Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

The project, launched recently by <a href="https://www.apartments.com.au/developers/central-equity">Central Equity</a>, one of Victoria’s largest private residential developers, comes at a time when construction funding for large residential developments has become increasingly competitive as lenders tighten exposure to the sector.

Since its first project, Central Equity has delivered more than 85 residential developments with a combined end value exceeding $8 billion.

NAB funds $1 billion Surfers Paradise apartment development, Palmera

Two years after completing one of the newest developments in North Sydney, developer <a href="https://www.apartments.com.au/developers/aqualand-australia">Aqualand</a> is turning its attention to the rapidly evolving St Leonards apartment market.

The developer, which completed AURA by Aqualand on North Sydney's Walker Street, has lodged plans for a 5,918 sqm site at <a href="https://www.apartments.com.au/new-apartments/33-37-herbert-street-st-leonards-nsw-2065">33-37 Herbert Street, St Leonards,</a> seeking approval for a pair of residential towers rising above a shared podium opposite Royal North Shore Hospital.

The proposal forms part of the broader transformation underway across the St Leonards-Crows Nest precinct, where former industrial and commercial sites are increasingly being redeveloped into high-density mixed-use projects tied to major transport infrastructure.

According to the planning documents, the site sits “within the St Leonards–Crows Nest Strategic Centre, identified by the NSW Government as a key area for accommodating future jobs and housing across Sydney.”

The proposal has been designed by fjcstudio, formerly FJMT Studio, and is being progressed through the State Significant Development pathway due to its scale and affordable housing provision.

The scheme would comprise 413 apartments, including 46 affordable housing units, alongside retail and commercial uses fronting Herbert Street. The project would also include communal open space, landscaping, a swimming pool, gymnasium, children’s play areas and podium-level resident amenities.

Planning documents show the development would consist of a part-13, part-39 storey tower form positioned above a four-storey podium.

“The development comprises a unified podium that activates the street interface, and two setback towers to accommodate new housing supply while maintaining an appropriate human scale at ground level,” fjcstudio noted in its Design Report.

The northern and southern towers have been shaped to respond to the surrounding skyline while also limiting overshadowing impacts to nearby public open space, particularly Talus Reserve.

The design report said the differing tower heights were intended to “contribute to a varied skyline while responding to the surrounding built form context and solar access considerations.”

The site sits directly opposite Royal North Shore Hospital and within walking distance of both St Leonards Station and the new Crows Nest Metro station.

While the site itself sits just outside the formal Crows Nest Transport Oriented Development boundary, the planning documents repeatedly reference its alignment with the broader TOD objectives reshaping the Lower North Shore.

“The site is located adjacent to St Leonards Station and in close proximity to Crows Nest Metro which is within the Crows Nest Transit Orientated Development Accelerated Precinct which has been identified by the NSW Government to support housing delivery,” the Design Verification Statement noted.

According to fjcstudio, the project has been designed to respond to the broader transition occurring across St Leonards, where increasing residential density is being concentrated around transport infrastructure and employment hubs.

“The broader precinct is undergoing significant change, with a mix of existing mid-rise buildings and newer high-density developments,” the report stated.

“Recent and approved projects indicate a consistent shift toward taller built form, typically organised as tower-and-podium typologies with more active ground levels.”

The proposal includes close to 6,000 sqm of retail and commercial space across the ground floor and podium levels, designed to create a more activated street edge along Herbert Street.

Aqualand’s plans would also introduce a landscaped podium shared between the two towers, with communal open space in the form of a podium rooftop designed to support resident interaction and improve urban greening outcomes. The scheme would also introduce pocket parks at the northern and southern ends of the site, including a landscaped area at the corner of Herbert and Ella streets designed to improve pedestrian amenity and soften the streetscape.

The proposal is being progressed through the NSW Government’s Housing Delivery Authority pathway, which was introduced to accelerate housing supply across the state. The application was declared State Significant Development in April 2025 following an expression of interest process.

St Leonards has been particularly active with new developments in recent weeks. Developer SP Setia’s <a href="https://www.apartments.com.au/news/nsw/first-look-sp-setia-targets-st-leonards-skyline-with-40-storey-tod-tower">plans for a new 42-storey tower</a> recently went on exhibition through the same pathway, while <a href="https://www.apartments.com.au/news/nsw/first-look-stockland-plans-52-storey-538-apartment-st-leonards-tower">Stockland’s 52-storey tower proposal</a> was also recently unveiled.

Aside from the St Leonards project, which is expected to take around nine months to move through the approvals process ahead of a potential 2027 launch, Aqualand is also preparing to launch Boronia, a new apartment project in Roseville comprising around 111 apartments on Larkin Street.

The developer also has approvals in place for the next stage of the Barangaroo precinct, which will feature new residential, retail, hospitality and community uses, alongside a new metro entry across the five-hectare site.

