Property developer One Living, backed by former Macquarie banker turned investment manager Chris Green’s investment firm, has unveiled plans to bring more institutional capital into housing to help address the national supply crisis.

The New York-based investor has focused his firm, GreenPoint Partners, on addressing the supply shortage hitting middle market housing in Australia.

It is backing the new One Living business to develop more than 1000 units along the eastern seaboard. The new firm is starting with a development on Mona Vale Road, on the border of Mona Vale and Pymble, in Sydney’s Northern Beaches, with around 140 apartments planned. They are eyeing off more sites across the city.

With cost pressures rising in the industry, One Living’s model is to be a vertically integrated developer-builder, so it can respond directly to the housing gap by removing the cost inefficiencies embedded in traditional residential delivery.

“We are building a platform designed to operate at scale and starting in a market where there’s a clear need for quality, attainable housing,” One Living joint managing director Joseph Scuderi said.

“It’s that missing middle – it’s that attainable end of housing… that’s what most Australians invest into and what Australians can actually afford.”

GreenPoint Partners brings years of experience assembling and scaling real estate operating businesses across major markets. And Green sees a big opportunity in Australia.

“For its size, sophistication and importance to the community, Australia’s living sector has remained largely under-institutionalised, which represents significant opportunity,” Green said. “GreenPoint identified that gap, assembled the right team, and is backing One Living to build a platform that is aligned to market needs.”

Green said being a builder-developer would give the company the capacity and flexibility it required to deliver reasonably-priced homes.

“We want it to be at that attainable level; not super high end luxury but at that attainable level,” he said.

One Living will undertake a component of affordable housing in its schemes, which it will own and operate, and it could also run build-to-rent on some sites.

Green praised local policy settings.

“The NSW government is being very supportive, strategic and pragmatic in terms of how do we generate more supply of housing,” he said. “We think it’s actually positive for development and the bit that’s been lacking at that attainable level is that it’s lots of relatively small private developers, whereas we want to create an institutional platform.”

One Living is also&nbsp;looking at high-density projects and could take on more institutional funding in the future.

“The way we will be able to achieve economies of scale is through size,” Green added.

WM Residences fills gap in Mordialloc townhouse market

Developer GURNER™ Group has revealed $1.65 billion in residential sales nationally across the 12 months to December 2025, driven largely by the continued momentum of its Docklands wellness-focused precinct, Elysium Fields.

Within the first tower, Helios, residents will also have access to a dedicated amenity offering known as the Sky Private Club.

The upper 15 levels of the building will include private lounges, dining spaces, rooftop amenities and optional private wellness studios integrated within residences.

The Helios tower itself comprises 260 apartments ranging between 60 sqm and 300 sqm, including a collection of penthouses.

That includes a planned two-storey penthouse spanning around 600 sqm with uninterrupted bay views.

The Elysium Fields precinct is being delivered in partnership with Digital Harbour Holdings, a consortium that includes the Liberman family, which controls the development rights across the Docklands site.

National Australia Bank (NAB) will fund <a href="https://www.apartments.com.au/new-apartments/palmera-residences-gold-coast-18-garfield-terrace-surfers-paradise-qld-4217">Palmera</a>, a $1 billion, 52-level luxury residential tower being developed by Central Equity in one of the Gold Coast’s most tightly held coastal locations at Northcliffe.

The project, launched recently by <a href="https://www.apartments.com.au/developers/central-equity">Central Equity</a>, one of Victoria’s largest private residential developers, comes at a time when construction funding for large residential developments has become increasingly competitive as lenders tighten exposure to the sector.

Multiplex has been appointed the builder, and construction is now underway.

Since its first project, Central Equity has delivered more than 85 residential developments with a combined end value exceeding $8 billion.

Palmera reflects Central Equity’s growing focus on the Gold Coast luxury apartment market and continues a relationship between Central Equity and NAB that dates back to the late 1980s, when the bank funded one of Melbourne’s earliest inner-city residential towers at a time when high-rise apartment living in the CBD was largely unproven.

“NAB’s funding of Central Equity’s $36 million CBD development in the late 1980’s to the financing of the billion-dollar tower today highlights the long-term relationship between the two organisations in delivering major residential projects” said Central Equity Founder and Chairman Eddie Kutner.

Central Equity was established in 1987 when Melbourne’s CBD and Southbank precinct were still dominated by warehouses and commercial buildings. Fewer than 100 residents lived in Southbank at the time, and large-scale residential development in the inner city was not widely considered.

