Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

Today, Keith says the move has completely changed how he experiences Newcastle.

For Aimee and Lyle Goodman, the journey started almost by chance.

The couple happened to be having coffee in Newcastle when they noticed the site where One Apartments was about to begin construction.

"We were aware GWH was planning a development," Aimee says. "We made one phone call and things moved pretty quickly after that."

As busy business owners, they initially thought apartment living would simply reduce the maintenance that came with larger homes. Instead, it fundamentally changed how they spent time together.

"We actually catch up more as a family now," Aimee says.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

Residents will have access to a gym and yoga studio, a wellness centre featuring traditional and infrared saunas, a cold therapy shower and treatment room, as well as a residents' lounge and golf simulator/cinema room for entertainment.&nbsp;Kooyongkoot has also considered the everyday convenience of its residents by offering a private carwash and pet wash facilities on site as well as dedicated parcel lockers and oversized fully enclosed storage rooms.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

New apartment supply has become increasingly constrained across <a href="https://www.apartments.com.au/developments/parramatta-nsw-2150">Parramatta</a> in recent years, with fewer projects progressing through to completion as development conditions have become more challenging.

With the project largely completed before the sharp escalation in construction costs and inflation following the pandemic, The Lennox is now offering pricing that would be difficult to replicate in a comparable new development in Parramatta today, or across much of Western Sydney.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

The Whitsunday Lakes Trust, $350 million Shute Harbour development has been inundated with enquires, amassing a whopping 520 expressions of interest in just four weeks following its national launch to market.

As the Whitsunday&rsquo;s first major resort development in over a decade, the stage one release has been met by a swarm of interested buyers, eager to put their name to one of the 58 land and berth packages in one of the most sought-after sailing locations across the world.

Rob Taylor of Taylors Property Group said the latest wave of interest has come off the back of the Sanctuary Cove Boat show which accounted for 10 per cent of the enquiries to date, with the vast majority coming from boating enthusiasts who recognised the value of large-scale berths in the Whitsundays region.

&ldquo;The immediate market response to the resort has been incredible. We knew we had something special on our hands here, but we have been simply inundated with genuine interest &ndash; it&rsquo;s been a whirlwind,&rdquo; said Taylor.

&ldquo;We&rsquo;re already in the process of converting many of these enquiries into contracts for our future Shute Harbour Marina Resort residents.

&ldquo;Many of these buyers have been long awaiting a marina project of this calibre to arrive in the area. Large scale berths are difficult to secure along the coast right now &ndash; all nearby marinas are close to capacity for the forthcoming season.&rdquo;

Once complete, the Shute Harbour Marina Resort will encompass a 395-berth marina with individual berths ranging from 10-metres to 30-metres on a 99-year lease, in addition to private berths ranging from 25-metres to 45-metres.

The project will also deliver a 100-plus room hotel resort, with function and meeting rooms, bars, restaurants, a swimming pool, and undercover parking, along with 58 freehold land allotments, and 100 managed apartments with resort club facilities.

The free-hold residential waterfront sites cover 440 sqm and are earmarked for two- and three-storey design concepts.

According to Taylor, the enquiries have come from a broad demographic of parties, including veteran boating enthusiast, first-time boat owners, and future retirees.

&ldquo;We&rsquo;re seeing the project timeline align with those buyers looking to lay the foundations for future plans two to three years down the line &ndash; whether that&rsquo;s retirement, or the eventual purchase of a larger boat,&rdquo; he said.

The land and berth packages have arrived to a market limited in supply for waterfront lots. With just 28 vacant residential waterfront lots currently available in the area, almost half of these are not located within or close to a marina development.

&ldquo;Although the property market in the Whitsundays has increased about 20 per cent over the past 12 months, units are still about 25 per cent below their 2007 peak and land is only just matching the levels of 15 years ago,&rdquo; added Taylor.

Development of the first stage of Shute Harbour Marina Resort, which will include the marina and the stage-one release of land and marina berths, is expected to take two years to complete with construction targeted to commence in 12 months.

Expressions of interest are also being taken on future stages which will include marina loft apartments and plaza terrace homes.

Sekisui House has lodged plans for the latest stage of their masterplanned community in Norwest, The Orchards.