More than 50 new retail destinations are planned for Central Barangaroo, alongside a 270-metre-long boulevard connecting Hickson Park to Nawi Cove. Together with Harbour Park, more than 50 per cent of the precinct will comprise public open space and parkland.

The 2012 buyers, a joint venture between Guy Nelson’s Alpha Partners and the JAK Investment Group, refurbished and re-leased <a href="/expert-insights/investing/the-royal-college-of-general-practitioners-south-melbourne-hq-fetches-healthy-9-million">the then vacant building</a>.

Melbourne Cricket Club Foundation sells Jolimont heritage homes

Another 1,000 apartments have been approved in central Melbourne suburbs, according to new information from Planning Minister Matthew Guy, who says that the last thing Victoria needs is a housing shortage like Sydney’s.
With 751 apartments in a four-building Footscray project, and a new tower on Southbank’s Haig Street offering 249 apartments, the investments total $270 million.
“The last thing we need in Victoria is a housing shortage like the one Sydney is experiencing,” said Guy.
“Whether planning for land supply in suburban growth areas, for urban renewal precincts or for central city high rise apartments, we need to keep building enough homes to keep the market affordable,” he said.
He noted that around 2,000 Melburnians will live in these apartments at some point, with the units being vital in meeting the needs of a growing population.
“With Victoria growing at a record rate, including record numbers of babies being born, it is important we cater for all kinds of housing growth.”
Plan Melbourne has identified Footscray and Southbank under the expanded Central City area for major population growth.
The Footscray project, 2 Hopkins Street, was rezoned for high density development in 2009 along with the Joseph Road Precinct. The four buildings planned for this development span from 16 to 28 storeys, and include ground floor retail.
Meanwhile, the Southbank Haig Street project will be 39 storeys, or 122 metres tall, and will be 100 metres from the Clarendon Street tram.
Around 1,890 construction jobs are expected.

There was something oddly sweet when a humble weatherboard home behind a white picket fence on a 594 square metre block at 17 Banksia Street, Bentleigh East in Melbourne followed me on Twitter recently.
Talk about old world meets new via <a href="https://twitter.com/17BanksiaStreet" target="_blank">social media</a> in the digital realm.
It's just a tiny tactic to possibly gain a little more attention for the auction from me and my somewhat paltry 1,480 Twitter followers before it goes to 21 June hockingstuart auction in conjunction with Vendor Marketing <a href="https://www.realestateview.com.au/Real-Estate/17-banksia-street-bentleigh-east/Property-Details-buy-residential-7169801" target="_blank">with $620,000 plus hopes</a> (pictured below). 
Listing and inspection times has been its only tweets so far, so nothing too personal yet. 
There's just the 11 following the house which is currently following 52 other twitter accounts, including <a href="https://twitter.com/BryceHoldaway" target="_blank">Bryce</a>, <a href="https://twitter.com/larryschles" target="_blank">Larry</a> and <a href="https://twitter.com/psprekos" target="_blank">Petra</a>.

Of course the free Twitter placement is still only popular with a certain market audience, and certainly not embraced by all. I was a late adapter starting only three years ago this October. 
The most garrulous house I've come across was 8 Yarra Bank Court in Abbotsford which signed up to a Twitter account in an 2012 attempt to harness social media to sell the property.
Every day or so the house tweeted another comment about how things are going in the area and what a joy it is to live there. 
After joining Twitter the account had 272 followers after 21 days, and sold for $1.93 million.

The Twitter campaigns are part of an emerging social media trend in Australia, started back in early 2012 by Northcote resident Kurt Opray. 
He reckons his Northcote house sold for $135,000 above his reserve price after signing the house up to Twitter and YouTube and starting a blog. As a pioneer, it had generated huge publicity on old media, via print and television coverage. Kurt even went onto <a href="https://www.hottestproperty.com.au" target="_blank">establishing a company</a> that packaged and promoted the medium, though hasn't really been mentioned much over the past two years judging by a google search. 
Meanwhile I recently noticed real estate experienced its strongest result on record for Australian online advertising in the March quarter as the property industry ramped up its digital spending.

The latest <a href="https://www.iabaustralia.com.au/research-and-resources/research-resources/item/1689-iab-australia-quarter-ended-march-2014" target="_blank">IAB/PWC Online Advertising Expenditure </a>report showed real estate had increased its category share of general display online advertising by 1.9% in the March quarter, to hit 10.4% sitting in third place.
The report said this result represents the highest retail category share for real estate since the data collection began in 2008.
Motor vehicles (20.7%) and finance (10.7%) topped real estate in the online ad spend.
Around 30% of the overall advertising pie is spent on digital, with the overall online advertising market growing 17.1% year on year to $1.067 billion. Digital's 30% is ahead of both free to air television and newspapers.
However, overall online advertising dollars fell in the March quarter by 1.9% compared to the previous December quarter.
"The March quarter is always slightly softer than the strong December quarter, however, it was pleasing to see strong year on year results," explains IAB director of research, GaiLeRoy.
Search and directories accounts for the biggest portion of online advertising at 54%, with general display with 28%, and classifieds at 17%.
Mobile advertising made up 15% of total online advertising expenditure, compared to 14% in the December quarter.
Video advertising had year-on-year growth of 55 percent, and represented 14 percent of digital display dollars for the quarter. Classifieds grew by 4.4 percent since March, 2013.