Recognising changing demographics and lifestyle preferences, the company began developing high-rise residential projects designed to bring permanent residents into the city centre.

NAB funds $1 billion Surfers Paradise apartment development, Palmera

Two years after completing one of the newest developments in North Sydney, developer <a href="https://www.apartments.com.au/developers/aqualand-australia">Aqualand</a> is turning its attention to the rapidly evolving St Leonards apartment market.

The developer, which completed AURA by Aqualand on North Sydney's Walker Street, has lodged plans for a 5,918 sqm site at <a href="https://www.apartments.com.au/new-apartments/33-37-herbert-street-st-leonards-nsw-2065">33-37 Herbert Street, St Leonards,</a> seeking approval for a pair of residential towers rising above a shared podium opposite Royal North Shore Hospital.

The proposal forms part of the broader transformation underway across the St Leonards-Crows Nest precinct, where former industrial and commercial sites are increasingly being redeveloped into high-density mixed-use projects tied to major transport infrastructure.

According to the planning documents, the site sits “within the St Leonards–Crows Nest Strategic Centre, identified by the NSW Government as a key area for accommodating future jobs and housing across Sydney.”

The proposal has been designed by fjcstudio, formerly FJMT Studio, and is being progressed through the State Significant Development pathway due to its scale and affordable housing provision.

The scheme would comprise 413 apartments, including 46 affordable housing units, alongside retail and commercial uses fronting Herbert Street. The project would also include communal open space, landscaping, a swimming pool, gymnasium, children’s play areas and podium-level resident amenities.

Planning documents show the development would consist of a part-13, part-39 storey tower form positioned above a four-storey podium.

“The development comprises a unified podium that activates the street interface, and two setback towers to accommodate new housing supply while maintaining an appropriate human scale at ground level,” fjcstudio noted in its Design Report.

The northern and southern towers have been shaped to respond to the surrounding skyline while also limiting overshadowing impacts to nearby public open space, particularly Talus Reserve.

The design report said the differing tower heights were intended to “contribute to a varied skyline while responding to the surrounding built form context and solar access considerations.”

The site sits directly opposite Royal North Shore Hospital and within walking distance of both St Leonards Station and the new Crows Nest Metro station.

While the site itself sits just outside the formal Crows Nest Transport Oriented Development boundary, the planning documents repeatedly reference its alignment with the broader TOD objectives reshaping the Lower North Shore.

“The site is located adjacent to St Leonards Station and in close proximity to Crows Nest Metro which is within the Crows Nest Transit Orientated Development Accelerated Precinct which has been identified by the NSW Government to support housing delivery,” the Design Verification Statement noted.

According to fjcstudio, the project has been designed to respond to the broader transition occurring across St Leonards, where increasing residential density is being concentrated around transport infrastructure and employment hubs.

“The broader precinct is undergoing significant change, with a mix of existing mid-rise buildings and newer high-density developments,” the report stated.

“Recent and approved projects indicate a consistent shift toward taller built form, typically organised as tower-and-podium typologies with more active ground levels.”

The proposal includes close to 6,000 sqm of retail and commercial space across the ground floor and podium levels, designed to create a more activated street edge along Herbert Street.

Aqualand’s plans would also introduce a landscaped podium shared between the two towers, with communal open space in the form of a podium rooftop designed to support resident interaction and improve urban greening outcomes. The scheme would also introduce pocket parks at the northern and southern ends of the site, including a landscaped area at the corner of Herbert and Ella streets designed to improve pedestrian amenity and soften the streetscape.

The proposal is being progressed through the NSW Government’s Housing Delivery Authority pathway, which was introduced to accelerate housing supply across the state. The application was declared State Significant Development in April 2025 following an expression of interest process.

St Leonards has been particularly active with new developments in recent weeks. Developer SP Setia’s <a href="https://www.apartments.com.au/news/nsw/first-look-sp-setia-targets-st-leonards-skyline-with-40-storey-tod-tower">plans for a new 42-storey tower</a> recently went on exhibition through the same pathway, while <a href="https://www.apartments.com.au/news/nsw/first-look-stockland-plans-52-storey-538-apartment-st-leonards-tower">Stockland’s 52-storey tower proposal</a> was also recently unveiled.

Aside from the St Leonards project, which is expected to take around nine months to move through the approvals process ahead of a potential 2027 launch, Aqualand is also preparing to launch Boronia, a new apartment project in Roseville comprising around 111 apartments on Larkin Street.