It's the fourth stage in the 8.1 hectare, $1 billion masterplan, which when complete will have 1,300 apartments. There are set to be five stages.

There will be three towers in the fourth stage, each designed by Crone Architects. They'll have 583 apartments and townhouses, a mix of one, two, three and four-bedroom dwellings.

Designed by Crone Architects, three residential buildings are planned, each comprising a taller tower form and lower podium form. The buildings will also have a community wellness centre which fronts the adjacent Linear Park.

“The collection of buildings on the site are articulated as three distinct forms with further differentiation of each into a tall and podium component," Crone noted in their design statement.

"These three elements inform the marketing staging of the development, with construction intending all be completed within a year of each other providing one community,” said Crone in their application design statement.

The Orchards masterplan was established around an original orchard grove with abundant natural open space and a residual Cumberland Plains landscape.

Connection to nature, community and recognition of the original landscape reside within the re-imagined masterplan for Stage Four.

A wide range of residential amenity will also be included in the latest stage, complimenting and adding to the already existing amenity within The Orchards. The community centre, which can be subdivided into multiple rooms or reserved as a single space, is accompanied by&nbsp;a courtyard, as well as a swimming pool, spa and gym.

There will also be a&nbsp;central courtyard, dubbed&nbsp;‘The Greens’, a terraced grass platform, and 'The Garden’, with barbecue facilities and private niches within landscape.

The courtyard is the focus of the project allowing for shared amenity and community building. The masterplan built form surrounds the expansive space, with residences overlooking the courtyard and the adjacent, naturally landscaped, Linear Parkland, Lucinda Avenue and the Spurway Drive.

Continuing the nature landscape of Linear Park into the courtyard and with planting integrated at lower levels across the buildings, the three-dimensional integration of landscape and building connects residents to nature.

“As a contributor to sustainable environments the proposal provides significant amenity and communal facilities to advance and facilitate a sustainable community of diverse family types, age groups and cultures,” Crone added.

“Communal facilities shared by all residents of the Sekisui ‘The Orchards’ development enables a strong and healthy community to prosper."

The site, prior to development consisted of a landscape part residual&nbsp;Cumberland Plains&nbsp;and part&nbsp;commercial orchard, within the trees on the surrounding hills and valleys.

Parts of the green oasis still remains and is being reinvigorated along with Linear Park and the adjacent golf course greens and trees.

“This inspiration of an organic architecture which merges with landscape is a consistent design element of prior stages either within the façade or at rooftop level.”

The merging of architecture and planting is articulated as a green spine woven into the tower facades, and as edge planting to podium buildings, softening the distinction of buildings and landscape.

The two nineteen storey towers fronting Spurway Drive at its intersecting north and south ends have similar façade designs and integration of planting while the third, twelve storey tower with a setback part roof level penthouse, has a distinct façade responding to its prime location at the northern corner of Linear Park, surrounded by retained mature trees and landscape.

Located within walking distance of the Norwest retail precinct and Metro Station, The Orchards also sits immediately adjacent to the Castle Hill Country Club, providing the community with a sweeping range of local amenity.

The national property development firm, Billbergia, has launched the fourth stage&nbsp;of its $2.5 billion master planned community, Rhodes Central.

The latest release, Rhodes Central Oasis, brings a residential tower to the community, featuring modern resort style amenity set within tropical gardens in the heart of Sydney.

Located at 39 Marquet Street, the latest release sees 126 apartments on offer across the 15 level tower, primarily aimed at the owner-occupier with just&nbsp;six one-bedroom apartments, 64 two-beds,&nbsp;and 56 three-bedroom apartments.

The neighbourhood is currently attracting buyers who prefer the convenience that comes with high-density, centralised living.

Stockland have announced the acquisition of a 77-hectare residential development site at 944-1024 Ripley Road in South Ripley, building on its presence in Ipswich and South-East Queensland to meet much-needed demand for new housing.

Set to deliver 1,100 homes as well as a State Primary School and community facilities, the site is zoned for residential use and is close to Stockland’s Providence master planned community in the maturing Ripley Valley Priority Development Area.

Stockland’s CEO of Communities, Andrew Whitson said the group were excited about increasing their residential footprint with zoned land.

Stockland boosts residential pipeline with South Ripley acquisition

The national development giant, Meriton, has been given the green light to commence with one of the next stages of their&nbsp;Pagewood Green&nbsp;masterplan.

