the Burwood Local Environmental Plan.

First look: New apartment tower pitched for Strathfield Town Centre precinct

An $18 million penthouse has hit the market in Main Beach as construction tops out on La Mer, the $155 million apartment development rising just metres from the beach.

Heightened sales activity following the Federal Government’s HomeBuilder grant and the Victorian Government's ‘Big Housing Build’ stimulus has translated into an almost 60 per cent increase in first home buyer sales for Mirvac in 2020, compared to 2019.

 “From April 2020, the demand from first home buyers has surged. Buyers have had more time at home to spend researching and with record local interest rates combined with government incentives, the opportunity to enter the market has become truly compelling”, Mirvac’s head of residential, Stuart Penklis, said.

Compared to 2019, Mirvac also recorded a 49 per cent increase in first home buyer enquiries throughout the year.

Across its portfolio Mirvac has seen strong first home buyer demand at its inner-city projects, including its Doncaster project, Tullamore, Voyager at Yarra’s Edge, and The Fabric townhomes in Altona North.

Mirvac breaks onto Fast Company’s World’s Most Innovative Companies 2020 list

Mirvac Retail has announced an innovation to help its shopping centre customers navigate busy periods and time manage their physical trip to the shops via the centre website and a new tracking tool.
The traffic tracker application, now available on each of the portfolio’s 16 centres’ websites, has been partly in response the COVID-19 concerns about heavy crowd periods at centres, but also a continuation of the agile teams constant review and response to shopper needs and a focus on customer pain points. 
A simple page on the website under ‘Plan Your Trip’ shows tracking data across each opening hour of the day from the previous week, on a day by day basis, to analyse preferred times to attend the centre and improve the customer experience. The traffic data is presented in similar format to Facebook’s Popular Hours Google’s Popular Times tools. 
“In our Retail Reimagined focus we are always seeking ways to improve both the customer experience and also productivity in our centres for our retailers by helping people maximise their time and choices with quality available data,” said Nicole Imberger, director of experience at Mirvac.
“We hosted over 120 million visitations across our portfolio just in the last year. There is a lot of traffic data we can share and we believe people are seeking increased flexibility and information in so many aspects of their life in these days of more pressure and concern about being in crowded locations,” Ms. Imberger added 
Mirvac Retail has been actively focused on prioritising the health and safety of shoppers and retailers since the pandemic outbreak with many contactless initiatives implemented and hygiene and traffic management regimes put in place.

Mirvac official opens LIV Indigo at Sydney Olympic Park, the first residential community in NSW designed and built exclusively for renters.
LIV Indigo is an Australian adaptation of the build to rent model which has soared in popularity in the US and UK, and reduces the vulnerability of tenants in private rental.
Residents will be offered a minimum 12-month secure lease with rental increases capped, no bond requirement, on-site maintenance teams to deal with repairs instantly.
They will also be offered the freedom to paint the walls of their home, bang in a nail to hang a picture and keep a pet without having to negotiate strata by-laws.
The opening event was officiated by Mirvac CEO &amp; Managing Director, Susan Lloyd-Hurwitz and NSW Minister for Planning and Public Spaces Rob Stokes.
Ms Lloyd-Hurwitz said LIV bridged the gap between owning and renting, offering the flexibility of renting with a sense of security akin to ownership.
“We are living in an era where property ownership is not the overarching goal of all Australians,” said Ms Lloyd-Hurwitz. 
“And those who do aspire to home ownership will on average spend more time in the rental market before they can afford to buy their home.
“We studied the market overseas, spoke to Australians about their rental experience and from these insights crafted an entirely new housing choice that offers convenience, comfort and above all security.”
LIV Indigo, within Mirvac’s soon to be completed Pavilions residential development, offers residents a shared community and entertaining space with kitchen lounge and dining area, cinema room, co- working spaces, private and bookable meeting rooms, a gym, workout and fitness space, children’s play room and barbecue facilities.

In line with Mirvac’s sustainability goals, LIV Indigo has been designed to achieve 40 per cent less greenhouse gas emissions. 
Energy and water-saving measures include upgraded glazing to improve thermal performance, LED lighting throughout, energy-efficient appliances, solar power and water efficient taps, toilets, showers and washing machines.
Residents will also have access to electric vehicle charging stations and connection to Sydney Olympic Park’s recycled water network.
The Australian Government, through the CEFC, committed to invest $63 million in LIV Indigo via Mirvac’s Australian Build-to-Rent Club in 2018. 
“We are pleased to be working with Mirvac to show how commercially viable sustainable initiatives can lower energy costs for residents and building owners, as well as reducing greenhouse gas emissions in Australia’s housing market," the CEFC CEO, Ian Learmonth said. 
Ms Lloyd-Hurwitz said recently announced tax discounts proposed by the NSW Government would help Australia’s nascent build to rent sector expand as it has overseas.
“The key drivers for the growth of build to rent overseas – housing affordability, supply, urbanisation and demographics – are all present here in Australia,” said Ms Lloyd-Hurwitz.
“Home ownership rates have been declining for many years and affordability issues mean that more Australians are destined to be long-term or life-long renters.

Property developer ID_Land celebrated a successful opening week of Yarraville Place sales, bringing in a staggering $45 million and selling more than 50% of townhome stock.

ID_Land Joint Managing Director Matthew Belford explained that location was a key driver behind the impressive sales.

Overwhelming sales statistics last week reveal reinstated confidence in the off-the-plan market

A Mirvac executive allegedly had tradies build a union boss's Brisbane home with the bills allocated instead to the Orion Springfield Central shopping centre project using false invoices.
The former Mirvac executive Mathew McAllum and the ex-CFMEU Queensland senior-vice president David Hanna are accused of corruptly giving and receiving a secret commission.
The work was allegedly done to complete the five-bedroom, three-bathroom Cornubia home.
Both men deny the charge in the Brisbane District Court matter.
The Brisbane Times reported the hearing on Monday heard that the $290,000 worth of building works was conducted between February and November 2013.
"The end result is that David Hanna received construction work for goods arranged by an employee of Mirvac, primarily Mr McAllum, for free," the court was told.

McAllum was a former project manager on the shopping centre development.
The paperwork described the cost of building Hanna's home as a cost variation to the original quote for Orion.

<div>The court heard a second former Mirvac executive, Queensland commercial construction boss Adam Moore, was also allegedly involved in the scheme but had since died.</div>

<div>Orion was developed at Springfield Lakes by the publicly listed Mirvac in 2007 and underwent a major expansion that completed in 2016.</div>