The developer also has approvals in place for the next stage of the Barangaroo precinct, which will feature new residential, retail, hospitality and community uses, alongside a new metro entry across the five-hectare site.

More than 50 new retail destinations are planned for Central Barangaroo, alongside a 270-metre-long boulevard connecting Hickson Park to Nawi Cove. Together with Harbour Park, more than 50 per cent of the precinct will comprise public open space and parkland.

The Melbourne Cricket Club (MCC) recently drew attention to East Melbourne when two of its National Trust recognised properties <a href="/news/melbourne-cricket-club-foundation-sells-jolimont-heritage-homes">were sold at auction for several million dollars apiece</a>.
It reinforced <a href="/news">East Melbourne</a>’s reputation as an exclusive hamlet. But do you really have to be a millionaire to acquire a slice of this luxury market?
On one hand, it is undoubtedly one of Melbourne’s more affluent suburbs, second only to <a href="/news">Toorak</a> on price for detached dwellings at $2,242,500 (REIV – March 2014 quarter) with values underpinned by arguably the most expensive land in Victoria. So it’s no surprise that many investors dismiss East Melbourne as the exclusive domain of high-rolling property punters.
But once you understand a little more about the suburb, you’ll realize there are investment opportunities for the more modestly-endowed investor.
Just two kilometres from the CBD and surrounded by some of the city’s most esteemed shopping and entertainment precincts, this suburb that found favour with Melbourne’s gentry in the 1800s is home to iconic buildings like Parliament House and St Patrick’s Cathedral, as well as the Fitzroy and Treasury Gardens.
Today, East Melbourne’s blend of modern high-density development, distinguished historical architecture, leafy green parklands and well-established infrastructure, make it a distinctive inner city haven for Melbourne’s discerning corporate tenants.
East Melbourne’s most prominent landmark is of course the hallowed Melbourne Cricket Ground (MCG), located in the Jolimont precinct alongside Yarra Park. Here streets lined with detached, semi-detached and terraced period homes all speak to the area’s rich heritage.
Those recently sold Georgian fronted and Victorian, Jolimont Terrace residences had been in the hands of the MCC for decades. Number 26 is an office conversion while No. 28 (reportedly built in 1865 for John Munro Bruce, father of former PM Stanley Melbourne Bruce) has been tenanted as a private four-bedroom residence.
So is East Melbourne just a millionaire’s market?
The answer lies in part with what some considered a sullying of the suburb’s blue ribbon reputation in the 1960s and 1970s, when a number of nineteenth century mansions were demolished or converted in favour of higher density housing to accommodate the city’s growing population. Concurrently, many imposing local residences built for Melbourne’s aristocracy have since been developed into apartments, in which a growing influx of career motivated “thirty-somethings” reside.
While this changing-of-the-property-guards was not without controversy, it provides today’s investors some more affordable buying opportunities.
According to the REIV, East Melbourne’s median unit price as at March 2014 was an accessible $532,250.
An investment all-rounder
East Melbourne’s owner-occupier and tenant markets are tightly held, affording investors minimal vacancy rates and consistent rental yields, as well as confidence in the area’s long-term capacity to provide sustainable growth.
This investment stronghold will benefit further from Melbourne’s latest population growth spurt, which saw a mini-boom in the vicinity of 10.% for Melbourne City and a respectable 1.5% for East Melbourne, according to the ABS Regional Population Growth 2012-13. 
53% of those who call East Melbourne home are tenants. The area’s disproportionately low number of families, compared with professional singles and couples – the average household is only 1.8 persons (ABS) – is to be expected given that flats make up 70% of all local dwellings.
Investors would do well to consider the acquisition of a spacious, well-appointed one-bedroom apartment that benefits from the right fusion of character architectural features and mod cons, as well as a proven track record of long-term growth.
A lack of developable land and the local council’s dedication to maintaining East Melbourne’s historically significant character, means investors can enter the market during this quieter phase with confidence in its future prospects as a tightly held, blue-chip suburb where quality apartment stock is ripe for the picking.