The Bayside Council signed off on the development of 42 three and four-bedroom townhouses, a handful with their own granny flats.

The townhouses have been designed by PTW Architects and&nbsp;will range in size from 116 sqm to 172 sqm.

Meriton recently launched Uccello,&nbsp;a mix of one, two, three and four-bedroom apartments in the 16 hectare masterplan.

Designed by SJB Architects, Uccello&rsquo;s towers will rise 20 levels above the brand new Pagewood Centro retail precinct, which will form the Town Centre, offering 23 specialty stores, a major national supermarket and an open-air laneway lined with restaurants.

Within the towers, the landscaped podium garden is home to a range of residential amenity including an outdoor resort-style 20-metre pool, a spa, sauna, indoor gym, and a barbecue pavilion.

Meriton secure approval for townhouse stage at Pagewood Green masterplan

The international developer Mulpha, who are developing the $1 billion zero-carbon, masterplanned Norwest Quarter project, have already secured over a third of the sales in the first release.

The recently approved first stage of two apartment buildings, Banksia and Lacebark, will home a total of 196 apartments. The first stage will also include&nbsp;more than 3,000 sqm of specially curated and sustainably led retail and commercial space, including a full-floor commercial gym, fresh food grocer, medical services and restaurants.

The initial sales have shown a strong interest from&nbsp;a mix of owner occupiers, including young families, and local investors.

Mulpha has appointed Parkview Construction to build the project, with work expected to commence in June, with a focus on quality control and delivering new benchmarks in sustainable design and construction.

The 115-apartment Banksia building, designed by leading architects Bates Smart, will offer a choice of one, two and three-bedroom open plan apartments, with views north towards Castle Hill Country Club and southwest over Norwest Lake. Banksia&rsquo;s design prioritises outdoor space and connecting to nature, with each apartment featuring one or more oversized balcony, complimented with lush landscaping.

The 81-apartment Lacebark building, designed by Smart Design Studio, comprises generously sized one, two, and three-bedroom apartments, along with three-bedroom penthouses, all with curved balconies and angled blades, designed to bring in more sunlight in the winter and protection from the sun in the summer.

Banksia will also be home to a residents-only podium rooftop, which will have a swimming pool, sunlit garden, a lounge, work from home pods, and function room for hire, while Lacebark is set to include a resident&rsquo;s lounge and a comunal garden, complete with a kitchen, sundeck, and barbecues.

&ldquo;The design of both buildings far exceeds standard sustainability regulations with best practice passive design principles and high-performance environmental initiatives throughout,&rdquo; Spencer said.

An open public plaza will link the two buildings together, with a wild botanical garden, as well as an amphitheatre, timber walkways, water and wild play for children, decked areas and seating, with the plaza contributing to the 70 percent of open green space within the precinct.

The Norwest Quarter environment has also been designed to minimise the urban heat island effect (UHIE) through substantial re-wilding of the natural landscape, which in turn will promote local flora and fauna.

Initiatives to enhance long term re-wilding include pollination and soil health management, which will all contribute to the creation of a cooler and healthier environment throughout the precinct. Apartments in Norwest Quarter will consume two thirds less energy than a typical apartment, and one third less water from the grid.

Due to the strong sustainability credentials of the apartments, purchasers may also be eligible for discounted green mortgages, potentially providing a lower interest rate on their mortgage.

&ldquo;I believe people will choose to live here for the opportunity to be part of a community, aiming for a better future, targeting 100 percent renewable energy, reduced waste, and efficient use of resources including water,&rdquo; Spencer added.&nbsp;

Both buildings will also feature rooftop solar panels, electric vehicle charging with fast charges, and high-performance, centralised air-conditioning. Apartments will benefit from high efficiency lighting and appliances, and are 100 per cent electric with induction cooktops and electric hot water.

Other sustainable community initiatives will include communal electric barbecues, communal gardens, productive beehives for enhanced pollination, worm farms, composting and natural landscapes.

Once complete, Norwest Quarter will transform over 3.8-hectares of greenfield land into a vibrant village centre for over 2,000 residents. There will be nine residential towers containing 864 apartments, with 6,000 sqm of space provided for cafes, restaurants, neighbourhood shops and childcare facilities.