Tweeting over the humble white picket fence @17BanksiaStreet highlights ever expanding digital era

The BRW rich-lister Mark Rowsthorn has sold the former Golden Crust bakery in Armadale, in Melbourne’s inner south-east, for $11.5 million.
The bakery, built in 1915, was converted into a luxury five-bedroom residence by architects Jackson Clements Burrows in 2010 (pictured above).
Title Tattle gathers it has been bought by the Toorak couple, Sara and Clark Kirby. He is the chief operating officer of Village Roadshow. Their $2,695,000 plus redundant Toorak offering remains for sale after failing to sell at last month's Marshall White auction.
It was last sold in 2006 at $4.5 million to Rowsthorn and Allison Gibson through Kay &amp; Burton by the antique dealers Edward and Peta Clark who had 69 Sutherland Road as their home and gallery. The Clarks <a href="/news/vic/industrial-era-windsor-factory-abode-listed-with-3-5-million-plus-hopes">moved to Windsor</a>, selling to their interior designer daughter, Tamsin Clark and her husband Patrick Johnson for $3.1 million in early 2013.
Built in 1915, the former Golden Crust Bakery was largely untouched when the Clarks bought the 915 square metre holding in the mid-1980s.
It still bears the original bakery signage on its brick exterior, the Australian Financial Review wrote.
The other bakery sale was at the weekend when 1A College Place, Albert Park (pictured below) sold at $3,705,000 through Greg Hocking Holdsworth to Julian Cress, co-creator of the Channel Nine series, The Block. 
The vendors had bought The Block contestants Kyal and Kara's apartment in last season's finale.
With separate living and dining spaces, <a href="/expert-insights/buying/albert-park-former-1896-bakery-listed-in-the-block-aftermath">the five bedroom property had been tipped to fetch more than $2.9 million at its auction</a>.

There is an upstairs retreat at the 300 square metre holding with ivy-covered red brick house that was the Albert Park bakery between the 1890s and 1920s. The property originally fronting Kerford Road. 
<a href="https://www.realestate.com.au/property-house-vic-albert+park-116896327" target="_blank" style="line-height: 1.3em;">Warwick Gardiner, of Greg Hocking Holdsworth, had the listing</a> which traded at $860,000 in 1998.
Julian Cress and Sarah Armstrong have been renting in Albert Park.
Super Saturday had 1,159 properties scheduled to go under the hammer, the third highest weekend for auctions this year.
Australian Property Monitors reported Melbourne has conducted more auctions over the first five months of this year than over the same period in any previous year. 
There was a preliminary weekend clearance rate of 74.4%.

Bakery property sales bonanza in Melbourne as Mark Rowsthorn sells

Furniture maker Nicholas Dattner has listed his redundant 1862 Collingwood kiln warehouse apartment.
It was fitted out in 1999, with copper fronted kitchen benches after it was bought for $280,000.
It has been leased for the past six years given his move to Castlemaine.
The three bedroom 16/26 Wellington Street apartment is tipped to fetched $1.35 million to $1.45 million at its <a href="https://www.realestate.com.au/property-apartment-vic-collingwood-115320547" target="_blank">21 June hockingstuart auction</a>.
Dattner thought about selling in 2007 but wanted $1.7 million for the apartment which was part of the sprawling former Carlton United Breweries operation that stretched from Victoria Parade to Gipps Street.
The brewery stopped work in the early 1990s.
Dattner long maintained a property at Chewton, near Castlemaine, then buying 60 hectares nearby, at Harcourt where he built an ultra-modern place inspired by Frank Lloyd Wright.

Buyers looking for a taste of inner city living with a heritage twist will get their opportunity on Saturday 30 May as the Yorkshire Brewery development launches.
The development by SMA at the old Yorkshire Brewery site in Collingwood releases the first of its 358 apartments and townhouses to the public this weekend following a media launch on Thursday night.
SMA’s Martin Strode and Tom Jordan of architectural firm Hayball unveiled the plans for the 4,500 square metre site. The heritage plot on Wellington Street will be redeveloped into three residential towers, including the brew tower itself, which at the time of its construction in 1880 was Australia’s tallest building.
The development will also include Yorkshire Square, a 480 square metre piazza that Strode says is planned to house a weekend market. There are also plans for the Brew Towers Café (the site of last night’s event), a delicatessen and a gym and yoga centre. A local gallery has also been engaged to commission a sculpture for the centre of the square.