East Melbourne: Not just a suburb for high-rolling property punters

Last year Melbourne saw 30.5% of sales by auction compared to 21.1% for the previous year.
The proportion of sales by auction tends to follow the market; rising when prices and demand increases and falling in soft markets.
Early indications this year are showing that new records are likely to be set. At the end of the March quarter, 30.6% of sales were by auction compared to 21% last year, and the previous high of 20.8% in 2010.
Due to a lack of auctions in January and a slow start to February, the proportion of sales by auction always rises as the year goes on.  The same will be the case this year, especially in light <a href="/expert-insights/buying/melbourne-auction-market-setting-records">of the records reached in May</a>.
This means we are likely to see a significant shift in selling methods towards auctions this year. This would be unprecedented because price growth and clearance rates are lower than in other years when this occurred.
The data points towards a shift in auctions as a selling method by Melbourne real estate agents, and one that vendors are clearly agreeing with.
This may be due to research which shows that even if you fail to find a buyer at the auction, there is a high likelihood you will within four weeks. The data shows that within four weeks of the auction, the proportion of homes sold rises to around 80% as sellers negotiate with buyers after the conclusion of the auction. This shows that the concentrated marketing and ‘sale date’ associated with an auction campaign helps ensure a timely sale.

There are 728 auctions scheduled this week in Melbourne compared to 719 for the same time last year. The highest number of auctions are expected in the northern suburbs of Melbourne this week with 14 scheduled in <a href="/news">Preston</a> and 13 in neighbouring <a href="/news">Reservoir</a>.
The Melbourne auction market appears to be improving with the clearance rate being close to 70% last fortnight. That is compared to the clearance rate of 67.6% this year from 18,657 auctions whilst last year the comparative number was 68.45% from 14,226 auctions.
The average time on market for houses sold at private sale tightened from 35 to 34 days. Vendor discounting softened slightly over the week, to -5.6%, compared to -5.5% over the previous week.

Three out of 10 properties sold by auction: RP Data's Melbourne weekend auction preview

Central Melbourne will be home to three new skyscrapers totalling 2,022 apartments, with Planning Minister Matthew Guy approving the developments this week.
Over $830 million will be invested into the three projects, which will house an expected 4,000 people and provide 5,800 construction jobs.
“Importantly, central Melbourne is the right place for high density, high rise living,” said Guy, saying it’s the most walkable city.
“Building more apartments in the city takes population pressure off quieter suburban areas,” he said.
The three projects each include shops and cafes at ground/street level, pedestrian links and resident amenities and facilities.
“Australia 108 will be the first 100-storey building in the Southern Hemisphere. At a height of 319 metres above ground it fits within relevant aviation regulations, and will include 1,105 apartments. This includes a good mix of one, two and three bedroom apartments that will bring diverse household types into this central city location,” he said.
“When completed Australia 108 will be the most striking building on Melbourne’s skyline and a great example of the strength of homegrown Melbourne architecture.”
Another apartment tower is 452 Elizabeth Street, a 75 storey creation rising 241 metres, that includes 622 apartments, including three levels of communal resident facilities.
The third tower is 84-90 Queensbridge Street in Southbank, which will see a 54 storey creation spanning 185 metres high, containing 295 apartments.
“Victoria has the strongest construction sector in Australia, and our planning system is geared towards maintaining this economic advantage,” Guy said.
“Since 2010, 54% more homes have gained building approval in metropolitan Melbourne than in Sydney, and 11% more than the entire state of New South Wales,” he said.
“By building more homes, we are ensuring we won’t have the drastic and harmful housing shortage Sydney is experiencing.”

Three more Melbourne skyscrapers, 2,022 apartments, approved

The businessman Lloyd Williams is seeking permission to replace his low-rise corporate headquarters with a 304 apartment, 40-level apartment tower at 248-280 Sturt Street, near the corner of Kings Way.
The 120 metre residential tower will have silver reflective glazing to a Elenberg Fraser design.
With its building form consisting of two dominant floor plates connected by a transitional twist, the tower smacks of cutting edge quality, according to the blog, <a href="https://urbanmelbourne.info/planning/2014/05/20/i-spy-new-planning-applications" target="_blank">urbanmelbourne</a>.
Starryland Melbourne has recently secured permission for its 54 storey apartment block at 84-90 Queensbridge Street, Southbank. Its a 295 apartment Rothe Lowman-designed project.
Meanwhile the listed Malaysian conglomerate PJ Development Holdings has purchased a two-hectare Southbank, Melbourne city fringe car-park site for $145 million.
The 93-119 Kavanagh Street development site (pictured above) was sold by interests associated with the Banco Group directed by Mario LoGiudice.
There are expectations of a $1 billion project by the PJD group.
There has been speculation in Malaysia that there has been speculation that PJD may embark on a corporate exercise to raise funds or to be merged with OSK Property Holdings Bhd to form a bigger entity. 
Both property development outfits are controlled by veteran investment banker Tan Sri Ong Leong Huat who holds 26.8% and 70% stakes in the companies respectively.
The off-market transaction brokered by Knight Frank agent Paul Henley highlights the renewed interest in the precinct by developers.
The two hectare Southbank site occupies the block bound by Kavanagh, Power and Balston streets, the West Gate Freeway and the Citylink Operations Maintenance building.
It is capable of accommodating six residential skyscrapers, with Banco securing permission in 2001 for five mid-rise office buildings. 
Some $400 million of Southbank land sales have taken place in the past year, including a site abutting the West Gate Freeway off-ramp, sold for $7.5 million last week.
It was the 65 Haig Street site of just over 1000 square metres which had potential for a 33 level high-rise.
Longtime Southbank developer Central Equity acquired the 54 Kavanagh Street site for $27 million in May.