With such a strong offering of onsite facilities, there’s no doubt that SMA hopes to tap in to the recently gentrified lifestyle market offered by Collingwood (and coveted by cashed up aspiring Collingwood residents). Under the expert eye of heritage architect Peter Lovell working with Heritage Victoria, SMA promises to retain and restore the historical (and nostalgic) value of the site.

Thursday night’s media launch finished with a beer masterclass from Clifton Hill Brewpub’s head brewer Costa Nikias. The craft brewer took the attendees through a range of craft beers and contemplated the recent boom in demand for artisanal beers.
“We’re trading up in our choices,” mused Costa. “With beer, with food, with everything.”

Collingwood’s Yorkshire Brewery to launch this weekend

The great Sydney weather and the five Saturdays in May before the June long weekend, have all assisted the record auction listing volumes.
And while there has been some buyer caution, certainly more evident than pre-Easter, the buyers have still put their hands up so that there have been record sales.
The have mostly maintained the revised auction clearance rate in the 70s.
It was running in the 80s pre-Easter especially on the preliminary results.
With bidding a little more cautious, the price growth has slowed a bit too.
Price are still rising, at around 2% a quarter, so down on the 15% annual rate of last year for Sydney.
One of the continued strong points has been the Chinese and Australian/Chinese buying.
It's remained especially strong in the off the plan offerings, and there are continued pockets of intensity in some established home markets, but I don't sense it is in the first home buyer segment.
This weekend is possibly the last big hurrah before the traditional winter hibernation. There are some 888 offerings, according to Australian Property Monitors.
Dr Andrew Wilson, the APM senior economist, notes Sydney’s inner west will host the most number of auctions this weekend with 160 followed by the city and east with 120.
The most popular suburbs listed for auction at the weekend in Sydney are <a href="/news">Mosman</a> on the lower north and <a href="/news">Epping</a> on the upper north shore, each with 12 homes scheduled to go under the hammer. 
Next most popular is <a href="/news">Randwick</a> in the city and east, <a href="/news">Blacktown</a> in the west, <a href="/news">Chatswood</a> on the upper north shore, <a href="/news">Maroubra</a> in the city and east and <a href="/news">Alexandria</a> in the inner west each with 11 homes listed for auction.
"Sydney will record its hottest ever autumn selling season with significantly more properties auctioned and sold over the first five months of this year compared to the same period in any other year," he advised.
The Sydney volumes have been at 100% higher than the same weekends last year on at least two weekends.
Sydney agents more than ever have been running campaigns this year urging vendors to consider winter listing.
They seem to have at least succeeded for the next fortnight as the long weekend has 380 scheduled auctions, which is 50% up on last year. 
Then some 570 offerings on the 14 June weekend, which is 25% busier than the same weekend last year.
Melbourne hasn't been too dis-similar although overcoming its early autumn waning, Melbourne's clearance rate is on the rise and the volumes have been running at around 50% higher listings  than last year.
However Melbourne’s weekend auction market will smash three records this weekend as the autumn selling season reaches a grand finale crescendo.
This weekend’s Super Saturday of auctions has 1,159 properties scheduled to going under the hammer which will be the third highest weekend for auctions this year, according to Dr Wilson.
"This year will not only break the record for the highest number of auctions ever conducted in the Melbourne metro area over a May with 4,450 listed, but will also likely break the record for the most number of auction sales recorded in the month of May.
"Melbourne has conducted more auctions over the first five months of this year than over the same period in any previous year," he said.
Melbourne’s inner suburbs dominate this weekend's auction listings with the inner east having 189 homes scheduled to go under the hammer, closely followed by the inner city with 188.
The most popular suburb for auction listings at the weekend in metro Melbourne is <a href="/news">Glen Iris</a> and <a href="/news">Richmond</a> each with 22.
With 18 auctions are <a href="/news">Brighton</a>, <a href="/news">Northcote</a> and <a href="/news">Camberwell</a>.
APM has 250 scheduled auctions on the long weekend, then 820 so that's slightly busier than the same time last year.

Last weekend auction hurrah before winter hibernation?

There are 1,264 auctions scheduled this week in Melbourne compared to 867 for the same time last year.
The strong level of auction listings in the first five months of this year compared to 31.6% higher last year is a reflection of two things; firstly it shows the confidence of vendors where they are willing to sell for a reasonable price, and secondly, a preference by real estate agents for auctions as a method of sale in an improving market.
The strong volumes will also mitigate price growth as buyers’ bargaining power is increased.
We saw a small rise in the average time on market for houses sold at private sale from 40 to 41 days. Vendor discounting reduced to – 5.4% from -5.5% the previous week.