Lloyd Williams joins the latest apartment development push at Southbank

A Melbourne-based CBD building has been on the market for just 12 hours before being purchased for $5.4 million, or 4.29% yield, by a China-based family. This equates to $18,500 per square metre.
The property, at 355 to 357 Exhibition Street, is a three-level 880 square metre building. It includes ground floor retail and four upper level apartments. The site itself is 291 square metres and is diagonally opposite Carlton Gardens.
The property was sold fully-leased to six tenants, and includes a mix of retail and residential renters. Most are on short-term leases, and it equates to $232,000 per annum.
Savills Australia head of city sales and investments, Clinton Baxter, and Nick Peden, negotiated the sale, and said that a number of highly motivated investors were rushing to make offers.
“This is yet another example of the rush to buy Melbourne property at the moment, rush being the definitive term. The phone literally ran hot resulting in numerous potential purchasers making inspections within hours of hitting the market,” said Baxter.
“This reflects the strong demand for well located smaller freehold properties within the CBD, properties which are increasingly shrinking in number as major development takes over the central city area,” he said.
The building is placed for future highrise development and would have desirable views.
The vendor had held the building for 33 years and was a local private investor.
It appears that the tenants include Tourism Malaysia and a Thailicious.

Just hours on the market and… sold, to an offshore family for $5.4 million

Thwarted plans to demolish a 19th century North Melbourne hotel to make way for a four-storey 30 serviced apartment block have been appealed to the Victorian Civil and Administrative Tribunal.
The initial City of Melbourne decision to refuse the $10 million application to demolish on heritage grounds was being appealed by the developer, Yuan Shuo Liang.
Objections to the Royal Park Hotel demolition have come from neighbours, ABC journalists Virginia Trioli and Russell Skelton.
Skelton, the head of the ABC’s fact checking unit, was present at the Victorian Civil and Administrative Tribunal hearing, the Australian Financial Review wrote.

The 1930s renovated hotel opened in the 1850s gold rush as the Lightning Hotel before becoming the Royal Park. 
The decision on <a href="https://urbanmelbourne.info/projects/melbourne/399-405-queensberry-street-north-melbourne" target="_blank">the </a><a href="https://urbanmelbourne.info/projects/melbourne/399-405-queensberry-street-north-melbourne" target="_blank">KHAK Architects-design</a> will be handed down in about six weeks.
“The notion of the corner pub is a little bit like churches – they’re a receding land use,” VCAT senior member Russell Byard said during the appeal hearing on Tuesday, the AFR noted.
“The (planning) problem is to find a contemporary use for a building originally built as a corner pub – or a church, for that matter. . . they are often turned into flats, or restaurants or things of that nature.”
The proposal drew 10 objections.
Russell Skelton has lived in the neighbourhood since the mid-1990s, then adding the neighbouring 132 square metre vacant property in late 2012 with a $610,000 purchase with Virginia Trioli.
It was also bought from the Milesi family.

Merriwee Crescent's last sale was post-auction in May when a sale was secured after 10 Merriwee Crescent was passed in at $2.525 million.

Neil Clerehan-designed Toorak gem returns to market

Furniture maker Nicholas Dattner did not sell his redundant 1862 Collingwood kiln warehouse apartment at its weekend auction.
It was passed in at $1.35 million.
It was fitted out in 1999, with copper fronted kitchen benches after it was bought for $280,000. 
The three bedroom 16/26 Wellington Street apartment had been tipped to fetched $1.35 million to $1.45 million at its<a href="https://www.realestate.com.au/property-apartment-vic-collingwood-115320547" target="_blank"> hockingstuart auction</a>.
Dattner thought about selling in 2007 but wanted $1.7 million for the apartment which was part of the sprawling former Carlton United Breweries operation that stretched from Victoria Parade to Gipps Street.
The brewery stopped work in the early 1990s.
Dattner long maintained a property at Chewton, near Castlemaine, then buying 60 hectares nearby, at Harcourt where he built an ultra-modern place inspired by Frank Lloyd Wright.
It has been leased for the past six years given his move to the Castlemaine district.

Swann House, the ornate 10 storey office block at 22 William Street, Melbourne, has been listed for sale.
Offers close 25 July with Klinger Wood agent Eugene Wood who says he is anticipating around $20 million for the uniquely styled building on the corner of William Street and Flinders Lane. 
Swann House has a gross building area of 7,000 square metres with a net building area of 5,700 square metres.
Its floor plates equal around 550 square metre.
The building is about 90% leased reflecting $1,328,000 net income, rising to $1,461,000 on a fully let basis.
The site area is 826 square metre with frontages of 34 metres to William Street and 24 metres to Flinders Lane, set one block and about 100 metres from Collins Street.
It is currently 14 commercial strata lots, including Private Media, publisher of Property Observer.
The building takes the form of a large but simplified modern commercial palazzo form with restrained Greek revival detailing.
The architectural historian, Robin Boyd described the completed building in the seminal text, Victoria Modern, as being `remarkably simple’.
The top two additional matching floors were added to the building in 1948-1949. 
It was built in 1921 as the headquarters of the newly constituted State Electricity Commission of Victoria which was created by an Act of Parliament with Sir John Monash as its chairman. 
The Commission undertook the development of brown coal deposits near Morwell, the construction of the first of a series of steam-powered generators and the high voltage power lines required to bring electricity to the city of Melbourne.
It was designed by AR La Gerche, who was architect to the Commission from 1920 until his retirement in 1938.
 In addition to the William Street Headquarters, La Gerche also designed the Yallourn township and the later now-demolished Electricity Commission buildings on Flinders Street.
It ranks among one of a small number of 20th century multi-storey government offices erected in the pre-World War Two era.
While the William Street building provided the usual clerical, administrative and engineering office areas, it was unique in also housing the central control room of the Commission's power production pool.
Data relating to generation and regulation was fed to the control room by land and radio lines and staff on duty would continuously regulate voltage, carry out system switching procedures, locate and rectify faults throughout the generating facilities, transmission lines, stations and substations that comprised the power production pool. 
Kliger Wood director Eugene Wood says the CBD market is bereft of quality investment grade opportunities with the upside offered by 22 William Street.
Last traded 24 years ago, Swann House holds a Capital City 1 zoning.
“From a development perspective the building lends itself to a potential hotel or as residential (STCA) which would have unencumbered views to the south towards the Yarra and the Southbank and Crown precinct."
He noted the neighbouring building below Swann House was the historic and significantly protected low rise, the Immigration Museum.
Melbourne's founder John Batman's house was on the Swann House site, which no doubt would headline the marketing for any residential or hotel redevelopment in the future.

The BRW Rich-lister Mark Rowsthorn had sold one of Melbourne’s best-known CBD sites, the old Savoy Tavern on the Bourke and Spencer street corner.
It has been bought by the Fragrance Group, a Singapore-listed hotel and ­residential developer controlled by the property tycoon Koh Wee Meng who has been busy acquiring Australian sites.
The 1800-square-metre site was bought for $44.5 million.
It last traded in 2005 at $9.9 million, when bought from the Republic of Nauru who had approval for a 47-storey office tower.
The single-storey 1970s-era brown brick-veneer pub which on opening sold more beer than any other in the state long stood derelict for almost two decades until Mark Rowsthorn re-opened the pub in March this year.
The then Melbourne eyesore was described by the Melbourne Lord Mayor Robert Doyle as “a scab on the knee of the city.”
It is one of the first views of Melbourne that arrivals at Southern Cross station are greeted with. “Subject to obtaining all regulatory approvals, the group intends to redevelop the property into a high-rise mixed-use development,” Fragrance Group told the Australian Financial Review after its off-market sale by Colliers agent Matt Stagg.
Last week Fragrance secured 555 Collins Street from the developer Harry Stamoulis for $78 million.
